Unbelievable incompetence. Jason Rivera, the owner, missed the following major items when…read moreinspecting our house: 1. A gaping hole in the roof of the pole barn caused by a bullet hole from a suicide 2. A bunch of broken roof tiles on the house despite having used a drone to photograph the roof (you could see the broken tiles from the ground) 3. He misread the label on the HVAC system and claimed it was only 5 years old when it was actually 20 years old 4. He found evidence of a rodents in the attic but missed the gaping hole in the wall where they were getting in 5. He claimed to be a general contractor in person and on his website ("Licensed in the state of California") but in fact he is not currently a general contractor The company did pay for the pole barn and house roof to be fixed. But the major cost of the HVAC, which has had carbon monoxide problems and other issues related to inadequate ducting, had to be replaced at a cost of $18k. I would never use these guys under any circumstance. Their contract claims to limit their liability to only three times their fee, which is basically nothing. I could have done a better job myself just using common sense. But I trusted these guys to have my back. And they completely flopped.

I call Ringen's Unbiased Inspections to provide me with an inspection and I'm so glad I did. Ron Ringen came to my house and did a thorough inspection and caught things I would have never caught. By doing the inspection before I listed the house it gave me the knowledge I needed to correct issues that could have, and would have, affected the price. Having this knowledge after the inspection allowed me to prepare my house for sale knowing that nothing would catch me off guard during the sale. When selling a home having a little less stress is a great thing and having an inspection by Ron allowed me to list my my house with confidence. My house sold in 2 weeks with a full price cash offer which probably wouldn't have happened if I didn't correct all of the issues Ron caught in his inspection. There are a lot of home inspectors out there but I know that the bar can be kind of low to become an inspector. Ron has his contractors license and the years of experience as an inspector that gives me a level of confidence to recommend him to anyone that needs one without hesitation. I'd recommend anyone looking to sell their home to contact Ringen's Unbiased Inspections before listing. If you're buying a house and want a REAL inspection from an inspector looking out for you, give Ron a call.

I can't say enough good things about Cheryl Balbuena. After my mother passed away without a will, I…read morewas suddenly responsible for navigating the probate process and selling her home--something I had absolutely no experience with. On top of that, I live about three hours away from the property, and the entire situation felt overwhelming. While searching for realtors in Tuolumne County, Cheryl was one of the first to reach out to me--and I'm so glad she did. It was going to take a few months to move my mother's partner out of the house before we could list it, and during that time Cheryl regularly checked in to offer support and assistance, even before we had a listing agreement. Once we were ready, Cheryl took full initiative and handled everything: she arranged for landscaping, scheduled a deep cleaning, and coordinated the removal of multiple truckloads of junk left behind in the home. I genuinely don't know how I would have managed all of that from a distance without her help. Not only did she manage all the logistics, but she also kept me informed every step of the way, which gave me incredible peace of mind. Her knowledge of the market, attention to detail, and willingness to take initiative made a difficult situation so much easier to navigate. If you're looking for a realtor who truly goes above and beyond, I highly recommend Cheryl Balbuena. She made a stressful, emotional process so much more manageable, and I'm incredibly grateful for her support.
