Unbelievable incompetence. Jason Rivera, the owner, missed the following major items when inspecting our house: 1. A gaping hole in the roof of the pole barn caused by a bullet hole from a suicide 2. A bunch of broken roof tiles on the house despite having used a drone to photograph the roof (you could see the broken tiles from the ground) 3. He misread the label on the HVAC system and claimed it was only 5 years old when it was actually 20 years old 4. He found evidence of a rodents in the attic but missed the gaping hole in the wall where they were getting in 5. He claimed to be a general contractor in person and on his website ("Licensed in the state of California") but in fact he is not currently a general contractor The company did pay for the pole barn and house roof to be fixed. But the major cost of the HVAC, which has had carbon monoxide problems and other issues related to inadequate ducting, had to be replaced at a cost of $18k. I would never use these guys under any circumstance. Their contract claims to limit their liability to only three times their fee, which is basically nothing. I could have done a better job myself just using common sense. But I trusted these guys to have my back. And they completely flopped. read more

We've been going back and forth with our landlords for almost a year about active water leaks and mold growth. The smell became unbearable to the point we could not use half of our home. They refused to accept the home had mold present claimed it was only dry rot and water stains. I finally was fed up enough to pay for a test myself, I called around to several businesses some even in Sacramento. Core inspection was by far the best value. These guys went above and beyond to find the right areas to sample. They actually found some severe mold growth on some wall trim that we hadn't even seen. I had to reschedule last minute and the lady in the office was very friendly and didn't mind at all. Rescheduling was simple and payment was easy as can be. Our test results came back in 2 days, we got a phone call that they were emailing us the results and some follow up info to set up a mold remediation. We were referred to Jason of Core Inspection Services by our real estate agent. The inspection had to be rushed because the seller wanted to close in 15 days time. Jason was there right away and did an extensive inspection report in a very timely manner. It included: General;Site;Exterior;Roofing;Structure;Electrical;HVAC;Plumbing;Bathrooms;Kitchen:laundry;and Interior. We were, thus, able to close in time and with Jason's help we basically knew what we were getting overall about the cabin. But what makes this company outstanding to me is what happened AFTER we moved in. Realize that inspection services can only do CURSORY inspections, and our time frame to closing also made this a time-critical process. On our first night, I went to plug in my CPAP device and it did not work in any of the bedroom sockets, but did so in other parts of the house. For background, a CPAP device helps prevent sleep apnea, and in my case excessive snoring. In fact, my wife won't let me sleep in the same CITY without this device because of my snoring is so loud. So, it was very important to promptly find out what was missed in the inspection. One of the benefits of the Core Inspection company was that if something was missed they guarantee their work. An electrician was called in and he found that when a tester was plugged in a socket, it indeed registered a satisfactory connection, like Jason saw. But, when a load was plugged in, there was a condition called "Hot and Ground Reversed", a potential shock hazard that needs to be checked out. The electrician determined that the circuit system of this 1979 cabin was wired with "shared neutral" between circuit breakers with an open neutral wire, which accounted for the loss functionality, but appeared normal. The bottom line is that Jason paid for the electrician trouble-shooting and repair, an aberrant condition emerged after comes up normal with a cursory inspection. In retrospect, older houses may have hidden problems that inspectors miss. They can only do so much for information purposes towards the purchase contract. In our case, Jason's timing was instrumental in the sale because we knew what we were getting into with respect to other aspects of the house inspection. Moreover, our house was an older 1979 vintage with wiring practices that were in code and common then, but not so common now, which lead to unexpected behavior difficult for newer-trained electricians . Eventually, we will have an electrician rewire the panel with newer breakers and remove the shared neutral wiring. In summary, when it came to the electrical inspection, Jason, via his company's warranty, made sure that our non-obvious problem was fixed promptly. I can now sleep next to my wife snore-free. Terrible experience with Core Inspection Services. Our realtor recommended them when we purchased our home in February 2019. Both myself and realtor were present when the guy did the inspection. I had serious concerns since the home is 100 years old- especially about the electrical and HVAc- but he assured me everything was good. Turns out the things I feared the most were actually true and the inspector did not realize half of the house was knob and tube wiring- which was a deal breaker for me. The HVAC system also had major issues that were not found (and apparently could have been spotted with the naked eye in the basement). With all that being said, my realtor and I both argued that they needed to make things right, as we wouldn't have purchased the home if their inspector got things right. The owner essentially refused to do so, telling me I could take him to court but that his lawyers would make it all go away. Terrible inspection, terrible business practices and terrible customer service. You couldn't pay me to use these guys again. read more

I was referred to this company by a family members realtor. We inquired about an inspection because my kids and I had become so sick when entering our house, we had multiple leaks throughout the last 5 years and there was a very harsh mold smell in my newborns room. I have a two year old and a 6 month old. Jason came and did not observe or inspect any water damaged areas but took out a big fancy machine and took three air samples. Unfortunately when this $400 "air sample" report came back it was not understandable besides the mold in my home was in "normal range" of mold spores. He was very willing to send someone out to take a "physical" sample of apparent mold but that lab report came back with "no active mold spores". I received no follow up call and my messages were never returned there after. Now we have visible black mold growing everywhere, no mold remediation company to help with it because we had to back track and hire a second opinion which lead us to find out we elevated Cladosporium. After finding that out, 6 days later, both laundry room and play room ceilings have major leaks. The major leak is in a bathroom that is in between both of my kids rooms. (There has been black mold discovered here before). We have all been seen at the urgent care/ER for multiple respiratory and allergic issues since. I am so disappointed because the guy did seem very helpful and kind. I voiced my concerns about our health and it seemed irrelevant. I even got a "ya I'm surprised your report came back normal". Maybe this company would be good if you wanted to cheat a buyer when selling a home but not if you are trying to save your family. read more

My wife and I purchased our home at Valley Springs. The inspector "Steve" came out and walked me through in layman's terms so I would understand the process. We cannot thank Core Inspection Services enough for their professional and detailed report they produced. One side note worth mentioning. After we moved in I couldn't figure out how to to turn on the gas fireplace. I contacted Core Inspection Services because I knew it had worked before. Our inspector Steve specifically showed me it was working properly during our walk thru. They arranged for Steve to come by after his work day and showed us how to get the fireplace turned on! Keep in mind, this is weeks after our home inspection had been completed and they did not charge us! We are now in our retirement home and have no plans of moving. Core Inspection Services inspected a property I purchased late 2017 and identified some significant items that resulted in an exceptional seller credit. After we began using the property more frequently, we uncovered an issue believed to be missed by the inspector that could have drastically improved the purchase price and/or turned us away from the property all together. Upon further review of the inspection report, we found more items that were missed and/or misrepresented, but they were minor. While the responsibility of the specific item was truly on the seller (who is deceased), The owner (Jason) was responsive and worked with me to identify the problem and helped me along in restoring value. I commend Jason for standing up for his business, himself, and his client to resolve problems. In many cases, engaging a businesses in the construction or real estate industry with a complaint/dispute only produces silence. We recently bought a house on 4 1/2 acres in the Sonora area. During the home buying process we had our house inspected by Jason at Core Inspection Services. After the inspection he gave us a thorough overview and answered all our questions. He later sent us a copy of the inspection with corresponding photos. To say that Jason goes above and beyond for his clients is an understatement. My husband and I were first time home buyers and only really knew the basic red flags we needed to look for. Not only did Jason fit us in extremely quick, but he also allowed us to be part of the inspection. We met him at the house and he took us along while he preformed an extremely thorough inspection all the way down to the rocks on our fireplace. He explained everything he saw that he made a note of that was a problem or could be a potential problem and informed us on how to fix them. Being first time home buyers we had a lot of questions and Jason was more than happy to answer ALL of them.
