Lou is very professional on providing the home inspection on the property I'm trying to purchase. Our timeline is very tight and Lou was able to make the inspection happen on the next day and deliver the report on the same day. Lou walked us through the inspection result onsite and provides suggestions which was super helpful. The quality of the inspection report is very high. I will definitely recommend Lou to anyone else. read more

Highly recommend! Lou has 20 years of experience as an inspector, and paid tremendous amount of attention to detail. Lou thoroughly explained all findings along the inspection, and offered recommendations or tips. Lou regularly checked if we had any questions before moving on to the next room, and patiently answered them. In one afternoon, we learned more about the house, than we would have learned by ourselves in five years. The report came back timely with clear writing and pictures. We hired Lou 5 years ago, and we were even more glad to have hired him again this time. read more

Lou was so helpful in pointing out issues with the home we were buying. He spent a couple of hours walking us through his findings. Thanks to his inspection report and subsequent help, we were able to successfully renegotiate the price at about 9% less than our initial offer -- not an easy feat in Sacramento's current seller's market. In addition to inspecting our home, Lou was able to connect us with a service that estimates the costs of needed repairs. This was much easier that getting dozens of plumbers, electricians, handymen, etc. to come out and give estimates. He charged us $450 for the inspection and report, which we received just a few hours later. We found this was close to the average price for home inspections. I highly recommend him! read more

TLDR: Lou blew my mind today with his attention to detail. Do not look any further for another home inspector. A+ across the board. More context: My wife and I found a home we wanted to purchase, but we noticed the seller's original inspection report was sparse. We are by no means experts, and even we found things wrong with the house that were missing from the report. We decided to get a second opinion. Boy, are we glad we called Lou! He was extremely professional (wore a mask to protect us during COVID-19), arrived on time, was extremely thorough with the home, and took his time to answer all of our questions. He is a walking textbook of 20+ years of Bay Area home knowledge. Well worth what we paid! read more

Very appreciative of the service Lou provided and the quick turnaround. In the current market, inspection appointments are hard to come by but we were lucky Lou had availability. We were in a tight deadline due to an inspection contingency on a home purchase, and he we was able to knock out both the inspection in the morning and the resulting report that evening. We were pleased with the level of detail of the report and would not hesitate to use his company's services again. read more

Could not recommend this business enough. This is the second home inspection we have done with Lou Gustafson, RCI Inspection. He is incredibly thorough and ensures that the risks are identified and noted. His curtesy of verbally explaining his findings after the inspection is greatly appreciated as it is a time to ask questions and address concerns. The written inspection is again, incredibly thorough, and is a wonderful tool to help us make decisions related to home buying and prioritizing our needs. Also to note with the current situation with COVID-19 Lou adhered to the recommended guidelines for social distancing and mask wearing, which was also greatly appreciated. read more

As a first time home buyer with no clue what to look for, Lou made the inspection process seamless and put me at ease. Lou is very knowledgeable, very thorough, and abided by COVID-19 procedures. Lou was more than happy to explain his findings in laymen's terms as I had minimal to no clue. Along with his findings, he stated the current standards and what those would look like. Lou really should teach a course for new home owners on how to assess and care for your house. We had looked into buying a home, which already came with the seller's inspection report. Little did I know that so much was missed from that prior report, including work that would have cost us $30 thousand or more; quite the surprise housewarming gift from the seller's team. We ended up peppering Lou with a ton of anxious questions. Lou walked us through all of his findings with professional guidance and decades of his knowledge. He refrains from "advice" but gives you the information you need to make your own reasonable choices. He also made himself available for all of our follow up questions after the walk through, for probably days on end it seemed. If you are reading this, do no hesitate to go with Lou. You'll come away with all of your questions addressed and a good feeling about hiring this true expert and gentleman. read more

Lou was wonderful during our home inspection. It has been about 6 and 15 years since my husband and I purchased a home, respectively, and we definitely do not have the eye for detail that Lou does. He pointed out functional issues and details of the home that I'm not sure we would have ever noticed. We learned more about the house in 1 hour than we would have in a year of living there! Lou was professional, thorough, and very clear on his role and purpose of the inspection. He offered useful insight and recommendations in a concise and easy to understand fashion. He charged us $595 for the inspection which I think was more than fair in today's market! I was expecting to pay upwards of $1000. read more

So, here I was in the middle of a short sale. I knew that the home was going to need extensive repairs but I was not allowed to crawl under the house or in the attic due to insurance reasons. I had never bought an older home and had no ideal where to find a qualified home inspector. I took a friends recommendation and met this guy. Met him and could tell he was honest and very thorough. Lou, was at the house prior to me, I was 5 min early. he was organized and approached the inspection in a systematic fashion. He invited me to follow him at my own risk and told me what he was looking for and why. He explained everything to me in a respectfully manor. I am confident that he would make sense to anyone without any construction background. After each section was complete, he aways asked "Are there any questions at this point?" He found missing supports in the attic, staining in the drywall (leaks in the roof), slow draining water, improper slope (poor drainage running back to the home, stove did not have an anti tip mechanism, cracks in the foundation, removed electrical panel to see how it was wired (good thing), plugs wired wrong, leaks in the pluming and sewer line. I had a much better ideal of what I was getting myself into. In the evening, when I checked my email, the report was sent to me in an easy to read format with pics. Even my Realtor, who wanted to use his guy, said he did a good job and is keeping his number About the only thing I could be picky on is he charged this other guy $295 and me $345. That said, he did use him for two inspections and most likely gave him a discount for 2 inspections. read more
