We waived our contingencies, so I figured I'd just get one to know what I'd need to fix. Boy am I glad I did. Perry found a pile of things the seller's company missed. The big one: the exhaust vent on the water heater was detached and leaking combustion gases into the garage, and there wasn't a carbon monoxide detector anywhere in the house. He also caught rodent activity in the attic and missing roof tiles, none of which showed up in the seller's report. Beyond the report itself, I had an actual person to talk to. I asked a million questions, this is my first home, and I'm not handy at all. Perry walked me through everything without ever making me feel dumb about it. Super responsive and completely transparent. You can tell he genuinely cares. It's hard these days to find anyone in the trades who isn't just running the meter, and Perry is the opposite of that. He doesn't take shortcuts and he isn't in anybody's pocket -- he tells you exactly what he sees, so whether you're the buyer or the seller you get the full picture of the house you're dealing with. Funny enough, I'd made an offer on a different home and lost it. Blessing in disguise, because I saw Perry's inspection in that seller's disclosure package and it was so damn thorough that I knew I wanted to book him myself. The report sold me before I ever picked up the phone. He's my forever go-to.

Perry was very thorough and took his time inspecting the house. His report was detailed, well organized, and included clear explanations and photos of the issues he found. The report gave me a much better understanding of the condition of my home and helped me determine which repairs I should address first. Perry was also helpful in answering my questions after the inspection and recommending that I get a termite/WDO inspection where appropriate. I would definitely recommend Perry to anyone looking for a knowledgeable, thorough, and professional home inspector in the San Jose area.

Unlike the sellers' inspector, who missed several key issues, he was incredibly thorough and methodical. He used the latest technology to make sure nothing was overlooked: a drone to capture every angle of the roof, and even a specialized robot to crawl into tight spaces under the home that most inspectors wouldn't dare attempt. Thanks to this, he discovered important details we never would have known about otherwise. What really stood out was how clearly everything was explained. Instead of just handing over a report, he walked us through the findings, prioritized the issues, and made sure we understood what needed immediate attention versus what was more of a long-term consideration. His honesty, attention to detail, and commitment to protecting our interests gave us tremendous peace of mind during the buying process. If you want an inspector who uses cutting-edge tools, has an eagle eye for detail, and truly advocates for their clients, I can't recommend A+ Home Inspection enough. He set the bar for what a home inspection should be.

Shady SVP and shady company…read more After inspecting my roof on my condo (they used a drone), the inspector said it would be a few hundred dollars. The 4 inspectors were actually fine. It is the company that is shady. In the home inspection report I received, they charge $150 to come back and inspect the roof again if you use another company to fix it; Thus, I went w them. The first invoice was for 11k...they wanted to fix the entire roof. I had to tell them it was a condo. That was a simple mistake but was a red flag. Next invoice was for $2,700. I called and asked why so high. The inspector said a few hundred. Customer service said they needed to rent a lift. I asked how much was a lift. They did not know. I kept asking. Shady SVP got involved and said it was $2000 to rent a lift. The roof work was $700. I said...if you a roofing company, you should have a lift. And besides, this is minor job and can get a ladder. He did not apologize or anything. Actually had the bullshit to say they were just trying to help. I said help is a ladder for a simple job. They just use the extra $150 charge on the home inspection report to get very inflated profit for doing follow-up work they find. People are going to go w them because they are going to then inspect their own work; That is flawed home inspection. Not even sure it is legal. Sort of holding you hostage. They should not be inspecting it and then, doing the work, and then inspecting it again. Judge and Jury here. Borderline fraud. In the end, the second bid was $900 from a real roofing company and they went up a ladder. The guy banged in about 5 shingles and was gone in an hour. Easy $900 for them too. They knew an HOA just pays any small invoice if under 1k but that is another racket going on;

BBB Complaint: 25332734…read more I am rejecting this response because: there are some facts that were not accurate. September 14, 2025: Report delivered to the client and his two agents only based on the business reply. The owner admitted the report was delivered to his two "agents." I do not have "two" agents. One is the seller's agent and the other is the buyer's agent. The owner admitted that the home inspection report was provided to the seller's agent without my explicit permission. In addition, I was present when the home inspector stated that he will provide the home inspection report to the seller's agent. As the business owner, it is important to take accountability for your mistakes and provide a reasonable remedy to resolve the concerns. Nothing more and nothing less. Please consider taking this as a learning lesson and reiterate to your employees to avoid and prevent questionable conduct in future home inspections. September 23, 2026: Please see attached. The letter was sent to the home owner from the HOA warning the "owner" that HOA identified the window bars listed in the picture attached that it was a fire hazard and "must" be removed by October 15, 2026. HOA is not taking responsibility to remove the window bars and the "associated cost" may be charged back to the owner. The owner is implying that they "read" and "understood" the bylaws of my HOA instead of taking accountability for their mistake to address the oversight of their home inspection. Nowhere in the home inspection report, it was noted that the window bars are a fire hazard that will be a problem that will need to be removed prior to the sale of the home. In addition, I attached pictures of two doors that cannot open or close properly that was not noted in the home inspection report. The closet door in the hallway sticks out and cannot open and close properly like a normal functioning door. Also, the bathroom door is a "death trap" that was not properly addressed and the owner sent a worker to "temporarily" alleviate the owner's concern since the worker did not bring the proper tools to fix it. The owner stated to me that during home inspections that they do not typically check doors. My expectations from a home inspection was that the company will find issues and problems that needs to be addressed prior to the buyer signing off all the paperwork. Some of the most basic problems and issues were overlooked and as the first time home buyer, I felt scammed and cheated by the home inspection company with 5 stars. It failed to meet my basic expectations of what a home inspection should find.
