I have lived in a lot of corporate owned apartment complexes and have realistic expectations about how friendly they are to their tenants pocketbooks. IMT is by far the greediest landlord I have ever rented from. Maintenance is deferred until things have been broken for months. They require a 2x monthly rent lease break fee or 60 days notice. Month-to-month rent rates are extortionate. If you need any flexibility with your move out, this is the wrong apartment complex. Period. On a positive note, I like the building and the employees were decent. Such a shame the company ruins that. read more

I cannot express how bad living here has gotten. It started off wonderful, and I couldn't have been happier with this place. Then the leasing office staff changed and things started getting bad. Our upstairs neighbors were significantly louder than 'normal apartment noise' and when we tried to work with the leasing office and community manager, we were told that we should reasonably expect some noise in our unit. This is not 'some noise,' this is a full-on construction zone sound from upstairs, which makes it extremely difficult to work from home (I work in public sector recruitment, and I teach university as well). They butter you up when you're looking to lease, then leave you out to dry when you try to come to them with a problem. My car was broken into twice since I've lived here, inside their gated garage. When I asked if they would consider putting some security cameras in the garage as a deterrence and to help with police reports, I was told "break-ins are not our problem." The only redeeming quality of this place is the maintenance staff. If I was advising a friend on a next apartment, I'd say steer clear of IMT City Park. read more

Up until recently, I would have reviewed this place as a decent place to live. The apartment itself is great. I love the layout, great appliances, and it's great having a balcony. There's not a ton of storage space, but I knew that moving in. The location of the building is fantastic - close to a lot of great restaurants and we've absolutely loved living so close to City Park. The maintenance staff is courteous and gets repairs done very quickly when a service request is put in. We've had some issues with our hot water, but they've been helpful in trying to remedy it. The day that we moved in, we were notified that the elevator right by our apartment was down and needed a part that would be in next week to fix it. Our first experience with the building moving all of our things up the stairs after we had been told how easy of a move in it would be due to the elevator being so close. That was upsetting - especially when the elevator didn't actually get fixed for at least a month after move-in, either. Things around here take way longer than they say they will to get repaired - first thing we learned. It was definitely frustrating to head down to the pool for a break after moving in to find that the pool was closed for the whole summer. It does look nice now, I'll give them that. The gym being closed for the winter is another inconvenience since that's the time that everybody actually wants to use it because it's freezing outside. I'm sure the improvements will be great though, this is something that I could get over. What I can't get over, however, is not being comfortable to order things or tell my family that they can ship things to me at my apartment building. When I got home the other day, I went to check for two packages that I knew were delivered to the mail room. (As I'm sure you've read in other reviews, the management staff is currently not accepting packages due to their temporary office, so all packages are left in the mail room as a free-for-all for anybody to take.) The first thing I noticed was that about 75% of the packages were cut open and dug through. I found one of my packages opened, and the other was nowhere to be found. It was stolen right out of the mailroom. I understand that management is using a temporary office, but if they were going to stop accepting packages, they should have set up a secure way for their residents to receive packages without going out of their way. Suggesting that we have our packages delivered to "a friend's house" or something along those lines is a huge inconvenience. They said they're installing a package locker "within the next few months".... That does nothing to help us now. Increasing security rounds is a start, but it's not going to stop a person from coming in overnight and rummaging through everything that's left there. The management here is condescending and does not care about you as a person. The difference in the staff from when we signed our lease to what's there now is awful. You'll see their attitude if you read Olivia's review, as that was very clearly written by somebody on the management staff. I can't wait for our lease to be up so we can get out. read more

Amazing location across the street from City park. Always something fun going on. There's Sprouts, lots of restaurants/cafe/bars, gyms, and a liquor store in walking distance. Maintenance is always done in a very quick and timely fashion, plus they are super nice people. I've been living here for over two years and it's been a great home for me. Management has always been changing, but the the newest one Cassandra is so great! She's only been here a week and had listened to me and worked with me in a outstanding and professional way! This is my first yelp review. I feel compelled to warn future residents that would like to move to this great location that the perks of renting from corporate property management will be as hard fought as living under an unavailable, uncaring, local landlord. So save your money or take it else where. Below are issues I have had since I moved in, only within days have a couple of them been address. Elevators - Since we moved in there has been at least one elevator broken each month. My roommate and I never get in one without our cell phones, because we have determined is it is only a matter of time until one of us is trapped in a malfunctioning elevator. There was one broken just yesterday. Doors/Security - Since we moved in there is always a main door to enter the building that does lock and unlock properly at least once a month. People then must prop the door open so they can get back inside. Doors have been broken for months a time. The management does not appear to be concerned about this serious breach of security, or care about the inconvenience to the tenants. These are the same tenants that are paying for a secure building. My key currently will not let me in every door. Packages/Mail - It is obvious management at 1600 Fillmore regard receiving packages as an onerous burden, and do not value tenants' mail. The recent construction has made this issue much, much worse. Management completely washed their hands of this duty. Mail areas were left unlocked and unsupervised. Valuable items and cherished Christmas gifts have been stolen. This is completely unacceptable. The tenants have witnessed ransacked and open boxes and envelopes strewn about the mail area, elevator entrances, and hallways. The boxes are in piles around the mail and everyone is rummaging through them to find their own mail. Safe mail and package delivery is standard procedure in any decent apartment building. **This was rectified last night, only after this had been going on for a month. Myself and my neighbors had to fight to get this simple on going problem solved.** Amenities - When we moved in the pool was closed. We were told the pool would be fixed by the end of the month. This did not happen. Currently the gym, office, and other community areas are under construction. Again we were told this would be done quickly. Most days it doesn't appear anyone is even working on the project. It does not look as though the construction will be completed anytime soon. In the meantime, we are paying for amenities we are not receiving. I have a one year lease, I will have not had a pool in the summer or a gym in the winter. Why are we paying for this?? Cleanliness - The last thing issue is the cleanliness of the building. The elevators, stair and hallways are always extremely unclean. I am embarrassed to have guests knowing they will have to walk the hall and stairways and use the elevator - if it is working. The lack of cleanliness in public areas only seems to be declining. Also, such dirtiness is an invitation to vermin of all kinds. **Yesterday the place was the cleanest I have seen it since I have lived here. It seems the community has to come to an uproar to receive service.** Kyle the maintenance guy is great! I recommend people live in communities managed by the Windsor Group. I lived in the Manhattan Lofts downtown and never had any issues like this, I wish I did not move. read more

That 'magic code' I was given to get in doesn't work. How is this a mistake that can happen twice? How wonderful to pay a ridiculous amount for an apartment I can't even access. This is a property I have thoroughly enjoyed living. I have lived on the IMT at City Park property for over three (3) years and during that time I have had minimal to larger repairs needed and I have to say it has been a pleasure to work with the service manager, Stephen. He is always pleasant, a smile on his face and great at what he does. Between the two apartments I have lived in this community, I do not think there is anything he can not repair. He is very patient and I have had the opportunity to see him train new staff and we just know they are learning from the best. On a couple of occasions, I have had to ring them after business hours and Stephen responds quickly to calls and if necessary shows up pleasant and professional. I have lived here since January, 2016 and I love this place. Location and neighborhood are fantastic. After living in LoDo and dealing with the frat atmosphere there this is a nice change. The staff has been very accommodating and courteous and always attentive to my requests. My only concern is the package delivery situation it would be nice if there was a different location that these could be left so they are not so obvious. The biggest offender is FedEx they don't give a damn where they drop the package at least UPS makes an attempt to deliver to your door. With that said, this is a great place and I will be staying on for another year. read more

I lived there for more than three years, due primarily to the excellent location, and due to inertia. (I hate moving.) Maintenance team is professional. Brett, in particular, was always helpful. My unit was fine. However, the corporate culture at IMT isn't resident-focused at all. They won't make accommodations, even when that is the simple and obvious thing to do. Decisions by management feel like they are fully driven by the corporate lawyer team. And if something really goes wrong with your place that costs you money, you should expect no reasonable rent relief, except maybe with onerous conditions attached. read more

I pay for my parking spot in a garage monthly and somehow they had it towed out of my spot overnight. Additionally, they have given me notices in the past for late rent payment incorrectly with someone else's name and information on it- a very unsafe security breach. If you'd like to drive your own car to work in the mornings and ensure that your personal information is secure, I advise you don't live at this apartment complex. read more

Tons of break-ins and stolen packages, items from cars (in paid parking garages), and locked storage units. There are lockers for deliveries but not enough to accommodate the property. They have finally installed cameras in some areas, but refuse to review unless you have a police report - even during the pandemic, which could put an officer and or residents at serious risk for infection. Our community board on their website has 15 announcements in the past year, of which 13 are about stolen property, or missing items, and I believe to be far under reported since most residents don't think to post here. At one point I reported vagrants living in the stairwell and throwing parties on the stoop. The staff acts like they have no idea any of this is going on when it is blatantly out of control. The steps they have taken to make sure the residents are safe, are too little too late. I understand you have no control over a person who will steal, but you can at least admit to the issue and take grander steps to resolve it. This is aside from a separate issue I had last March where there was a leak in my apartment and they cut SEVEN holes in my walls to find it, leaving my apartment covered in dust and half of it virtually unlivable. While the maintenance staff did all they could to resolve the issue as quickly as possible, the corporate office refused any sort of accommodate aside from having someone clean my apartment, four days after I had cleaned it all myself. Admittedly I extended my lease, but only to avoid moving during the busiest time for my work, and moving when it is icy and there is snow. I love the location and my floor plan, but the rest leaves a lot to be desired. read more

Residents steal packages from the mail room and the office is completely unwilling to help or message the building about anything. Yoga classes are canceled without notice, and the office is never open. The pool is loud and noisy- someone had a DJ come on a Sunday afternoon, and it was so loud it was shaking my apartment walls. Since he said he was having a slower day, I asked if he could also repair a window jam, screen popped out, and remove a staple at the bottom of a door that was scraping the slate floor. I have lived here for a few years, and at first I liked it. However, they have gotten new management and it's been terrible. The grounds smell like dog urine, and they have done NOTHING about it. It's to the point where I go outside of my apartment and start to gag. The hallways are not clean, and the management has done nothing about it. The elevators have broken down several times (for days sometimes), and I've had to carry heavy luggage and heavy groceries up three flights of stairs. I cannot stress enough, this place is NOT worth the rent charged. read more

Well, it's been about a year since I posted this review of IMT at City Park and we're still having some pretty serious safety issues in their garage. IMT is always quick to point out that I don't live in their building but utilize their garage through an arrangement with the condo building next door. They also frequently duck the issue by responding with things like "crime has no address" -- which is true I suppose -- but if you have a problem with roaches in your kitchen usually it's a good idea to start by sweeping up the crumbs on the floor, if you get my metaphor. IMT has done very little to address the safety of their parking garage, an environment that is very inviting for someone who wants to do something illegal out of sight. Anyone can get into this garage through the door to the alley (the door's been broken for about a year) and their one surveillance camera only faces the IMT employee and guest parking spots and not the corner where all this crime is happening (convenient). Over the past couple of months we've seen car windows smashed, mentally ill people loitering, people sleeping in parking spaces, license plates have been stolen off vehicles, people are having sex down there, East High School students pulling in for a nice out-of-the-way place to get high before class, my neighbor was chased and nearly assaulted in here....but remember! IMT says crime has no address! I (and several others) have repeatedly reached out to IMT asking for more cooperation to make this garage safer. We've suggested controlling access to that hidden portion of the garage, installing an additional security camera, signage that says video surveillance in progress, fixing the broken door and issuing keys so you can't just let yourself in from the alley, a grating so you can't leap over the railing from the alley into the garage....and we haven't been getting much in the way of cooperation, just passive ducking and unenthusiastic leasing office staff that "have to send that to corporate." They say security patrols the area and we have called the police every time something happens, but none of that seems to get at the root of issue -- that IMT needs to make some changes to deter crime in here. Given my experience with them I can't imagine what it must be like to actually live in this building and get problems addressed by IMT management. New time resident here! My boyfriend and I just signed a lease with IMT at City Park. Zak, who was extremely helpful with navigating which unit would be best for our needs is a top notch employee. If the service we received is anything like what we will receive as residents at IMT at City Park, I know we will be extremely happy. I'm personally in love with the recently renovated weight and cardio rooms and a pool that is 85 degrees year round! I am a previous resident at IMT and would recommend this community 1000 times over. The location speaks for itself, right across the street from City Park. The apartments are GORGEOUS. Loves the granite kitchen, exposed ceilings, and concrete floors. The maintenance team, Steven and Kyle, are second to none. I have lived at IMT for just over a year and have enjoyed my home. The renovation process has not been ideal, but I would not let it change the fact that I have been very happy with my apartment, the maintenance staff and office staff for the rest of my stay. I am sad to see so may others have allowed their otherwise positive experience to be negated by the renovations. There are definitely inconveniences, but I expect that they will be resolved as soon as the renovations are done. If not, there is a way to voice concerns without being vulgar, hateful, or mean to others. read more

WARNING: DO NOT MOVE HERE!!! IMT Residential, the property manager and regional manager do not care one bit about the tenants here. There has been a slew of thefts within this building regarding all mail packages. The property manager decided that she would no longer be accepting packages within the office on behalf of tenants where they would be kept safe. Instead she is allowing all packages to be delivered to the mail room (which is on the ground floor with no windows and no cameras or security whatsoever). And what is occurring is that someone who has access to the building, tenant or otherwise, is stealing upwards of 10 plus packages a day. The property manager and regional manager have been made aware of this over and over and yet nothing is being done about it. Tenants are being treated rudely, unfairly and being completely brushed off as if we and our personal property do not matter. I personally have expressed, on several occasions, that this issue could easily be resolved if they just continued to accept packages like they did before new management arrived. Prior to new management packages were being accepted in the office and kept safe for the tenants and then the tenants would be informed that they had a package in the office. Every apartment I have ever lived in has done this for their tenants to ensure the safety and security of the tenants packages and property. But now here we are at Christmas time and all of our gifts that we've ordered or that are being sent from family and friends are being stolen day in and day out. No one within this complex is an advocate for the tenants or works at all to help the tenants in any way. We are simply being told that this is our responsibility to take care of or that we need to have a friend pick up our packages. Seriously?! We shouldn't have to ask a friend to take time out of their day to come to our apartment complex to pick up our packages from the mail room floor so that they don't get stolen. Every single time I have made a complaint I get the same brush off and the same attitude that it isn't their problem. It is most definitely their problem. There is criminal activity occurring on their property day in and day out with their full knowledge that it is happening. Yet nothing is being done about it. Having that knowledge and not taking any steps to not only keep our building safer, but the residents and our property safer is an outright disgrace. And the solution is simple. Just go back to the way it was being done here prior to new management and the way it is done everywhere else, by accepting tenants packages in the office and having a designated space for the packages and letting the tenants know they have something in the office. It isn't a hard solution. So it seems that management is too lazy and does not care enough about the tenants to make sure our property and building are as safe as possible. They can't stop crime, but they can definitely take steps to be preventative and they won't even do that. Every day I walk down to the mail room and see tons of packages strewn about and ripped open with the contents stolen or thrown around. We, as tenants, can't sit down in the mail room 8 hours a day waiting on our packages so that they don't get stolen. And USPS, Fedex, etc. have always been allowed to leave the packages within the apartment office for safe keeping. And these delivery drivers, especially during the holiday season, cannot be expected to go to 120+ doors within this complex and leave packages at everyone's door. That's not how it has ever worked. This is simply a matter of management not wanting to make any effort whatsoever to do anything for the tenants. And this is just the tip of the iceberg. Any complaints or issues you have are never addressed and no one cares at all. Myself and other tenants here are tired of getting the run around and being treated as if we do not matter. I am tired of big corporations thinking they can treat people this way because they have the attitude of "what are they going to do." And what's even worse is that the person stealing is probably someone who lives or works here because they have access to that part of the building. And yet no one with IMT cares at all. If this was personally happening to them then I bet they would care. But we are just a number to them, just someone who fills another apartment. Every answer they give isn't even an answer. It's an excuse or some corporate bs answer that leaves the tenants with no real solutions and feeling like our hands are completely tied in any situation. There are also bikes being stolen while on the property, as well as cars being broken into within the gated garage. But no efforts are being made to help the tenants with any of these matters as well. The office is currently being renovated and it would be nice to see a designated area for tenant's packages within their brand new, fancy offices. All in all, do yourself a favor, DON'T MOVE HERE! read more
