My experience with IHOP was Outstanding. We received Great customer service from The Server Brooke, the Manager Natalie, the Manager Alex and the Cook named Paul and new staff. They were remarkable and served me and my family with smile, worth, friendliness and excellence. It's because of them we keep coming back. IHOP that is right near the holiday inn in Ballston ... had to stay the night in "DC" for a meeting. No car, didn't wanna go far, and you can dang near see this (same side of street, maybe 1-2 blocks down), from hotel. When traveling, not wanting to break the bank, not wanting to change out of sweat pants lol, there's nothing better than a walking distance from hotel ihop. This location must be under new management now. Previously, the entrance had the most off putting and funky smell which was a bit of an appetite killer, and the service wasn't excellent. We decided to give the place one more try and the smell was gone and service was great! The food was as good as you could want from an IHOP. If I could give zero stars, I would. The restaurant reeked of sewer. We waited 40 minuets for our breakfast. It was not busy, 7 tables of couples, no large groups. The food was cold, not warm. I brought this to the attention of the server (Kim Y). She apologized and said the main cook didn't show up. I advised that's not our fault and she also said we weren't the only customers that have said this. She did offer to "nuk" it, I declined due to the wait. I am anti-IHOP because of their fake name change and other practices a few years ago. But I caved today and this hit the spot. We had a lovely late Sunday breakfast before hitting the road. We just beat a big rush right after 9a. Our server seemed newer to the menu, but she was so service oriented and a positive person. Never left us hanging on any needs. The whole place was very clean and they were smart about seating everyone right on top of each other. Much appreciated! We ordered the new Caramel Apple Butter hot chocolate and that was delicious on a fall morning. It was our server's first time making it and she was spot on. We both got an omelet. My spicy poblano was amazing and the perfectly generic buttermilk pancakes were exactly what I was after with the butter and hot syrup. The big steak was alright for the wifey, only issue was a big chunk of gristle in the steak. The rest of it was good and tasty. She loved the pumpkin pancakes. We have been to two different shops in the last to weeks and have experienced night and day. The store on SM Pkwy was less than. 1 star one of the worst experiences you could have. It was not busy, yet the food was cold. The bacon's was barely done, to the point of greasy and you could roll up. The chicken fried steak was the size of a sandwich cut. It was hard to talk with the marauding mariachi blaring from the kitchen. Veterans discount at SM Pkwy is 5% off the lowest price menu item. Now we stopped by the Lansing store and it was the complete opposite. The food was hot and fresh, the chicken fried steak was a large portion that was flavorful, eggs cooked to order, pancakes and bacon were spot on. The service was fantastic, attentive without being obnoxious. Always prompt and friendly. CJ did a great job and is worth going back for. Military discount goes on the order, not nickle and dime for every possible way to rack up a bill. Avoid Shawnee Mission Parkway like the Plague.  Drive up K-7 to Lansing,  You will not be disappointed. read more

If you could leave no stars I would do it. We walked into a basically empty restaurant; 1 table with a dad and his two sons. There was no waitress or manager to be found but we could hear quite a party in the kitchen. When the dad and two kids left he explained it is ALWAYS LIKE THIS. At this point we had been at the hostess stand about 15-17 minutes with no one around. In light of this I dialed the iHops phone number in hopes of someone coming out to answer ... nope! My family and I come to the Ihop in Lansing. We used to be able to get the Hoppy Hour special after 3 pm 7 days a week. It is actually in Lansing Ihop listing that it is offered 7 days a week. About two months ago when we came here, they said they no longer offer the special on the weekend. The price actually changed on some of the items. The food is okay but skip the chicken fingers. Worst dining experience! if I could rate lower than one star I would. We will never return. Chicken was so over cooked that it was hard, dry and tasted like burnt oil. Child's meal chicken "tenders" pictured. She couldn't even bite them, I had to peel the coating off of them so she could eat the chicken. Salad was served with no dressing because they didn't have what I ordered and were out of all but ranch and honey mustard. Waitress did not come to table to tell me in advance, just brought it sans dressing. Adult chicken sandwich meat over cooked as well as second adult buffalo chicken sandwich meat. Only 25% of the meal was edible. Waitress never came around to ask how anything was and didn't return to the table except to bring the $55 check. Worst IHOP experience I've ever had. I went in to order a ham and cheese melt, substitute avocado for ham. I've ordered this at numerous IHOPs without an issue. At first, everything seemed fine. Then my waiter came back and said he couldn't substitute avocado, but could give me the ham and onions or peppers. I said no thanks...I don't mind paying an up charge; I would just like avocado. He came back once again saying how they couldn't make it the way I wanted, but could switch out the ham for other types of meat. At this point, I clearly stated how all I wanted was the egg, cheese, and avocado. Nothing else. He goes back to the kitchen and then comes right back, telling me that they're out of avocado. Trying not to lose my cool, I ask for a menu again. Everything else I wanted involved avocados so I told him I don't want anything else. Me and my mom were at this location a couple of days ago and were very disappointed with not only our waiter but our food as well. I have ordered the same thing for over 20 yrs, it went from a very hearty selection to a cheap and slap to the face sandwich. I always get the ham and egg melt, the ham used to be a nice slice of thick cut ham to a cheap thin slice of cheap meat. The meal came with a choice of hash browns or fries and 2 pancakes which used to be big. I always ordered hash browns and the portion would fill the rest of the plate with the sandwich, now you get a pittance of a portion and small pancakes. My sandwich that day was burnt and the hash browns amount wasn't worth the price. The meal used to be $6-7 cheaper and you got more food. Our waiter was extremely rude and ignored us. We were very disappointed with this visit and talked to the manager as we literally got up and didn't touch our food. Service was great. Food was hot. Everything seemed clean. A bit warm and busy in here today for Veterans Day. We came for lunch and got a sandwich and omelette. Also the free short stack (red white and blue). Food came out at the same time. I was missing my salad for my omelette. My side of fruit was nasty and old. I asked for my hash browns to be on the side and not in omelette, I get both on the side and in the omelette. The free pancakes were good. The waitress brings out a stack of two when clearly the email from IHOP says a short stack of 3. She goes on to show me their printed version and I show her the email from the company. I let up, not going to get mad over free food but they shouldn't change it. She's sweet so she brings another pancake out for each of us. There's a coupon on the receipt but I didn't get a chance to use it or get it back for later. They also have 10% off military discount. Soo minor things that could be fixed. Very slow service every time we have been here. Recently came in and got a salad. Was looking forward to a nice meal, instead the lettuce was brown and soggy. I never send food back, but I did ask for them to make me a new one. The manager was very nice and went back to make me a new one but quickly returned to tell me that all the lettuce looked like that, so she took it off my bill. Very nice managers. But we have hardly ever had a great waiter. We often have to ask for refills on drink, the bill, straws, and other simple things that should just be assumed. read more

Usually I'm a IHOP lover and in the past they have been good to our school district but tonight I was extremely disappointed with management. We had a fundraiser at the school to raise money for our national students. They could not do our original date and gave us a date that had many sporting events. We tried our best to advertise but we just didn't get a great turn out. They did ask us, prior to this night, if they needed additional staff and we told them no because we are a small school club. After three hours of operation of our event and a couple of the students standing in the lobby with a donation bucket they called me aside and told me since they didn't make enough money to pay their employees that they will not be able to donate to us tonight. That not being bad enough, they asked us to leave because their owner thought it looked like we were solicitatiing in the lobby. Mind you, their on duty manager told the students to open the door for customers and greet them. I understand they are disappointed with the turn out but to turn away a school in your community and have students work three hours on a school night and get escorted off the premises, that's just poor business practice. read more

Came in on christmas day as nothing else is open. Waited about 10 mins before being sat. Another 10 or so to order. Server is fine and done a good job but my chicken literally came out raw. We usually like to eat here or the one on parallel. this day was no different. we stopped, and was seated. the waiter took our order and then messed up on it. brought out something totally different then what was ordered and then blamed my husband for his ordering skills. we laughed at this. the waiter seemed distracted, even tho there was hardly any people in the restaurant. I never got any drink refills and he was really rude when we got done with dinner and went to the cash registrar to pay and someone (the owner?) had to send for him. Typical IHOP. The only time My Beloved and I eat here is when we get the munchies on the way home from a very late event and nothing else is open. The price is pretty inexpensive and it's kind of fun watching the drunk folks. I feel sorry for the wait-staff, though. Often the drunks will treat them poorly. This IHOP is the worst I have ever been to. As soon as we went inside you could feel the tension between the two servers working. It was maybe 7 in the afternoon, and there were a few customers. It took a while for us to be seated. Then, the two servers kept arguing about everything. One of the waitresses (brunette with glasses... very loud) treated the other server (blonde) so badly. Three stars because all the staff were wearing masks when I visited with family last week. The food was good but they had a lot of confusion with honoring the placard on the outside of the building offering a breakfast for 3.99 which pictured a coffee cup in the picture. The waiter knew nothing about the 3.99 breakfast and said the coffee cup in the picture was just there to be part of the ad. Get your story straight Ihop.
