This is our 4th winter renting with Ivy Residencies, formerly Rent Hyde Park. Every. Single. Winter. We have lived here, the ice in the back of the building builds up so badly that it's nearly impossible to safely exit the building or enter the laundry facilities. I've called twice in past couple of days and both times I was hung up on and was told there wasn't a property manager available. Last week from my window, I overheard maintenance say "I didn't think it would get this bad" in reference to the ice. How can that be true if I knew it would be this based on my experience from the past two years and the fact that winter happens every year in Chicago? The amount of ice that has accumulated over the past three weeks is unacceptable and negligent. Beyond simply accessing the entry and doing landry, if there were a fire, how would we safely exit. At least twice a week garbage and recycling is removed, where is the concern for them?  We all know and understand injuries that could occur from slipping on ice could be fatal. It is clear that Ivy Residencies does not care about the lives or the safety of their residents. In addition to not being able to safely exit my building through the back, we also have not had a working doorbell. How is this possible? How can one company care so little about the well being of the folx they rent to? It has been so convenient to live here the past few years, however, I feel that I should have access to basic safety elements including two safe entry/exit points and a doorbell. Please do better. The lives of your residents literally depend on it. read more

I wish I could give a lower rating. Avoid under any and all circumstances. HPPM charges many fees but yet slacks on up keeping their properties 1. It's essential that you keep all your rent paid receipts. They lost our rent payment and hounded us for additional payment until we produced our receipt. 2. Although we paid gas through their online portal, we received notices from the gas company for gas shut off due to non-payment. Obviously HPPM was not paying the bill. 3. Every night I fall asleep to the sound of the interior walls crumbling. 4.The apartment was not cleaned prior to us moving-in. 5. I have spotted many dead roaches in the apartment. 6. There are mice. 7. There are holes and cracks in the walls from previous tenants. 8. The roof leaks causing serious water damages and active water intrusion. While this properties is in a good location I have to believe that there are better property management companies in Hyde Park that are more responsive, up keep their properties and do not lose your rent payments. read more

Hyde Park Property Management - Water intrusion in living room. - Apartments Near Me - Chicago, Illinois

Buyer beware! Hyde Park Property Management Company is fraudulent! They are advertising modern looking apartments w/ upgraded finishes and stainless steel appliances at various properties throughout Hyde Park, Chicago, urging potential residents to sign a lease. But there's a catch! The building, specifically 5110 S. Kenwood is ROACH AND RAT invested! After urging me to submit an application to catch a special they had, (application fee waiver and move-in fee waiver), I was bamboozled into thinking I made the best choice. A brand new studio apartment with modern fixtures and hardwood floors. After signing the lease and paying $681.68 to move into the apartment on July 13th, 2019, I received my keys. Upon entering the unit there were several issues. It was evident the Property Manager did not do a walk through before giving me the keys. 1. I did not receive a key to the top lock. 2. The paint was scuffed up and chipped from the previous resident. 3. Oven was dirty with food. 4. Two light bulbs were out. 5. Roach Bait all over the kitchen, closets, and bathroom. 6. Dead roaches in the unit. When I emailed the property manager about the issues,I never got a response. I had to call the company to get someone to respond. I was hung up on by the assist. manager and never called back. When I finally call again and got in touch with a manager, she told me to make a maintenance request for the issues. There was no priority of me being a new resident. I was also told a professional inspector was going to come to the unit and I left work to meet the person at the unit. They never showed. Instead the assist. Property manager said she was doing a move-out inspection. I was utterly confused seeing that I never even moved into the property. After telling the management team that I cannot live in a unit that I unknowingly had a pest issue due to my severe allergies. They told me I needed to pay $547 move-out fee, though I never even moved in nor slept a night in the unit due to the ROACHES. read more

Bottom line: don't rent from them. HPPM has a serious problem of over-promising and underdelivering. At least, that's how it looks the first couple times. But with all we've been through, I think the real problem is they tend to lie. A lot. In the last eight months, the water has been shut off eight times. When you call to learn when it will come back on, nobody knows. I just ask the workers myself because management has no idea what's happening. Shortly after moving in, we had a leak in our ceiling that took them a month to repair. Weird, since it's their property that gets damaged by water. (And, as with the water shutoffs, it takes a lot of complaining to get anything fixed or find someone who knows what they're doing). Trash and dirt in common areas. The communal washers and dryers seem to stop working every few months too. And when they do work, sometimes they flood the laundry room. They still haven't fixed the crumbling wall in one of our rooms, and we've been asking about that since we moved in. They've been saying forever they'll get the intercom system running --haven't done that. (Then again, since they can't get it together to have water to the units, I wouldn't want them waisting their limited competence on something so complex as an intercom.) Management claims to be concerned about enforcing rules against using marijuana. But let's be real -- the building reeks of pot. Many of the tenants smoke at all hours of the day, blast music/television, and leave junk everywhere. Basically, it's a slum. Used to be overrun with students when we moved in. Now they won't even touch the place. Stay far, far away. read more

If you have the chance, please choose any place but here! During our tour, we thought this would be an amazing place to live.. it is NOT! I should have read the reviews before signing the lease! I definitely wouldn't recommend this company to even my worse enemy and if I could leave 0 stars, I would. The complex (5345 S Harper) is infested with roaches, from the first floor to the fourth and management does not have a plan in place to address this issue. For a complex who has so many roaches, you would think they'd send pest control every week or two but no! During our move-in, the elevator did not work (AT ALL) so we had to hug and tug all of our heavy furniture up the stairs. The tour guide informed us it wasn't a usual issue; after being moved in for a week, residents came together to fight against HPPM because the issue had been happening for months before we moved in. Please keep in mind, it wasn't until residents had taken further action and spoke with a union representative, that HPPM took action. Packages are stolen constantly, sometimes they are even opened and left in the lobby, which I will admit they warn you about when moving in. Often times, the lobby door doesn't close all the way, so anyone can walk in, which is why I believe packages are often stolen. Another issue, while you're looking and speaking with the agents, they will include in the list of properties that you get a 'monthly cap' for utilities. However, I believe they do not understand what a monthly cap is. A monthly utility cap is the amount of money your property will cover per month in utilities, in which, once you go over this cap you then have to pay. You do not receive a monthly cap for utilities here! You have to pay them to pay the utilities on top of the rent payments. They have no rebranded under the name "Ivy Residences" which I believe is just to cover the lawsuit they faced last month for violating Chicago landlord and tenant ordinances. Please find a better place to live. I'm literally counting down the days to get out of this h*ll hole!! *I have attached just a few pictures of some of the roaches we've found in the apartment. read more

DO NOT EVER RENT FROM THIS COMPANY!!! COMPLETELY FRAUDULENT BUSINESS WITH PREDATORY TACTICS Just look at their (overall 1-star) reviews at BBB (non-profit organization devoted to advancing marketplace trust): https://www.bbb.org/us/il/chicago/profile/apartments/hyde-park-property-management-0654-90028034/customer-reviews For a bit of background on my situation, I rented at HPPM for about a year back when I was a student at UofC. I was rushed into making a rental decision as my dorm spot on campus was pulled last minute due to some admin problems, so I didn't have time to research property managers. Throughout my time there, management was completely fraudulent and negligent. On top of all the issues with maintenance and fees (that plenty of other reviews have described in further detail), they employ predatory tactics on unsuspecting tenants. HPPM charged me with a few thousand dollars of move-out fees that were completely fabricated. I never missed a single rent payment, never violated any lease clauses, and kept the property in excellent condition. I followed their move out procedures and coordinated with their team by telling them I wasn't renewing the lease and turned in my keys in time. However, they went straight to debt collections to try and collect their fraudulent charge. The fact that they went straight to a collections without any prior notice reinforces the fact that they never had any intention to properly collect the debt, but rather to enforce their typical scams via intimidation. Have spoken with many other college students who rented with HPPM who also said the company had threatened their credit on multiple occasions. For me, they actually screwed over my credit just to squeeze out a bit more money from an unsuspecting tenant. I REPEAT, DO NOT EVER RENT WITH THIS WORTHLESS BUSINESS. read more

Out apartment was flooded due to leaking from a vacant apartment upstairs. I was told that the flooding came from a pipe burst (the building is always quite warm, so I'm not sure why that would happen), then told that they weren't sure... who knows what actually happened. The flooding happened on Wednesday, after that someone came in and took pictures. The communication has been horrible. As far as management companies go, I think this is probably in the bottom 1/2%. The advice that I would give is if you want to have advice, what I would say is avoid HPPM at all costs. You will probably get treated better sleeping under the bridge than staying in one of these apartments. read more

I have lived with HPPM for about a year and a half now and would caution other prospective renters. None of their buildings have security systems or package acceptance receptacles, unless you consider packages sat in plain site on tables and couches for anyone's taking a "package receptacle." Lack of security (as in zero security systems) invites outside guests to enter claiming to be with "cleaning" or "maintenance". No door attendants like the MAC buildings all off. The 5110 s Kenwood building has experienced numerous issues with package theft and solicitors in the common areas, including hallways. Find a property management company that provides adequate security. If security does not improve I will be moving back to a MAC building. If your safety is important to you, you'll be fine paying $100 extra a month for a door person to ensure your safety and no stolen packages as well as a well maintained, cockroach free building. Updated 10/3/2019: residents pay a monthly gas fee through the online portal. The property management evidently does not in turn pay the gas bill as the gas company has left a notice regarding unpaid bills and that the gas will be shut off. read more

I lived in an apartment managed by HPP for two years. My roommate and I did not have many major issues while living there, other than your typical delays in maintenance. However, after we moved out of the apartment we were notified that we owed $600 for "cleaning and painting" needed for the apartment. We had cleaned the apartment before leaving, and even though there was some paint peeled from the walls it certainly didn't warrant a $600 charge. What made it worse is that when we asked for an explanation, the property manager never responded. We sent several follow-up emails and called the office, but the manager still has yet to respond to a single one. We now have to pay because the due date is up, it's clear that no one is going to communicate with us, and we don't want to face additional late fees. Thanks, HPP, for strong-arming us into paying your extortionary charges. read more

So many roaches you're going to want to get them to sign a sublease. Mice so loud in the walls you will assume it's a domestic abuse situation. Packages stolen with such frequency that you'll just assume that's the risk you take for getting mail delivered to your apartment building. And overworked and underpaid workforce so apathetic you won't know whether to yell at them in frustration or share in their commiseration of the poor state of the buildings and rampant roach issues (It happened to me!). I know Hyde Park is shit for rental options, cause basically it's only 4 companies who own so many properties and the wealthy ass university doesn't give a shit about the lack of choices their students have to make. You will have to pick your poison, but by all means, do not pick the poison that is apt 108 in 5220 s kenwood ave. It is a roach infested shit hole. read more

Hyde Park Property Management is the absolute worst! I am a current resident. My apartment is overrun with mice. It took 6 weeks to get a response to my first report of mice. They charge a lot of fees. They claim there is a cap to these fees, and state as much in the lease, but they do not honor the cap amount, and charge in excess of this. If you can, live anywhere else! I will have the misfortune of living in one of their properties for the remainder of my lease. Don't make the same mistake I did! The photos are of the poison packets their pest control company tossed behind the oven in the unit that have melted to the oven. Hyde Park Property Management has responded to a confirmed bed-bug infestation in one of their buildings with denial and evasion, to the detriment of not just myself, but of every one of my neighbors in my complex. Reported bed bugs in my apartment, and they sent an inspector the day after, who then reported that there were in fact bed bugs. Inspectors told me that they would be treating the room shortly and just never showed contacted me again. Called HPPM and they said they'd send somebody by the end of the week, waited, heard nothing, called them again. This third time, they informed that my file read that the inspection reported that there were no bed bugs. Since then, they have told me they would prioritize the issue while ostensibly doing nothing. I have been sleeping on my couch in my overpriced apartment for the past 15 nights since the original sighting, and I'm really tired of waiting for HPPM to do something. If HPPM responds to this, as they apparently have with other bad reviews, then it demonstrates that they clearly put more resources into their online PR than they do prioritizing their tenants. If you want a company that will roll out the red carpet to get you to sign, but completely ignore you when you actually need them. Sign right up! read more

I had high hopes for HPPM based on yelp reviews (yes their rating was better in 2017). What an utter disappointment. Let me tell you three incidents that happened during my 2-year stay with HPPM and why you should avoid this sad excuse of a management team at all cost. 1. ZERO PACKAGE SECURITY. Most of their buildings do not have a reception. Packages are simply left in a mail room in my building and sadly, I have lost a package due to this. I got an message that my amazon package is left in the mailroom at 6pm (with a photo proving this). I came home around 8pm and guess what, my package was just gone. What did HPPM say? "Well there's nothing we can do, sorry about it! We'll probably install a security camera in the future, but I don't see any recent plan! " A simple security camera cost 20$ on amazon for Christ's sake. This does not only happen to me: I remember a note on the mailroom noteboard saying "please return my package delivered on 11/20/2018, it's my toddler's clothes and will not fit you" and it's there for at least 3 months. I don't think the person ever got his package back. A quick chat with some residents confirmed that at least 2 had similar experiences. 2. PAY $100+ EVERY SUMMER for using your OWN AC. My unit doesn't have AC (it's 90°F in summer) so I bought a window AC. The lease said "Installation of first AC is $50, and every additional unit costs $10". So, like any sane person, I expected I'll pay $50 for the first time and $10 for the next summer. WRONG. This is Chicago and you definitely need to take down AC during winter to avoid the chilling wind coming through. So, HPPM charge me $50 for installation, another $50 for removal, and I need to pay the same the next summer. Why? "Additional AC refers to more ACs if you've already installed one. If you only have 1 and wants to install / remove, than it's $50 + $50 EVERY SEASON. I've never seen more shameless money-grabbing tactics, and this is NOT AT ALL mentioned in contract. 3. ZERO RESPECT FOR PRIVACY. When I submitted a maintenance request for the 1st time, I indicated "please knock on the door and do not enter my unit when I'm not here". I was at work and my security camera picked up a maintenance staff unlocking my door and entering my unit. After speaking with the staff (not his fault at all), he told me his manager just told him to "enter and fix the problem". I contacted HPPM, saying that this is a serious breach of rental contract (law requires 48hr notice for entering a unit), their response was "Sorry, but it's not our fault. The maintenance staff may have understood it incorrectly". In summary, HPPM has proved incompetent in every way it interacts with current residents. Their lease agents do a fantastic job though --- friendly, quick response rate, easy to schedule tours, but DON'T BE FOOLED. Once in a contract you are given less attention than the cockroaches in my building (still an ongoing problem after 2 yrs). Just look at the yelp rating history --- a steady decline from 4 to 1.5 over 2 years. STAY AWAY FROM HPPM! read more

Terrible renting company! I moved in to my unit at the beginning of this month, to find a damaged kitchen wall with debris all over the floor. The issue was not promptly addressed, I was repeatedly put off by the people at the company until I walked in to their office in person. Even now, a whole two weeks after my move in date, repair work is ongoing in my unit. I have also not been compensated in any way, even though the unit was obviously not move in ready/nobody had done a walk through before giving me the keys. Other than this wall issue, the unit bathroom has no ventilation system, I was never given a key to the upper lock in my front door and the bathroom door had significant damage at the bottom. When I did the apartment walk through a few months before, I was told the apartment would be made move in ready and cleaned and painted, but it was obvious on move in this was not the case. I am already regretting my decision to sign a lease with this company. read more

Despite the cosmetic changes pumped in to the building, the quality has been slowly declining due to the number structural problems in the building. Although there are many appealing modern touches, what lies underneath are filthy common areas (lobby and elevator), septic/sewage plumping problems, roach infestation, and rampant package theft. For over a year, I've asked HPPM to fix a plumbing problem that causes my bathroom to smell like sewage/rotten eggs EVERY single morning or when it rains. On some mornings, I can't even breath when in the bathroom. I have to put a towel over my nose and then keep the door close after I exit. Rather than fix the problem, the maintenance person comes to pour bleach down my tub drain to temporarily mask the smell. Then the stench is back three days later. Do you know how embarrassing it is to live in a building where your guests may walk past dead cockroaches, ride up to your unit in a filthy elevator, and then "freshen" themselves up in a bathroom that permanently smells like human feces? I'm done with HPPM. I'm done with renting in Hyde Park; unless you pay $1,800/month for a one-bedroom, you're living in amenity-less squalor. I'm at 5220 S Kenwood Ave. read more

This is BY FAR the worst apt I've dealt with. They use college students and transplants (ppl that need money) and have them sell a lie with a smile. They told us the unit would cleaned and touched up before move in. They weren't. They brag about "amenities". We were most pumped about extra storage space in the basement. Lockers were cluttered and filled to the brim. We asked multiple times to get a space cleaned to use. It wasn't until we moved out that they announced a locker "clean up". There are ROACHES. I wish took more pics, but I was too embarrassed for anyone to find out my place had pests. We put in maintenance requests that got ignored. The shower wouldn't drain and HPP didn't care to fix it UNTIL we said we couldn't clean the tub for move out. Nobody really knows anything. At move in I asked if they had ANYTHING to assist with moving and gave me nothing. AFTER moving we realized there's a latch on the elevator that holds it...that would have been helpful. We moved in March of 2020 and paid rent in full and on time always. They tried to act like they care about tenants buy doing "rent raffles". We moved out early and have all the proper notice. March 1st they say our last charge is $83. 10 days later after Biden announced the stimulus, they email me with a +$900 charge and a threat to send it collections. They purposely don't reply to emails bc they know that if it's not in writing it's harder to prove. I tried to communicate with them but Adam and Sierra constantly gave us the run around. I emailed to try to work it out as I'm trying to get financial assistance. No response. They just sent it to collections anyways. The unit looks kinda nice but it's all surface level with so much dust. I got prescribed an inhaler while living there and haven't needed it since I've moved. People like this should not be in the business of housing people. read more

The take-in with mr. M.Kuby went smooth and very quick. Sadly tons of things went wrong. No lock (or knob at all) on my door for 2 months. Problems with the heater in my bedroom, either sauna or no heating at all. But most disturbingly is their lack of communication and intention to trick you in what seems like a scam. GIVE ME MY 450 DOLLAR REFUND!!! I returned my bike and paid 1 week to much rent. Don't tell me I did not gave a 30 day moving out notice, I have PROVE it was actually 1 month and 25 days in advance.! RESPONSE: You mean that the contract did not match with what I agreed on at first, I get that I signed it, but if on my online portal the end date of my lease was 23th of June and not 5th of July, then yes this is absolutely ridiculous and far from professional. In the end all written agreements are contradicting. No one checked the building by checking in, and no one by checking out. It is an endless sum of flaws. I have been more than cooperative throughout my rent and always on time and now this assumption I was not on time. Also a very interesting thing is that on my overview the last week was returned (so strangely my lease stopped?). As mentioned to the bookmaker too, I asked on April 27 If I could cancel my contract earlier, I get that that was not possible, but this should be more than clear that I was leaving the apartment (plus country since I am bound to a visa). Not a single intention was present to stay longer, especially since I haven't use my accomodation for more than 3 months. Absolutely repulsive to sort this matter like this, and I haven't even started about my deposit of the bike. Literally the worst property management company I have ever rented from. To be fair I am subletting from the original tenant but the communication has just been below subpar. From move in, they requested documents I had already signed. I wasn't even informed where to throw out trash or how to pay my rent. The agent I talked to - Kirsten - told me incorrectly that I should pay my rent by money order and drop it off at the Hyde park office - two unnecessary exposures to other people during a pandemic! She neglected to say that doing so would also incur additional fees. I didn't find out until a month later from the original tenant that I could pay rent online. The most egregious example of lack of proper communication was with parking. In the photos below you can see the residential parking lot. Without adequate signage and during the stress of move in, I assumed that the parking lot was free after parking in it overnight without incident for a while. Suddenly, one day out of the blue without any warning or notice, my car was towed. Kirsten did not respond for two weeks to my frantic and urgent email asking where my car was. Not only was it incredibly unprofessional, hyde park property management did not take any responsibility for not communicating this properly to residents. They completely gaslit me and ignored the incredible distress the experience put me through. Not to mention, the non-trivial risk of exposure to COVID in the middle of a deadly pandemic by having to trek four miles to retrieve my car. Instead of granting my request for a rent credit (which is totally reasonable, considering they give out $400 rent credits for a frivolous winter decor contest and also offer $200-300 incentives to NEW renters to sign a short term lease like I did), Kirsten promised to send out an email to warn the community. I pointed out that flyers were probably needed considering that Kirsten herself admitted this had been a recurring issue (pictured below is another resident's car which was towed, as evidenced by the serial number on the window). Kirsten ignored this reasonable request, and still has not sent said email to this day, weeks later- even though HPPM often puts up flyers about how to retrieve packages, furniture disposal policies, non-smoking policies, etc. and sends emails almost daily advertising their coupons for local restaurants. Now, after contacting two separate agents - Kirsten and Michael - no one has gotten back to me about two serious issues with the unit. The refrigerator leaks water all over the food in it. The shower drain does not drain, despite snaking it (both pictured below). I am pursuing my legal options now as HPPM refuses to take any responsibility for providing a livable apartment for their tenants. The last photo is the fridge which had a copious amount of dust in it before being cleaned. Just goes to show how Hyde Park Property Management does the bare minimum - how many years of neglect did it take for the back of the fridge to get this disgusting? Please stay away from this awful and unprofessional company! These good reviews are clearly fake - just look at the profiles have no other reviews! read more

Do not rent HPPM. Been renting with them for two years, in that two year time we have repeatedly asked for our windows to be replaced as they are broken, fall out, and in the winter just pour in ice cold air, causing your heating bill to be astronomical. The insanely fast turn over rate for staff speaks volumes, meaning not only does it suck to rent from them but also to work for them. Causing us to have had our windows "reviewed" four different times and be told that they need to be replaced but within a week to two weeks that property manager is no longer working at HPPM. Raised our rent on top of still not fixing our windows. The air condition and heating system are very poor in our apartment and you have to choose which rooms you want to heat or cool down by closing off the vent in other rooms to even get the feeling like it is working. The "renovations" they did to the UofC apartments was cosmetic at best, there is copious amount of mold growing in the wood rotten frame in our bathroom that gallons of bleach can't seem to kill. The floorboards in the kitchen have shifted. We had to have our fridge replaced within the first six months which also wasn't easy and led to arguments with management and maintenance to prove with fridge thermometer how under temperature it was and was just causing our food to spoil. They started charging us for "heating" the common area despite us not having a common area and the common area not having any form of a heater/heat vent. The laundry room sucks, it smells and the washing machines at times do not work at all. Not to mention having to dodge rats as you walk up and the back steps and the back courtyard. Long story short, don't rent MAC or HPPM. read more

My building on 52nd & Kenwood is dingy and cockroach invested. Unless you've fallen on hard times, I would not recommend renting with HPPM. My unit, for example, has problems with the septic system, which leaves the bathroom smelling like spoiled eggs everyday. I've asked maintenance to fix the structural plumbing problem FOR A YEAR - they will not. Instead, a maintenance person comes to pour bleach down the drain to mask the smell. The putrid smell runs within a week. Can you imagine hosting a dinner party, and having to explain why your home permanently smells like fart? Don't be fooled by the cosmetic upgrades; the building is a "vintage" dilapidated mess. read more

I had the opportunity to work with Micheal Kuby a few months ago. He was the leasing agent that was helping me get the best apartment. Would not recommend working with leasing agents here at all. We placed an application with them and there is no followup on their part on the review process. We wound up having to call them for 4 consecutive days to check in on our application. Each time we were told of some excuse that delayed the application screening. Our 4th phone call finally yielded a response of an application approval only to find out two days later (via email from a Chantel Karnes who treated the matter nonchalantly and did not include any apologies - "btw, we have apartments that are above your price range and not even around the range of our move-in date available, do you want those instead?" ) that it turns out the apt was already rented out. The application fee we paid was nonrefundable. We called in 4/5 times about it, why didn't anybody catch this at the office? And what happened to customer service etiquette - we've received none that resembled it. We wasted about a week waiting around, lost our application fee and have to restart our apt hunt. read more

Horrible management here. Walls are constantly falling apart and all type of bugs all over the place. On top of that there has consistently been a package thief who keeps stealing packages and opening them up and even after complaining to management multiple times they refuse to do anything about it because they're "not liable." I've also complained about things not properly working in my unit such as the light/fan above my stove/leaky faucets etc and after one reply they say that they're coming to fix it there is NO RESPONSE and NO ACTION. Really don't recommend this management and any of their properties stay far away! read more

Hyde Park Property Management - Busted up walls - Apartments Near Me - Chicago, Illinois

1. Package thieves thrive in the building. I got three packages stolen including a computer monitor. 2. The wall makes cracking sound. 3. The dishwasher would have water overflow now and then. We called maintenance several times. Only after several months that the last maintenance man found out the tubes were installed wrong. 4. We got charged a ridiculous amount of fee after moving out. They cherry-picked every spot to charge us cleaning fee on, although they are all just normal wear-and-tear, or wear-and-tear even before we moved in. They never sent people to do a move-out inspection, despite we have made several appointments. Later we spent a month negotiating with them in vain. If you can stand up with these stuff, go ahead and sign a lease with them. read more

I only looked at apartments, but I don't live here. Here's my opinion: It was very difficult to see apartments because many of the available units were occupied. They don't have model apartments. Beware of the term "unrenovated". It means the appliances and cupboards are quite old and aren't very clean. Unrenovated rooms had carpet which was heavily stained. The unrenovated rooms had more pest issues as I saw a huge dead roach in one they showed me. One of the reasons I decided not to lease with them was I felt that their properties are for UofC... It didn't seem like they cater to people who simply want their own apartment, and are working professionals. They focus on serving UofC like an off-campus dorm. The leasing consultant thought it was odd that I actually wanted to see the apartment before moving in saying that most people rent them as soon as they become available without looking. So obviously, it's catered to students. read more

Cockroaches!!! From February to August I made management aware that we had cockroaches in our apartment and during that time I made requests every week to try to get the unit bombed. They had pest management visit our apartment along with others every so often but that really made matters worse as the cockroaches would scatter and crawl into our living room, bedroom and bathroom. Our issue got so bad that we would kill 2-3 roaches on average with one day killing a total of 15 roaches!!! Hyde park property management was not responsive nor caring with our issue and the best they could do was tell us to SUBLEASE if we were not comfortable with the apartment. They are lucky we did not sue as they were breaking the lease by not fixing the cockroach issue. I have attached pictures of some of the many cockroaches we killed in our unit. This was at 1369 e Hyde park and if you are ever thinking about signing there I'd highly recommend looking elsewhere as cockroaches are in an abundance, seen in hallways, laundry rooms, and elevators along with the units themselves. Very poor on Hyde park property management to allow residents to live with cockroaches!! read more

This is the most disorganized rental company I have ever worked with. No one seems to know who is in charge and emails and voice messages go un-returned. Nightmare before we moved out, and it continues to be nightmare afterwards. I was also annoyed by the number of "free" meals and swag they offered while they raised our rent and made us pay for stickers for a new parking enforcement system, a cost that they really should have born. Word is that HPPM is better than the other big player in Hyde Park, MAC. So, maybe there is just no real way to win on the South Side. read more

My experience was horrible. I applied for an apartment in Hyde Park with leasing agent Mike Kuby. I get approved for the apartment and sign the lease online. 2 Days later the Leasing agent calls me to tell me me that for some reason I have been denied for the apartment after I was already signed the lease online and told to come pick up the keys for unit. When asking for my $400.00 deposit back for the unit I never heard from Mike Kuby or the Property Management Company Absolutely unacceptable and unprofessional experience. I have just rented an apartment with HPPM. The lease started back in June (it is now September). During this time I have had packages sent to my apartment. Each time the package is unable to be delivered (even if people are at home) because our buzzer does not work. I submitted a work order and was told that instead of fixing the buzzer and adding my name to the directory (which they hadn't done already after 3/4 months of me living there?!?!) that I could send my packages to the office. So I did! And then I got a call saying that I could not send packages to the office. I cited the email I had gotten to them and they said they didn't care-- I was not allowed to send packages. So I asked where I was supposed to send these packages and they essentially said it wasn't their problem. They refused to add my name to the directory as "it would require a new intercom system". This is an apartment building. In a college neighborhood. If they do not know how to add new tenants to a directory so that their buzzer works then I truly do not understand how these apartments work. This is unacceptable. I now have to find alternative ways to have things shipped. I'm a college student I can't sit at home all day waiting for packages! This is truly disgusting and they offered NO help in the matter. Upon moving in the apartment was NOT clean. We had to clean it ourselves despite HPPM saying they had done so. The bathrooms were the worst! Stains and cracks and peeling everywhere! On top of this we have constant rat and roach issues. They (slowly) come to help us, but it is incessant. The roaches are everywhere despite how clean we keep the apartment! And our rent ($$) goes up over 80$ a month with no explanation and no one responds to our emails about this issue. I wish I could break my lease, but at this point I cannot as the school year has begun and I would have no where else to live. I won't be renewing my lease and I truly suggest no one else rents from them. read more

I have had so many issues with them. NO follow-up what so ever on numerous issues with moving out and numerous sly fees that were added on. They were impossible to reach and went into collections without any prior notice. read more

This is the first time I have ever felt the need to write a review of something online. In the interest of fairness I should say that my apartments location is very good. However, the service provided by Hyde Park Property Management has been awful. I moved into my first apartment and the stove, multiple outlets, and a sink didn't work. There were other things wrong with the apartment but these were the most serious. I had to be moved into a new apartment which is better, however the HPPM charged me for both places for days before I even moved into my new place. I cannot get in touch with them and they haven't even sent me a lease for my new place. I want to give them the benefit of the doubt but from one person's experience I would say never rent from HPPM. read more

Ken and Jeff are the man! Super helpful in getting me replacement keys.

I will rate it a zero. I am surprised that it has a 2 rating. That said, I think I had a better time here than many of the people commenting here because of coincidence. The place I lived in rarely had cockroaches. I saw three dead ones in my unit but nothing excessive. This is because the apartment I stayed at is full of house centipedes. Granted, they do not look pleasant. But I think that they were better than cockroaches. I have recently moved and saw approx. 5-6 dead roaches in the new apartment. I really do miss my house centipedes. However, everything else was awful. I agree with what everyone has said about HPPM. They are unresponsive and treat you like garbage. They do not care about their tenants. The leakage is the worst. They will never come to fix anything and the leak will eventually become a hole (crumbling walls and ceilings). They are very understaffed and they do not fix anything for you. If you have a major problem, you are f-ed because they will not respond to anything. On top of that, people steal. This is nothing new but you get none of your packages because people steal everything. Of course, the management seems to not care about this situation either. If you want a package, you will need a p/o box (or send it to work). I know that someone will eventually move into the same apartment/unit I was living in. And I feel so bad that I cannot speak to them in person. I want to warn people and make sure they know what they'll be getting themselves into. It was a very convenient apartment. I would've loved to stay. But HPPM drives their tenants away. I would have stayed if they treated me like a human. Too bad too, since I am kinda obligated to stay in Chicago for another 5ish years. I will continue to tell everyone to stay away from HPPM. EDIT: HPPM deleted the rating I gave them on www.apartments.com. They are filtering the bad reviews! I know it is a given but do not trust those ratings! I will update this post with the address and photos soon. read more
