I was exceedingly happy in my apartment up until about May, when the weather began to warm and the rainy season became an issue. My updated review reflects the end of my 1-year lease managed under Marian Realty, Inc.
I first met with BeBe and signed a lease on the apartment back in October for November 1st move-in date. She promised to paint the unit and repair the holes in the walls, as well as a rusting steam pipe that was uncovered and unsightly in the bedroom. When I went for a walk-through the day before moving in, she informed me, at the unit, that the walls were not going to be painted at the agree upon amount for the unit. I was upset and ended up voiding my lease because I was suspicious about if their management could not keep their word and I had yet to even move in. I ended up desperately signing a new lease with Marian two days after, realizing that I would be unable to find a place that quickly. BeBe informed me that I would have to wait another week, as the Condo Board decided the unit DID need painted, but they would be charging me $600 more per year to live there wit the painted walls than our previous contract stated. Shady, but again, I was desperate. What I would have appreciated is saying, "Listen, the unit did need painting. We hope that if we paint the unit, you will be satisfied with the quality and hopefully not have additional concerns during your year there." Instead, they told me that I was too picky and that they were hesitant renting to someone who was so picky. They told me that if I moved in, they expected me not to be calling in all the time and bothering them. Again, whatever, I needed a place to move my things, so I signed. I decided to put all this in the past and try to enjoy my apartment and finish my Masters degree at the University of Chicago.
I was pretty pleased with things through the winter, but when the rains began coming, I realized they neglected to inform me of something: the bathtub and toilet overflow with sewage water when it rains. After about six incidents of this and it is still being looked at by their sewer folks, I lack confidence this will be fixed.
Additionally, I have been in constant contact with Marian regarding the safety of the property. I wake up to the noises of people having sexual relations outside my apartment during the middle of the night and people sell and do drugs in the gangway beside my unit (at 53rd and Cornell) and in the small parking lot behind my apartments. They have stated they are trying to put a gate up so that people cannot as easily access the gangway, but it has been over two months since I was told the gate was being priced for installation and would be installed soon. My neighbor said her granddaughter came home the other night at 9PM and a prostitute was giving oral sex beside my A/C unit on the side of the building. I did not see this one, but know that her story was true considering I have witnessed this many times myself.
Three weeks ago, I went out the back exit to the building to access the laundry room behind the building (also always flooding with sand and silt during storms, just like the storage spaces in the moldy-mildewy basement behind my unit that is always flooded) and found that someone had urinated and defecated on the steps. I had to exit through the other way and call the management to report it.
I am not mad or unhappily venting on Yelp about Marian, just trying to update my experience with them accurately to reflect my frustration with ongoing problems and the frustration with the state of my neighborhood. I would not recommend this for students at the University, as they have too many concerns to worry about besides being awakened with people having sex or selling drugs outside their windows.
I will say that Marian has been responsive to having someone come look at the toilet/bathtub overflowing (someone used to come within 24-hours when this first happened, now it is treated as an ongoing problem that may/may-not get fixed) and that I really respect and like George, the company's president. This review is out of a courtesy to his business so that they can improve upon their services as renters in Chicago.
Basically, I would be happier here and would even consider updating this review in the future if conditions improve and if they offer a decrease in rent next year upon renewal of my lease for all of the added problems with the overflowing sewage water, drugs, and whores always loitering around my building. read more
