They live on-site and work tirelessly to keep the property clean, safe, and welcoming for all the residents and guests. Located just off I-10, the gated entrance and strategically placed security cameras provide an added sense of safety and security. I travel for work and often leave my camper unattended for months at a time. After returning from a three-month trip, I found everything exactly as I had left it, which speaks volumes about how well the property is managed. If you are considering a monthly stay here, please read this first. The Facility: Not What Is Advertised Don't be fooled by the website. Most of the photos are years old and do not represent the current state of the park. The listed amenities are completely inaccurate. * Maintenance: Basic upkeep is outsourced and neglected. Repairs often result in days without water. * Sanitation: There were major sewer leaks that flowed into the bayou and went unnoticed by management for over a week. * Cleanliness: The cleaning crew only appears about every two weeks. The laundry rooms and showers are filthy, and the mailroom is dusty, gross, and completely unkempt. Management: Unprofessional and Disturbing The manager, Wendy Kreps, is incredibly problematic. She and her husband (who she treats like a doormat) run this place with zero integrity. * Privacy Concerns: There are cameras everywhere, but they aren't for your safety; we discovered they are used to spy on residents in private areas. * Inappropriate Behavior: Wendy makes extremely "disgusting" and inappropriate jokes regarding her pets and is known to behave inappropriately with maintenance staff right in front of her husband. The "Exit" Incident & Financial Red Flags Our departure was nothing short of a horror story. * Extortion Tactics: As we were leaving, Wendy had her husband block the exit with a vehicle, claiming we owed money for a "light bill." When asked for the amount, she clearly made up a random number on the spot and demanded cash only. * Police Involvement: We had to call the police to even leave the property. She lied to the officers, which resulted in us being trespassed from a park where we had been consistent, paying monthly residents. * The Deposit Scam: We paid our initial deposit in cash and never received a receipt. Now that we've left, she has refused to refund our deposit (amounting to twice the standard rate). Bottom Line: This park is managed by someone who is dishonest and unstable. Between the lack of water, the sewer leaks, and the "shakedown" for cash at the exit, this has been a nightmare. Save your money and your sanity--stay anywhere else.

The owner is out and about in the park frequently, and he's always willing to chat with everyone, take suggestions, hear what people think, etc. He's very friendly, and the whole place just has a friendly, welcoming vibe. It's very safe, in a great location - removed enough from the city to be peaceful but Walmart and restaurants are a quick drive down the road. Laundry facilities and showers are well maintained, always very clean. Definitely five stars for this park!

The owner yelled at me "follow him". The "restaurant" is a health hazard. Windows look like they were last cleaned in the 1900's. The room was tolerable but the bathroom was awful. Peeling paint in the bathtub/shower. Broken light fixtures. The floor was covered with sand and had obviously not been swept or mopped. You are better off sleeping in a tent on the beach. It's not worth $20 a night ... much less $130.

Since we were on a beach weekend getaway, we did not avail ourselves of the pool but it was sparkling clean. The wonderful family that owns the location is warm, friendly, and attentive. We called after hours (driving from Los Angeles to Sarasota in 3 days) and they were able to accommodate us even though our ETA was after 2am. Our camper van didn't need any hookups so to not disturb anyone we pulled in quietly and just went to bed in the van. In the morning, as we were making breakfast, we saw many cute ducks around the property. There was a a really cute duck family with 8 ducklings! It's a shame we had such a short time here because there is a lot of cool stuff to do like fishing and exploring the nature reserve!

There's also the local cat down in the bushes so if you have some cat food or something, you can feed him just look for him, I would say his name could be Oscar. I also saw a local raccoon where some of the passer buyers had left food. But it's pretty straightforward here, good place to throw away garbage and to use the bathroom, which was clean. It wasn't too crowded and kind of a nice peaceful oasis away from the busy or noisy traffic.

The main building is up on piers, but also the whole network of sidewalks (call them boardwalks really) around the area are elevated. It lets you see the wildlife up close without being too close. The main building was very nice. There were no staff working when I was there. The bathrooms were reasonably clean and were in good working order. The whole center feels very new, like it has just had a renovation. There were areas that looked set aside for future building and growth. There are pavilions and grills available so you can cook out and relax. There is room to let the kids run around and burn off some energy after a long car ride. Parking was plentiful and the layout makes for easy on/off of the interstate.
