There is a huge dock to fish on or just hangout. The fishing is awesome and we usually catch several daily. The park has aluminum boats free for residents use. WiFi is free as well. The owners, manager, and all tenants are very friendly and helpful. We evacuated for Tropical Storm Imelda and they helped us every step of the way. This truly is an absolute slice of paradise. Just minutes from all local refineries including Sabine Pass. Public dove hunting lands less than 2 miles, hog hunting, and duck hunting. There is a golf course less than 5 miles from the park.

This RV Park is very well maintained. Reasonably priced. It is also super secure here, it is gated…read more Very quiet. Most people here work in the plants or construction. The cabins are a bit older, but well kept. They have smaller, medium, and larger one bedroom cabins. The mediums come with stove and full size fridge. Smaller has your regular accommodations coffee pot and micro, and mini fridge. However there are hookups for portable burners or grills. Limited space so I would recommend buying portable containers if you're staying long term and need organization. However, anything you might need all you have to do is communicate to management and they will respond and help in a reasonable time frame. Mrs. Christy and her husband are amazing owners and very accommodating. My husband and I have been here for about a month and no issues. You can pay rent every four weeks or weekly. It is cheaper to pay monthly rate. You have access to a mailbox if you'd like and they do not charge for receiving packages. They only charge a 25 dollar fee for mailbox key and you get that back when you return it. They will let you know on the RV office text chat when you have mail. They are extremely hospitable and kind. Out of all the places I've looked near Port Arthur/Beaumont I recommend here. Hands down.

Unfortunately I have a dog, and after a couple of days I decided to stay with family as a result of others not following the rules and letting their dogs run around unleashed. After reading other reviews I learned that this has been an ongoing issue. I wouldn't have minded it if they would have stayed in their own space, but I could not walk my dog to let her do her business without worrying about 3-4 of them antagonizing her. I was concerned that she or another dog would get hurt resulting in vet fees either way. I was also uncertain if the dogs were vaccinated etc...I was a little bit disappointed that I spent $500.00 and basically used it for a storage space for the month. If you don't have dogs this would be a great place to stay. FYI they do not have cable so if you don't have your own equipment this may not be the place for you...

The road noise is continuous however you're right next to I10 so it's convenient. An employee drove ahead of us to our site and because our power cord is in the rear of our trailer they let us use the box on the next site so we could keep the truck hitched. Note- The roads leading in and out under I10 seem reversed to me so be careful.

It's not snazzy, but it seems safe, and well maintained. The showers/bathrooms were always clean, and the pool area was small, but also nice & clean looking. Though the park was nice, we were not thrilled with their odd fees and charges, as they didn't disclose them to us when we booked. I will attach a photo of the bill they sent us for ONE MONTH, where you can see there's a package fee (i run a small business and get a ton of mail,) trash fee, water fee, and the electricity that was supposed to be "included" in our site rent. Another negative was the bugs. When we first arrived, the mosquitoes were so bad that we had to hook up power & come directly inside (even then 25 mosquitoes came into our rig.) we notified the office, and they said that the city sprays for bugs (i only saw them ONCE during our entire stay.) Also, towards the end of our stay, they began to have a pest/roach issue. We had TONS of bugs just crawling on our rig. Thankfully, we noticed quick & sprayed our own pest spray, since the office didn't seem to care about the issue. Overall, this place isn't terrible. But, for the same amount of money, you can most definitely find a nicer park.

I was told that they could give us a credit that's good for a year, but we have to use it at this exact location. This RV resort is owned and operated by USA Resorts and they have several locations. There is no reason they can't give us a refund with a small fee or even allow us to use the credit at a different location in the future. We will never book with this company again. I do want to note this was said to me by a woman at their corporate office. The woman named Jules at this location is awesome and very helpful!
