It's a small park and the owner is ridiculous. She will absolutely overstep and will contact you over every little thing. To top it off, she will find any reason to keep your deposit, so at the very least don't expect to get that back. Initially it was "I'll inspect the space and send the deposit within a week" then it was "I held the space for you so no deposit" That wasn't true. She was asked if it was available another week and she said yes. That's not holding the spot, that's you making an additional week's worth of rent. When my husband called her on that all of a sudden things were broke and a litany of other lame excuses. I hope the $100 was worth the bad word of mouth you will get in the oil and gas industry.

The cabins are a bit older, but well kept. They have smaller, medium, and larger one bedroom cabins. The mediums come with stove and full size fridge. Smaller has your regular accommodations coffee pot and micro, and mini fridge. However there are hookups for portable burners or grills. Limited space so I would recommend buying portable containers if you're staying long term and need organization. However, anything you might need all you have to do is communicate to management and they will respond and help in a reasonable time frame. Mrs. Christy and her husband are amazing owners and very accommodating. My husband and I have been here for about a month and no issues. You can pay rent every four weeks or weekly. It is cheaper to pay monthly rate. You have access to a mailbox if you'd like and they do not charge for receiving packages. They only charge a 25 dollar fee for mailbox key and you get that back when you return it. They will let you know on the RV office text chat when you have mail. They are extremely hospitable and kind. Out of all the places I've looked near Port Arthur/Beaumont I recommend here. Hands down.

The laundry room has a couple washers and dryers which could be updated as the dryer takes a couple tries to actually dry and they are 2$ a load....but they work fine. They do have men's and women's showers and bathrooms as well in the laundry room. Over all it's ok, wouldn't want to stay too long but great for a short stop, people are nice.

Worst RV park I've seen. They literally charge for everything. Already overpriced for the size…read more $495+ electric for the first month to stay which is only 28 days. They don't inform this when booking. Second month was $634 + electric. The rude lady in the office said it was a special they were running. They charge a $20 fee to pay for your stay in the office or you must download there app. They charge a fee to receive a package for you. Seriously!!!! $3 to wash and $3 to dry in the outdated machines they have. Had to hang my clothes because the dryer didn't do the job. Wanna wash your camper that's extra $10 too. Pet fees also apply. The pull through spots are used for 2 RVs parked literally bumper to bumper. Trying to get an Rv in is very tight. Getting out is worse. The last row has no exit. I had to back my Rv around a corner and far enough back to be able to turn around. 2 trucks broken into 1st week I was staying there. Never again.
