I understand that the inspection agreement focuses on safety and structural concerns, and that cosmetic items may fall outside the primary scope. Still, as a homeowner I had expected those visible issues to be documented so they could be addressed sooner. When I received the call to schedule the visit, I was told the inspection would take three hours. Our home is barely over 1000 square feet, single level, and two years old. No attic, no basement, no roof to consider. My wife was certain the inspection would be done in under an hour. To our chagrin, Reid conducted the most thorough inspection we've ever experienced, using all kinds of gadgets to check for moisture/leaks behind the walls, radiation leaking from the microwave, etc. He left no stone unturned and took up almost the entire estimated three hours. He did find a builder defect/error in our electrical panel, but no other major issues, which was comforting to us given how comprehensive he was. I've had several home inspections done in my lifetime and Reid's was by far the most thorough. Highly recommend.
