However in the middle of the second lease they have decided to no longer cover a utility that states in the lease that it is covered. Extremely unprofessional and unacceptable. I've been "living" (more accurately, enduring) Horizon for some time now, and the recurring theme seems to be that messages are simply ignored. Tenants are forced to call the office, only to be met with rude, dismissive, and wholly unprofessional behavior. The on-site manager made matters worse by consistently failing to address even basic issues. Policies and communication are completely inconsistent: one day tenants are told parking stalls are assigned, the next day we're told none are assigned. It's disorganized, sloppy, and frankly embarrassing. The only competent and respectful individuals are the maintenance staff, who somehow manage to remain professional despite constantly being undermined by an office team that couldn't care less. Meanwhile, the elevators seem to break on a schedule, washers and dryers are regularly out of service, and vehicles are broken into or stolen because the parking lot lighting is never fixed--basic safety for tenants is clearly not a priority. And then, unbelievably, Horizon asks for a Google review. The sheer audacity and lack of self-awareness is astounding. To request positive feedback while failing so completely at the fundamentals of property management shows either willful denial or outright incompetence. Calling the main office is no better--tenants are met with hostility, dismissiveness, and zero actual help. At this point, the only consistency is how little Horizon seems to care about its residents. No doubt this review will get the same generic, copy-and-paste canned "response" that appears on every other complaint--yet another display of how little effort is made to address real concerns. read more

Regarding 4242 N Sheridan Rd. My experience living at this property has been extremely frustrating, especially when it comes to safety and corporate responsiveness. My locked bicycle was stolen from the building's bike room. I reported it immediately to the on-site property manager, who was professional and tried to help. However, corporate never followed up -- despite multiple emails, voicemails, and direct requests for updates to their regional manager. Weeks later, I still haven't received any reply. This isn't an isolated problem. Other residents have had bikes stolen, locks broken, and packages go missing. There's been no visible security improvement or review of camera footage to address these incidents. In addition to safety concerns, there are ongoing building issues: * Elevators: Two of the three are often out of service. * Trash disposal: Service hallway bins were removed, leading to garbage being left in corridors, especially during elevator outages. The building currently has many vacant units, yet these problems remain unresolved. If you're considering living here, be aware that when major issues occur, you may not receive any help from corporate -- no matter how many times you reach out. read more

Horizon Realty cannot be relied on to provide essential building services. There is no water in my building. There has not been all day. It is 87 degrees out. We were notified at 5am the morning before that water would be out. No other communications were issued either confirming that the water was shut off and maintenance was underway nor that water had been restored. I emailed repeatedly politely asking for an update. I did not receive a response. I called the office, and the woman that answered hung up on me. I have made complaints to 311. I cannot believe how consistently rude and unprofessional the staff is here around providing services essential to life. read more

Horizon and Sheridan Tower's staff really demonstrated kindness, efficiency, and reliability, even when it's out of their working hour on a holiday weekend. My mover cancelled on me 15 minutes into the appointment at 8am last Sunday and I was about to miss the move-out deadline. I went down to the doorman and he helped me call the property manager, who picked up immediately(note: it was Sunday 8am) was understanding of my situation and extended my move-out deadline. Then the doorman let me use the building's storage room for temporary storage. While there, the regional manager lady happened to pass by and stopped to ask if she could help, then connected me to a mover that was able to help me on the second day. And everything got sorted out. I can't imagine what would happen otherwise-- I'd have to pay a huge late move-out fee and also pay high price to find a last-minute mover on a weekend. The building management is great-- my maintenance requests always get solved within a day, the doormen are always helpful and nice, the property manager is very helpful, and the regional manager is also incredibly nice. They might have some areas they could improve on, but based on my experience, and compared to other landlords/ property management companies I worked with before they deserve 5/5. read more

AVOID AT ALL COSTS. Currently living at "The District" at 5536 N Sheridan. In less than 2 years, 3 incompetent office managers have come and gone. We are now on No. 4 and still no improvement. Residents are fleeing the building like rats from a ship. Don't be be fooled by the lobby and nice-ish exterior. During our time here, we have had ongoing issues that have never been properly fixed (Horizon likes to try and paper over obvious cracks in this building). Paper thin walls so you can hear EVERYTHING your neighbors do, we had no cold water in our unit all summer, and totally insufficient HEAT in the winter! We notified management on multiple occasions about the lack of heat in our unit, which was 60 degrees over Christmas and into January -- well below the 68 degrees required by law in Chicago! After multiple in and outs of our unit during a pandemic (my wife is immunocompromised), they finally discovered that a valve had been improperly installed (so it had been providing insufficient heat for the entire time we lived here!). We did not receive any discounted rent for the time we were living with massively insufficient heat, barely an apology. Just an "I understand" from office manager No. 4. If you want to live comfortably in your $1600+/month 1 Bedroom and want a management company that is attentive to your needs, take my advice and do NOT live here. You will regret it. read more

Awful experience. Currently live at the Covington. Tried raising my rent by $150 after 10 months of broken down elevators, constant smell of pee in the elevator, chipped paint, broken washers/dryers. The rent increase is almost 10%. When I tried calling to ask about negotiating the price as I have always made my rent payments on time and have been a good tenant, the woman working at the office immediately interrupted me and told me that was the market rate. She stated "we've raised rent at all 180 properties and the new rate is reflective of prices in the area." Again when I asked if they had made improvements to the building to justify new rates, she cut me off and said they have (she couldn't tell me what they were). She then placed me on hold and now won't answer my calls. Horizon also sent out communication regarding the Bring Chicago Home measure and encouraged tenants to vote no on it as it would "increase prices for everyone." Interestingly, despite the bill not being passed, rent has still skyrocketed with Horizon. Prospective tenants- I urge you to TRUST the reviews. I didn't at first. I just tried to convince myself I hadn't made a mistake signing a lease here. Now I've learned the very hard way. I'll take the advice of the lady working for Horizon to "move out if I'm unhappy." 11/6 UPDATE: you're probably thinking "Gabe! You've moved out into a new place. Surely you cannot have more problems with Horizon to share." Think again! It's like a bad movie that keeps releasing sequels. My mom had cancer and I was in Michigan helping my dad take care of her. I was gone for the entire month of September. The building staff at the Uptown Regency KNEW THIS. I had a $200 customized Google Home (sent from my employer) being shipped in early September. It was delayed and would arrive after I had already moved. They knew that I was moving into my new place RIGHT UP THE ROAD. They knew I would be back to get the package. I even had UPS put on their shipping label "will pick up when I come back from Michigan." The doorman signed for the package. I have proof the package was delivered from UPS. I come to get the package at the end of the month AND THE PACKAGE IS MISSING. No one knows anything about it. I email the property manager, says she has no idea and "[guesses] it was sent back since you no longer live here." In short, the package is gone. UPS can't find it, and Horizon has no comment or anything on what happened to it. No paper record from the package room or anything. My employer has no more Google Homes, so I guess I just don't get my employer bonus this year. I have never, in my life, been so mistreated by a company. This is all retribution because of the frozen pipe incident. They could have done me the favor, while I was taking care of my dying mother, to hold onto the package for a freaking month. But no! They couldn't even manage that. I would file a police report because my guess is the package was stolen, but I don't rust Horizon to be honest enough to cooperate with a police investigation. *********************************************************** 8/8 UPDATE: I am FINALLY moving out of the Uptown Regency and away from this fraudulent and toxic realty company. All these months later, and my personal property was never replaced or repaired. I was never offered a rent credit. The building staff continued to treat me like garbage since I put my Yelp review up. My mom still has cancer and I have been in Michigan for weeks now, but I never received a personal apology on the phone from anyone in the corporate office. This place is completely unbelievable. When I first moved in I had a great property manager who made sure everything was taken care of and quickly. About October or November the property manager left and we have a new one. Horrible!!! First our mailboxes were broken in to and mail was stolen from many residents. Packages were torn open and contents completely stolen. My mail and packages are still being stolen since January. I reached out to the manager to report this, called her 3 times and left messages, emailed and everything. I did not get a call back at all. She emailed me saying she called me back and left a voicemail- a lie. She then emailed and said she'll have the cameras checked to put a stop to this. It is now TWO months later and i have no update about my mail being stolen though I've reached out to her NUMEROUS times of which I've been ignored. And to make matters worse about 2 weeks ago roaches have appeared in my unit and in the halls. I reach out to her, she sends the maintenance man who she claims didn't see anything and that's it. I requested that an exterminator be sent and she keeps saying she sent the maintenance man and to let her know if i see them still. I told her that i am Still seeing roaches. I live at Sheridan Tower. This building is not LUXURY but LOW CLASS! Looks are deceiving and are just cosmetic. The Property Manager Kristina Nikiel is unprofessional unethical and participate in Black Listing tennants. Which violates privacy laws! This manager perpetuate racial tension by the why she speaks and treat people of colour. And insist on being defiant! The doormen often harass tenants and or their guests and are aggressive at times. Sheridan Tower has been infested with bed bugs and roaches for years! This building has plumbing problems. Windows are not sealed allowing cold air to enter during winter mornings. During summer months. The Air Conditioner is old and does not have the correct BTUs and takes a while to cool down the apartment and result in high electric bills. The apartments are not sound proofed and the building is located on a busy intersection off of Lake Shore Drive. Loud traffic noise can be heard 24 hours a day. The elevators are extremely slow and often has problems. This is a dog friendly building. There are only 2 elevators that tenents have to share with dogs. Many are visious and will growl and lunge at you. Dog muzzles are not required. There is a Dog Walk adjacent to the sundeck and dining area and living room that often reeks of the stench of dog urine..etc. So bad the city has been informed for possible health problems. There are often wild parties on the sundeck. Where drinking and the smell of crack cocaine can be smelled in the ajacent living room. This is a gay community. I had a buddy over who was kissed and gropped uninvitedly! And left very upset. My friends will not visit me and I'm embarrassed to invite anyone. Let alone say I live at Sheridan Tower! read more

NEVER move into a Horizon Realty Group related property. Tenants and I have been without hot water for over a month, despite our pleas for hot water. I was also without heat during January for over 4 days. When I've called HRG, I've straight up been hung up on, asking when we will get hot water. At times, the water was so cold, tenants and I could not wash our dishes. DO NOT RECOMMEND. They violate IL municipal codes. EDIT: in response to HRG response: The issue is not being taken seriously enough if HRG hasn't fixed it's water issue in what is now 5 weeks. I have contacted HRG and despite speaking calmly in voicing my concerns, HRG legitimately hung up on me mid sentence. The customer service lady at HRG stated "I'm just the middle man" and hung up. Just received a survey on how my move in experience was, I never moved in. Marisa Velez was supposed to get back to me with a move in date and it never happened. I called several times to find out the status of my application and she said she'll get to it next; or at the end of the day; there's 5 other people again in front of me (that was the last day I chose to call and find out and trust her to do her job). But each time I had to follow up. 7/31, Come to find out, she no longer is with the company I was trying to move in ASAP from my 7/21 application submission, now I had to get a hotel and u haul for extended days when I could've been moved in. I was a resident at Oakdale Terrace and I cannot stress enough DO NOT RENT HERE. 12 MONTHS OF COCKROACHES: Over the entirety of my lease I had cockroach activity within my unit. Come to find out, the entire building has been infested for years and the problem only got worse throughout my lease. Despite the WEEKLY treatments, the bugs persisted and they are still continuing to treat the problem... Do not believe them when they say the problem is being solved... it is not. PAPER THIN WALLS, FLOORS, AND CEILINGS: Currently management is renovating the finishes of the building, but do not be fooled by the cheap "upgrades", the existing building was built poorly and you can hear though ever wall, ceiling and floor. Expect to be woken up by your upstairs neighbor and nothing can be done about it. The building also permits dogs with no weight limit so you will hear it all. MANAGEMENT TURNOVER: During my twelve month lease, we had 3 different property managers who all left unannounced from the position. If that doesn't tell you about the Horizon Management, I don't know what will. COMPENSATION & MANAGEMENT: After continuing to express my complete dissatisfaction with the unlivable conditions, management attempted to relocate me to another building, but forcing me to sign a NEW lease and increase my monthly rent by $400. STOLEN PROPERTY UPON MOVE OUT: After gradually moving out a month early (forced to pay the entirety of my lease despite the living conditions), I gradually moved out my belongings was planning to gradually move out my belongings. During my last leasing month (*while still paying rent on the unit*), upon retuning I discovered that my belongings were placed into trash bags, furniture was stolen, and items were taken from my unit. When addressing this to management, they stated that nothing could be done without proof and security footage did not cover the area. We moved in a couple months ago, so take that into consideration. Nonetheless, we've had mostly positive experiences with Horizon, at least compared to other rental agencies we have signed with in the last few years. Our property manager was very patient with us as we tried to figure out our constantly changing move-in date. There's someone here almost everyday cleaning the shared spaces (front entrance, fitness center, laundry room). The power went out in our kitchen. They were able to send an engineer out in 15 mins. We had the exact same issue happen with another leasing company and it took them much longer to fix the issue. So far, so good! read more

My boyfriend and I moved to The Covington Chicago May 2018. On our move in day, we got to the apartment and nothing had been cleaned. There was gum on our hard wood floors, oil residue in the kitchen, our walls weren't repainted and the bathroom wasn't clean or re-caulk. Since then, we've had horrible experience with management. Since May, there is a new property manager who supposedly working on the 1800 working orders that never got completed. We have submitted multiple working orders and nothing has been completed. Our winter insulation hasn't been done and we had to go buy ourselves a space heater because it's so cold in our apartment. The apartment itself is very nice and spacious but the building only cares if you have lived here for years. Unless you plan on staying here for years, I would not consider living here. It is not worth the money you spend and maintenance can't come and fix any of your working orders. read more

I was very much interested in renting an apartment with Horizon Realty. That was, until I spoke via e-mail with one of their leasing agents. I sent an e-mail through their website indicating interest. I almost immediately received an e-mail back, which seemed friendly, indicating that they were happy to show two properties that upcoming weekend, and asked for my move date and budget range. At that point, I indicated that my move date was in the very near future and what my price range was. Then the e-mail turned very cold and dismissive. I was told to contact them again in FIVE WEEKS and they would be happy to show the properties. The only problem is that I have to alert my current property management 60 days before my lease ends if I'm going to stay or go. That would put it at the end of February. Last I checked, the second week in March was PAST the end of February, which would make it too late. I emailed back indicating my situation and - no surprise - I didn't get a response. If this is the way that a prospective tenant is treated, I can only imagine how actual tenants are treated. As such, I think I will be looking elsewhere. read more

Back in January 2009, I looked at a model apartment in Horizon's Oakdale Terrace building. I knew it was a 4-plus-1, a Chicago building type ubiquitous with cheap rents and even cheaper building materials. These were supposed to be buildings built to earn the developer supplement income against property taxes while waiting to build a highrise. Well almost all of these buildings survive, and almost all are eyesores on the outside in various states of decay and neglect. A few have been rehabbed and aren't as bad as you'd think--thank G-d for Home Depot. Oakdale Terrace is kept up, but it's a no-frills kind of building. The model I saw wasn't too bad, though the paltry one window with a rear view wasn't appealing. Fast forward to the end of July 2009, and I read the newspaper stories like everyone else did. Feckless. Unreasonable. Egregious. Callous. Those are my kind words. You can read the stories elsewhere; suffice it to say that I will never do business with this company. read more

I feel completely scammed by Horizon. I have always been in compliance with rental insurance requirements. They partnered with a rental insurance company (Foxen), and automatically signed up tenants if they did not "opt out". I missed the email. So even though I have insurance, they signed me up for a second policy with a company that I did not want. When I ask for the charge to be removed, I am sent back and forth between companies. I do not understand why I am being billed for a service I did not use (I already have insurance and always have) and I was automatically signed up for. I've accepted that the building is managed poorly (doors have been repeatedly broken and don't close/lock so anyone can come in, there's a new building manager every 9 months or so, etc.) But if a company is ok scamming people in this way and offering excuses, where does it stop? They've held marketing events in our lobby for a cleaning company and Xfinity and I wouldn't be surprised if they automatically signed tenants up for that too. Today I got a message saying I need to update the required rent auto-payment system so it includes other payments. Management was rude and extremely unhelpful for the entire year I lived there.

*ZERO STARS* If you're considering renting from Horizon Realty Group, be warned that they force tenants to use a third​ party rent-collecting company​​ called Rent Café. Warning: Rent Cafe is garbage. They will withdraw incorrect funds from your checking account (double the amount originally submitted) and then deny the error because their "system does not show evidence of a glitch." Worse yet, they will make you wait 10 days for reimbursement​ AND charge you a fee to cut a reimbursement check, despite the very clear fact that this was a glitch on their end. Oh and you will be put in communication with a junior accountant that simply copy-pastes irrelevant legalese in an email chain, all while claiming the Director Of Operations is (apparently constantly) on conference calls. Meanwhile, Horizon could not care less about the burden Rent Cafe has caused your life and bank account. A woman named Marigold in the accounting office​ literally​ said the words: "That is not on me." I typically don't put companies on blast very often, but these guys are all just awful. Do yourself a favor and rent elsewhere! read more

Worst tenant experience of my life. Do not rent through Horizon if you have other options available to you. I cannot emphasize this enough. When we moved in our apartment had not been cleaned (you'll see a lot of other reviews that say the same thing). It took much pleading and negotiating with our property manager to secure a professional cleaning service....which never ended up happening, due to his negligence. I faced a wrongful potential removal from our apartment, and property management has not been understanding in the least. They tried to intimidate me into moving, even though I had the right to remain in my apartment. I repeat: property management is greedy, irresponsible, and does not care about tenants. Do NOT rent here if you can help it. read more

DO NOT LIVE HERE if you can avoid it. Not worth the rent and the hassle. My boyfriend and I were essentially kicked out of the Oakdale Terrace property. We are good, quiet tenants who never missed a rent payment and the only reason we were not given the option to renew is because I complained that our unit was 80 degrees every single day and it was practically unlivable. The PM at the time, Ed, laughed at me when I told him we were being overheated and he told me to be thankful we weren't too cold. In a review sent to me by Horizon I laid out my issue with the heat and with Ed. Ed later called me, not to apologize for his actions of being rude to me, but to tell me again to open a window and we'll be fine (except our windows were in a tunnel thus had zero air flow or breeze to help with the heat). We had to run our window units the entire year of living in our apartment. When we were told they wouldn't be resigning with us, we asked why and they said it was maybe because the owners needed the unit but they wouldn't let us move into another unit in the building making it very clear they were kicking us out over my complaint and conversation with Ed. Overall, we had bugs, it was 80 degrees on average (I specifically bought a thermometer to track the temperature as proof), the dishwasher didn't clean the dishes (they did nothing to fix it), a package of mine went missing from the lobby, and they are so inflexible with move in and move out times. Living in the Oakdale Terrace was one of my worst apartment experiences in Chicago. Only positive thing I have to say is our PM when we moved in, Logan, was great. She is helpful and kind. Ed no longer works there and I wish it had happened sooner! He was trash. read more

Kristina Nikiel is a great representative for both the building and Horizon as a whole. Kind but definitely down to business; Kristina gets things done. Gym facilities, some common space, and in-unit washer/dryers (+ dishwasher, of course) for pretty fair rent prices. Easily upgradable internet, no modems needed, and all utilities (save electricity) included in the rent. I recommend 5536 N Sheridan, aka The District @ Sheridan, especially due to the fantastic management from Kristina Nikiel and great resourcefulness of Angel who handles general building maintenance. read more

I applied for an apartment in that place. There are 2 different fees you need to pay to be able to apply, $50 non-refundable application fee and $300 refundable processing fee. Before i make the payment, I called one of the managers ( Kristian) and asked if the 300 money will be refunded if I did not get approved or If I change my mind she said: " Oh, of course, you will"! I decided not to go with the apartment and not to sign the contract because it was too expensive for me with all the hidden charges that they will tell you after!!! I emailed them and asked if I could get a refund? They said NO!!! I tried to contact the property manager and talk to her, she did not even listen to me to explain the situation. She said that $300 was the communication fee! Lol, Are you serious? Communication fee? Are you charging me for your daily job procedures? She then hangs up on me!!! she is the property manager and acting this unprofessional?! These people are taking advantage of people especially now when they know people are not able to go and see the units in person because of the pandemic. Never trust this company and never pay that processing/ documentation/ communication fee ( made up fee to screw people up) before signing the! read more
