I reached out to Ladera Ranch Home Loans in late July 2020 after receiving a mailer to refinance. I was very excited and initially provided all my paperwork to Kathy to be pre-approved. Once she had built my file she assigned me to Mike Jarvis who would contact me within 24-48 hours. A few days went by and no call. After I followed up with Kathy, I finally received an apologetic call from Mike. This undoubtably was the writing on the wall. With interest rates dropping and everyone rushing to refinance, I tried to be patient with Mike's lack of communication. I had to initiate a call or text nearly 100% of the time to receive any updates. During the first two months of the processing I was in communication with him weekly. At the end of August, we hit a snag and rather than working it out the next thing I'm doing is signing paperwork that we're to try a new lender. So after two months, I'm back at square one. Fine, okay, paperwork signed within the hour of receiving. I sent a few texts after waiting a week to receive an update. He has no updates yet, because the underwriters are backed up. I had asked how long the refi would take to close, to which he quoted me at the end of the month to be conservative. It has been a full month (3 months total) and my refi is not processed. In fact, there still has not been a single update from Mike (L.O.) or Shannon Jarvis (L.P.) since 8/24/20. After complaining to Mike and Shannon via email that I just wanted an update at the least, I receive an apology from Mike saying he will get me an update. It's been over 48 hours, so I logged into my account to see if by chance there was an update from my loan profile. Yes, it said, "we're sorry it didn't work out..." I think negligence is a fair way to describe my experience working with Mike Jarvis at Ladera Ranch Home Loans. read more

Deceptive (and very likely illegal) marketing practices. I filed a complaint with the California attorney general. I received a letter in the mail claiming to be coming from our mortgage lender (a major US bank). The sender box included a "File #" and a request for updates in case of an "Address Change," further misleading the recipient to assume the letter came from a company one has had previous business with. The letter claims to be able to lower monthly payments to an amount that is 100% fictitious (credit score in the 840s, we have done extensive re-financing research and no real lender offered anything close). Very careful reading reveals the letter was actually sent by Hometown Loans in Irvine and not by our mortgage lender. I will also be filing complaints with the FTC and the CFPB. read more

I received their letter and responded by calling them. their rude and unprofessional assistant named pheobe lang asked me to email them the copy of my last mortgage statement which currently with a major bank. After the email, never heard anything from them. Called back a week later and she claimed never received the email. After looking around she found it in the spam folder!! (very hard to believe). After a week later, the actual lending agent called and requested more documents which was emailed by pheobe. Their flier reads: "appraisal, credit report and income documents may not be needed" but the list they sent me was very long and requested more documents than the current bank requested for the first mortgage. I sent her another email and asked about it and after two weeks she still has not responded. read more

I got one of these scam letters as well! Very deceptive, no company name on the letterhead - but other bank's name is there stating your mortgage lender (they got it wrong in my case). Only the small print in the back states the company name. The rate they quote looks extremely attractive, too attractive to be legit! Be warned! I do not do reviews but I almost called them but I saw a non-Yelp site with the scam and I wanted to warn others as this I assume was a mass-mailing! read more

Yes, the soliciting letter was misleading. But the result was wonderful. I hired LRH to refinance my mortgage. Brian is my broker. Although I have excellent credit scores, my employment history was not flawless. Interest rate was locked on 1/11, closing docs were signed and notarized on 1/25. Money was disbursed on 1/29. My mortgage rate was lowered from 4.1+% to 2.2+%. It's almost a half off. I don't care how it started. It ended well. And it was stress free as Brian promised. read more

I started a refinance on my home with Hometown Loans. I initially started with Christena, who was very responsive. One thing that struck me as odd, however, is the terms of the loan were constantly fluctuating and I was being asked to sign paperwork with different conditions than I had agreed to over the phone. For example, I was first told there were only going to be $2k in closing costs, then I would receive paperwork to sign that listed $4k in closing costs. I continued on with the process in spite of some initial suspicion. A few weeks into the process, I was handed off to Brian. I had my appraisal on my home a month ago and paid a $600 appraisal fee. After the appraisal, I heard nothing. I left several voicemails and emails trying to get ahold of Brian but got no response. Finally, I called the main office and asked why I wasn't hearing anything back. Within a minute, Brian responded with being busy as his only excuse. I find it hard to believe that he was so busy for an entire month that he could not even acknowledge that I was trying to get a hold of him. A simple "We have a huge workload right now, but I'm not ignoring you" would have gone a long way. I wanted a refund on my appraisal since I never received the report. Brian said they don't do refunds and finally sent me the report. Turns out, the house did not appraise. I understand that things happen, but if I had been informed of the results of the appraisal a month ago when Hometown Loans received the report, other options could have been explored. I can't help but wonder if their plan was to just ignore me and hope I would forget about it without ever giving me a copy of the appraisal. I tried to speak to someone other than Brian about what happened and they lied to me and told me there is no one above him at the company-- so ridiculous. I would not trust something as important as a home loan with this company. read more

During 2020 I made 4 attempts at refinancing. Due to circumstances like furlough, market changes and even issues with my husbands employer not filling out paperwork correctly.
