I'll start by saying that I'm typically cynical of real estate agents due to some bad experiences in the past. However, Bob completely changed the way that I view real estate agents (and the value that they can provide). We just moved into our dream house in Aliso Viejo thanks to Bob's experience and strategic thinking. Bob is a highly-skilled and experienced agent who understands the pulse of the market and is able to provide expertise during the search. When we started our search, he showed us a house that was at the upper end of our budget. At that point, we were ready to move forward with an offer and considered canceling the other scheduled viewings later in the day. Bob insists that we see the other homes before making a decision. It was extremely good advice as we ended up falling in love with another house that happened to be priced $200K less. Any other agent would have jumped to close the deal, especially with the potential of high commission on an expensive house. However, I felt like Bob was constantly looking out for our interests. When it came to presenting an offer, Bob worked with us to structure a unique offer that allowed us to compete on a hot property (and ultimately win). Afterwards, we learned that we were not the highest offer either (among the 28 submitted offers). However, due to Bob's networking and strategic thinking, we were able to construct a compelling and persuasive offer that allowed us to stand out. Lastly, Bob is a relationship person who has a strong network and presence in the area. This can be extremely helpful when in a hot market, and can honestly "make or break" the situation. Bob is also extremely responsive and dedicated. There were several times during the process when we were anxiously waiting to hear back from the selling team, and Bob would proactively contact us with updates. He even drove over to speak with the selling agent when he wasn't getting a clear response. That was above and beyond our expectations. Again, Bob broke my perception of real estate agents -- he provided so much value to our search. I honestly believe that his expertise, experience, and emotional intelligence helped us to get our home. Long story short -- don't hesitate to hire Bob for your next home search. He is an honest and trustworthy person who has your best interest at heart and is willing to think "outside the box" to help his clients get their dream home. read more

The Inspira COBRA group are amazing! I never thought I'd say that about an insurance company, however, Elizabeth (AKA Ashley) has impressed me with her caring, thoughtful service. She understands my position, is supportive, kind and communicative. I wish I had 10 stars for her, I honestly can't articulate how wonderful she is. read more

I connected with Bob through a trusted friend while looking at the prospect of buying an investment property in San Diego. Bob was gracious enough to spend 1.5 hours with me on a Saturday to understand my motivation for buying the property before giving me guidance on the mortgage. What stood out to me about Bob was instead of telling me to buy the investment property in order to close the loan, he genuinely wanted to make sure that the investment was the right decision for me and would help me achieve my long term financial goals. We discussed the cash flow expectations of the property. Although I have not gone through the process of securing a loan with Bob, I can confidently say that he cares about his clients and puts them first. read more

Thank you Bob for finding us our dream home and making our home buying experience seamless! You have been so amazing!! THE SEARCH: We found Bob via his excellent Yelp reviews, and after one phone call we knew he was the perfect realtor for us. Throughout the search, Bob emphasised the importance of finding the right match home for us and helped us understand what that meant for our family. We spent one day looking at 5 home options with Bob, and he encouraged us to wait until we'd seen all the options before engaging in discussions on potential offers. We saw one home, which we though was our 'dream' home but was at the upper end of our price range and would have put financial pressure on us. Following Bob's guidance, we moved on to view the next home which ended up being our true dream home and a perfect fit for our family (and budget), and is the place we now call home! Even though we'd only had a phone call with Bob before starting our search, he was able to quickly identify what was important to us and found us homes which checked our boxes. He found us a home that is a mile away from my husbands parents and his new workplace, and in a location that is close to all amenities we could need. My husband and I are both working full time and caring for an 8 month old; Bob read the situation so well and didn't waste our time with suggesting homes that were out of our preferred area or requirements. THE OFFER Bob strategically structured our offer so that we were the winning bid, but not the highest price. We were really impressed with the way he structured our offer, and helped us think about different ways to secure the deal. We were the winning bid of 28 offers and I'm confident that we would not have got that house without Bob's strategic thinking and expertise. CLOSING: Bob was our one point of contact throughout the entire process. He connected us with the loan provider and ensured that everything in place to ensure a smooth close. It helped only having to go through one person, and Bob was able to update us on progress at every step of the way. He was immediately responsive, even on weekends and evenings, and never made us feel like we were asking too many questions. Bob was proactive and was always looking out for our best interests. An example of this was when interest rates were forecasted to increase, so he locked in our rate before it happened and as a result saved us money on our monthly mortgage payments. This morning we collected our keys from Bob as he happily welcomed us to our perfect home. We couldn't have been happier with this whole process, and can't recommend Bob enough! read more

We recently moved from MA to CA and most of the process was handled remotely by the Inspira Group. They went above and beyond to make sure that the process was timely and streamlined. The part that surprised us the most was that their advise was completely unbiased and they cared about our happiness and well being over selling us a house. There were instances where they told us to not put an offer on a property or wait longer to put an offer in to get a better deal. In my experience, this is really hard to find in today's world where most realtors are looking to make a quick dollar. We would work with the Inspira Group again in a heartbeat and would definitely recommend them to family and friends. read more

Inspira Group, led by Bob Dalsimer and aided by Jessica Sanders made our home buying and financing a breeze. Most importantly of all, Bob and Jessica got us the house we absolutely LOVE! We pinch ourselves with how perfectly the house and yard/pool fits us! Process wise - we were relocating from the East Coast and had essentially four days "in town" to buy a home in the tight SoCal market. We weren't sure if it was possible, but they made it possible and fun! Bob was very strategic in how he navigated us through the home buying process. First on the agenda was how to get the house we wanted - which boiled down to financing. He had prepared us for the multi-offer market dynamics before we arrived so we were prepared to make an all cash offer. He educated us how we could borrow against our retirement funds penalty free for 60 days, then refinance to get a loan so we had most everything lined up before we arrived. We still had a house to sell so didn't have the cash handy. Second on the agenda was the "where" we would live. Before we arrived, we had been using apps to search various neighborhoods to get a feel for what we could expect. Bob also set us on his website so we could rate houses presented for our desired neighborhoods and price range. When we arrived, Bob dedicated 3 solid days to go touring with us. He explained the basic pro/cons of neighborhoods to us and gave us a sampling on day 1 via home visits. Bob really wanted us to "love" our new home, so asked us lots of questions to hone in on what was really important to us. The yard, for us, was ultimately number one and we have a yard everyone says "WOW." On the second day, we found the house that we would ultimately put an offer in on. At the end of the 3rd day, Bob had us return to the house (since his intuition was it was the "one") we ultimately bought with our adult children, who (knowing us very well) convinced us that the house was the "one." Bob never pressured us, nor gave his opinion. He asked questions to understand and to surface what was important to us. Bob sprung into action once we decided - he spoke to the agent, visited her again on the 4th day. He was miraculously able to convince her that we were the right buyers. By the end of the 4th day, among a very crowded offer field, had her convinced to take our offer without going into a multiple bid scenario. He likely saved us from $10 - 20,000, while still getting us the house. And on the 5th day, before we flew back east, the offer was accepted and we closed less than 2 weeks later. Jessica was in the background, lining up houses and moved to the foreground for escrow and closing on the house as well as the 5 week process to get the refinancing done. She likewise navigated strategically, getting creative with work arounds when the underwriter denied the loan since my husband hadn't collected his first paycheck yet. Everything from start to finish was done with skill, focus on customer first and integrity. Bob continues to serve an invaluable role - referring us to vendors for A/C, roofing, gardeners, etc. Their process, likely honed by years of working together, worked for us. We wake up every morning grateful we found them on Yelp. read more

To say that my wife and I were completely overwhelmed about the idea of entering the housing market would be the understatement of the year. But for those of you who might share those same feelings, congratulations, you can stop looking, you found the perfect real estate agent. Bob Dalsimer at Inspira Group in Irvine, CA went above and beyond to make my wife and I feel comfortable for the entire 2-year long journey (we were super picky but that never became and issue for Bob and his team). Their patience, hyper responsiveness, and overall expertise in the industry truly made this the most wonderful experience from start to finish. We bought our house at an ultra-competitive time in the market but Inspira Group's strategies and best practices in multiple offer situations always made our offer super competitive. My wife and I must have seen close to 50 homes in person and the best house we saw is the house we ended up getting (beating out 7 or 8 other offers)! Not to mention, Bob worked overtime to find the best loan that made the most sense for my wife and I. You will do yourself a disservice by choosing a different real estate agent, I would recommend Bob Dalsimer to anyone! read more

With interest rates being so low, it seemed like now was the perfect time to purchase my first home. The question was: Who would I turn to and could I truly trust them with one of the biggest decisions that I'd make in life? So as usual, I used Yelp to help me locate a realtor that could make our dream become a reality. Before walking into the offices of Inspria, I had a few odd experiences with realtors that I never had a chance to meet! Our interactions were via telephone or email but it didn't seem like anyone was capable of following through. I felt frustrated and was beginning to wonder if this whole process was worth the heartache that I was feeling. Inspira popped up right away on the Yelp search engine and had many 5 star reviews. At that point, I called the office and spoke to Bob. I'll be honest, I was completely blown away by the wealth of knowledge that he provided to me in our 40 minute conversation. So I let him know that I would get pre-approved by my bank for a home loan and then we'd come in and interview him afterward. Bob responded by asking why I wouldn't just come get pre-approved by his office and I said that I've been with my bank forever and was more comfortable with them. So, he was alright with that but of course it was all part of the plan! Even though their office closes at 6:00, Bob said he'd stay after hours to meet with us. I was already impressed because we had finally come across someone who was serious about making this happen. As soon as we walked in, we saw a cute sign by the front desk that said "Welcome Michelle and Ryan". So far, so good! We met Bob and he introduced us to Omar who would also assist us with our search for the perfect home. I showed them my pre-approval letter with what I thought was an awesome interest rate. Bob looked at my FICO score and said that the bank was taking me for a ride! He told me that the interest rate should be lower and I looked at him in disbelief. Lo' and behold, he was right! So I decided to let Bob handle finding us the loan with a much better interest rate. Bob and Omar took notes throughout our conversation about what we were looking for, where we'd like to live, and how much we wanted to spend. Next thing that we knew, Bob provided us with estimates using the a more favorable interest rate. Every dollar amount was written, line for line giving us a clear idea as to what it would take to purchase a home. After sitting in Bob's office for 2 hours, we realized that we had found the right realtor for us. That night, we were emailed a link to our own database. We could leave notes about listings that would give Bob and Omar a clear idea about what appealed to us. We met with Bob first and looked at homes but didn't find the one! A couple of weeks later, we looked at homes with Omar and found a couple that were awesome. But still, we hadn't found the one! Then it happened!!! We found the home that met 90% of our criteria. It was slightly above our price range but we knew it was overpriced already. So Omar wrote up an offer that we thought was fair. Next thing we knew, someone else presented a better offer and we were back to square one, or so we thought! All of a sudden the other people changed their mind and we were back in the game! Our offer was finally accepted by the seller and we thought we were set. Before we could become too excited, we had to get the home inspection done. Issues came up within the home that needed to be resolved before the home could be purchased. Honestly, I didn't think we'd get some of those items checked off of the list but Bob made it happen! He's very good at what he does and he truly is behind his clients from beginning to end. Bob also watched the interest rates for me and locked us in at a much better rate than what was quoted by my bank. I was able to e-sign all documents and download them for review. He made sure that I was always aware of what was going on. I was put in contact with my lender, the escrow company, and other people that would help tighten up lose ends. Anytime I had questions for Bob, I'd text him and he'd respond in under 5 minutes. I'm very serious about that! I love how dedicated he was to us and we knew that he wasn't going to let us down. He and Omar guided all along this bumpy journey to help us become homeowners. We couldn't be happier! Some may wonder if Inspira's Yelp reviews are real because many do not have profile photos or a lot of reviews. I'm here to tell you that they are 100% real as he totally followed through and our experience was just like others had stated. Bob is very serious about what he does, pretty much living and breathing real estate. He has a big heart and will be straight forward with all of the information that you will need to become a homeowner, sell your home, or refinance your home. Based on our experience, I can see why they have so many referrals and repeat clients! There is absolutely no way that you could go wrong with Inspira! read more

Inspira Group is top notch. I've been buying and selling homes for over 3 decades now. I've dealt with many Financial Groups, in fact I had a preferred lender, with whom I had a 15 year relationship, servicing home loans to me, friends and family. One day, I asked him if he could match the rates offered to me by Bob and his team at Inspira and he was brutally honest and told me, "no I can't". About 2 weeks ago, I had a friend who's also in the lending field and he asked me to give him a chance. I did and asked him if he could match the 3.87% rate I was being offered by Inspira and he said: "No, I can't". When others say they can't, call Inspira and give them a chance. What do you have to lose? I enjoy winning and that's why I go with Inspira, their rates are great. read more

Inspira group is as good as it gets. As an aerospace engineer, I am incredibly analytical and calculating. Bob is extremely knowledgeable, patient, and very helpful. He carefully listens and thoroughly examines my situation before laying out different options and scenarios for us. As a man of detail, I truly appreciated that. Between Jessica and Katrina, his staff was not only very friendly (anyone can be friendly right?), but they were very accessible and prompt. Inspira runs a tight ship (in a good way). A quick email or phone call is always answered quickly and they are always willing to go above and beyond to help answer the million questions that are involved with the loan process. I've gone through two refinances with them already and am planning to purchase my next home with them (and all future purchases for that matter). Whenever people ask me for a referral, I just send them to Inspira. This includes friends, family, and my professional network. The knowledge and service is truly top notch, he makes it so easy, how can you not recommend Bob and his team? Kudos to you and your team Bob, you deserve all the business you get! read more

We recently worked with Inspira Group to purchase our home and we couldn't be happier! As we were coming from a different market, Bob and his team were instrumental in the process, helping us navigate our way through the various options in Orange County. Both Bob and Kei spent time with us to view different properties and really honed in on the attributes that we were looking for until we found the right home. During the offer phase, Bob helped us understand the terms and negotiate a great offer. The efforts paid off and we were able to secure our dream home! The escrow process ran super smoothly thanks to Jessica and the team as we coordinated on all the details that needed to be done before close. Going above and beyond, after the deal was closed, Bob was super helpful in providing much needed recommendations for some improvements we chose to complete before we moved in. The overall experience was great and we really appreciated all the time, effort, and service that went into making sure we had everything we needed! We would definitely work with Inspira Group again! read more

I want to thank Bob so much for his help and guidance to help refinance my parents' home. We had gone through a few brokers who made it seem impossible to even lower our PMI let alone change our monthly rate. Bob was able to work with the lender to remove both our PMI and monthly rate, helping save us so much money! He also answered all my questions and was very diligent in explaining each step to help me understand the process and ensure that we were on track to close. Thank you, Bob for your patience, transparency, and thoroughness! read more

We decided to relocate to SoCal from NorCal last August and we had no idea where to start. My wife found Inspira Group through Yelp and we couldn't be luckier! Almost all processes are completed remotely. Bob helped us to find the house we loved and make the right offer, that was so important to us since the real estate has own rules for each area. Even after we purchased the house, he found the right people to get things done at the house and he followed all the details with us. Incredible! Bob is extremely helpful, informative and most importantly trustworthy person. if you are looking for a real estate agent in Irvine area, we highly recommend him, especially for the relocation. read more

Thank you Bob and Inspira Group for making our dream come true! We could not have gotten through the home buying process as easily without Bob's guidance, expertise, and tactful approaches. In this competitive market, he was able to get our offer accepted, find us a fantastic loan and closed escrow. As I sit in my new home, I feel so grateful to have him on our side. He's gone above and beyond to follow up after the sale to ensure we've contacted utilities and that the escrow officer sent us everything we should have on file. From the bottom of our hearts, thank you so much for everything you've done to get us into our perfect home! read more

WE FINALLY FOUND A HOME!! That catch your attention?!! I sure hope so. This is a milestone for any family or person seeking their "HAPPY PLACE!" No more renting and putting money into a hole that you'll never see again. A home is not just an investment, but a place you hate to leave in the morning, but always exciting to see at the end of the day. With my love of my life taking the lead on the home searching process, she found a PERFECT Realtor. Actually, I don't just consider them just a Realtor, but an extended family, searching for our best interest. Welcome to the ONE and ONLY, Inspira Group in Irvine. So, you've made the decision to get out of that apartment or room?! Great! That decision alone is going to get you places. The next step is searching for a Realtor. With so many in the market and this purchase being much bigger than buying a new car, you want to stick with someone who will play on your team and not sell you out. Sometimes the bigger the name doesn't necessarily mean you will have a better chance of getting your house. It is all about tactics. My fiance made a call to the Inspira Group and ever since then, we've had a life coach as well as a manager to help us see much more than dollar signs and costs. They made us envision a family as well as growth of a community. Located in the southwest corner of Irvine Center Drive and between Bake Ave/Muller in the middle of the business/office complex on the second floor, you will find Inspira Group. On our first day with Inspira Group, like all first time future homeowners, we all get nervous. Its like we are being interviewed for a job that we aren't looking for. Actually, its the other way around. You get to interview your Realtor. When we walked in, we were welcomed by a sign on the receptionists desk that said: Welcome Michelle and Ryan! We were greeted by the President of Inspira, Bob Dalsimer as well as one of their Elite Realtor's Omar Castro. If you are prepared before coming in, half the battle is already done. If you have pre-qualified letters, Bob will love you for doing your due-diligence on your first day. As Bob said, "The hardest part is not the loan process, it is the home searching process". I will warn you right now. It was more of 75% home searching and the rest was paperwork. Give the criteria of the home that you are searching for and let Bob & Omar set an automated search parameters be sent to your e-mail. They will take your basic questions and apply their knowledge of the area of where you are searching for your home. However, I will not reveal what area we are searching for in this review. One of the biggest advantages that Inspira Group has is they utilize their own loan system with many other financial institutions. They will lock in the best rate for the value of your home. Instead of going through the big banks (who will charge you 1-2% more than the smaller banks), you can go through Bob who can handle the financials and forecast if rates will be going up or down. Like I said, financials is 25% of the game. The rest is being assigned with your realtor. In this case, it was Omar Castro. He has been one of the coolest guys that we have met. We've seen over a dozen houses, but with everyone came with some form of attachment. It was his duty to see how you felt as well as how you reacted to the environment. I am sure in his mind, he would cross off the things we didn't like and it would help narrow down our perfect house. Your home search can be short or long, but the Inspira Team was with us all the way. Emotions will get the best of you especially when other future homeowners are eyeing the same house as you are. Its all about, who pulls the trigger first. Since I can't be specific about our home and all the financials. We finally locked down a house. Wait...Did I just say locked down a house?! That means....We are HOMEOWNERS! With California being more and more a Renter's State, we no longer have to be a renter. We have a HOME! When you are given that key from Inspira Group, you just graduated in another part of something we call, "Life". Inspira met with us on many short notices: After work, late evening, and still messaged at midnight to early morning. Now, would you prefer a a Realtor who responds between the hours of 9am to 5pm? Or have a Realtor that is responding 24/7 because you wanted to get the question of your chest. If you want that question answered, Inspira Group will be there to give you an ease of mind and a peace of heart that will lead you to your "Happy Place". Yelp...My passion is not to write my reviews, but to share my experiences with you. Take that journey and share your story. read more

When my husband and I was trying to figure out how much house we can qualify for we decided to look for a lender that can help us with our VERY complicated situation. We looked on Yelp and I wrote down 4 lenders I wanted to call to get quotes and info from and by the luck of God BOB was my first call. I was immediately taken back because of the time he spent with me to go over my whole entire situation to make sure that I can qualify for a loan. After going through everything he said that it was a 50/50 shot so he asked us to bring all our documents so he can review and do a consultation with us. We met Bob the next day for an in person meeting... This was not our first rodeo since we brought 2 condos before but meeting with Bob helped us understand lending in a way that no one else ever took the time to explain. Bob, doesn't hide anything and that made my husband and I feel more comfortable and trusting. Let's face it.... We all know that Bob ain't doing this for free! But knowing how much he makes and knowing that he would choose the perfect loan for us even if he makes less money made us feel at ease. Needless to say, we told Bob to run our credit and move forward with getting us the pre-approval. Along the way he gave us a lot of helpful tips on how to manage our real estate agent (who, by the way, was a dim wad) to do his job. We really appreciated all of his feedback because unfortunately the agent we did use was only in the business to make money and didn't really give us any service... So, we decided to use Bob as our buyers agent to purchase our new home. I am a licensed Real Estate Agent so I didn't think that I wanted to use an agent for purchasing a home because how hard can it be... write and offer, sign a contract, and your done right?! WRONG!!!! Having a RE License meant nothing when you know nothing about how to make the transaction flow. And like a conductor of an orchestra Bob organized our purchase perfectly... Now, I will be first to say that it wasn't PERFECT because what is? There were MANY MANY MANY speed bumps along the way but he helped us solve all of our issues and closed our home in Feb. Because he did such a great job we also had him sell my VERY complicated Townhome that was regulated by City of Tustin's affordable housing. Long story short, he helped me to orchestrate that deal and it went as smooth as it possibly could of. Now we are happily closed, just had our house warming party (which Bob and his team was a part of), and FINALLY can move on with our lives! Thank you BOB AND JESSICA. You two are awesome! read more

So my girlfriend and I finally bought a place together. We found a nice place but the seller was pushing us pretty hard to use his prefer lender which was going to cost like 10k in closing cost. Luckily I was also working with Inspira group which guide me through the loan process with terrific knowledge, professionalism, and especially with honesty. Bob and his staff work super fast to help me close on time even though the seller wasted more than a week of time trying to push me to use their prefer lender. Bottomline, Bob and his staff was able to get me a great rate at 3.625% about 2 months ago (I'm finally settled in and have time to write a well deserved review) and with no closing cost. I am extremely happy with the work they have done for my girlfriend and I on our first home purchase. I felt like everyone I dealt with at Inspira group genuinely did their best to make sure I got the better end of the bargain. If I am to buy another house I am definitely using Inspira Group again. I've already recommended a few friends over, and I'm sure they will get the same level of service I got. Thanks Inspira Group!!! read more

My husband & I were first-time homebuyers and highly recommend Inspira Group based on their experience, responsiveness, efficiency, and excellent customer service! We had no idea where to look or what to do in order to get our first home. We started looking at homes online earlier that summer, but never really took it too seriously since we didn't have enough knowledge on the process. One day, we decided that we might as well align ourselves with a realtor, looked on Yelp, and saw the large number of glowing reviews for Inspira Group. Bob and the Inspira Group's service is well worth the praise! Kei and Bob helped us looked at several units throughout Orange County that fit our criteria and helped us weigh the pro's and con's of each unit with their deep knowledge and experience. It was incredibly valuable to have partners that could fill the gaps of what we didn't know and provide answers based on their past experience. Because of their experience and efficiency, we had our offer accepted only two days after we started touring homes! Throughout the homebuying process, we had a lot of anxious questions for Inspira and they always gave us a timely reply, even when they were on vacation! They were very responsive to our concerns, questions, and made the process very smooth. Even at first meeting Bob welcomed us with warmth and that carried through during the whole process. The Inspira group as a whole feels like a well oiled machine, having a group that handles all aspects of the home buying process saved us a lot of potential headaches. From touring houses, exploring loan options, signing paperwork, home inspection, and escrow, Inspira Group was there the help us glide through the all the hurdles. Big THANK YOUs to Bob, Kei, Katrina, and Jessica for their help in buying our first home! We would highly recommend Inspira to all our friends and family for homebuying and loan services! read more

Pros: Very responsive, willing to answer questions with lots of details Cons: None that I can think of I just finished up refinancing my loan with Bob and his team at Inspira Group and I could not have been more pleased. I met Bob in person and he was very friendly and was willing to answer all the questions I had about refinancing. I think I learned more about the refinancing process than I ever thought I would. Compared to large banks, I definitely felt like I was getting a more personalized experience. While I was going through the process, Bob and his team were very responsive. As soon as I fired an E-mail, Bob or someone from his team replied in a couple of minutes. I really appreciated that. Also, I really felt that they had my best interests in mind. Bob was very thorough with his explanations on why rates moved quickly and why it's important to lock those rates in when it's best for you. Overall, I'm a big fan of Inspira Group. My experience with Jason Van Mill @ inspira has been wonderful. We have worked with Jason twice. The first time he was able to create a miracle and jump in after a bad experience with another mortgage broker 3 weeks into escrow. He made it happen, closed on time, and made everyone very happy. He even rocked the first experience and was able to re-finance the first loan with an even lower rate for a 30 year conventional. He has always been very responsive and thorough. I would not hesitate to recommend him for your mortgage needs. read more

Bob is terrific. Got me a super rate (3.5%) on a second home, as well as credit for my closing costs, no hassle, not much paperwork. And he got me in the house under the 45 day escrow (in less than 30 days) so I could enjoy the house for the 4th of July. I would HIGHLY recommned Bob and Jessica for a new, second home purchase or refinance. (I refinanced my primary home with at the same time, same deal, no closing costs). Great professional, excellent communications, and customer service. I'm buying another home and financing it with Bob before the rates / prices go back up! Jim O read more

This is a long overdue review for Bob. We worked with Bob to sell and buy our houses last year but we got caught up with all the excitement of moving in to our new house. I'd like to share our experience with Bob as a token of our appreciation to the great service of his and his team. Last year, we decided to sell our house in Garden Grove to buy another place. We found Bob on Yelp due to his great ratings. We weren't disappointed. He is very knowledgeable and he really tried to understand us, our situation and timeline. To me this is a great sign of him really looking out for us. At the time we were nervous because we only had a 3-month window to both sell and buy a new place. Bob and his team were very helpful to help us list the Garden Grove house, from taking photos to giving us advices on how best to prepare for the potential buyer. Bob also knows the finance part very well. He gave us many insightful advices on our finance to make sure we understood how much of a house we could afford and to start focus our efforts within our range. Our Garden Grove house is an older house that was built in the 50s. There were multiple issues, including an old swimming pool which later would be a sore point with our buyer. Bob helped us navigate all these issues and really stood behind his great service. At one point, the deal was seemingly falling apart because of the various requests from our buyer (it was their first time buying a house), but Bob really went beyond and did all he could to get things back on track. There were many things that could have gone wrong and we wouldn't be able to sell the house, but thanks to Bob, it all went through. In the end, we got the price we want and our buyer was able to get a home. It was very emotional and stressful time for us, nonetheless, we felt very confident in working with Bob. Another example of Bob's excellent service is how he helped us to close the new house. As we got close to the end of the contingency period of the Garden Grove house, we were frantically trying to look for a new place. Bob and his wife, Kei, spent a bunch of time going with us to open houses. We finally found a place but at the time we'd have to make a move in a very short time. Bob was able to pull all his strings to put together an offer and completed the rest of the buying process in record time. It was a whirlwind for us with both deals going on at the same time, and somehow Bob pulled in through. Within 2 weeks the deal with the new house was closed. We were beyond happy. Thank you Bob, Kei, and Jessica! You guys are awesome. A few tips when working with Bob: 1. He's very knowledgeable so don't be afraid to ask him anything you don't know. 2. Take advantage of Bob's comprehensive service, especially on the finance part. He offers the whole package with lots of good lenders. It was a relief for us that Bob was able taken care of everything. 3. Educate yourself as much as you can about the process (do ask lots of questions). Bob can sometimes give strong advices but ultimately, it's your decision. It's a very stressful and emotional time, so the calmer you can be the better. Knowing what works in your favor is very powerful. Let Bob help you out but don't be afraid to stay firm on what you want to do. 4. Read, check, and double-check whatever paperwork you have to sign. We had a few errors on our parts that could have been prevented. Bob and his team works very hard, but they are human too. A simple check each time you sign and send something over can help avoid lots of headache and dramas down the road. Good luck! You are in good hand with Bob. read more

My wife and I were looking to sell our home and possibly purchase a new one. We never sold a home before and were expecting the process to be very stressful. Bob and his team gave us the complete opposite! The process was much easier than we thought and not stressful at all! Bob is super nice, straight forward and very easy to work with. He sold our home for more than I thought we would get for it, and even helped us buy another home while the other one was still in escrow! We thought the whole process was going to take the rest of the year and it ended up taking less than two months to sell and buy. If/when we decide to sell and buy another home, we will be calling Bob and his team. These guys are the best! Bob, Kei, Katrina, Jessica, and everyone else at Inspira, thanks for the hard work and making the home selling/buying process very easy! read more

We were looking to refinance and our current financing was with Citibank. So we thought that it would be easy peezy to refi with Citibank. Not only were they not able to refinance us but they had my wife doing all the leg work that we thought should have been done by Citibank. So after 3 months we were denied by Citibank. We still have no idea how someone with A1 credit, on the job for 16+ years and a very good income with no bills except a car and current mortgage would be turned down by anybody. My wife was ready to just give up. But I convinced her to let me find one more company to try. I did my research and found Inspira Group. No over to Inspira Group. All I can say is that if you do not use Inspira Group, you will never be as happy as you could be with your refinance experience!! We closed in less than a month, they did ALL and I mean ALL the work. The main problem that Citibank said was the reason that Citibank could not get the financing to go through was not even a minor problem for Inspira Group. I should be writing more awesome stuff about Inspira Group but they were so good that I am at a loss for words. Nothing I can say would do them justice. From my wife and I, we thank you from the bottom of our hearts. With out hesitation we will recommend Inspira Group to anybody we can. read more

We worked with Bob Dalsimer at Inspira Group in Irvine, CA on a refi for our home loan. Not only was he very prompt with all information, he made it happen during the Covid 19 crisis! His team was responsive and efficient. Bob is a great lender and is also a Real Estate agent. I've worked with him on several transactions- he's professional and diligent in everything he does. read more

We found Inspira via Yelp and we couldn't be happier with who we chose. In February we decided we wanted to list our condo in Newport and purchase a larger home in Irvine. We contacted Bob, who got back to us within 24 hours (while vacationing in Thailand!!...thanks for the quick response!), and less than 2 weeks later we were having our open house. Within one week Bob found us our dream home in Irvine and he also got us an all cash offer for just above asking price on our Newport condo. Bob and Inspira really made the process as SEAMLESS as it could be. Every question we had Bob would reply back quickly, and he never made us feel silly for asking. The previous owners of the home in Irvine needed to do a leaseback for a couple of months until their new home was ready. We knew that we wanted to do quite a bit of work to that home and needed access to our new home a few times so that we could get estimates for the work we wanted done. Bob and Kei never made us feel like we were inconveniencing them by asking for them to be there a few times for a couple of hours each so that we could get those estimates....and this was AFTER we closed escrow. From beginning to end Bob and Inspira were beyond accommodating, hard working and helpful. Bob, Jessica and Kei were great to work with and their follow up and ability to follow through with everything made a lasting impression. My husband and I are super thankful for making what could be a frustrating transaction as SEAMLESS as it could be. We would absolutely recommend using Bob and Inspira and look forward to calling Bob to represent us in our next transaction. Thanks again! read more

The end of this story is that I am thrilled with Bob, and he proved beyond doubt that he is an extraordinarily trustworthy individual. After working with our bank the past weeks, I became less confident that they were going to get us what we need. I looked on Yelp to find who was rated as the highest rated mortgage broker in Orange County. Bob Dalsimer showed up number one. I spent an hour studying the reviews to make sure this all looked real, and then I called Bob. Within 10 minutes of questions from Bob, he realized that we were not going to be a good customer for him. I really wanted to get Bob our business. I was not happy with working with our bank so far, as they had been so slow so I am ready to switch. Bob then spent the next 30 minutes very carefully answering all of my questions and assuring me that the rate we were getting was good, and that we should take it. Bob explained the reason he was taking such good care of me was that by doing great work and providing great value to everyone, he gets lots of referrals. It was really extraordinary talking to him. Multiple times I asked him if he would help us find a better loan that what we were looking at, and Bob politely continued to explain why I should stick with what we have. Even if he had been a bit more expensive, I probably would have switched. I am extremely grateful for the help. Thank you Bob read more

My wife and I were looking to purchase our first home and were completely intimidated by the entire process. We'd gotten somewhat vague advice on the timing of everything and still weren't sure if we wanted to buy new or a resale. We needed help on our affordability, all the expenses to factor in and how far our money would go in respective areas. Bob invited us in for our initial consultation. He put together a spreadsheet of our options and corresponding cost. He walked us through several options that were currently on the market, explained the different types of loan options and also advised us on the new home process. We ended up going with the new home option as we came across a property we couldn't pass up. So, although we didn't have the pleasure of working with Bob through the whole home buying experience, we are very grateful of the time he spent with us and education we received! read more

Bob and his group just closed sale of my first property. As usual, they provide an honest, timely, painless process with excellent response time and availability. Bob's experience and abilities to reason with people (for instance, an incompetent buying agent on the other side of the transaction) were absolutely necessary to smoothen out a process for a clean and timely sale. I have utilized Inspira Group for my first mortgage (FHA), refinance (twice) and now home sale. Inspira Group has concretely earned my trust and my wife and I look forward to working with him again soon to upgrade to our next home. read more

Inspira Group made the home buying process a smooth one. I had the opportunity to work with Omar and he was very knowledgeable when it came to the whole process. He was always available to answer questions and tour homes on weekdays and weekends. Thank you Omar and the Inspira Group team. I had a great experience working with you all and look forward to working together again in the future. read more

Bob and his Team at Inspira were exceptional! Bob accommodated our first meeting quickly and fully explained the in's and out's of refinancing. He got us the best rate after shopping with several different firms. Each visit was great and even had our names posted at the front desk with a "welcome" message! Very personal in every way... Thanks Bob and Inspira Group! read more

My experience with Inspira Group (Bob, Jessica, and Kei) was VERY PLEASANT and amazing. From front and back. Start to finish they were caring, very customer service oriented, and sweet about our search for a great condo. My Fiance Natalie, and I had a very easy and seamless time even when we had to reschedule because of time constraints Jessica, Kei, and Bob went out of there way to accommodate. I HIGHLY suggest anyone who is looking for a real estate agent in the greater Orange county area to call and have inspire group help you with your real estate needs! True story, the condo we are moving into had a "Hidden fee" of $250 dollars as a move in fee that we didn't know about with the listing agent (NOT INSPIRA) and Jessica and Bob offered to pay for that hidden fee just so we could be happy. I have not found greater costumer service in my life. read more

Bob offered to help me with a real estate issue. Unfortunately it did no work out due to the other party being very stubborn. Jessica and Bob were excellent with communicating and went above and beyond. Though I did not get the resolve I needed, their hard work and patience did not go unnoticed. I could see their excellent work ethic. I would definitely reach back out if I need any real estate related matters handled. Thanks again Bob and Jessica read more

Bob, Jessica, Larissa and entire staff at Inspira are amazing! We just closed escrow on a short sale and they made the entire transaction run so smooth, especially considering the nightmare that are short sales! Bob was the listing agent on the home we purchased and he also served as our mortgage broker. He was upfront right from the start, maintained excellent communication and explained everything to make sure we were well-informed. We got a great mortgage rate and we closed in less than 30 days....amazing! Honestly, they were all a dream to work with and I cannot recommend them enough! read more

I couldn't have asked for a better guide through my first-time process of buying a home than Bob Dalsimer and his team at Inspira (including his wife Kei also as my agent, and his staff including Katrina and Jessica). They helped me every step of the way, answered the thousand questions I had, and were always there promptly on my journey through the many, many steps! I can't recommend them enough. You can sit back and know you are in incredibly good hands. I would recommend them to anyone in Orange County whether you are looking to buy/sell/refinance and also for anyone considering a move to OC. read more

A great experience from start to finish. A responsive, friendly, knowledgeable team and a seamless funding. Jessica gets major props from me - she traveled all over OC to help get my papers signed and even helped me transfer the deed into my trust post-sale when I realized my error. Very much appreciated! read more

We were moving from out of state to The OC. Needless to say, we were nervous about finding a home in a short amount of time. We found Bob on yelp an we were so glad we did. The whole Inspira group was so patient, professional and genuinely nice. Our whole home buying experience was amazing. When your trying to look at houses on line and your from another state. Its not an easy process. Bob and Kei were always available to answer questions and even go out of their way for us! We consider them our friends now!
