    Thank you Bob for finding us our dream home and making our home buying experience seamless! You have been so amazing!! THE SEARCH: We found Bob via his excellent Yelp reviews, and after one phone call we knew he was the perfect realtor for us. Throughout the search, Bob emphasised the importance of finding the right match home for us and helped us understand what that meant for our family. We spent one day looking at 5 home options with Bob, and he encouraged us to wait until we'd seen all the options before engaging in discussions on potential offers. We saw one home, which we though was our 'dream' home but was at the upper end of our price range and would have put financial pressure on us. Following Bob's guidance, we moved on to view the next home which ended up being our true dream home and a perfect fit for our family (and budget), and is the place we now call home! Even though we'd only had a phone call with Bob before starting our search, he was able to quickly identify what was important to us and found us homes which checked our boxes. He found us a home that is a mile away from my husbands parents and his new workplace, and in a location that is close to all amenities we could need. My husband and I are both working full time and caring for an 8 month old; Bob read the situation so well and didn't waste our time with suggesting homes that were out of our preferred area or requirements. THE OFFER Bob strategically structured our offer so that we were the winning bid, but not the highest price. We were really impressed with the way he structured our offer, and helped us think about different ways to secure the deal. We were the winning bid of 28 offers and I'm confident that we would not have got that house without Bob's strategic thinking and expertise. CLOSING: Bob was our one point of contact throughout the entire process. He connected us with the loan provider and ensured that everything in place to ensure a smooth close. It helped only having to go through one person, and Bob was able to update us on progress at every step of the way. He was immediately responsive, even on weekends and evenings, and never made us feel like we were asking too many questions. Bob was proactive and was always looking out for our best interests. An example of this was when interest rates were forecasted to increase, so he locked in our rate before it happened and as a result saved us money on our monthly mortgage payments. This morning we collected our keys from Bob as he happily welcomed us to our perfect home. We couldn't have been happier with this whole process, and can't recommend Bob enough!

    Inspira Group, led by Bob Dalsimer and aided by Jessica Sanders made our home buying and financing a breeze. Most importantly of all, Bob and Jessica got us the house we absolutely LOVE! We pinch ourselves with how perfectly the house and yard/pool fits us! Process wise - we were relocating from the East Coast and had essentially four days "in town" to buy a home in the tight SoCal market. We weren't sure if it was possible, but they made it possible and fun! Bob was very strategic in how he navigated us through the home buying process. First on the agenda was how to get the house we wanted - which boiled down to financing. He had prepared us for the multi-offer market dynamics before we arrived so we were prepared to make an all cash offer. He educated us how we could borrow against our retirement funds penalty free for 60 days, then refinance to get a loan so we had most everything lined up before we arrived. We still had a house to sell so didn't have the cash handy. Second on the agenda was the "where" we would live. Before we arrived, we had been using apps to search various neighborhoods to get a feel for what we could expect. Bob also set us on his website so we could rate houses presented for our desired neighborhoods and price range. When we arrived, Bob dedicated 3 solid days to go touring with us. He explained the basic pro/cons of neighborhoods to us and gave us a sampling on day 1 via home visits. Bob really wanted us to "love" our new home, so asked us lots of questions to hone in on what was really important to us. The yard, for us, was ultimately number one and we have a yard everyone says "WOW." On the second day, we found the house that we would ultimately put an offer in on. At the end of the 3rd day, Bob had us return to the house (since his intuition was it was the "one") we ultimately bought with our adult children, who (knowing us very well) convinced us that the house was the "one." Bob never pressured us, nor gave his opinion. He asked questions to understand and to surface what was important to us. Bob sprung into action once we decided - he spoke to the agent, visited her again on the 4th day. He was miraculously able to convince her that we were the right buyers. By the end of the 4th day, among a very crowded offer field, had her convinced to take our offer without going into a multiple bid scenario. He likely saved us from $10 - 20,000, while still getting us the house. And on the 5th day, before we flew back east, the offer was accepted and we closed less than 2 weeks later. Jessica was in the background, lining up houses and moved to the foreground for escrow and closing on the house as well as the 5 week process to get the refinancing done. She likewise navigated strategically, getting creative with work arounds when the underwriter denied the loan since my husband hadn't collected his first paycheck yet. Everything from start to finish was done with skill, focus on customer first and integrity. Bob continues to serve an invaluable role - referring us to vendors for A/C, roofing, gardeners, etc. Their process, likely honed by years of working together, worked for us. We wake up every morning grateful we found them on Yelp.

    To say that my wife and I were completely overwhelmed about the idea of entering the housing market would be the understatement of the year. But for those of you who might share those same feelings, congratulations, you can stop looking, you found the perfect real estate agent. Bob Dalsimer at Inspira Group in Irvine, CA went above and beyond to make my wife and I feel comfortable for the entire 2-year long journey (we were super picky but that never became and issue for Bob and his team). Their patience, hyper responsiveness, and overall expertise in the industry truly made this the most wonderful experience from start to finish. We bought our house at an ultra-competitive time in the market but Inspira Group's strategies and best practices in multiple offer situations always made our offer super competitive. My wife and I must have seen close to 50 homes in person and the best house we saw is the house we ended up getting (beating out 7 or 8 other offers)! The part that was missing from the LW bus tour was information about the business details, how it all worked and the next steps to learn about a property. The tour guide suggested that I find a relator to help me learn about the leasing and buying process. I found Jon and Kathy Wallin after reading their yelp reviews. I called Jon and he suggested I come for a visit. In September 2023, Jon and Kathy gave me a personal tour and showed me a few properties and the community. It provided a great opportunity to learn, ask questions about co-ops and the real estate process. I really enjoyed the tour and knew then I would seriously consider moving to Laguna Woods in 2024. Jon and Kathy kept in touch with me for the months after the tour to see if I needed anymore information during this time. June 2024, I decided to sell my home in Los Angeles and start planning a move to Laguna Woods. Jon and Kathy helped me find a place to rent for a 3 to 4 months while I looked for a place to buy.     Best experience I have EVER had working with any real estate agent or Realtor!!…read more I've bought/sold two homes in the past working with at least 3 Realtors through the process and Liz and her team delivered the best experience BY FAR! My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. From understanding your own finances to navigating the real estate market and endless terminology, it's easy to become paralyzed and lost in the storm. This is where John comes in; he is the lighthouse guiding you safely back to harbor. John has deep industry experience. He understands the market, what's out there, and exactly how the process works. Most importantly, he listens. He truly understands your situation and has your best interests at heart. John remembers your goals and what you said would make you happy, using that as a compass for every decision. At times when we couldn't find the right fit and I started to deviate, he would remind me of my original vision to ensure I didn't settle. I'm going to say it twice: he truly has your best interests at heart. I have a tendency to push my limits, and John wasn't afraid to step in and advise me when something might overburden my finances. He isn't just trying to close a deal and meet numbers; he cares about your future. He is incredibly patient. There was definitely a learning curve for me, but John understands that everyone learns differently. He took the time to rephrase complex concepts and provided examples to ensure I fully understood every step. He never made me feel "dumb" for asking questions; you can tell he genuinely cares through his tone and approach. John is also remarkably responsive. Whenever I found a listing with high potential and forwarded it to him late in the day, he would acknowledge and respond promptly.
