This review is a little delayed and I apologize. Work is very hectic these days due to the holidays and meeting deadlines and year-end goals at work. In my case, scheduling medical appointments for my son and elderly parents also conflicted with other pressing emergency home repairs. Speaking of home repairs, to the rescue is Benjamin Levy of Network Capital Funding Corporation. True to his promises, Benjamin was able to close on my refi in 10 days and immediately funded it. Many companies can give you loan estimates and send you loan disclosures but fall short on funding abilities! Not Benjamin. He will get you funded! I have been in the legal field for over 30 years and I have never seen such a fast closing, ever! I must admit, the call came out of nowhere and I usually don't entertain a call from an unknown number-- thanks to my decent phone blocking app and spam filters--I have somehow avoided the sometimes relentless telemarketers and annoying robo-calls. That day, when I politely told the caller that I just refinanced to a 15-year mortgage 6 months ago (so she didn't need to waste my time and hers), she insisted Network Capital can do better. Better than 2.5% on a 15-year mortgage, I asked? No way, I told myself but she was quick enough to transfer me to "Underwriting". Then, a nice, friendly and confident-sounding voice came on the line and said, "Hi, this is Benjamin Levy. May I call you Lalaine?" It was almost as if I was talking with one of my close friends from that moment on. I was very straightforward with Benjamin and told him exactly what I was looking for in terms of what my financial needs were. Benjamin explained all of the options to me like a pro as if it was being explained to me by my ex-husband, whom I trust, believe it or not, with my life! My ex was once a fully licensed broker for a big brokerage firm before moving to Asia to be an options trader, just to give you an analogy as to who I was dealing with at Network Capital. Benjamin is very knowledgeable and detailed and did not ask me for a lot of sensitive or personal information so I felt at ease talking with him. In between those intimidating financial terms, he would joke and traded funny life stories with me. He was very entertaining so I stayed on the phone with him longer than I planned to. Amazingly, during the conversation and, after walking me through the electronic loan application process, he was able to lock me in for an unbelievable rate. After that, all I had to do is to compare his deal with another deal I have had previously with someone else I trusted. I made my choice pretty quickly after...of course... running the figures of the loan estimates and financial disclosures with my ex, who told me that both deals were fair and either one would bring me what I needed. Great! In the end, I went with Network Capital because Benjamin was able to schedule my closing 5 days after Underwriting gave us the "go" and funded the account the following week (only because the closing was on a Friday). The whole experience was painless and stress-free. Benjamin and his closing agent, Jennifer worked tirelessly and were there for me whenever I would text, email or call, answering any of my questions (which were not that many, lol). Needless to say, I am very satisfied with the transaction, especially now that my 3 bathrooms are undergoing their much- needed renovations. I also just signed off on the architectural plans for my future kitchen and happy to report that I received a notice that my HERO loan for the impact windows and doors on my house have been paid off! Did I tell you how much money I saved on this refi with Benjamin? Well...a big number with lots of zeroes! I am happy and I feel blessed. Quicken Loans or Network Capital? I've used them both and for me it is now a "no brainer" - Network Capital is in a class by itself! As a disclaimer, my wife and I live and work overseas but own property in the U.S. Last year, a representative from Quicken Loans sent me one of those repetitive, annoying emails telling us that we qualified for a lower rate. Wanting to refinance and get in on the lower rates, I contacted him and the process, which was similar to a roller coaster ride began. The process often seemed to bog down with nearly non-existent follow through. ,I would call, only to get a busy signal or answering machine. I would leave messages or send emails but calls were not returned or questions were not responded to. Nearly seven weeks into the process, I thought that our loan process was complete, but I never had any follow through from Quicken. When I was finally able to get a hold of the banker (who had been on vacation) he said, very curtly, that he had spoken with his manager and they were not able to process loans where the borrower resided overseas! What?! Why put us through getting an appraisal, filling out countless forms without first knowing the parameters of who you could lend to. What a waste of time! While we return to the States each year we are never there for a long enough period to go through the refinance process with our bank in the States. This year, once again wanting to refinance before rates go up, I decided to give Network Capital a try. I am so glad that I did. My mortgage banker was Mikhail DeWolf and he was absolutely stellar! He was patient with my many questions (my first one was: "Do you actually do refinances for borrowers who live abroad?"). He would answer my questions in detail and he would immediately follow-up with an email confirming what we had discussed. Mikhail seemed like he really cared, which was such a big difference from our earlier experience with Quicken Loans. Mikhail's professionalism and attention to detail quickly engendered my trust and made me feel at ease with the process. When he couldn't answer a question about our foreign bank accounts, he went to his supervisor Alex Sheelit, who was able to offer advice that was not only timely, but also accurate. There were some minor frustrations when our loan started to process but our loan processor, Summer Lee, was truly great.! She communicated frequently, was always upbeat and optimistic, and calmly talked me through the different options regarding the submission of forms. When I had questions regarding the reporting of foreign income and assets that she couldn't answer, she immediately went to her supervisor Ryan O'Sullivan. Instead of merely giving the answer to Summer and having her get back to me, Ryan took the time to answer my questions personally. It is this personal attention that defines every aspect of the Network Captial loan process and it is why I am so happy to refer my friends and relatives to them. What is most impressive is that from the day of our first call to our actual funding was just over three weeks. For an overseas loan (with foreign bank statements, asset declarations, etc.) to be funded in such a short period of time is unparalleled. Mikhail, Alex, Summer and Ryan....I can't thank you enough. September 22, 2014 Richard A. Dahms P.O. Box 3049 Crofton, Maryland 21114 I CANNOT provide a good testimonial for Network Capital Funding. It has nothing to do with the fact that they ultimately rejected my loan application - that was their prerogative and their right of refusal. What I found highly objectionable and unethical was their methods. Like many others, I heard the Network Capital Funding radio program on WMAL Radio, and I called in February, 2013 to apply to re-finance a rental property. On my first call, I clearly indentified the property in question as an investment income property. I was looking to lower my rate and payment with a new $90,000 1st mortgage on a rental property that appraised at $236,000 (38% LTV). From the "get go", I was told they could do the mortgage and after running my credit, I was told that I was "approved". My credit score was very strong. For the next four months, I was strung along all the while being told that I was "approved" but they needed updated financial institution documents as the months passed by. I honored each and every documentation request made by Network Capital Funding. I paid $545.00 for the property appraisal and was delighted when it came in at $236,000 so the loan to value (LTV) was very low. I would like my appraisal fee re-funded! However, what I found highly unethical is Network Capital Funding contacting my insurance company to change the lien-holder on my policy naming themselves as the mortgage company. Network Capital was named as the mortgage holder on my policy for almost two months while I waited for my Network Capital Funding mortgage to settle. During the 4 months, the customer service was terrible and I kept getting false promises for the settlement date. If I would provide one more document or updated document, then we would be set to close in about a week is what I kept hearing from them. During the four months, the rate that I was initially promised also changed increasing 1/2 point during the 4 months while I waited. Ultimately, my "approved" mortgage was never funded by Network Capital Funding. My time was wasted, along with $545.00 for the appraisal to tell me what I already knew about my property's value. I get angry every time I hear their Mortgage Radio program because what they state about quick settlement time was not my experience. If Network Capital Funding had just rejected me from the get go, that would have been just fine. But instead they strung me along for 4 months telling me that I was approved when the truth was just the opposite! In May of 2022 my wife, Ruby, and I began exploring the possibility of refinancing our home and taking out some equity to pay off a number of our credit card bills. During our search, somehow, Jacob Garza of Network Capital found us and quickly showed us he was very serious about helping us find the best arrangement for our needs. We had probably waited later than we should have and faced a number of challenges in setting up a program that would pass muster and meet our needs. Jacob as our loan officer proved over and over again his dexterity in jumping through hoops and the assistance he received from Courtney Wieters, our closing processor, should garner both of them nominations to the US Olympic gymnastics team. After a little confusion concerning the solar panels on our house, the loan closed the end of May, and our mortgage was paid on 2 June 2022. We were ecstatic and thought all our hard work was finally paid off and we could relax. However, here is where our real fun began. We keep watching for other accounts to be paid off and saw no action. Eight days later, 10 Jun 22, our phone rang and was hung up. Since the phone number looked like a Network Capital number, I returned the call reaching Mr. Mark Bui, Manager Post Closing. Both Ruby and I expressed concerning over the fact that we could see no payment being made and were very nervous that some late payment fees would hit our account the next week. On one account that would have added interest to the account that we had not been required to pay from the opening of the account and on the other a hefty fee, not to mention the black mark on our credit report. Mr. Bui lied to us and told us not to worry everything was well in hand and would be paid on time. Thankfully we did not listen to him but made payment to accounts that we had been told would be covered. On the next Friday, 17 June 22, after both of those account had become due, we followed up again and discovered that because of some system glitch, the account numbers that we had provided to Network Capital, had not been successfully provided to the agent that they used to process account payments. Mr. Bui's diligence in making sure his customers need were taken care of is extremely evident here. Had we taken his word that everything was going as expected, the payments may have never been paid? We completed his responsibilities and are happy to say that we are now seeing our accounts being paid off. However, it did take six weeks from the payoff of our initial mortgage until the last credit card was paid off costing us over $500 in interest payments because of the delay. read more

Mortgage banker Spencer Seigle, processor Liz MotaRijo, and assistant Erin Spence successfully got through the next stage in my campaign to get my monthly mortgage payment as low as possible. Even though it was explained to me by Spencer why my refinance could not be made at the advertised 2.375% (30-year fixed) without at least a couple of thousand dollars of buy-down, he did get me a 2.625% rate, down from 2.99% -- such that now my payment is going to be UNDER $1,000 a month. Liz and Erin worked on the back end to finish the paperwork -- which process was hampered by my soon-to-be-ex mortgage lender refusing to provide the payoff amount without a 3-business-days review post request. I was asked to intervene with the now former lender to get them to cooperate; the lender just explained the 3-day review procedure to me and promised nothing; I reported back to Liz and Erin with this not-so-great report, but they -- Erin in particular -- stayed on it and the next day I was informed that the payoff number had come through. At that point, however, we were under pressure to keep the November 20 signing date. As tight as the situation got to be, such that the notary got the documentation pretty much last minute, the notary meeting took place that evening at my workplace. Along the way there were a couple of informational "unclarities," but when the clarification was requested, Liz and Spencer replied promptly. (One question -- a rather important one -- had to be asked of Liz during my notary meeting. I called her at an hour that was very late for her, but I reached her and she called me back right away to give me and the notary the information we needed. I had gotten the impression in interacting with Liz that she works very hard, and works apparently very long hours, in the course of doing her job -- even so, she never failed to be pleasant and good-humored (even when I called her at what must have been midnight her time on a Friday evening).) Apparently Network Capital Funding had some kind of major backup in their underwriting process while my loan was pending, because it took a month to get the underwriting approval for my loan so it could move to the next phase. All told, my refi with them, though successful in the end, took a month and a half to complete. At least my low interest rate was locked, and, I was told, was never in jeopardy. However, in the last few years I have done several refis, and 3 weeks or so seems to be the average time from open to close that I have experienced -- one time, the refi closed in an amazing 10 days. read more

David Hockberg and Townstone Financial, I just heard my my Refi funds have been distributed. If you would have asked me just a few weeks ago I wouldn't have believed. Ross Rossati got me started and was a pleasure to deal with. It was handed off to Dan Huynh and the Refi got real ugly, real fast. The appraiser low balled me on the value of the home because of some roof cosmetic issues. I was sure the home was worth more than he suggested but what could I do? That's where Dan came in. First I should mention I tend to stress pretty easy ( I'm working on that) but Dan kept his cool and started offering suggestions that might keep moving forward. We were looking at having to come up with a PMI Insurance. I was cash strapped and this was devastating. Dan felt that if the problem of the roof was cosmetic maybe we could address that. I called a Hone Inspector and he suggested adding a few 2 x 4's to get the home to code. Noe I wanted a 2nd appraisal and Dan managed to offer splitting the cost for a 2nd appraiser which proved to be turning point. The 2nd appraisal came in at 10% higher and the PMI went away and cleared us up for the Refi. Dan's knowledge of what could be helpful and persistence to keep me going thru with it was what made the difference. I had given up. There was one road block after another that not only did Dan think we could over come; he managed to keep me calm and grounded to a point I was able to think clearly. I developed faith in Don and trusted him with the process and I could always count on him to calm my concerns. My mortgage payment will now be roughly 10% lower because of Don. It's a heck f a lot more of any raises I've gotten at work. I want you, David Hockberg and Network Capitol to know that you have a tremendous asset in Dan and I think he truly does empathize and give 100% to the people lucky enough to get him as their adviser. I can't let this shinning performance review go without mentioning one slight problem I had with David. He was always very mannerly and respectful and because of his manners (which were refreshing in to days society) he always called me 'Sir'. I asked him to call me Frank, but it was difficult for him to curtail his manners and call me Frank; but even that I believe was overcome. This was only mentioned in jest. My husband and I recently refinanced our home using Network Capital Funding Corporation. It was probably the easiest loan process I have ever been through. A few weeks before we started working with Network Capital I made the mistake of responding to one of those refi emails that we all get. Before I knew it my phone was being bombarded with calls from lenders who were hoping to get my business and for a week or two I quit answering calls if I did not recognize the number. Having said that, I am not sure why I answered when Jacob Johnston called that Saturday morning but I am so glad that I did. I was on the phone with him for over an hour - my husband and I had recently been discharged from bankruptcy and I was not even sure we would qualify - I did not want to waste his time or mine if this was something we were not going to be able to do. Jacob did nothing but put my mind at ease, he never misrepresented what his company could do for us and he went above and beyond the call of duty in answering my questions. He could not have been more patient or polite - by the end of the phone call I knew I could trust him. He even called me back that afternoon to clarify some of the issues we had discussed and again on Monday to confirm everything. It is not often in today's business environment that you get customer service like that. Once my husband and I decided on the type of loan we wanted Jacob handed us off to Brittany McCall for processing and she was every bit as awesome as Jacob. Because of the bankruptcy, Brittany and I had to have no less than three conference calls with my previous lender - it was very time consuming on her part and something I am sure most processors do not have to deal with on a daily basis but she was very polite and patient every time we had to call them. We handled all of the preliminary paperwork by email and a notary showed up at our house 13 days after I initially spoke with Jacob for us to sign our loan documents. The entire process took less than two weeks and we never had to leave our home to make any of it happen! I called Jacob today to let him know I had given his information to a friend who was looking to refinance. I got his voicemail but before I could finish leaving my message he was already returning my call. Trust me - if you are looking to refinance your home - look no further - I highly recommend Network Capital because of the team of people they have working there. Rachel Garcia was the most Incredible Mortgage Refinance Banker I have ever had the pleasure of working with. I was called by Network Capital in April of 2016 about information on refinancing my home, but I was in the midst of a legal situation. So I asked that someone from Network Capital call me back sometime in July or August when I hoped to have things resolved. During the month of August, 2016, I applied for a Home Loan Refinance on lending tree.com, as recommended by my ex-husband. What a mistake! Within 1 second of applying, over 8 different "Lending Institutions" were ringing my phone, and my call waiting and leaving messages. It was very confusing and un-nerving to say the least. It just so happened that Network Capital's, Rachel Garcia, called me back later that same week in August that I was trying to obtain a Home Loan Refinance. I filled her in on the Legal Situation I was trying to work through. I needed a SUBSTANTIAL amount of money out from the equity I had built up in the home (being the sole payor of the original mortgage), in the form of a check (payable to my ex-husband) at closing or I would be forced to sell my home instead. It wasn't easy for Rachel, I am sure. She was so helpful, patient, knowledgeable, and confident that she could help me keep my home. She looked out for my best interests, made sure I get the best rate, terms, and pay the least out of pocket in the refinance deal. The terms of the loan and the loan type changed several times because of the "demands" of my ex-husband and the ruling of the Arizona Court System. I worked with Rachel Garcia at Network Capital from mid August 2016 til September 15, 2016, which was the date I closed on my own mortgage loan through Network Capital. Rachel Garcia was available whenever I called, handled everything with organizing the terms, etc. When we finally figured out what type of loan, terms, etc. it was only about a week later that a closing date was scheduled. Network Capital and Rachel Garcia even had a Title Company Representative/Notary Public come to my home for the final signing of all documents at 8pm, no less, because that was the only time my "ex" could be present to sign off on the Transfer of Deed. I would recommend working with Network Capital to anyone looking to Refinance their Home Loan, and if you get the pleasure of working with Rachel Garcia, I am sure you will be in the best of hands! It turned into three months of stress, loads of paperwork to no end. After a couple of phone calls, Jason earned my trust, explained the program to me and answered all my questions. He worked really hard and continously kept me informed as to what was going on. We did run into a snag with a bank which I won't name regarding the documents of a second mortgage and a modification to that . Jimmy made several three way calls on which I was included, we were told that there was no second mortgage that it was just a straight installment loan and could not have been a modified. They claimed that they could not fax or email any of the paperwork to Jimmy that it would have to be sent to me directly. This was even after they knew what we were trying to accomplish and I had verbally given them my consent to talk to Jimmy. I received the mortgage note by mail but it did not stop there; they did not send the modification paperwork and on one occasion; we were transferred to six different people who could not or would not help. What kind of bank does not have the ability to email or fax information to a customer or their representative. Because of Jimmy's tireless efforts, the needed paperwork was finally received. As of today, my loan has been approved and paid in full. For all of you looking for honest reviews , this is one of them. I was not asked to write this review. I asked Casey Bensenberg and Bryan Unkle how I could share my great experience. So here goes. I , like most of us ,was overwhelmed with the many choices there are for refinancing . What made it harder for me personally was that I have a close personal friend with a very successful mortgage brokerage business. My friends business has always done right by me but the commission ,points and fees are heafty . So I started my search on zillow for highly rated companies. I kept seeing Network Capitol.net popping up. I dug deeper. I researched more than reviews. I even looked at Glassdoor as to the satisfaction of the employees (82% would recommend their friends work there and 87% approve of the CEO) I checked countless web sights and read the many reviews that are posted regarding the satisfaction of network Capitol.net looking for the smoking gun so to speak. I am very pleased to say that my fears at picking an online brokerage were met with total satisfaction. Casey Bensenberg was the first to contact me within an hour of my online inquiry which I made on a Saturday. Impressive if not just a bit zealous. We set up a time to discuss my needs for the re-fi I wanted and I was pleased but still skeptical. Even after all my research I felt I was taking a pig at a poke . My skepticism turned to trust the more conversations I had with Casey. He explained the whole process each step of the way. And was always available to answer my questions and concerns . When my loan went to processing I was introduced to Casey's partner Bryan Unkle. Bryan also explain every step and cost and process in detail. When there was a seeming discrepancy he researched the issue and got back to me in an hour with the explanation and a correction. Bryan called me to check in more than once at 7pm and took my calls late if needed because of my work schedule. Needless to say I was impressed with the level of service ,communication,full disclosure and efficiency these two brought to me and my re-fi . Too bad that I have to even give a star. I'd say run as fast as you can from this company, but that wouldn't get you away fast enough. During my experience with this crew they "lost" my paperwork multiple times, "forgot" to add one expense or another. Changed the amount I needed to bring to the table from zero to 5000 and everywhere in between. First person that handle the account disappeared. No one knows where he went or how he got the numbers they used. Second guy worked on the file and set up closing dates each month for roughly 5 months. Oops, he lost a paper or forgot to add a number so he cancelled the closing. Too bad he never called me to let me know not to be sitting at home waiting. Couldn't get him to return calls at the number he gave me. Lost multiple days of work for closing dates. He had me running out in the middle of the night to fax him papers because he lost them in order to "just keep things moving so smoothly". His last month with my refinance he tried to convince me to send 1200 dollars into HIS account so he could make things move quicker. I called the office and told them I was going to file a complaint. Enter guy number 3. He introduced himself and the first thing he asked said was....." you didn't report this anywhere did you?". Not once did anyone in charge call me to investigate the attempt by one of their employees to get me to send him money. Guy 3 worked on the file and scheduled a closing. Yep you guessed it.. No one showed up. I called and all I got was " oh they weren't able to make it". too bad I never got a call about that cancellation. Told them I thought they were unprofessional and shady. The third guy told me if I kept it up he'd just deny my loan. Interesting how I was told the whole way through this how this loan wouldn't be a problem yet guy 3 could automatically decline my loan because he was ticked off. Now I have to worry that these shady characters have all my personal information. Never made it to closing. Still not quite sure how a company that claims how professional they are can not know how to fill out paperwork, operate a telephone, or even screen their employees to limit criminals or threats to clients. read more

I was contacted by Jeff Wen on the phone. He told me he could help me with a new streamline loan and get my payment lowered. I had just got denied from another company after paying $500 for an appraisal that they made me get. And it even showed that my house was worth $100,000. more than I paid for it. And I have been paying my mortgage payments on time for the last four years with not one late payment. Even though I was doubtful and had told Jeff all of this information, he said he still could help me. I was very suspicious and didn't believe him, but I thought I'll play along. I also told him that I had no money for closing. He worked quickly. After getting all of my information, he went over loan terms quickly and in easy terms. He passed it over quickly to the loan processor, Lauren Barteske who called me the same day as getting it. She told me the extra information she needed. I got it all to her the next day and she processed and I signed all of my loan papers one day later. It has been three days and she e-mailed me today letting me know that my loan should fund tomorrow. I expect an email or phone call from her tomorrow. They got my loan approximately $100 under what I am paying now. I did end up paying almost $500 at closing, but I had no house payment so I was ok to pay it. Maybe some people don't think $100 is a lot to save, but for me it is gas, groceries, a credit card bill or any extra thing I need to pay. Any amount helps. I am a single mother with a lot of bills and a strict budget. These employees were great and treated me with a lot of respect which I appreciated it greatly. I am not sure; but from the first phone call Jeff made to me until I closed until it funded (hopefully tomorrow!) was about 10 days or less. I never in my life have had such a quick and easy loan process. I am so happy. I am very hopeful they have had me set up to get another loan a few years down the road to get some cash equity out of my house to make a lot of the major home improvements I have wanted to do since I got my house. 2/2/18 I just wanted to thank everyone who made it possible in getting my loan done in the amazing time of just 3 weeks . This after going through one hundred plus days of processing 2 appraisals and 4 closing dates with that - NOT SO QUICK & LOANS company. I then decided three hours before the fourth scheduled closing date to decline their sevices. A radio program on mortgage solutions was all it took and a simple phone call to Network Capital and I was off and running. The friendly voice of Ramsey Amer Haha, answered my call, took my information and just like that he advised me on a better solution. He noticed right away that a Conventional loan with no PMI's better suited my situation unlike what was being offered by that really fast Rocket mortgage company....I'm still ...Smh Thank you Network Capital and a SPECIAL THANKS TO MY BROTHER FROM ANOTHER MOTHER " RAMSEY AMER TAHA" . I heard of NetworkCapital on the radio, while listening on a Saturday afternoon, but took no action at the time. I had a first and second mortgage, and knew I needed to consolidate them to a lower rate, but I also wanted cash out to pay off/down debts. A few weekends later, I went on NetworkCapital's web site and submitted an online inquiry. The following day, I received a call back from NetworkCapital and was connected with Angelo Castello. Angelo Castello is simply amazing. I knew what I needed vs what I wanted, and explained both to him. Once I provided enough information for Angelo to determine what rate I qualified for, he supplied me with 'what if' scenarios. Angelo provided me enough information to make an informed decision (whether I should re-finance only or re-finance with cash out and whether I should re-finance with a Conventional or FHA loan). Angelo did not push me one direction or another, he simply provided information, answered my questions, and allowed me to come to the best decision for my situation. Angelo responded to all my e-mail questions and phone calls with lightning speed. I never once had to send a follow-up request for an answer. And all my questions were answered thoroughly and completely. From start to close, my loan took 30 days, but I believe it would have closed sooner, had I not decided to make some home fixes prior to the home appraisal. Since I decided to make some home fixes, in order for my loan to close at my locked-in rate, Angelo and Julius Clark (my Loan closing officer) did everything they could to expedite the loan closing process, upon the completion of my home appraisal. With the interest rates at all time low, I was in the market to refinance my home. I had been working with another company for almost three months and was not getting anywhere. The person I was working with left the company and the new person assigned to me did not know what he was doing. Even after three months they kept asking for more documentation. Then I heard the ad for Network Capital on the radio and decided to call them. We are very grateful to Joseph Gaskins and the crew at Network Capital Funding. My wife and I had been rejected for a mortgage refinance through another company, but we wanted a second opinion. I called Net Cap and spoke with Joseph, and he took command. First he examined what the previous mortgage loan company had done and was shocked to discover that they had messed up our application. First they overestimated the comps on our home by approximately $100k, then kept the loan amount the same after the appraisal revealed the truth. Second, that amount was over $417k, forcing us to jump the higher hurdle of qualifying for a Jumbo Loan. Third, the LTV ratio was far too high for my credit, job history, and . To top it all off, these problems were never adequately explained to us; rather, they continued to get my wife and I pumped up about how great the amount was going to be for us, building up the pie-in-the-sky dreams of the too-high loan.
