I had been working with Watermark on refinancing my mortgage. Everything started out good, but they seemed rather uneducated as far as documentation goes. At one point, they said my wife had to be on the loan and not just the title. We had already gotten the vast majority of the way through the process. No other lender I talked to required this, but I said, "ok." After that, they charged me points because they said my wife's credit was under 700. Well, obviously, you are entitled to a copy of the credit report. All her credit scores were around 750. I confronted them about this, and they kept dodging the subject and deleted parts of our messages. They also kept rushing me on certain parts of the process though they had charged me more points for an extension without ever telling me. I confronted them about this and the points for my wife's credit scores again, but once again, they dodged the subject and told me to hurry up and get the appraisal before they charged me more points. The day before the appraisal was supposed to take place, I messaged the appraiser and had to cancel due to my dog needing emergency surgery. Watermark messaged me to confront me about it. I told them what was going on. They said to reschedule it for tomorrow. This was the final straw for me. I waited until the next day to give myself time to think it over, and I decided I didn't want to deal with a mortgage team that lacked ethics. So, I messaged them requesting a change in my representative/team. The representative then called me to nag at me about the request I sent. I had nothing to say to her, and I wasn't about to stick around and let her go off on me, so I hung up. I then decided that Watermark was a rather sketchy company all around. So, I wrote another message requesting a refund of my appraisal fee, since I never got the appraisal. My representative's supervisor called me, but I couldn't answer being I was at work. I sent him a text saying that I couldn't talk since I was at work, but I could text. He said, "ok." I told him I needed my appraisal fee refunded. He never replied after that. I messaged him again the next day, and once again, no reply. I had to go on their website and message through there to finally get them to respond. The supervisor emailed me and acted said something like, "feel free to call or message me." I responded by telling him that I had been doing that, and he wouldn't reply or answer the phone. He then called me and immediately starts interrogating me about why I didn't want to to continue the loan. He eventually said that he could change my loan team if I really wanted to, which further confirmed that he had read my messages from earlier. I confronted him about the shady stuff they tried to pull. He mentioned that I probably got my wife's credit scores from a bad source. I told him that Watermark was my source, and reminded him that when I let them pull my credit I can also check a little box that allows me to see a copy of the report they get. So, we were looking at the same numbers. He then looked at the numbers and changed the subject. We somehow got on the subject of scheduling the appraisal and my dog dying. The guy obviously didn't care. It was pretty apparent that all they cared about was money and getting it in their pockets as quickly as possible. So, at that point, I started cussing at them. He told me there was no need for that, and I said something about how there apparently was a need for it because they weren't listening to a thing I was saying. He then said that I would get my money back and not to call back. He then hung up. I did get an email saying I would get my refund later that night. I still felt the need to write this review though, in order to inform others of what they can expect. One of the biggest reasons I went with Watermark was because of their reviews online. I'm sure others will as well. Don't waste your time with this company. read more

very disappointing never even got back to me at the closing date and I had to go to another lender and wasted a lot of time and money regarding my refinance. I got my terms way worst at the closing date and their title company started asking for documents last minute that means they were never working on my file for a month I never can run my bussiness like this my costumers complain and I can't get away with it. I've gotten five loans through watermark, all done by Kory Matthys who has been nothing but great. (He's done several loans for friends also) When comparing loans, they always come in at least a quarter point below anybody else. However, one star off because I've been having troubles getting my loan payments posted on time. But then I got the help of Edie Carter who explained to me that they'd just left a company that was servicing their payments because of complaints. Edie was extremely helpful. I called angry but within a few minutes I was thinking of inviting her over for dinner. She was that helpful. I hope to buy a third investment property in the coming year and when I do, I'll be calling Kory again. Sorry this took so long Edie. Thanks for your help. read more

This company has been a PITA since taking over our mortgage a few years ago. First we were no able to pay the mortgage through our bank's on-line bill pay, which we'd been doing for years. All payments need to be made via their on-line portal. A pain, but whatever. Now that we're out of the country the portal won't let us log in to pay the mortgage for "safety reasons" - I'm sorry, are they worried that someone from another country is going to pay my mortgage for me? There are other examples of this company going out of its way to be a royal pain, but those are my top two complaints. Avoid them if you possibly can. read more

Working with Watermark Home Loans to finance a new home purchase was quite easily the worst customer experience I have had in my entire life. And it's not even close. The employees I dealt with were incompetent, unprofessional, and rude; the process took 2x as long as they quoted me; and I had to spend dozens of hours of my own time correcting their mistakes. To begin, both my direct loan agent and his boss, Thomas Cross and Casey Lamm (respectively), were inept, rude, and adversarial throughout the entire process. Thomas was on vacation more days than he wasn't (during a ~70 day process), literally got the purchase price wrong when he was submitting it to underwriting (which caused crazy headaches and rework later), didn't start looking for an appraiser until way too late, never answered phones/emails/texts, did not alert me in advance of a rate lock ending, didn't explain the process to me (first time home buyer), and told me we could close on 5/31 when we weren't able to until 6/29 due to repeated internal failures at Watermark. When I tried to go to Thomas's supervisor - Casey - either when Thomas was out of town or when he wasn't answering or when he was making errors, Casey didn't once take accountability, and I was always met with adversarial conversation. Not to mention his incompetence as well. And finally, they always mentioned / told how many deals they had done and how much experience they had, but it literally did not show once. As I mentioned above, Thomas and team did not submit a request for an appraiser until probably 2 weeks too late, and then when he did - Thomas got the contact information wrong, which further delayed the timeline. Later, the purchase price changed slightly, and Thomas failed to update the underwriting team / loan officer, which delayed the process another several days. They also failed to identify a term on the initial rate lock, which cost me hundreds and further extended the timeline. Overall, the close timeline estimate was ~40 days, and we weren't able to close for ~70. I do want to note that two people I dealt with were competent and helped dig us out of several holes that Thomas and Casey created. Karina (loan servicer) and Matt (appraisal logistics) were effective and provided good service. Overall, I highly recommend searching literally anywhere else for home financing. read more

I'm giving them 1 star because yelp does not allow for 0 stars. Underwriting is ridiculous, slow, and incompetent. They delayed my closing (did not deliver documents by the date), then said I would have to pay $700 more to close the loan because I had several rental properties that caused them to do more paperwork. I had disclosed those properties in my application, and they sent me the document showing closing costs based on my application, so the request, akin to extortion since it was last minute before closing, is a violation of Federal lending laws, but I guess that's OK by them. I then gave them a 1 star yelp review. They bribed me to take it down, saying they would waive the illegal $700 fee and said they were going to get the paperwork done and submitted by the rescheduled deadline, and I did delete the review, but at 5:30 pm prior to that second deadline date, I received a call asking for a document I sent them several days before. They seemed confused that I had already sent it. They really have no idea what they are doing. Although I am over-qualified for the loan, due to their ineptitude, I was left with 2 options: pay cash or lose my earnest money. I chose to pay cash. If you need the loan to actually go through, or if you would be sad if your earnest money was forfeited, or if you generally prefer to deal with competent, honest people, then by all means, find a different lender. My advice, RUN from this company!!! read more

Avoid Watermark loans at all costs!! Especially Martin C Franco & Mike Greenberg. My wife and I were purchasing our first home and shopped around for an interest rate on a Jumbo ~1m+ loan for beach cities townhome. Although our real estate agent recommended other lenders, Watermark came back with a competitive rate and were prompt to get us the pre-approval letter - a decision we later regretted. Things seemed to be going well for the first two weeks of the 30 day close, until Martin dropped a laundry list of 'outstanding' items that he still needed even though he had previously confirmed all the documentation was uploaded. Annoying, but not a huge problem. We promptly uploaded the documentation after several back and forths / technical difficulties with their upload server. So we are two weeks out from close and I ask Martin to confirm we are all on track to meet the closing date. He promptly replies yes - no worries. A day passes and he asks for $250 fee that needs to get paid to the 'HOA' for them to fill out a questionnaire. He states 'This is handled by escrow, but they want us to do it', which we thought was weird and we were not expecting this but filled out the credit card form for Watermark. The next day we receive the loan disclosures and it clearly states that only $150 is needed for the HOA fee, so we have to go through an entire series of communication to get our $100 back ... painful, but not a huge deal in the scheme of things. But then the fun begins. Note it was 10 days before closing and we thought we were all good as confirmed by Martin. Then the week we are supposed to close he calls and says we are going to miss the closing date because the 'HOA questionnaire' is not complete. This is the same questionnaire that we had just paid $150 for two weeks prior. Maybe it was a bad assumption that this would 'get done', but either way we had paid Watermark to get this done and they had failed to do so. So we worked with our real estate agent to move out the close date. Initially Watermark said it would only be a day or two, but it ended up being an entire week. On top of all of this, they said it was going to cost an extra $3100 (.36% of the loan) due to them missing the closing date. I fought this tooth and nail since the delay was directly their fault, but it was pretty clear when I got on the phone with Martin's boss Mike that this was how Watermark turns a profit - by ripping off their customers. Lots of lessons learned from our first house purchase - hopefully this review will help save someone the stress and money of dealing with Watermark. read more

The Watermark application leads you to a "secure" (??) link to deliver bank and financial institution accounts. (Like TurboTax). But unlike Intuit, they subsequently ask you to upload pdf statements from the same institutions. Why if I just gave you institution access??!!! This is BAD BAD BAD. I immediately had to go into all of my financial institutions and change my access and password information. What is this going on here???!!! I didn't trust the application process, if you do, go ahead. read more

Kind of sad! But I'm over it. This lender basically did nothing and let my rate lock of 2.875 expire on 12-29-2021. They told me for 30 days they would get back to me. unfortunately i trusted them and now rate are considerably higher. I could have gone to a direct lender like chase, bofa and closed the loan or at the very least they would have extended my lock on my loan. This co did not communicate and dropped the ball. I found this place on zillow. Lesson learned don't trust this company. Whatever they say cannot be relied upon. read more

I recently attempted to do a refinance on a home loan with Watermark. The reason I chose them was because they had great interest rates online. I've done multiple home loans through the years and this has been far the worst experience I've ever had. I have nearly an 800 credit score; the property I want to refi is completely paid off and I was seeking to take out some money for personal reasons. I was told that the process would take 3-5 weeks. Throughout the process, I was fully transparent and supplied all of the information that they needed in order to move forward with the loan (which is normal), but I kept on having to re-answer questions that I had already answered and felt like I was being attacked and/or accused for misleading them. I have emails to prove that I had already answered all of those questions. When they denied my request after 8 weeks, their email continued to make assertions that I had already explained were false assertions. I wasted time and money. I would not recommend ever using Watermark. I felt like they misled me and did not appropriately do their due diligence prior to making me submit all of my financial information and also wasting my money doing an appraisal. If I could give negative star reviews, I would. Please be wary. read more

I just completed a refi with Watermark. Everything went well except for the time frame. Because it was a refi, the timing wasn't hugely important, but it felt like I had to call every few weeks. Almost immediately after each call, I would be asked for additional documents or progressed to the next step. Everyone was kind and helpful, and other than the timing and overall lack of communication on their part, everything went smoothly as agreed. My application and all documents were completed on Oct 8th. The loan balance payoff occurred on Dec 1st. We made the Dec payment because nothing had been communicated at that time. Strung me along for over 2 months. Initially said they could close refi in 2-3 weeks. Got me on the hook with low rate and lender credit. Provided all the docs they requested. After two months Rob Glass texts me saying that they were going to charge for extending the rate lock. Said something about me not disclosing my second property. Hello. It's in the docs. I disclosed it over a month ago when the underwriter asked about it showing up on my records. Hey if you guys screwed up just own it. You sat on this one too long. Don't make up some BS reason why you can't honor what you promised. Last straw was when he accused me of mortgage fraud. Really? I didn't lie about anything. So unprofessional. I still have the text. I'm out the $725 appraisal. It sucks but glad to no longer have to deal with these crooks read more

He was in constant communication both during regular and outside office hours. He was always keeping me up to date on the rapidly changing interest rates and sharing the market data so I have all the info to make an informed decision. As soon as documents were uploaded to the Watermark loan portal, there was someone taking action and pushing the documentation to the right parties to ensure the loan closed on time. I recently went to Bankrate to explore refinancing my home. A quick search of the lender database showed the lowest rate being from a company called Watermark (and it was significantly lower than the others). I submitted my contact information to Bankrate and within seconds of clicking on the submit button (I don't think my mouse had even un-clicked yet) my phone started to ring. I let each of the calls go to voicemail and proceeded to call each back within the hour. The first person (not Watermark) I spoke to couldn't be bothered to cross reference my name or number to the "alert" that he got from Bankrate and asked me to repeat all my information. I told him, "When you figure out who I am, you can call me back." He never did. The second person (not Watermark) was the high pressure sales type. That call lasted about 30-seconds. The third person (not Watermark) tried to pull a bait-and-switch on me and said, "The Bankrate data was out of date," and he quoted some astronomical rate. The fourth person (not Watermark) was polite and professional, but couldn't match the lowest rate I saw (Watermark). She told me, "If Watermark is quoting you a rate that is 125 basis points lower than ours, you should hang up on me and call them right now," which is exactly what I did. The fifth person (Watermark) was polite and professional, and went by the name of Patrick Ingram. When I called, he had all my information in front of him, confirmed that the rate I saw at Bankrate was valid, and even put up with me being overly suspicious of their unusually low rate. Apparently he wasn't bluffing as I had a locked LE (Loan Estimate) within 24-hours. Still somewhat suspicious of Watermark, I called my financial advisor to see if he knew anything about Watermark. As luck would have it, both my financial advisor and his son had (unbeknownst to me) recently refinanced their homes with Watermark, and they had only positive things to say. As the process got going, Patrick introduced me to Stephanie Sanchez​, who was his Loan Processor. She was helpful, competent, happy to answer my many questions, and was able to turn what is normally a painful process, into a painless one. While they did request a significant amount of my financial and other documents (more than I remember from past loans), they had an easy-to-use website where I could upload everything (and sign anything that needed to be e-signed). For the closing, they sent a notary to my house (so I could review and sign all the paperwork), which was a nice surprise. I didn't have to go to a title or escrow company and literally completed the transaction sitting on my living room sofa. read more

You'll NEVER see this one on their web site!!! Our refi with WaterMark home loans was the WORST experience I have EVER HAD with a loan or refi!! I have had 8 homes with loans on each and have refi'd about 10 times for better interest rates. The longest the process has ever taken is just short of 30 calendar days. WaterMark took over 60 calendar days to finish on a refi that I have been in the same home 20 years. I admit I had some extra curricular activities going on. A divorce from July of last year, sale of a property in Palmdale and a car purchase that was financed, refi'd, then paid off. So a couple extra weeks is understandable. Here's where it went terribly wrong and cost extra time. Our first initial pile of paperwork was scanned and downloaded, a tedious process. On the next pile I asked our loan officer Ron Grau if I could just fax as it's much easier. He said yes and supplied me with a fax #. I notified him I had sent the fax, but he never responded. Unfortunately I assumed he had them. About 2 weeks later some random contractor in the Inland Empire contacted me to say he had our faxes. He didn't check his electronic fax file that often. Now here we sent personal financial and tax information to someone that had no business having them. I am still concerned what he has or may do with them. I contacted Ron with a strongly worded Email. He apologized for his error and supplied a legit fax # for his company. The incompetency with this lender AMAZED me!!! I would NEVER do business with them again or recommend them to my worst enemy!!! read more

I have a finance degree. I got quotes from six lenders (one of them rhymes with "Pocket Mortgage") and Gregory at Watermark Home Loans gave me the best rate by 3/8 of a point. And the fees were low. Two of the lenders told me that the Watermark rate could not be correct. When I showed the Watermark loan estimate to the other lenders they all agreed that 1) It was a damn good rate and 2) They could not match it. We refinanced with Watermark Loans in Dec., 2020, and worked with Phil Mouradian. The only positive in our experience was securing a 2.5% interest rate for a 30yr mortgage and a relatively quick time to close despite many headaches outlined below. Our experience started good but quickly went downhill. Phil is very motivated to get you in the door but communication dropped off once we had our rate locked. Watermark has a secure portal to upload necessary documents for the loan (which you can imagine are highly confidential, and contain sensitive financial and identity information). However, Phil prefers to use email to email sensitive information, despite me requesting him to stop several times. Be warned. Unfortunately I received another customer's loan application in my email! Imagine my surprise when I discovered this customer's name, contact information, including social security number sent to me. After this, Phil finally started using the secure portal at our requests. Phil lost our trust at that point and I froze our credit as a result. Things continued to go downhill: -we were sent the wrong closing disclosure four different times -used the wrong payoff amount that should have been an easy request from our previous mortgage lender. -We had agreed to partially finance the closing costs/bring more cash to closing but Phil promptly forgot about that discussion and we financed more than we initially agreed to. At the point where we finally had accurate information, it wasn't worth the hassle to try to fix his mistakes. -Had to schedule and reschedule closing three different times -The ICING on the cake was receiving a phone call from an attorney who was at my house! While I was at work. This poor attorney was told our closing date from Phil, after I had made it very clear about our work schedules. Phil preferred to confirm with the attorney and not his clients. -We received $250 off the title fee due to the inconvenience. I had to laugh when I received an email from Phil out of the blue 6 months after we closed asking for a 5 star review. This is the review he earned. Take your business elsewhere in this highly competitive market. Unfortunately we learned our lesson there are other reasons to work with, or, in this case, avoid a lender. Our interest rate is amazing but that's all I can say. Be warned. read more
