I have an escrow account with Taylor morrison home funding and due to their negligence I almost incurred a $300 late fee on my property tax. I sent them a copy of the bill via email asking them to confirm receipt and let me know if anything was missing that was necessary to get my bill paid. They never responded to that or my follow up email. Two weeks later I called to ask why my bill wasn't paid and was told there was a note on my file that the bill was missing a wet signature. No one told me that I needed to sign the bill before sending it to them, and they took the time to update my file with a note about the missing info but could not take the time to email me and let me know. This is indicative of my overall experience with taylor morrison. They only care about covering themselves so they don't incur blame, but they don't actually care about making sure their customers are taken care of. read more

We had an issue and Taylor Morrison sent a company to open the wall to see the leak. Now they are saying it's the next door neighbors responsibility but Taylor Morrison was the one that opened up the wall. They quickly came back for their tools but thought it was ok to keep our walls open. We waited for Taylor Morrison to let us know the findings and nothing until I had to open a case. I don't understand the logic of they opened the wall how Taylor Morrison is not responsible for repairing it??? read more

I agree with everyone else. Their home funding and lenders are the least knowledgeable in the industry. They do not fully disclose or explain any of the terms of "incentives" they give. We had a floating rate. Please stay away from anything like that. When the rates were low and we wanted to lock in our lender asked for additional information to lock in based on my credit score. The information was never requested and rates jumped up. We're now stuck signing at a rate .5% higher and have to still pay 5.2k out of pocket to get that rate. They screw with peoples lives. We tried to pull out of the deal since the home isn't worth what they sold it for. In this economy every dollar matters and they just don't care. If we had anything extra after the move, I would be taking legal action for what they've dragged us through over the past 9 months. We also filed a better business bureau complaint. They dragged out responding so they will not be addressing our concerns until after closing. read more

Taylor Morrison uses the cheapest quality material in their homes and they use the cheapest labor. They make homes that are not only poor quality, but homes that are dangerous. They tried to sue an honest home inspector for showing the world how horrible and dangerous their homes are. Their case was tossed out because everything the inspector said about the home was TRUE. Do not buy from Taylor Morrison. If you don't believe me, watch videos from Cy Porter Inspections and you'll see how horrible their homes are. This company is evil. read more

My entire experience with Taylor-Morrison, and Taylor-Morrison home funding has been a nightmare. I cannot think of one positive thing to say. I have built three homes, and this one is the most expensive, and the lowest quality, and the most disappointing. I've never built a home where you purchase a frame, and have to buy everything inside (like floors coverings, cabinets, toilets, sinks, toilet paper holders, faucets, towel racks, and many more items). These are basic things that are usually included as base items in a house. I guess this is a Florida thing. You pay for the house then you go to the design center to purchase the house again. During the walk thru the dishwasher did not work properly, the garage doors did not work, multiple doors are missing door knobs and latches, some of the doors do not close properly, one of the sliding glass doors does not lock. There air handler is seeping air. So many things are wrong, but they are attempting to close anyway. All of my neighbors are complaining of the substandard quality of their homes, and problems getting repairs. I was charged over $460 for under cabinet light STRIPS! I thought I was buying under cabinet lights ( at least that's what I requested at the design center, the items installed I saw being sold at Lowe's for $20 bucks) that were hard wired to the home. The roof has extra tiles left on it to cover roof damage. It actually looks like the roof tile is cracked. There are two long cracks in the garage because the foundation was not properly laid. I have never had a crack in the garage of a brand new house! My last house was 15 years old with NO cracks! I parked a Yukon XL in that garage everyday. We were told to worry about this as a warranty item after closing. The lending team is the epitome of what lenders should not be. They moved the closing date up, then expected me to sign a form waiving the appraisal. I told the lending officer that I do not feel comfortable signing an appraisal waiver, but they continue to send this form daily. It's now to the point where it is a harassment. Apparently if we don't sign the waiver the closing will be delayed, If I allow them to fudge an appraisal and the value is not there, delaying the closing will be the least of my worries. This item should've resolved prior to a closing date being set on my VA loan. Taylor-Morrison builds beautiful homes, but they know they should be offering their customers a quality product. Potential buyers should beware. They pull your credit outside of their agreed terms. In fact, I was a told that the program they use does not allow them to pull credit multiple times within a week. Yet they pulled credit on the 5th of April and again on the 11th. They threaten that the closing date will be delayed if I don't sign the waiver. This is a time when we should be excited about closing on a new home. I can only think that buyer's should beware. read more

I bought a 1.2 million dollar home in Houston. about 3-4 weeks ago, I discovered the sales rep I worked with had quit and the const. mgr. I worked with had been fired about 3 weeks ago I had my inspection done by Fox inspections. When I received the insp. report I emailed it to the const. mgr. a couple of days later I was in the house with a person who came to measure the windows for curtains. A rain and hail storm started and we were essentially trapped inside for an hour. during the rain storm i saw and photoed 7 windows leaking. water was coming in onto the sills running down the walls and into the carpeting. I emailed the photos to the replacement const. mgr. About a day later I received an email from TM saying they cancelled my contract and they're keeping my 100k already paid. They sent me a cancellation for m to sign. NOPE. not signing this set up. THEY CANCELLED my contract and say they are KEEPING my money! Is this a SCAM or what??????? per the insp report. there are other issues. The ovens were installed wrong. The light in one of them never goes off. etc. overpriced, poorly built homes. TM does not meet their contractual obligations. If necessary I'll involve an attorney. I had to deal with Gaby Colon for funding. She called me once. that's it. yet in the end they claim I didn't get some sort of paperwork to them. In the last day or so maybe she didn't check with another contact at TM whom I had sent a lot of paperwork after notifying them several times I had no contact info for Gaby. I give the entire company an 'F' read more

Not recommended. Taylor Morrison Home Funding uses 3rd party underwriters to determine loan terms, which are higher than they should be with a strong credit rating. Don't be taken in by the seller incentives that Taylor Morrison offers because, in the end, the incentives are not a substantial amount and are basically negated by the higher loan interest rates. Moreover, the ridiculous hoops that they make you jump thru re excessive documentation provided for loan approval is just not worth it. read more

Worst lending experience EVER. My loan officer was beyond horrible at communication. They don't provide manual underwriting so if you have more than a w2/w4 they won't help you. Notified us of being "unqualified" only a week before having to get approved by the builder. Was then referred by a 3rd party Lender through our Real Estate Agent and was approved. Taylor Morrison Home Funding is a joke of a service and cares little to none of their customers. If I could rate 0 stars I would. If you are required to use them for your home buying, please have a backup lender on hand. Had to go through 7 hard inquiries for this sh*T experience. read more

This loan agency is not good. Don't use them even if the builder offers 4% closing costs as they know how to take it back from you through this funding agency. They charge more than 1 % origination and 2% higher than market and 1% in the name of discount points. Gone is your 4% but you end up paying higher mortgage for life time read more

Absolutely WORST lender I have ever worked with for myself on 7 prior loans and with firsthand experience from any of my clients. I ended up just paying cash as the original loan officer said I was good to go a month prior to close, only to have her leave and then a new officer come in and ask for over 20 additional docs/stipulations, many of which were not available. If you are an agent, I highly recommend you suggest your client have a backup lender if they insist on starting with Taylor Morrison Home Funding read more

Taylor Morrison sales Leah Karp was great. The warranty people such as Joe, Joey and Mike were great too. Our new home definitely was put up quick and small details such as broken door locks upon our move in just became annoying to have to deal with. Now with Covid and everything backed up we still have broken windows and it has yet to be replaced. Couldn't the window contractors put in hood windows at least with no cracks and we are one of the several homes on my st with this problem. These are not huge deals as I know it'll get replaced but just annoying after you e spent over 1 million dollars. After the first few days all of our plants out front were dead and they are still there. Again, I know it'll be replaced but just annoying. As far as financing through TM, DO NOT USE THEM!! Worst, traumatic experience ever and because we ended up having to put down an extra 250,000 it has set us back and we were told we needed an extra 1/4 million during our hotel stay as we were stuck because our closing date kept getting delayed and we were even contemplating backing out of the deal all together and just walking away however we managed to find the cash and get the deal closed but it was a very unpleasant experience and not worth the 40,000 credit for using TM. I highly suggest finding your own bank and money. It's a complete shit show. Good luck and hope this helps. read more

Taylor Morrison Home Funding provides the worst customer service. It made a supposed to be an exciting home purchase into a nightmare. Jessica, customer liaison staff, supposed to assist, guide and help facilitate the process made unreasonable demands. She made poor communication and bad coordination with clients. This company is the worst loan company!!! Don't use them or buy their homes. They are not customer friendly and they are not trying to assist certain people to get approved loans especially Blacks. They continue to stall and stall with their approval process knowing from day one you are not getting a loan. They work from home and all you hear is their children and dogs in the background. They want you to get written verification and it is impossible to walk into an agency. Don't they know We are living in the time of Covid-19! read more

Stay away from them, especially if you deal with the builders agent, Anh Levi DRE # 01341082 (handles homes in California, main office in Irvine). I'm going to mirror what most of the past reviews are saying. DO NOT, I repeat, DO NOT go with this lender! Incentives are nice on paper but they will drive you insane with lack of communication and the sheer amount of paperwork the underwriter needs. I started the process with 2 lenders, I received a conditional offer from the other lender in 3 days. Taylor Morrison? 3 weeks! The only reason I got the approval was because after numerous calls to the loan officer, I advised him I'm going with the other lender. He was told on a Thursday...still did not receive a conditional approval until the next Tuesday. When I received the approval there was a laundry list of conditions. No thanks. I paid more in closing costs with the other lender but it didn't matter by that point. I was so frustrated with TMF that I would've paid anything not to use them. You've been warned. read more

I would honestly never recommend this lender. I experienced TERRIBLE customer service with the loan processor, that was so bad, an executive leader, and 2 managers at the company had to step in to make things right. I hope they play that last phone call we had, to train their staff on what NOT do with a customer. Ridiculous. I am underwriter myself at another company, and was willing to be somewhat flexible. However, there is a point where incompetence and poor attitude, is no longer acceptable. If you want quality service, to feel at ease during your loan process, and like you are in competent hands-- I would seek out your local bank or credit union. A lot of online lenders offer really good service as well. Anything would be better than Taylor Morrison honestly. read more

I agree with the concensus here. What was supposed to be an exciting experience turned into a nightmare. We got pre-approved, and put our heart and soul into building a new home. I verified with the mortgage broker, title company, and contract officer that we were clear to close 3 days, and also 24 hours before closing. We wired the rest of the closing amount, and 3 hours later, less than 12 business hours before closing We received a call that we will not be getting the loan. Furthermore, they made it our fault so they would not have to return our down payment. For 10 months we went through the process providing every document within hours of request and were led through their process reassured we were qualified, only to have the loan pulled the day before closing. We then each received a generic letter stating why we were refused. It said the same thing on both letters. First, we can prove it's inaccurate. Second, they had 10 months to refuse us. At least we would have time to shop for another lender. They didn't care. Likely, bc keeping our money and then selling the house for another $200K above our purchase price would be better. Our lives don't matter. The fact that we would not have a place to live in 2 weeks didn't matter. Thankfully, we were able to buy OUR home for cash, but we cannot imagine the devastation to others who cannot. We understand that mortgages can get denied, but not 12 hours before a closing putting buyers in a terrible spot. The mortgage broker, Mark G is incompetent. Kelsey M, the document collector is there 5 years and rarely understands what any of the documents are for. Sarah W, Quality Control Specialist, obviously failed miserably in quality control to send us a generic letter of false accusations. Just another paper pusher. Fancy titles on empty suits. In conclusion, Taylor Morrison homes and communities are beautiful, but DO NOT use TMHF for your mortgage. You'll be sorry. read more

Stay as far as you can from Taylor Morrison funding team. We have told them in a written for that we won't be using them as our mortgage lender and they go ahead and pull our credit without out authorization. Look elsewhere before you jump at that discount Taylor Morrison offers you at closing. A. You might find a better deal in the long run then the savings at closing B. Be prepared to provide everything twice and need to teach the processor how to read. C. Don't believe that video in the model homes that using TM Funding saves you work and is easier. It's so funny that I failed to read through all these reviews before I finalized my home purchase, and now I'm paying for it. This company is a joke, a complete freaking joke. I inquired November 11th, 2015, and barely got my keys February 19th. We went from a conventional loan and last minute they made they said pay off a $13,000 car and a ,$15k credit card. I paid off both because they told me I would qualify after, then within 24 hours they said their "system" wouldn't take the approval anymore. So one day I have a written approval, no joke 24 hours later I don't? This company is all about greed and I got emails from the VPs on the builder side and home funding side basically telling me to pound sand they can't do anything for me. The process from A to Z was garbage and I should've given it more thought. I'm a human, I give people the benefit of the doubt they are doing whatever they possibly can to provide what they are paid for. But instead, something that was free was never provided to me. I was constantly reaching out to them to find out what was going on, I pulled my phone call records it's 3 to 1, and on the icing on the cake is, since they failed to communicate with me, I had to break my lease ( which isn't a problem because if we closed on time I would do it anyways ) but since we DIDNT I had to reinstate my lease and plead with my landlord to let me go month to month. So I paid a ridiculous break fee, paid 1.5x the premium of the regular rent for two months because this jacks failed to let me know, hey we messed up on your loan, it might be a few more weeks. All I asked for from these people was communication. Keep in mind I never sugar coat anything, I provided all of my loan docs since DAY 1, since I saw a structure next door to them which gave them an easy sale. (Credit is superb), and gave them whatever they needed in 24 hours. Oh and they fail to tell you until later that half their team is in Florida so they close early and call you extremely early. Did I tell you that their idiots? Instead of making some concession to make me enjoy some what of my new home they turned their back to me. If you need to talk to a supervisor, I've done their research for you so you don't go through this. I dealt with a female by the name of Elizabeth in the Yorba Linda CA area, Palisades at Vista Del Verde. The homes were nice, priced reasonable for the area, but the customer service from Elizabeth was sad. She makes comments that are insulting and when you advise her after making insulting comments she doesn't even apologize. Not sure how the sales tactics work but Elizabeth must have pushed how the average buyer upgrades 30,000 dollars. So right from the beginning they want to up sale. I did call the corporate office and speak with Elizabeth supervisor, he apologized for her actions and that stated he was surprise to hear about the incident because her costumer service returns are high. Well, that would be true when you're only conducting surveys on new home buyers that are excited about their new house. To add insult to injury, we revisited the models this past Saturday, (03/14/2015) after filing the complaint with Elizabeth boss. As we entered the office, Elizabeth and another sales lady was present. Elizabeth never exited her office (she was alone and did make eye contact with me) and Elizabeth was never professional enough to come out to apologize for her actions. Sad, people have forgotten about customer service. Pete read more

Home buyers beware! Taylor Morrison will not be your lender, instead they will sell your loan to the highest bidder. Because of this, underwriting requirements are MUCH MORE stringent than conventional banks like Wells Fargo & Bank of America. And if you plan to take title in the name of your trust, prepare yourself for a nightmare of frustrating delays. In hindsight, I should have used a conventional bank for my loan. read more

All what is being said here is true, stay away as much as you can without blinking, don't buy any sweet filthy talk that they tell you about. The loan officer sent me a contract with clear big fat 2% origination fee and on the phone and email he says simply this won't be the case, it's gonna be only $1400, Everything that you hearing here from previous buyers is absolutely 100% true, and thank God I'm out of this deal he only knows what could have happened if I took it. In the contract also they claims that I can't sell the property unless the new buyer claims the original loan terms which is crazy. Don't proceed with them and just run away fast and don't trust anyone there. read more

Wish I'd read these reviews BEFORE starting this process. These people are horrible. Not only do they require a ridiculous amount of info (as the other reviewer noted, they do so because they sell your loan), but they will appraise your brand new home (built by Taylor Morrison) for LESS than the home price. How does THAT happen? You built it and now you say it's not worth the asking price? I'm out. Never, ever again. You've been warned. read more

Buyer beware! Do not finance your new home with Taylor Morrison! If I could put these words in red font with a skull and cross bones, I would. Everything that has been said in the previous reviews is 100% true. I have experienced it. Two weeks before closing on my new home, I was told the loan would not go through because we sold our current home and were moving out of state to live in AZ where our new Taylor Morrison home was located. This information was disclosed to our sales agent, loan consultant and client coordinator. At the last minute, after our current home was sold, (with no place to live) we were told the underwriter determined that we needed to wait a year before moving into our new home. This is the same underwriter that demanded we provide proof of a home sale that took place over 15 years ago because current title information stated the house was foreclosed on. It was, but not by us. Taylor Morrison never bothered to check to see who the defaulters were. They didn't bother to investigate, it was their mistake, but we had to do all of the research, leg work and provide the proof. It seemed as though the underwriter "changed the rules" constantly forcing us to scramble to come up with the next letter, piece of information, or the 50th copy of our bank statements. We have credit in the high 700s yet we were treated as though we were high risk, having to provide a ridiculous amount of information, more than I have ever during the home buying process even before the recession/bubble of 2008. The customer service was terrible - no communication, and always asking for more and more and more-all at the last minute. The 8k in incentives offered to us to finance through Taylor Morrison was not worth it. Do not be tempted by the cost of a countertop upgrade as in the end you will be screwed. I sincerely wish I had read these reviews before deciding on a lender. read more

Stay away from this builder. They are a gang organization, from the sales agents to customer service representatives to superintendents to customers service manager to customer service director, everyone! Those old like F sales agents at the model homes lie to their teeth and have such rude attitudes. They should retire at a nursing home and leave the job for younger people to handle. Susan is a pretty name but this lady is very rude. The customer service is a joke. Their customer service team acts like uneducated people. They will ignore your request and concerns when you call for maintenance. I don't know how Taylor Morrison become the best builder, maybe they cheated to get that title. The customer service manager Brandon Bell acts like a 3 years old kid. He lies to my face and he thought I couldn't read his expressions. This guy must have kissed so many fat asses to have the manager position. The customer director Cara Guilty, is the worst person at its finest. This person will not contact you even if you express your concerns about the service at TM. The fact is that this person is the head of the customer service. The employees, superintendents, customer service representatives said they will call/contact you back but they never did. They lie to their teeth before and after taking away your money. So, either way you will become a victim. I think they all should be fired. Save your time, just don't buy houses from Taylor Morrison. The house and service are very bad. I don't know if the CEO reads all the Yelp reviews about the company. If he/she does, he/she should feel embarrassed about him or herself. The employees at Taylor Morrison are very rude and they don't have manners. I don't know if this is the company's policies or culture but everyone seems to have the same attitudes. STAY AWAY FROM THIS BUILDER!!! RUN FOR YOUR LIFE, DO NOT WALK! I repeat, RUN!! DO NOT WALK!! And, about the Taylor Morrison Home Funding, if after reading all the Yelp reviews and you still decide to buy a house from them, then try to STAY AWAY FROM TAYLOR MORRISON HOME FUNDING service, all of the Yelp reviews about this company and their funding service are true. They charge much higher interest rates compare to big banks like Wells or BofA. They will lure you in with the big fat incentives but they will make it up by giving you much higher interest rates. It's not worth it. You should shop around, don't stick with TMHF. The people who handle the loans are not knowledgeable, although they act like they do. They will cost your money and your time when doing business with them. All of the reviews here about the company are true. I've been dealing many builders, but TM is the WORST!!!! I'm honestly and sincerely telling you that all these Yelp reviews about this company is true. Save your time and money, go elsewhere! read more

Taylor Morrison is not Veteran friendly and closing cost are absolutely outrageous and you don't know this until you are a week or so away from closing. Not only that, they MADE us pre-qualify before we could move forward, even though we were already using a GREAT VETERAN FRIENDLY company. We decided to go with Taylor Morrison (my wife convinced me) home funding and we totally regret it. We are using a VA Loan and some how, we had to bring $14k to closing. Because of this, we will never buy TM again and highly discourage any Veteran to not consider Taylor Morrison. I will be sure to share this with Veteran social media sites. Very disappointed in Taylor Morrison. After all, they explicitly stated our loan would be sold in less than three weeks. NEVER AGAIN! read more

If I could give them negative stars I would. DO NOT use TM home funding even if they entice you with paying your closing costs. I promise you it is not worth it. We went from going conventional to having to go FHA because they just couldn't "understand my employment history" even though I have been gainfully employed for 9+ years (I am a contractor). Never in my life have I been harassed so much and also my employers. I never called people names before, but I can honestly say the branch manager is a shady scum bag. He lied and cheated in order to get us to use them as our lender, and then took away the incentives he gave us and made us pay additional fees that he told us we didn't have to pay before. This all happened at the last minute right before closing. He didn't show us the additional fee until the day we signed the loan documents. Complaining to his superior was no use. His boss didn't bother to reach out to us and hear our story - a complete lack of customer service. It was like they held a gun to our heads and told us we could either lose our $12K deposit, pay $1000/day in closing delay, or pay up the additional $500 fee. This is a very deceitful and unethical practice. Their attitude throughout the loan process was rude and insincere. They forget that homebuyers like us are the ones who are keeping them employed. As a service provider, they need to show their customers respect and honesty. Taylor Morrison should be ashamed of their lending arm. The TMHF group is what gives the lending business the bad reputation. Run. Run FAST. Run FAR. If you think a big, corporate lender like Wells Fargo is bad, Taylor Morrison Home Funding makes Wells Fargo feel like your best friend. Taylor Morrison lures you in with great incentives but makes it impossible to complete the loan application process in a timely fashion. Don't bother to schedule a close date, you won't make it. TMHF will come back to you again and again just weeks before you hope to close on your new home, nitpicking every financial transaction you've made in the last 9 months. Think you've got great credit, no financial miss-steps and a solid employment history and income? DOESN'T MATTER. Did your parents give you money for Christmas? Better be able to provide it. Don't accept a monetary gift from your parents as a down payment. TMHF will want your parent's detailed bank statements. Every time you provide an earning statement, bank statement, retirement account or other financial documentation, but prepared to provide 9 months worth of that data. Just when you think you've provided every piece of financial info you have, TMHF will come back to you the week, day, hour before you hope to close to ask for MORE, MORE, MORE. You are at their mercy and they will make you cry, swear and generally make you wish you hadn't bothered to build a new house, at least with them. TMHF has robbed me of the joy of home ownership.
