Zach should get a special shout-out for his work. I had a loaner from my car dealership after my car broke down over the weekend. I wrote Heath Properties about the situation (of having a temporary loaner car in the apt parking lot, but not my regular Heath pass while my car is in the shop) and he responded immediately, including calling the towing company to make sure that my car would be safe from towing for the rest of the week. For a management company, they also: 1) weekly vacuuming and cleaning of the common areas of my apartment (I've bumped into these cleaners and see vacuuming marks on the carpet), 2) someone magically moves all the recycling containers to the street before pick up and then magically moves them back to the back of the building next day. 3) the snow of the parking lot is always plowed when needed, usually in the early morning, or at minimum, same day. Working with them on other things, including rent negotiation, has gone well. If there's anything I would suggest, it would be to improve their tenant referral process. I've tried to refer many people for "fee"-free renting, and the office doesn't get back to them. I'm not sure if there's a preference for realtors, but it does seem that way? If you're very interested, I would just recommend showing up to their office in person!

Everything went smoothly and Jim was able to negotiate a little later move-in date for us. Unfortunately, a few days after we signed the lease, we had an incident in the neighborhood and decided that we did not want to remain in that town. Jim Marr informed me that the landlord would not return my last month's rent and began insisting that I had given them the first month's rent, which was not true. Now I am embroiled in a complicated and expensive legal process to attempt to retrieve at least part of the money I left with them. Overall, I found the experience to be completely disheartening. We're not talking about telling the landlord a day or two before moving in and then backing out - it was 11 days before we were scheduled to move and he's made no reasonable effort to re-rent the apartment. Do yourselves a favor and stay away! If you have ANY kind of issue where you can't take an apartment from them, they'll make sure you don't get your money back!

The confusing part is that they post a lot on craigslist so if you respond to one of them they get the info they need from you and set up a ton of viewings. When I moved to the Throp I had no idea how to even look, the owner (i think) was great. He will bring you around in the Rent Connection vehicle to as many apartments he lists within your budget. I saw about 10 of them in one day and by the end, i took out my checkbook, paid th fee (half months rent) and the first and last months rent. They also do all lease things, so you sign the lease etc and may never meet the landlord unless you want to. On the other side of things, I was looking for a tenant and they found me a suitable one fairly quickly for the amount of rent we were seeking. Again, they arrange the lease and move in and all costs + first and last months etc. As a landlord you would still pay I think half months rent.

When we first contacted them we were told the original apartment was no longer available (typical bait and switch scheme as outlined by multiple other people on this page) and were then sent other listings that in hindsight seemed too good to be true. After doing more research on the company and finding out that across Reddit, BBB, yelp, and Google reviews people have been scammed we decided to end communications and not see the apartment. I advise all others to do their own research into the business before using them!
