I've been a tenant with Heath Properties since 2012. Their maintenance crew (via email, phone is less reliable) is excellent and always respond within 1-2 business days for routine stuff, and same day for urgent items (e.g. water leak around the toilet). Zach should get a special shout-out for his work. I had a loaner from my car dealership after my car broke down over the weekend. I wrote Heath Properties about the situation (of having a temporary loaner car in the apt parking lot, but not my regular Heath pass while my car is in the shop) and he responded immediately, including calling the towing company to make sure that my car would be safe from towing for the rest of the week. For a management company, they also: 1) weekly vacuuming and cleaning of the common areas of my apartment (I've bumped into these cleaners and see vacuuming marks on the carpet), 2) someone magically moves all the recycling containers to the street before pick up and then magically moves them back to the back of the building next day. 3) the snow of the parking lot is always plowed when needed, usually in the early morning, or at minimum, same day. Working with them on other things, including rent negotiation, has gone well. If there's anything I would suggest, it would be to improve their tenant referral process. I've tried to refer many people for "fee"-free renting, and the office doesn't get back to them. I'm not sure if there's a preference for realtors, but it does seem that way? If you're very interested, I would just recommend showing up to their office in person! read more

The only reason I am not giving Heath one star is because of the huge help I had in Jan Merchant. She was my rental agent who helped me get my apartment with Heath and helped me navigate nearly all the problems I had with them. Jan deserves 5 stars, and she's mainly why I am writing this review. I had a largely negative experience with Heath Properties themselves. There was a severe lack of communication from the management to the tenants. This is not to mention the apartment itself, which was small and not cleaned when I first moved in (even though it was in the lease that the previous tenant should have paid for a carpet cleaning). I had several safety issues with the apartment, and many things broke on me, including the heating unit in the middle of winter. This resulted in the maintenance man who lived 2 hours (!!) away coming to tear out a huge hole in my ceiling and getting drywall and dust everywhere. Additionally, the "emergency" line is a joke. I could go on, but I won't. I don't recommend Heath, but I DO recommend Jan. read more

"Not Good" is an understatement. Please don't put yourself through this. Especially avoid all and any contact with the woman "Kelsey." She especially is of NO HELP, but neither is anyone else in their offices. My room located at their 50 Evergreen Street location in Jamaica Plain was flooded for a month and was basically a swamp, and she did nothing at all to help me or to compensate for the damages. They WILL charge up hidden fees and will scam you in every way they possibly can. College students beware. I'm just glad I had the pleasure of running into Kelsey at work one fateful day, and was able to deny her of access to a specific area of my work location--it gave me great, indescribable pleasure. I would just like to warn people that the process of moving into/out of Heath's apartments is the worst I have ever experienced as a renter. On the first day of your lease, you're not allowed to get your keys from their office until 2pm. Why 2pm? Who knows. You have to wait in a line of hundreds of other people picking up their keys for other buildings managed by Heath, which can take up to an hour (if you're lucky). The line wraps around the building, and everyone is stressed out and annoyed. Have fun organizing your move around that unpredictable mess. A full month prior to your move-out date, you start getting "reminder emails" that you're required to hire a professional cleaner and carpet cleaner before you move out. Turns out, this is actually illegal in MA. Hilariously, the email I received stated this... "All fingerprints and smudges must be removed from the walls, doors and windows. If you are repainting WHITE walls you must use: Benjamin Moore Super Hide White - Flat Finish. If you are repainting GRAY walls you must use: Benjamin Moore Regal Select - Revere Pewter - Eggshell Finish. All painting must be completed in a professional manner." ...Leading me to believe that these people are out of their minds. You want me to BUY a specific brand of expensive paint and re-paint my walls "professionally" because there might be fingerprints on them? IN ADDITION to the two cleaners you want me to hire? Sincerely, I have no words. Property management is your job, not mine, and you should really brush up on MA tenant laws if you think any of these demands are acceptable. Oh, I almost forgot! They end your lease before the month is over, but still require you to pay for a full month - AND they tell you that you have to be out by 5pm on the day your lease ends or else they'll fine you and throw out all your stuff (and fine you for that, too). This has to be the worst management company in the city of Boston. My son lived there for three years with his two roommates. Unfortunately we paid rent for 3 months before they could move in due to COVID. When he moved in the place was not clean! I spent hours cleaning the apartment that had gross carpeting, broken blinds, a rotted deck that you could not step onto and duck tape on the refrigerator crisper drawer; most the windows didn't open. During the three years of his occupancy it took them 2 years to actually fix the deck. The washing machines didn't work, the oven door fell off and it took weeks to repair When it came time to move out, Heath Properties sent move out instructions and that included professional cleaning with a receipt to receive your security deposit back. So after I spent 640.00 to have a tiny 3 bedroom apartment cleaned plus rug clean we received 640.00 back out of a 3,000.00 security deposit. They deducted items and stated that they cleaned the rugs, although we paid to clean the rugs! The apartment looked better when we moved out then it did when we moved in! They scam you to get more money out of you! It cost me more to move my son out then I got back! If you move out to a Heath property I suggest leaving it as the shit hole that it is because you won't get your deposit back anyway. I wish someone gave me that advice! As with many Boston slumlords, Heath Properties will rip you off and scam you out of your money for sub par apartments. Please, please, please read every single line of their litigious leases (and never sign one with them). They force you to move out two days before the month is over without prorating the rent and leaving many people up a creek since most leases start on the first of the few month. They force you to hire a cleaning service and provide receipt of general cleaning and carpet cleaning before you move out and then STILL deduct cleaning fees and carpet cleaning fees (for apartments that have walls and carpets that haven't been painted or replaced in 10+ years). I literally used the cleaning company THEY RECOMMENDED and still lost a significant amount of money from my security deposit (hello kick backs). They will charge you for burnt out lightbulbs (even though they don't provide light bulbs while you are living there). There was black mold above my shower and I spent time and my own money on mold killer and mold killing paint. I also re-painted my bedroom when I moved in because there were water stains on the ceiling and walls. None of this mattered when moving out, they still charged me thousands of dollars for old carpet and poorly painted walls that existed before I moved in. The list of transgressions goes on. Shame on me for not negotiating better lease terms but with these people there are no negotiations. Also one of the employees I dealt with, Kelsey, is rude and evasive. The maintenance team was decent. Since moving out and dealing with a landlord who is reasonable, I have told every single person I know who rents to NEVER do business with these people. And I will continue to do that for as long as I live in Boston. Good riddance. read more

From my experience, Heath Properties is completely unorganized and unprofessional. They tried to charge me for another months rent when I had already paid and when I called to figure it out they were rude and I had to keep calling them every day to get updates. They also were going to mail my security deposit to the address I had just moved out of because they claimed I never sent them a forwarding address, which I had done twice. Lastly they ended up charging me $100 because they claimed the apartment was dirty, which doesn't make sense because they forced me to get it professionally cleaned (over $100) and it was spotless. The one star I gave is for the maintenance crew because they are very nice and they will respond to requests within a couple days (unless it is a mouse problem, you just have to live with that). By far the most criminal properties company I've worked with. we are two young professionals/just graduated students and have little funds to spare. after seeing ABSURD electric bills each month, Kelsey and the team have done absolutely nothing but be rude. This is the only place I have lived in where I literally cried because I was so miserable. There was the mice, the sewage, the pounding furnace, and the "free" heat that was broken for weeks in the dead of Boston's winter. But when they took half my cleaning deposit after I had spent so much time and money to clean, paint and fix to make the place better than when I found it, I realized Heath wasn't just a careless landlord agency, but it was probably a scam. The sad thing is that it preys on people who are probably not going to fight back. In my experience, their sweet spot is low income students who may be leaving after term time. And the amount they took from my deposit was enough to make it really hurt me at a time when I had little money, but also not enough to really make it worth it to mount a legal battle to recoup a couple of hundred dollars. I lived there about 10 years ago, but pass by my old apartment often. Usually memories of a place I've lived are filled with nostalgia. But that place (on S Huntington Ave) is always a reminder that tenants are being taken advantage of by management companies that can get away with it. read more

The stinking trash heaps behind their buildings reflect the level of integrity of their owner and employees. They don't fix their properties and charge for problems you tried to get them to fix when you moved in, including but not limited to broken bathroom tiles, sink issues, carpet damage, and pests. They will try to screw you out of most of your security deposit, had to refute most claims because they'll charge you for things already damaged in the apartment so make sure you take pictures and write down everything that's damaged on your property. They will respond inconsistently so if you have anything that needs maintenance just do it yourselves. They will delay the return of your security deposit by a month. I wish I looked at yelp before signing a lease with this thing (can't even acknowledge them as a business). Please read over your lease down to the T if you don't want to be taken advantage of. They address issues within the unit weeks or mons after you've complained but yet expect their rent on time. Kelsey..Kensley or whatever her name is, is horrible. I just hope this still isn't the case. I would recommend you read what actual people have to say about their real experiences with this company. It's very enlightening. I'm just going to give advice to the people who are actually planning to rent from them (which are most likely all easy-to-take-advantage of college students). Hopefully someone can learn from my experiences with them: 1. Take pictures before you move in and after you move out. This will be useful if they try to tell you that you didn't clean something adequately enough. Even though I had my own professional cleaners come, Heath still claimed that there were stains and dust and that the kitchen and bathroom was not cleaned. Don't take their word for it that you actually did damage, because when I questioned them on it I was able to receive my money back. Again, the pictures will become your best friends :) 2. Have all of your communication in writing. 3. Heath's "inspecting/cleaning" services splattered paint on some of my room furniture when I first moved in. Make sure you know when they are coming, they didn't tell me. 4. Massachusetts department of housing and health can help you with any questions you have. If you don't have heat or you have rodent problems, Massachusetts will most likely be more of a friend to you. Remember tenants, you have TONS of rights. If you think something is unfair or fishy, look it up. There is a plethora of information. I recently finished leasing from Heath Properties for two years in the same apartment. I highly caution anyone against renting from them, unless you want to deal with a great many headaches and a lot of stress. I have had many of the problems already mentioned by other reviewers, but it basically boils down to this: on the surface, the people at Heath seem helpful, caring, and professional. However, as soon as you have to work with them on all the types of issues that come with homes and apartments, they become unresponsive, accusatory, and cold. It seems that the only thing they truly care about is money, and they will do whatever it takes to keep money, even if it means neglect of properties. Example #1 of neglect: Our building in Allston had a major rodent problem. We had mice crawling out of our stove burners and leaving their droppings everywhere, including my bed. Getting Heath properties to take real action was like pulling teeth. We had to get a city health inspector to look at the apartment and contact Heath for them to take real action. At that point, one person there understood the seriousness of the issue and scheduled exterminators to come every week. Then, one of her coworkers in the office gave her a hard time about it because it wasn't standard to have exterminators return that frequently. The problem still wasn't fixed when we moved out. Example #2 of neglect: One week in December, our heat stopped working. Heath was slow and unresponsive in coming to fix it--we could not stay in our own apartment for 5 days. 5 days is a long time to not have heat in Boston in December. When we tried to pro-rate the rent for those days, we met a great deal of resistance and rudeness. Other little things happened that were less than impressive, including childish emails from one of the workers at Heath, and a lack of communication that resulted in money being taken out of our security deposit for a problem we could have easily fixed had we known more than 4 days before moving out. But even with all this, one of the things that sticks in my mind the most is the day we went in to the office to talk to our landlord and he walked in without a hello, handshake, or smile. The positive reviews on here all reflect the point of view that I held at one time. However, as I said before, once you have to deal with this company over more serious issues, I think you will find that they lack the responsiveness and respect for their lessees that they originally seemed to have. read more

This company is the biggest group of scum bags i have ever seen in my life. not only did they do everything they could to take advantage of students, Keith, one of their employees extorted us by threatening to get us kicked out of college if we did not do as he said, costing us over 7,000 dollars. they break Boston tenant laws and i highly recommend you do not rent any properties from this company. EDIT: Haven't looked at this in years. Didn't notice I got a comment. It's funny they say they didn't hear any complaints, we complained almost non-stop. We especially complained when they took our whole security deposit. One of the great line items was the old wall to wall carpet that was there for years looked "walked on". We attempted to get our money back but they eventually stopped responding and we were all too busy with school and looking for jobs to start any legal recourse. Reading the below comments i see they are still doing the same thing. Funny thing is, we met the people who moved in the next year, and all the stuff they said we broke and that we had to pay to fix was exactly as it was when we moved out. This company prey's on students, knowing you have little money, little rights, and always look to be in the wrong in any situation. My favorite was when Kieth told us that if we went to our parents or got a lawyer, he would get us all kicked out of college. I sued Heath properties and won after they tried to take my entire security deposit on falsified reasons. They treated me like a child until they realized I actually had a really good real estate lawyer helping me screw them for being slumlords. Their Allston/Brighton apartments are not maintained, full of mice and silverfish, and are never helpful. I had one of my drunk idiot neighbors shoot a firework into my building and break my window and when i asked them to evict the neighbors they just said they didn't want to have a vacant unit and wouldn't do anything. They only care about money, they don't care about the quality of human life. They will try to take your security check for any reason possible. They tried to charge me 400 dollars for scratches on the hardwood that were there when i moved in (which i was smart enough to take dated photos of) and also tried to charge me 10 bucks for a lightbulb being out after I moved! Avoid them at all costs, and again, listen to how the positive reviews written about heath on here all sound like they're by the same person...who probably works for heath. I just hate to see young people who don't have a lot of money get taken advantage of by a scumbag landlord, there are a lot of them in this city. This review is specifically about Paul Roiff's 17 Bow Street, Somerville (who also owns Heath Properties & Mistral the Restaurant along with *numerous* other properties). Since Paul Roiff bought 17 Bow Street in 2012, the exterior landscape/outside of the property of the property has gone from incredibly beautiful historic old church/apt bldg/property to borderline crack house. Examples you ask? Nobody has cut the grass (you need a hay baler to get the grass around this place now) around the property since he's owned it n 2012 - there is garbage and broken glass, dirty old bras/underwear/socks & general trash all around the exterior of the property. They *never* *ever* shovel their walks in the winter- so it is like sliding around a luge around the property in the wintertime. So, it's both a mess and dangerous with all the glass and ice all around this property in the winter. Perhaps someone will have to slip/fall on the ice and cut themselves on the glass in order for them to clean up their act? It's a sad day when Somerville repeatedly fines Paul Roiff yet he continues to choose to not keep up the exterior of the property. It's cheaper to pay the fine than to clean up the mess, apparently. IF I COULD GIVE THEM ZERO STARS I WOULD. DO NOT DO NOT DO NOT DO NOT WORK WITH THEM. I CANNOT EMPHASIZE THIS ENOUGH. Attempted to coerce me into fraudulently signing a document that essentially gives them 200$ to do nothing!!! The document (part of the lease) stated that I had seen the apartment and affirmed that it was in habitable condition- and the document could be returned within 15 days of moving in which they refused to let me do even though it was within the document. This was a month before the previous tenant had even moved out making it IMPOSSIBLE to have seen the apartment in living condition (esp considering the last tenant was a mess!). They also charge you 200$ to get it cleaned, but apparently want you to sign a form saying it's clean BEFORE they actually clean it. They refused to lease unless I signed saying "yes this apartment is in habitable condition-" which would have been fraud to sign since no I had not seen, nor was the apt. in habitable condition (as the previous client STILL LIVED THERE. Keith beardsley is the man I talked to whom, even when I said "you understand this is fraud," said "yes I understand but you must sign anyway." I'm not exaggerating, this is practically word for word the exchange we had. do not work with them and report them if you can. They use coercion to force people to fraudulently sign forms which will basically legally sign over 200$ of unearned money to them ($200 for cleaning which they force you to agree has been done BEFORE it has been done). DO NOT WORK WITH THEM. They have been formally reported and I highly encourage anyone else whom encounters this issue to formally report them and Keith Beardsley!!!!!!!! read more

Worst company ever. They tried to blame me and my roommates for throwing a party that never happened. I am a working professional and my two roommates were full-time students with part time jobs and they treated us like we were lying teenagers. I was beyond insulted. The owner literally said to me, "I wasn't born yesterday, I know no one is of age and the police said there was underage drinking." A) We all were of age so we had the right to have alcohol if we wanted and B) None of us were even home on the date of the alleged party! We got called in to a meeting where we were berated and insulted. I wanted to smack the guy so hard. When moving out, we scrubbed the apartment to its core and repainted and still didn't get any of our security deposit back and they blamed us for damage that was there when we moved in. Really kicking myself for not keeping the damage list the health inspector made when she visited in the beginning of the year. My only good experience was working with maintenance. I don't remember his name but he was always cool-headed, reasonable, and willing to help. If you're renting from these assholes, make sure to take photos before and after you move in. read more

I have been living in apartments leased by Heath Properties for 2 years now. I moved into a one bedroom apartment recently that was inhabited by a renter that babysat dogs... it was a carpeted apartment and the WHOLE apartment smelled like dog. I forwarded my complaints to Heath Properties and they had the carpets professionally cleaned 4 times, but to no avail. Although it took a month and 4 carpet cleanings, they agreed to have the whole apartment re-carpeted. And I'm super grateful! From my experience with Heath Properties, they've always been pretty good about maintenance and having their maintenance crew fix or check out whatever household problems I've come across. And although it took a month for them to finally change my carpets, they at least tried professionally cleaning it a few times before it boiled down to that last resort. From talking with my friends who rent apartments from other landlords, they sound pretty terrible in comparison with Heath Properties. I don't know what these other reviewers had to deal with, but pretty much every maintenance or problem I've had with my apartment has been dealt with in a timely manner with excellent results read more

Oh if only Yelp allowed 0 stars. This is hands-down the worst management company I have ever dealt with. This is just a teeny tiny snippet of what I encountered with Heath. I could write for hours. Make sure you read the "unrecommended reviews" because they are spot-on. Josh and Elijah especially, are incompetent, rude, and also extremely sexist. Elijah once yelled (truly, yelled) at me, in their office, calling me "nagging," and "snippy-snappy," for asking if they could please send a memo asking tenants to not smoke in the building. I am allergic to something in cigarette smoke and the building is supposed to be a smoke-free building. After asking 3 times, they finally sent a memo in the building. Was that so much of a tenant (paying $1200/month) to ask? I was wheezing and coughing each day... but so sorry to "nag" you. He actually ended this conversation by yelling "MOVE OUT!" to me in front of everyone in the office. No one even looked up from their computers. I was stunned and dumbfounded. Angry little man (Napoleon syndrome, perhaps). Josh's average reply time for emails? 2-3 weeks. To which he says, "I receive at least 50 emails a day!"... Side note: I work in customer service and receive up to 200 emails per day. Never once would I think to tell a client "I can't handle my job!" OH, but he manages to spam your inbox with asking for donations as he runs the Boston Marathon. Sigh. I highly recommend using any other management company for your apartment. They WILL screw you over, many, many times before you move out. They should guarantee it! read more

The employees at Heath Properties are totally incompetent, will lie to your face, and just don't care. They're converting the property at 113 Beacon St. into apartments. When I first saw my apartment, it looked great, but I was cautious. I showed up to my meeting with Kelsey and Josh with 2 pages of questions. We went through line by line of the lease until I felt comfortable. From then on, every single thing they promised did not happen and they were rude and completely impossible to deal with. Here's the list 1) When I showed up with my movers we couldn't get in because we didn't have the correct key code to the door 2) there was furniture left over that was supposed to be removed including a bed. My movers and I had to wait on my dime for their people to come and remove everything 3) nothing had been repaired- there were holes, nails, and screws in the walls and it hadn't been cleaned. My movers and I again had to wait for their people to come fix things 4) I had to wait an entire week to move in that I paid for because all of this was supposed to be done 5) cockroaches everywhere 6) 2 illegal Airbnb's upstairs - a party every night with pot and smoke and loud music filling my apartment in a no smoking/no party building. 7) when they had to ask one of the Airbnb guests to leave, a fight broke out and we call the police. This all happened in SIX days. They were not going to break my lease of course, until I went through and documented about 10 safety, health, and city violations, including blocked fire sprinklers, a 100 year old elevator that had missed 3 years of inspections, an unsecured back door allowing access to electric boxes, couch cushions pressed against water heater, etc. Faced with this evidence, they reluctantly refunded almost of my money. EDIT: From reading a lot of these reviews, I am guessing that Heath discriminates against students, regardless of the level of schooling - graduate level or undergraduate level. If I could give this company 0 stars....I would. Short story: Utterly disgusted. Long story: I moved to Boston on September 1, 2014 to begin law school. We had a real estate agent so all the initial interactions were through a middle man. From the day we moved in however, it was hell. First of all, we were told that we could not move in until 1pm on September 1st which put a major time restrain on us as it was, however my biggest issue was the fact that Heath had sent painters to paint the apartment the SAME day at the SAME time we were moving. My room was being painted as my movers were bringing my belongings into the apartment. Since the paint was still wet and they were rushing, the carpet had paint, and some of my wooden furniture had paint on it as well. Heath Maintenance is terrible. The workers themselves were very pleasant, but the person in charge of maintenance there is very unprofessional and hardly answers to any e-mails or phone calls. NONE of them in the office do. They're supposed to be open from 10-4 or something, but for some reason they're almost always away from the desk. We had mold growing in our bathroom (though the director told me it's only mildew but it was treated as if it were mold anyway.) ALSO this past winter (2014-2015) was very bad for all those who lived in Massachusetts. As a result, roofs were collapsing and flooding because of all the snow accumulation. The three-decker I lived in was flooding and soaked the entire hallway carpet - as in you couldn't step on it with socks or they would be soaked - and the walls were leaking. I am almost certain that mold was growing. Luckily, we were on the second floor so we did not experience any leaking in our apartment, however our neighbors upstairs had significant leaking coming into their bedrooms and nothing was done about it for MONTHS. I would like to add that tenants from each floor contacted maintenance, and it took A VERY LONG TIME to get someone out to apartment to shovel the snow off of the roof. The staff at Heath are very rude, from the head honcho, to the secretary who could care less about who is there and for what. It is a very unprofessional office and I would tell anyone who has to deal with a management company instead of directly with the owner/landlord to run far away from this company. read more

Upon moving in the apartment wasn't in great condition. We wrote down everything and sent them a copy of the letter with all the problems. Upon moving out we were charged for everything and more. They took basically our entire security deposit and charged us because they replaced the carpeting. However after we moved out we went back to our old apartment and realized that the rugs were the same ones and they never replaced them. They are horrible businessmen and take advantage of people. Thinking about renting your apartment from Heath Properties?? Think again... If you would like the hefty sum of a FULL month's rent back, you may want to reconsider. I honestly believe they charge their tenants over and over again for the same repairs... without actually fixing anything! Before we moved in, we had to beg them to change the carpets (which were filthy!). There were some other problems (ie. missing window screen, nails in the walls, flaking paint, etc.) when we moved in, nothing to cry about, but it was duly noted. Now its time to move out, the inspector stops by for a pre-inspection and literally goes over the whole apartment with a magnifying glass! Saying we'd fail for the smallest things like the lead paint chips that kept flaking off the radiator! The holes in the wall from the nails that were there before we moved in were also pointed out. Now, not wanting them to have ANY reason to keep our security deposit, $150 was spent fixing all the holes in the wall. That apartment was spotless. When I called to check to make sure everything was ok, they refused to tell me anything. All I kept hearing was, "You'll receive a check either the last week in September or the first week in October." Its the first week in October, and they've kept $810 out of $1600 for things that were either that way when we moved in, for things that were broken while I lived there that their maintenance man said was fine, OR, and this is the funny part, for removing furniture from the side of the road that was left behind by God knows who. They list it-- 5 pieces. There's a total of 5 apartments in our building and I'm guessing they charged us all the same $150. That's $750 for removing a mattress, a bookshelf, a bed frame, a microwave, and a desk that I saw these 2 contractor men working on the road in front of our building load into the back of their truck. Hmmm.... illegal? There's no doubt in my mind... but what can you do? So, if you'd like to keep your hard earned money, I suggest you find a different management company. WORST. COMPANY. EVER. Heath Properties is terrible to rent from. We rented from them for just one year and, as other people have mentioned they are unresponsive and very hard to get on the phone to take care of issues. We had flooding in one of the bedrooms during some of the big rainstorms this past Spring and Heath Properties refused to take care of it - they kept claiming someone was coming in to clean/replace the carpet but all that ever happened was someone came in and set up a big fan. When we moved out last week there was a ton of mold growing under the furniture as a result of them not adequately dealing with the issue. In addition, now that we've moved out (although our lease goes to the end of the month) they have changed the locks on us and failed to inform us or give us any notice that they were doing so. They are seriously terrible to work with and I'm sorry if you are currently heading into a lease with them. Good luck. read more

Very bad customer service. Useless if you find yourself in a situation where you need management to step in, such as I did when I sublet a room from them and one of the other roommates was causing a lot of problems - Heath did nothing to help us even though he was breaking a lot of the rules on the lease agreement. I wish I had read through the Yelp reviews sooner, and I would have thought twice before getting into a sublet with them. read more

DO NOT RENT FROM THEM! Not only are they incredibly rude, if you're under 40 they refuse to treat you like an adult, and they take no responsibility for any damages done to your new place before you move in OR while you're living there (including floodings & smoke damage from neighboring rooms). And good luck getting your security deposit back (security deposit is a month's rent); even if you leave the apartment SPOTLESS, they'll still charge you hundreds of dollars for mystery repairs. read more

I am writing this as a warning to any future tenants of Heath Properties (I do not write reviews, ever, but feel that I have to share my experience). I advise you to look at all the unfiltered comments for this company. How this corrupt management company sleeps at night (or all day at their desks) I do not know. Any questions/concerns I have had were bounced around to several different employees of Heath, before ultimately not really being answered or addressed. I moved in with the understanding that I would have the option to renew my lease come September (and the renewal lease was sent to me), but suddenly one day I no longer had the option to renew, without reason. Side note: we have always paid rent on time and have not had a single noise complaint. Taking advantage of tenants is what Heath Properties does best. Elijah and Keith, in particular, are the worst of the bunch. Elijah will speak to you with his hands inches away from your face as a scare tactic, and is a misogynistic, angry little man. Cannot express in words how insulting and abrasive he is. Speaking with Keith can be compared to that of texting a 14 year old girl. Josh will never answer your emails so don't even bother. They will be passed on to Thing 1 and Thing 2 (Elijah and Keith). Maintenance does not answer nor address anything in a timely manner. For example, my building's ONE washing machine has been broken for 6 days. Did I mention there are a total of 40 people that live in my building, all sharing one washing machine? My advice to anyone looking at a Heath managed property--- don't. They are a corrupt and greedy bunch, who will ultimately screw you over in the end. I wish I had listened to a friend who had an eerily similar situation with Elijah and other men in the company. read more

Were to I begin. I lived at one of Heath Properties' units and I have no complaints. Long story short, it was such a relief to deal with professional management, and not just some amateur landlords. We lived in an older building, so the hot water heater that was due to be replaced started to leak. As soon as we called Heath, 2 men from the office and a plumber showed up right away and ensured that the HW heater was replaced first thing the next day. The replaced the carpeting in that area and everything. Additionally, they replaced an dishwasher that was making noise literally less than 24 hours after I called in the complaint. (I hope the maintenance guy was shown the thank you card I sent for that one). I was shocked to have a brand new dishwasher so quickly. They give plenty of notice when they'll be visiting. They gave us a checklist when we were moving out so we knew what exactly to fix/clean. To be honest, I was skeptical that we were going to receive our whole security deposit back, but we did. Bonus, I wasn't expecting to get the key deposit back either but we did. I've read some of the negative reviews on yelp and I truly don't get it. Josh was helpful and responsive to all of our inquiries and more. There were others that were helpful as wlel that we've met but Josh was our main contact. The only reason that I'm not giving 5 stars is because rent did increase after our first year. But hey, we lived in a very nice apartment in a very nice area, and it was still inexpensive for what it was. read more

I never give anything over 4 unless it was completely perfect. To be honest, my interaction with Heath Properties was really close! The interactions were smooth and when we needed something fixed in the apartment, they came as soon as they could. Any issue gets dealt with as long as you let them know about it and are basically kind. If another apartment with this management company worked out, I would absolutely work with them again. read more
