Heath Properties took ownership of my complex last year, I have lived there for almost 10 years and this past year has been the best! Reading some of the negative reviews come shocking to me because they took over 20+ units that have been essentially neglected for decades and have been addressing everyone's needs. I've had two separate heating issues this winter, they were both addressed immediately. I had no heat at all and they had the HVAC Company there in less than an hour from the call. I've had small issues as well (that existed before they took over) and they were handled as efficiently as the heating situation. My carpet had a tear in it so instead of just patching the 40 year old rug they put in all new wall to wall! Every one of their staff members that I have spoken to is friendly and professional. I highly, highly recommend them to everyone looking for a place to live. I don't usually yelp people, only if it's really bad or really good and these five stars are well deserved! read more

Not only is this company completely unprofessional they do absolutely nothing to help their paying customers (renters). They lost paperwork regarding my lease and did not even bother to talk amongst one another to correlate their information to try to find out what happened. I frequently had problems with mice, and no hot water or heat throughout the winter. Obviously all three of these items are reoccurring problems for Heath Property, which they clearly do absolutely nothing about. They are slow to respond to complaints, will not go out of their way to rectify any problem, have really awful business hours, and will not return your phone calls. FUNNY HOW MY NEGATIVE REVIEW GOT FILTERED, BET IF IT WOULD HAVE BEEN A 4 OR 5 STAR RATING IT WOULDNT HAVE. I really wish I would have researched more about Heath Properties before moving in with them. They are truly slumlords and will try to get money out of you any possible way they can. Ive had the unfortunate experience of having leased with them for two years and will never again. Here are a few examples of what they have done: 1) The apartment I recently moved into was a complete wreck upon moving in, the paint job was awful, the floor was scratched up and the shower looked awful, and there was RAT POISON POURED OUT ALL OVER THE CABINETS IN THE KITCHEN!! I contacted them about it and told them that they will NOT be charging me for this when move out time comes, we have yet to see what will happen. 2) Calling them to get help with anything is nearly impossible. I had mice in the apartment and called many times to get help and was never helped, used some methods of my own to rid them. Same with the situation with the heat, I lost heat several times (not including the blizzard because I would have understood that they were extremely busy/unsafe conditions to be out) and was never helped at all and ended up investing in a lot of blankets. 3) I was late ONCE on my rent and it was because THEY had the wrong numbers for my bank account and they tried to force me to pay a late fee, I fought it and won but was treated rudely and like I was some kind of criminal. If it would have been because of insufficient funds I would have understood (you have to make sure you can pay rent, y'know?) but when its a mistake on THEIR end why should I have to pay? 4) Their "inspection" process is a JOKE, this is what they do. They charge you for all the small things, and then NEVER fix them, then charge the next tenant, and the next tenant and so on and so forth, so they are continuously scamming people out of large and sometimes even ALL of their security deposits and NOT using that money towards said 'damages'. Oh and the people who 'inspect' the apartments are not licensed in any way to do so, they probably hire a few people for a couple bucks and tell him to mark as much as possible as not within standard. **4) First inspection with them they marked EVERYTHING as failing, INCLUDING THE DOOR KNOBS AND CEILINGS, c'mon, how on earth can you mess up a doorknob??? They were all still the original and not hanging lose or anything, and the ceilings were FINE, everyone in the apartment were non smokers, we did not light candles or incense, nothing. We even had out carpets professionally cleaned before hand and STILL were told they were failing. We lost alot of our security deposit. 5) They lose paper work, all the time, throughout the leasing process which is extremely unprofessional and a pain when youre a working person and a student and simply dont always have time to get things re-notarized and sent in 6) About the filtered reviews, one of the reviews that got eliminated (thankfully) for violating terms of service was a fake review written by ONE OF THE EMPLOYEES! Any legitimate business does not need its employees to write fake reviews, theyll have enough satisfied and happy tenants/customers to write positive ones for them. Unfortunately Yelp will not allow me to provide a 0 star review for these dishonest slumlords. If you are a college student especially, DO NOT rent from this company as they will treat you like a second class citizen and take advantage of you. At first, they come off as charming in their fancy office on Clarendon Street and will say anything to get you to sign the lease. Once you move in however, it is an utter nightmare living in one of their properties. The building we lived in was infested with vermin for the majority of the fall/winter season. Although they claimed to "exterminate" the premises, we would still wake up to mouse droppings on our counters every morning and see the occasional rodent run past us. Additionally, when we moved in, the apartment was NOT in mint condition (ie: several holes in walls, not painted, stains on counters, broken window, etc). We were two girls living in the apartment who were literally only there to sleep at night and thus contributed to ZERO wear and tear in the apartment or any other damage. Heath properties had the audacity to keep more than half of our security deposit claiming that the apartment needed to be painted, cleaned, have holes patched, light bulbs replaced, and a door knob fixed which is complete bullshit. First of all it is ILLEGAL to use a tenants security deposit money to paint an apartment for normal wear and tear/maintenance purposes in the state of Massachusetts. They are well aware of this law but think their tenants are too stupid to do a simple google search. Additionally, we left the apartment in better condition than in was when we moved in. These slumlords also include in the lease that you must hire a professional cleaning service prior to your move out and they will still steal more money from you claiming that the apartment wasn't clean enough. They are liars, thieves, and dishonest people. Do not waste your hard earned money and time and stay away from this company and their concentration camps. read more

These guys are swindling slumlords. They are rude and they cross the line between property management and Resident Advisor in a dorm. They were extremely rude throughout most of our correspondence, specifically Josh. After a dispute resulting from a party (which I personally had nothing to do with), their "boss" tried to offer me bogus legal advice, which he clearly was not educated/qualified to give. If you want to be mocked and judged by Josh and his colleagues, I suggest you put pen to paper and lease out one of their EXTREMELY over priced and low quality properties. I waited until now to post my review so that they couldn't penalize us via our security deposits. BY THE WAY...the people inspecting our apartments were drinking beers, which they left in our apartment AND charged us for leaving items on the counter/in the fridge. Thanks for nothing Heath. Heath properties is a terrible group to rent from. I have lived here for almost a year, and the washing machines are working less than half the time. They take at least a week to respond to any requests, and when I called back to check on the status of a call I placed, they claim they never get them, even when I clearly spoke to a person. Always ask for a name when speaking to these people. There was a pre-existing rodent problem when we moved in, and at least twice they have sent "exterminators" to come in and kill the mice. They simply throw a couple traps and call it a day. The only mice that were caught resulted from me buying wooden mousetraps that I had to stop using because I could not stomach killing them. The door knob to the balcony was broken for almost 4 months, and during the winter it would blow open unless we propped it shut with a shovel. However, they considered the shovel a stairway hazard (it was), and removed it whenever they saw it. My lease is expiring soon, and in my search for a new place, I have been very sure to tell the brokers that under no circumstances will me or my friends rent from this company again. Our lease isn't up yet, so I haven't dealt with them concerning the security deposit, but I expect much of the same redtape bullshit they keep pulling to occur. You should only rent from them if you have no problem with your hot water malfunctioning often in the winter, inability to use the laundry facilities that you paid to use, and have plenty of disposable income. read more

Utterly awful. As a real estate professional I was disgusted at how little Josh Freeman cared to correct a challenging situation with a lease. Bluntly, I have no idea what real purpose Heath actually served in the rental process; other than making things ten times more difficult. Josh and his staff were rude, useless, and constantly made it oh so clear that they were indemnified against all wrongdoing or any mishaps. Communication was nonexistent. Renting to college students is what they do best, and it's apparent. Do yourself a favor and don't waste your time with these people (even if you're a student, you can do much, much better). If I could give less than one star that's what this would be. I just finished up two years with this management company and wish I had read some of these reviews before signing my lease. The people in this office need to learn how to talk to people with manners and not like they're two year olds. The apartment I rented was so small and mice infested. There was nowhere to throw your trash before trash day so it either sat in the apartment smelling or you chanced throwing it out and possibly getting fined by the city, which never happens, at least not to me. The common areas were never cleaned by them. They didn't enforce the lease with the other tenant, there were three of us in my building, and allowed them to have three cats, understandable with the mice running the building, and one of those little yelping dogs that woke me up all hours of the night. The mice should have paid the rent in my apartment that's how much they ran it. Lastly I can't stress enough how rude the employees are in that office. Customer services training should be a requirement of management office employees!!! read more

I wrote a favorable review about two years ago, and I am just writing again to re-affirm that review. I am a bit flummoxed by the number of negative reviews posted by others about Heath Properties. I just read a review where somebody said "any positive reviews about this company must be 'plants' that Heath has paid off" (or something like that). Here's my honest experience: I've lived here for over four years. I've NEVER had a problem with my apartment that the staff at Heath has not addressed and/or fixed immediately. And that includes everything from bugs to a shower leak to a broken trash disposal to awful neighbors who make too much noise. I have always been treated with respect by the staff at Heath, and I'm wondering if some of these posts saying the staff are "totally incompetent" are by college-aged kids who moved into non-luxury apartments and are upset they don't have a doorman? I have no idea. But if you're a grown-up, and you rent with Heath and treat them with respect (like I have), I think you'll find you are rewarded. read more

Heath is completely inattentive and rude. My girlfriend's apartment had a rodent problem that was never taken care of. The landlord would send a maintenance man to patch holes in the wall but the mice returned. Got so bad they had to call the city inspector. Heat was off for almost an entire week in the heart of winter and they had to fight to even get a few dollars off the rent. As a property owner myself I find it completely deplorable that a company can get away with being such cons artists. Is it too much to ask to have a comfortable place to live when you're paying these people $2100/month? read more

Property management and ownership is a huge business in Boston. Unfortunately it is all about money and not about taking care of the people who live in your properties. I've been renting with Heath Properties for 4 years. I have never missed a payment. I had heard a few bad comments from others,but at first they were not bad. Over the last year, I could have not have written a horror story that would compare to dealing with these people. In fact, a situation recently got so bad on their part I recieved an e-mail from an upper manager titled "rental debacle," which expressed how sorry he was for a months worth of extreme mistakes, promising them they would fix it. I would have been fine with that, but the apology never materialized in to actions. And this email was in reaction to mistakes with myself and another rentee. Now that they have finally seemd to fix those problems, I've recieved a letter telling me that they are going to 1)increase my rent starting September of 2012, and 2) if I do no agree to sign a lease my lease starting then (yes, my lease starting septmeber of 2012 to september of 2013), that they will increase the rent even more. I am honestly at a lost for words with this company. I am waiting for Ashton Kusher to jump out and tell me I'm being punked. read more

I beg you, do not make the same mistake that myself and others (see earlier reviews) made. Do not rent from Heath. Myself and my friends recently moved into our apartment and it was filthy. On Sept 1 we were told that major repairs would soon be made in the kitchen and bathrooms. Now, a month and a half later, these repairs have not been made, despite our repeated calls to Heath. So far, the only things that have been repaired are a few minor things that we had to badger them into doing. Furthermore, they sent an abusive woman and her sidekick to make these repairs. as far as i could tell, the woman's only job was to degrade us, the tenants. She had with our list of all the damages in the apartment from when we moved in, which was very thorough. She called us "retarded" for expecting all of these things to be repaired. She must have thought that we were both retarded and hard of hearing because she repeated it several times. That pleasant little visit was two weeks ago and we still are waiting for Miss Congeniality to return and finish the repairs she told us she would perform. Furthermore, they charged the former tenants (whom we happen to know) for expensive repairs that it is quite clear they do not plan to do. In closing, i want to reiterate: Heath Properties routinely frauds their clients and seems to take pride in treating their tenants with as much disrespect as possible. read more

Purely awful. I lived in their property for a year. We'd send emails for weeks on end and not receive any reply. The maintenance guys were great so eventually I just started emailing them instead of the office. We were cheated out of a few hundred dollars at the end of the lease when they claimed they paid thousands of dollars to paint the walls. My favorite was when we were broken into, we reported it multiple ones asking for assistance and received no reply. Not even an acknowledgement. Stay away if you can. read more

I rented from Heath Properties for one year out of the four I lived in Boston for school. First, I'll say that the apartment itself I loved. It was spacious with high ceilings and one and a half bathrooms for three people. Dealing with Heath Properties, however, was a headache. We bought furniture from some girls living in the apartment above us, who were moving out the day we moved in. They needed to be out one hour before we were allowed to move in, so we asked Heath Properties if we could just move the furniture down to our apartment within that hour. They wouldn't let us. So because they wouldn't let us do this, we had to rent a U-Haul truck, pick up the furniture the day before (bringing it down 4 flights of stairs) and then move it back in the next day (bringing it back another 3 flights of stairs). Then they couldn't find our mail key for a good 2 weeks after we had moved in which was a little frustrating. I ordered several textbooks and an iPod online, and the mailman left the package outside the building, where it was stolen. This wasn't Heath Properties fault, but when I told them that someone had stolen my package, their response was just "Yeah, most people in the building get PO boxes because that happens". This would have been good advice IF they had told me this at any point before I moved in. For a building with 14 apartments, there was only 1 washer and dryer. And the dryer broke. This left me and my roommates to hang our laundry all over the apartment. We sent the company several emails telling them they dryer had broken, their response being "We'll have someone fix it". It wasn't fixed for 2 weeks. Then in the dead of winter our hot water stopped working. It was a similar situation to the dryer- we sent emails and made calls but it still didn't work consistently for about 2 weeks. When we decided not to sign the lease for another year, realtors showed the apartment to prospective tenants. This wouldn't be an issue if they weren't constantly showing up. At least 3 days a week a realtor would show up at our door (sometimes they called ahead, most of the time they didn't but claimed they did). Sometimes they would let themselves in even when no one was home, and having strangers in our home when we weren't there made the three of us very uncomfortable. When we voiced these concerns to the real estate group and Heath Properties, their reaction was apathetic. Eventually one of my roommates' mothers called one of the companies and told them she would contact the police if they didn't leave us alone. I was only too happy to be done with Heath Properties when we moved out. read more

If I could give this property management negative stars I ABSOLUTELY would. Josh is the worst property manger in the state of Massachusetts. He is extremely unprofessional, and lacks proper communication skills that are essential for a person in his position. They let problems go untreated so issues only get worse, and attempt to make you come out of pocket for costs the management company should be paying for. I had issues with roaches, mice, red ants any and everything you wouldn't want to deal with in your unit. The units are beautiful, but they mask real issues and management relies on you to resolve them. Beware as well, because if you aren't well informed of your rights as a tenant they're very manipulative and handle many issues in an illegal manner. I as well as numerous tenants in the building I live in in Chelsea near the waterfront would agree that this property management wins the award for the worst in MA. read more

These are some of the worst slumlords I have ever had. They will not treat you like a customer, they treat you like a pest. They only care about money and they will steal your security deposit. A word to the wise: take pictures of everything, make copies of every form. Don't pay your last months rent so you can be sure to get your security deposit back. Right when the lease began it was a little slow to get our move in issues fixed but after the rush, they were always on it and would send someone over within 24 hours to get it resolved. They are always extremely courteous and helpful when answering questions about my lease and issues about the apartment I rented. this company is a sham, nothing short of that. i moved into a residence on columbus ave in early september of last year, turns out our bathroom unit in the basement was the center of a plumbing issue that heath properties refused to properly take care of. i kid you not, five times, during the course of my stay at this residence, the toilet in this bathroom flooded the basement and one of my roommate's rooms. they knew this was a bigger issue than calling a plumber, they refused to pay the proper money to take care of it. we were literally living in our own feces for months! they eventually had to close off the room and my buddy had to move out. great solution heath! in our upstairs bathroom, our ceiling started leaking. heath's solution was to come in and rip out the ply wall from the ceiling and try and stop this from happening. they stopped it for about a week, (it started leaking again) but they didn't come back to install new ply wall. ya know, i figured in paying over 1k a month we'd be able to have something over our heads while we're using the jon, but with this company that's too much to ask for i guess! oh and there were also mice everywhere in our place. they also had our address listed online with pictures from 2010, saying it had new carpets, appliances yada yada. (bs) bottom line, do not live with these people, they're not working for their customers, they're working for themselves. read more

I've been living in an apartment managed by Heath for 2 years now and honestly, I'd say they give pretty good service. I've had my share of problems in the apartment with little things requiring fixing and as soon as I got in touch with Heath, they would have someone over within 2 days. I've dealt with one individual, Josh, who has been nothing but helpful an courteous to me over the past 2 years. I rented with Heath Properties for 3 years in the same apartment and I completely agree with the previous poster's review. They were slow to respond to even emergency situations. The water heater stopped working and we didn't have it fixed for almost a week. Our fridge broke and that was over a week without a replacement and we lost all the food in the fridge/freezer. Then upon moving out for the final time it took us almost 7 months to get our security deposit back due to disputes in charges and their unwillingness to discuss the issues. They charged for rug replacement that was due to be replaced when we moved in! When we first got our letter about the security deposit we owed THEM money and they said that we had brand new wood floors and we scratched them; we never had new wood floors and the ones we had I washed by hand. They are the masters at knowing what is just barely legal, we finally got back about a third of our security deposit. Throughout the 3 years, rent was never late, we were always solid tenants who caused no problems and this was how we were repaid upon moving out. Think twice before renting through them either that or go in knowing you will not receive your security deposit back. I had friends rent in the apartments above and below me, they got screwed also. Beware they seem pleasant enough when you meet them but sadly they quickly become rude, unaccommodating and intimidating. read more

I rented from Heath for 3 years/ 2 apts. I dont highly recomend it. They are weak on customer service. They skrew you for whatever they can get on security deposit returns. IIn one apartment some of the windows didnt stay open by themselves and they said they couldnt repair them because they discontinued the make and model of those windows and the piece they needed was unavailable. Illegal? I think so! They charge you for everything they can get out of you. They charged me both times for painting the walls, when they didnt really need to be painted. And they charged me for cleaning, before I was even moved out and had a chance to clean it myself. But they expect tenants to have it professionally cleaned and show a receipt. Which means you have to pay someone to do something you can easliy do yourself... Heath does own almost half the apts in Boston so they do have a good selection. One thing I would say is DO NOT GO THROUGH A BROKER!! GO DIRECTLY TO THEM AND AVOID PAYING ANOTHER MONTHS RENT FOR BROKER FEES!!! Heath WILL NOT pay for half the fee EVER!! They make you pay for the full fee if you go through a broker so go directly to their office!!! read more
