They do things without approval. Always receiving things late. Not professional. They didn't give us a CAM only a secretary.

The home is equipped with additional features like a resident app to control door locks, HVAC, maintenance requests, rent payments; very convenient. The rent includes Water, Trash, Sewer & Spectrum. I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint.

**Subject: Formal Complaint Regarding Property Management, Recurring Mold Issues, Account Charges,…read moreand Lack of Resident Support** To Corporate Management, I am writing to formally escalate my concerns regarding the ongoing issues I have experienced with the management of my property. I have been a resident in this home for **13 years**, and I am extremely disappointed and frustrated by the way I have been treated by the local property management team. After more than a decade of residency, I believe I deserve to be treated with courtesy, professionalism, and respect. Instead, I have repeatedly encountered rude, dismissive, and unhelpful behavior when attempting to address legitimate concerns about my home and account. Despite making multiple attempts to communicate with the local office regarding serious issues involving an ongoing mold problem, account charges, and rent payment, I have not received the assistance or resolution I would reasonably expect. My calls and emails have gone unanswered, my concerns have been dismissed, and I have been left to repeatedly pursue management for help while additional fees continue to appear on my account. This treatment is unacceptable, particularly given my 13 years as a resident. **Ongoing Mold Issue and Repeated Repairs** One of my most serious concerns is the recurring mold issue in my home. Rather than thoroughly investigating and resolving the underlying cause, the affected areas have reportedly been addressed through repairs classified as customer wear and tear. There have been at least three repairs involving this area, yet the problem continues to return. The repeated recurrence raises serious concerns that the underlying moisture or mold problem has not been properly identified or corrected. Simply repairing or replacing affected areas without determining why the problem keeps returning is not an adequate long-term solution. I am requesting a thorough inspection and investigation to identify the source of the problem and ensure that appropriate corrective measures are taken. I am also requesting that Corporate Management review the history of maintenance requests and the decisions to classify these repairs as customer wear and tear. I want a clear explanation of how those determinations were made and what steps will be taken to prevent the issue from continuing. **Rent Payment, Account Charges, and Late Fee** I am also extremely concerned about the handling of my rent payment. My payment was returned, and I was subsequently charged a late fee. Given the circumstances, I am requesting a complete review of the returned payment, the reason it was not accepted or processed, and the late fee assessed to my account. It is unreasonable to expect residents to accept additional charges without clear communication or an opportunity to understand and resolve the underlying issue. I have attempted to obtain assistance from the local office, but I have experienced difficulty getting responses to my calls and emails. Meanwhile, the charges remain a concern. I am requesting a detailed review of my account, a written explanation of the returned payment, and reconsideration and removal of any late fee that was improperly assessed based on the circumstances. **Unprofessional Conduct and Lack of Management Support** Equally troubling is the manner in which I have been treated when seeking assistance. I have been met with rude, dismissive, and unprofessional responses rather than a willingness to listen, communicate, and work toward a resolution. I have repeatedly attempted to address these matters through the appropriate channels, yet I continue to feel that my concerns are being ignored. After 13 years in this home, I should not have to fight to receive basic communication and reasonable assistance from the people responsible for managing the property. I should not have to repeatedly call and email without receiving responses, nor should I feel dismissed when raising legitimate concerns about the condition of my home and the accuracy of my account. I am requesting that Corporate Management review the conduct and communication of the local property management staff and determine what corrective action is appropriate to ensure residents are treated respectfully and concerns are handled professionally. **Requested Corporate Action** I am formally requesting the following: 1. A thorough inspection and investigation of the recurring mold issue, including identification of any underlying moisture source. 2. A review of the three previous repairs and the basis for classifying them as customer wear and tear. 3. A written explanation of the returned rent payment and a full review of the late fee and any related account charges. 4. A review of my maintenance history, prior complaints, and attempts to contact the local management office. 5. An investigation into the conduct and responsiveness of the local property management team. 6. A written response identifying the

I…read morebelieve Sentry was the property management company for our complex before 2005 as well, from the time the buildings were originally built circa 2003-2004. Our property has around 350 units. From my recollection and perspective as a homeowner (not a board member), I thought Sentry was fine and not significantly different from other property management companies that I've had experiences with as an owner of different Midtown Atlanta condos over the last 24 years. Those other companies include Bauman & Company, Community Management Associates, FirstService Residential (formerly known as Community One Associates), and Beacon Management Services. Only one of those companies stood out as exceptional to me and that was Bauman & Company. Unfortunately, they left the residential property management business long ago. The rest, Sentry included, have all been good and bad in different ways. I've come to learn that: (1) most property management companies could use a lot of improvement and (2) property managers can really vary in terms of attitude, responsiveness, and getting work done. I also recognize that being a property manager isn't easy. Some managers are better than others at addressing homeowner and community needs (e.g., maintenance items, safety concerns). In this regard, I want to give a shoutout to our former Sentry on-site property managers Michelle Garrison and Brooke Coniam. To this day, they still stick out in my mind as being great property managers during their time at our property. Thanks again, Michelle and Brooke. You are missed.

I made all necessary payments , late fees , rent, court costs and the amount they requested which was 2 months worth of rent that they requested 2 weeks apart , etc..... I tried to keep the communication open between us , provide documentations, and let them know everything that's going on with me. i never received an HOA NOTIFICATION except for one which was to spray clean the house. I have paid all the necessary fees and past due payments that's needed to be paid. All caught up. Now that I'm caught up, I get an email stating that I'm un eligible for renewal And I need to move out in September 30. So my previous on time payments didn't count? My non compaints, only 1 HOA violation don't count, my open communication with yall doesn't count? I never had a problem with the home except for the garage and refrigerator and I actually love my home and don't want to move. They tell me that their decision can not be reversed and the decision is what it is. So my suggestion to you, do your homework before making any decisions. I thought I would be in this home for a while but it is what it is. Now I gotta go tell my my kids that their decision is final and there isn't any thing I can do but move. A company that don't care that life happens sometimes beyond ppl control. They want they money period.

They deserve to be shut down. THEY ARE PREDATORS!!!!!!!!!!!!!…read more I forgot to mention something important in my Google review and BBB review: the rent increases. Year after year, my rent kept going up, while the problems with the property and the customer service continued. The price kept increasing, but the quality of service and communication did not. My overall experience with Progress Residential has been extremely frustrating. They are relentless when it comes to collecting money, but when you need someone to actually listen, explain a charge, or work with you, good luck. I am a retired 100% disabled veteran living on a fixed income. My sister, who is active-duty military, was my guarantor because I needed her financial backing to qualify for the home. She has now received orders to relocate overseas. Progress Residential refuses to consider her military orders toward waiving my early termination fee because she is a guarantor and not a resident. Her credit, financial responsibility, and military status were good enough when they needed them to qualify me for the lease, but now her military orders apparently don't matter. I sacrificed my mental health, my body, and my health serving this country. It is extremely disappointing to be treated like nothing more than an account number when I am asking for someone to simply work with me. Now I'm facing an early termination fee equal to two months' rent, approximately $1,000 in utilities, and disputed late fees. My rent has NEVER been late. My utilities have NEVER been late. Yet I am still fighting multiple fees. I was charged $420 for pressure washing after I was already communicating with them and trying to find someone affordable to do it. They sent someone themselves, charged me $420, and then added a late fee. I'm also being charged for future utilities that hadn't occurred and old May charges in August, with another late fee added. Now it is September, my lease has been terminated, and I have utility charges showing up on my account for September. I have already surrendered the property, so I want to know exactly what these charges are for and what dates of service they cover. And the communication is terrible. When they do respond through email or chat, I often receive generic, copy-and-paste responses with no substance, no actual answers, and no real resolution. You can explain your situation repeatedly and still feel like nobody actually read what you wrote. Calls aren't returned, and getting someone to take ownership of an issue is incredibly difficult. For two years, my AC went out multiple times a year with no compensation or apology. The windows are poorly sealed and allow lizards/geckos inside. I've also had to pay for lawn service and was asked to re-sod the lawn. After two years of renting from Progress Residential, my biggest takeaway is that the money matters more than the people. If you're considering renting from them, DOCUMENT EVERYTHING. Save every email, take pictures, keep receipts, and read every line of your lease. I would not recommend Progress Residential.

Low Key Scam Richard…read moretakes in multiple applications at a time to rent, where most home rental companies take down a home when an application is submitted and relist if application fails. So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. AND NOW WE HAVE HAD A $1200 FRAUDULENT PURCHASE ON OUR CREDIT CARD! Richard Burton is a crook!
