Our Atlantic Station condominium HOA employed Sentry Management from at least 2005 through 2013. I believe Sentry was the property management company for our complex before 2005 as well, from the time the buildings were originally built circa 2003-2004. Our property has around 350 units. From my recollection and perspective as a homeowner (not a board member), I thought Sentry was fine and not significantly different from other property management companies that I've had experiences with as an owner of different Midtown Atlanta condos over the last 24 years. Those other companies include Bauman & Company, Community Management Associates, FirstService Residential (formerly known as Community One Associates), and Beacon Management Services. Only one of those companies stood out as exceptional to me and that was Bauman & Company. Unfortunately, they left the residential property management business long ago. The rest, Sentry included, have all been good and bad in different ways. I've come to learn that: (1) most property management companies could use a lot of improvement and (2) property managers can really vary in terms of attitude, responsiveness, and getting work done. I also recognize that being a property manager isn't easy. Some managers are better than others at addressing homeowner and community needs (e.g., maintenance items, safety concerns). In this regard, I want to give a shoutout to our former Sentry on-site property managers Michelle Garrison and Brooke Coniam. To this day, they still stick out in my mind as being great property managers during their time at our property. Thanks again, Michelle and Brooke. You are missed. read more

If I could give zero stars, I would. Sentry Management has been one of the most unresponsive, disorganized, and careless property management companies I've encountered. Their mismanagement has directly harmed our community, both financially and operationally. We've raised serious concerns in meetings and in writing concerns that have been met with empty promises and no meaningful action. Collections have been mishandled. Late fees and interest have been misapplied. Income has been lost. Because of Sentry's negligence, we had to cancel long-standing community events like our annual pool party and movie night and rely on reserves just to cover basic monthly expenses. This is unacceptable. Worse, Sentry sent out assessment notices with incorrect due dates--more than once. Then they followed up with contradictory reminders, charging residents late fees that were unjustified. Although a community manager sent a corrective email, many residents are still being charged these $5 fees, and Sentry has failed to reverse them across the board. It gets worse. Their $150 vendor registration fee just to input payment information is nothing more than a cash grab. It's already leading to inflated service costs as vendors pass those fees back to us. It's an unnecessary barrier that benefits no one except Sentry's bottom line. We've even experienced legal delays because they ignored multiple requests from our attorney for a ledger needed to proceed with a foreclosure. This isn't just poor customer service this is obstruction. We've asked repeatedly for the following basic actions: - Reverse the incorrect late fees - Apply the agreed-upon $50 late fees and interest to delinquent accounts - Reevaluate the vendor fee policy And yet, radio silence. This company has demonstrated a clear pattern of neglect, poor communication, and a lack of accountability. If you care at all about your community's financial health and trust in leadership, do not hire Sentry Management. You will be left cleaning up their mess while they continue to collect their fees. read more

I have watched our onsite manager respond repeatedly to owners with kindness and patience. The company has a wonderful checks and balance system with regard to financials. They attend to issues as soon as possible. read more

Getting in contact with our representative "Teraseita Leake" is almost impossible. Our community is Cascade Place Atlanta. This association is horrible with communication and they never have any answers. Our community pool is closed and they are not doing anything to open it up. We pay our dues and it seems like its only for grass to be cut. Our "patrol services" are only around to put stickers on cars parked on the street but when someone breaks into the windows of my brand new Jeep Grand Cherokee the "patrol services" are nowhere to be found. Oh and nothing can be done about it. No security, no cameras, no information, no professionalism. Do not buy a home that has sentry management as an HOA. read more

Horrible Experience. First, it's difficult to get anyone over there to answer the phone. When you leave a voicemail, NO ONE EVER CALLS YOU BACK. After 19 years I made the decision to sell my home. When I received the preliminary settlement statement there was a $10,500 mistake reflecting a bogus charge from Sentry Management. Closing was in 3 days so this matter was URGENT. Needless to say, I called countless times and left several voice messages for Kayla Griffin, Randall Kennedy and Misty Reis. To this day, NO ONE HAS EVER RETURNED MY PHONE CALL. Thank the heavens I thought to call the southside location and spoke to a young lady by the name of Gwen Brannen. Thanks to Gwen & only thanks to Gwen that she went out of her way to correct this error and even called me back to ensure it was taken care of before the sale of my home. Thank you Gwen! Would give zero stars if possible. Avoid at all cost. Our services are continually being cut off for non- payment (electricity, trash collection, gate security). HOA had to pay a $50 reconnect fee 3 times to GA Power in a 6 month period. We had to contact the property manager 8 times (not exaggerating, it's documented) before he sent a plumber to fix a leak. Same manager ignored an owner's request for reimbursement until she filed a lawsuit against them, not understanding that Sentry is indemnified from paying legal fees so now our HOA is stuck paying for it making our monthly dues increase!! read more

This management company has the worst customer service. When I call with an issue, they never want to help. They try to pass responsibility to anyone else. For example, I tried to make a payment online with their new system. First, they blamed their third party vendor without even making an attempt to troubleshoot the problem. After finding out the problem was with Sentry, it took days of me calling them before they admitted to the problem and that I wasn't the only one affected. As soon we have annually meeting, I will request that change property management companies. There's server issues not being taking care. I asked this man to come and investigate parking issues people other buildings parking in my area because have two or cars. It should only be one car per person according bylaws but nothing ever enforced. I have bunch other issues but my time to precious get into. Myself and four colleagues just assumed control of our HOA at The Glen at Level Creek from the previous board that had hired Sentry the year before. Our neighborhood was in terrible shape. No pine-straw had been put down in over a year, there was no follow up or accountability with our service providers from the neighborhood representative, no letters were sent to houses for code violations, they tried to implement a fine system that was illegal as per our covenants and bylaws and worst of all our neighborhood rep, almost started a physical altercation with one of our residents at our annual meeting. That was the last straw! We sent a letter of termination on 5/2 with our last day before renewal as 5/31. That is 30 days notice! We sent the letter to our home district office, but apparently in a separate part of the contract it states that the letter should be sent to the home office in Florida. However, it says NOWHERE in the contract that it HAS TO BE ONLY sent to FL. You're telling me they couldn't fax the home office a copy? It just provides the address. They are trying to say that because we sent the letter to our reps office and not the home office that we owe a $2500 fine for not following the rules. Can you believe that?!?! As poor as their performance was, not to mention the fight our rep almost started, they now want to rob our small community of 5% of our entire annual income. They are rude, unprofessional and downright unethical. We paid them over $11,000 over the year for nothing, and now it seems they want to sock it to us one more time on the way out the door. I spoke with Cal McShan, the VP of our district, and he told me flatly that they would do nothing to work with us and admitted that he was frankly offended that we decided to fire them after only a year. It was clear he was offended and was going to "stick it to us". I will absolutely change the rating here if someone there sees this honest feedback and does the right thing by just letting us go on with our lives and consider the $11,000 they already got from us a fair trade. Well, I am back again after several years of purchasing a condo at Sugarloaf at Treymont and sadly it has gone from bad to worse. The only good news is that Sentry was relieved of the ownership for roughly 16 of the 88 units in our community and Silverleaf has taken over remaining units since October. Bad news is we still have to deal with the lack of proper management of Sentry the small number of rentals they own with some of the most challenging tenants that do not follow the rules of the HOA as homeowners are also responsible for doing so. What do expect with no visible oversight from the HOA/Board. Both HOA managers are to blame, first Kirk and after him Teraseita who inherited all of the mess. Plus, they were just taken over by our new management company back in October due to bad management of finances that put us -$63k in the hole and lien placed over property and as a result new board is still working to drill down on getting paid. Quite embarrassing! In the decades of owning with HOA's in place, have never seen this level of mis-management in an HOA. Managing 'properties' and 'people' are what they do when they signup and take our money each month. We are tired of hearing excuses from both management companies. If you can't handle it then get out of the business. When homeowners do not pay monthly fees, you do not let it linger for 1 to 3 years before you start acting on it as it is usually too late and that is what happened in many of these cases. You also cannot manage these properties from the comfort of your office in Sandy Springs or working from home. You must be onsite at least twice per quarter at a minimum. This feedback is to help Sentry be better, not to tear down and same goes for Silverleaf now that they have taken over since October - its time to see what they will do to make a difference! read more

Cal and Carole have been very professional and helpful when it comes to our community, While our community was in the midst of a bitter transition with homeowners upset they provided professional support and followed the rules and regulations according to our bi-laws. Good luck with this unprofessional organization. Plan to spend hours on hold and be transferred to operators out of country. Their phone system is designed to frustrate you into giving up. Also, they will switch payment methods of collecting auto payment so you will miss and have to pay late fees. I went to pay my HOA fees only to see an additional $400 tacked on and I have NO IDEA why. What is the deal with this company?? It prides itself on making residents MISERALBE!! Horrible Company, Horrible Staff This company will stop at nothing in it's harassment of homeowners. It makes inaccurate interpretations if the HOA covenants and tries to assess fines without letting you even communicate with them. They turn a blind eye to the HOA board members properties and do not hold them to the same standards as other homeowners. HORRIBLE! Lack of communications for example I had a broken sewage pipe and water pipe and they took two weeks to respond while the leakage continue to damage my home. They finally identified the problem and fixed but then created a new one in the process which led to me no longer having a sidewalk to my main entrance. Now I am fighting with the HOA to have my sidewalk replaced. No one will respond back to my emails or phone calls. Even the contractor they hired advised HOA manager to allow them to replace my sidewalk that was there prior to them having to breakdown the cement and dig dirt up in order to get to the pipes to fix. As such, it only makes sense that the homeowners cement for sidewalk should have been replaced. Still, the HOA manager and management company refuses to play fair with me as a long term 17 year resident who pays HOA dues on time through the years. What kind of management company would treat their best and responsible paying homeowners in this manner when they truly need help after faithfully paying on time. Most importantly, where is leadership and oversight of the HOA manager and where is he/she and why are they not engaged in our issues within the Treymont @ Sugarloaf Community. We are begging for help and guidance, meeting requests, newsletter communications, anything to help. Last, trust me as I am not alone. This is the most frustrating living situation I've ever been in. O fell more like a tenant rather than a home owner. We've been warned and fined for my husband having his work vehicle parked in OUR driveway safely without it blocking the street. I think this really need to be looked into because his vehicle is what pays for our home. In the line of work that he's in, he's taking a HUGE risk of leaving his tools unattended. It's as, if you're not a white collar sitting behind a desk you're not good enough to live in the community! Which I think is very discriminatory against blue collared workers. I have been very happy with the service I have received from my Community Manager, Teraseita. Even during Covid, I've noticed she is still doing her property visits and when I went out to meet her, she provided me with hand sanitizer.. I have heard within the community that homeowners have been given citations, but isn't that what we pay the management company to do, enforce our HOA covenants?? I'm back to square one again with Charles. I tried contacting Cal, only to be told by a neighbor that Cal is no longer with the company... it'd be nice if maybe Sentry added an automated response to his email so we'd know. It's been over a month since Charles stopped responding and I'm still trying to get everything resolved from last November, my ceiling still has a hole in it, the original leak has returned, and I need to know how to handle this. He won't even respond to simple questions about things we've already discussed. I understand Charles is responsible for managing multiple properties however, we all have jobs, none of them are necessarily easy, it's certainly not our customers problem that we have difficult jobs, and it absolutely should not be my responsibility to provide oversight, or spend this much time trying to find people to make someone do their job. Next month will be the one-year mark of owning this property, and this year has been an absolute nightmare of uncertainty, stress, health concerns, and confusion. Things happen, and problems occur, but it's not the problems that made this a nightmare, the nightmare has been trying to communicate and deal with Charles. The entire community is at a complete loss, whether it's foundation issues, stairs separating from the building or massive mold and water damage problems, Charles doesn't respond. We are only asking that he do his job and actually "manage" this property. As I've told him previously, I'm very reasonable, if he doesn't know the answer to something I've asked that's fine, it's really not a big deal, just reply and say you're not sure right now, give me an approximate time-frame in which to expect a follow response with the answer, and then follow through. These are basic business and customer service skills, not quantum physics. If you're looking for a property management company, this disrespectful, unprofessional company is not what you want, there's no accountability for the property "managers," and when it all falls apart the only way to reach out for help is through yelp. Due to the lack of concern for my request to correct the double billing of an attorney fee I am about to lose the sale of my home and the purchase of my new one. Sentry Management - Property Management Near Me - Atlanta, Georgia

This company is a nightmare!! We live in California and we were looking for an investment property. Summit Asset Group, a real estate investment firm, sold us on investing in Geogia. So, we bought a property that is managed by Sentry. Several months ago we began receiving violation notices that our tenant needed to mow the lawn. I called Sentry and was told not to worry about the notice as long as it didn't indicate that we were being fined that we would have time to address the violation but I was warned to keep an eye out if I received additional letters notifying me that the issue had not been addressed and that I would begin to be fined. The letter also stated that if we didn't mow the lawn that they may "enter the property and make all necessary corrections and bill us." Well they didn't enter the property to mow the lawn . . . instead they fined us TEN THOUSAND DOLLARS!!! No kidding. I wish they had mowed the lawn and billed us!! On August 18th, 2016 we got a notice that the tenant still had not mowed the lawn, still no suggestion that we were being fined $100 a week nor that we had a balance due. The tenant was asked to mow the lawn. On September 1, 2016 we got another notice to mow the lawn still no suggestion that we were being fined or that we had a balance due. Again the tenant was asked to mow the lawn. Then on September 15, 2016 I got another violation letter. It was a violation notice to clean the gutters and so I was relieved that it wasn't to mow the lawn and so I assumed that the tenant must have mowed the lawn. Then waaaaaay down near the bottom of the letter in teeny tiny font MUCH smaller than the font used in the rest of the letter is said "You are now being fined $100 weekly. Your balance prior to this fine is $10,035.96. In order to avoid any further fining or certain certain legal action, please correct the violation and pay this balance in full immediately." This management company had amassed $10K in fines and fees before they even informed us that we were being fined!! Not only that they had 'already' turned our account over to a law firm back in May and were adding legal fees to our balance due!! I almost had a heart attack and it felt like something out of the Twilight Zone. When I called them, they refused to give me any information at all. Insisting that I would need to call the law firm for any information. They wouldn't even give me the address or contact information for the Rock Creek HOA. Such jerks!! When I asked them how come they never informed us that we were being fined, they said that the letters they sent us were returned as undeliverable to our address. Really? Because I got the other letters and we have lived at our address 20 plus years with no problem with mail delivery. I asked why they didn't pick the phone and call and they said they have too many properties to manage. Seriously? Not only will we be sharing our experience with Summit Asset Group to discourage them from investing in any more properties managed by this crazy company, we won't be investing in Georgia again, nor will our friends that have been waiting in the wings to see how our experience goes. We have been happy with the property management company that manages our rental, Relocation Realty, and we would highly recommend them over this horrible nightmare of a company. I can NOT believe these folks manage to stay in business. The other reviewers that suggest they are corrupt and take care of the board of directors only makes me nervous about getting any relief and support from a board especially given that we don't live in the area. Hind sight is 20/20. We paid a premium for this property, bringing up the home values in the neighborhood and now I can't wait to sell this place and try to re-coop our costs. If you contact them about anything other than the front of the subdivision they will say "the county or city maintains your subdivision " WHATTTTT... even though our community has TWO entrances they only take care of the front one. In response to Paul Q - As previously stated, I have an email directly from the HOA president dated 1/26/2016 notifying ME of an issue. The HOA has not once been in contact with me, my adjuster or contractors - so there has not been any negotiations. The HOA nor Sentry have been in communication with me or my adjuster. The insurance company for Sentry has been responsive - but no one else. All the delays have been the direct result of the HOA and Sentry. read more

Much like every other reviewer, I must give a rating of 1 star because you have to give something. I love my home, but would much rather sell it than to put up with the disrespectful, unprofessional, and unapologetic business practices of Sentry Management. We have had to fight with the company more than 4 times in the last 5 years of owning my home. They send fine notices citing things that are not even in the HOA covenant. For example: When we purchased our home, we used POD movers. They came by took a picture of the POD, and went on to warn us of trash in our yard. TRASH! I just bought the home and the container that you took a picture of says POD movers. "Welcome to the neighborhood." Also, with any other company if we have a grievance, with the initial contact you can ask for a manager or someone else. We have asked several time not to deal with Cynthia Mussel. She replies to email rudely and sometime without a complete sentence. But yet her title says "customer service". Having a HOA is not the issue. Having a HOA that uses Sentry Management is A HUGE ISSUE. read more

Unfortunately this company is now so unprofessional in their dealings with the homeowners that I think the complexes that have Sentry managing their property need to fire them and get a different property management company. I've been a homeowner at one of their managed properties for almost 14years and in the last 3 years, the last year especially, it seems that this Atlanta office is where Sentry has sent their bottom of the barrel to go fester. In today's technologically advanced digital age where communication is more efficient, it's terrible that Sentry doesn't know how to communicate effectively with customers and provide information or feedback in a timely manner. The customer experience is subpar from admin but even worse is the complete, total and utter lack of response from a property manager who has been reached out to multiple times via phone and email over a period of a year+ - not a single reply. The management office in Stockbridge harasses the homeowners but when it comes to trying to handle issues they are very slow to reply to emails. My mortgage company has tried to send a payment but sentry won't give an invoice with a correct amount. Go buy some land and build your home. Smh read more

O.K. So I posted a review on 03/20/2019 about water intrusion. I get this response that the property manager tried to call me multiple times on 03/21 and my mailbox was full. That is 100% completely untrue. Did they call a number, maybe, but it was not mine. Did I get an email, actually I got 3 emails. One, was to tell me the water was cut off to my building, the other was that it was still cut off, and the third two days later was to tell me I might want to check my unit as I may have had water intrusion. The response they provided was that I am complaining about water that came inside my unit and my insurance is responsible for that. This is the third time I have had water intrusion in 3 years. First and second was from rain, but they called that a flood, even though they have put so much pine mulch it covered the French drains. This last was from a water main outside that I cannot maintain, as it is on HOA property. The laws of physics still apply. The landscaping done with pine mulch piled so high has now left my back porch the lowest point. Water runs down hill. If the land was scaped otherwise known as landscaping so that water ran away from the building, then none of the multiple units would have had water intrusion. I would proudly be saying that I have NOT had 3 intrusions in 3 years. But, hey it is easy for them to say, well even though we maintain the landscaping and the water pipes outside your unit, if we have a problem, Too Bad it is your responsibility. The one thing they did not state or provide an update on was the multiple times I called and left messages for them to call me. First I got from them was a letter from the HOA insurance saying so sad too bad, hope your insurance will cover our negligence, we won't. read more

Agree with multiple previous statements. I can NOT wait until the market makes a big rebound in West midtown so I can sell this property. MAin reason to sell is get away from Brock Builders(who never follow through with anything planned; or if they do it is a the pace of a turtle. Second reason I can't wait to sell is to be rid of this management company. Their tier of fines is ridiculous and the things they come up with and "twist" so to make it look like it falls into your neighborhood by laws is insane.
