READ THIS BEFORE YOU RENT FROM THIS MANAGEMENT COMPANY!! Disappointed is an understatement. Since our move-in 3 years ago, we have had continuous, systemic issues with the AC unit. Our first summer here, the temperature skyrocketed to 85 degrees upstairs and the system was completely unable to cool the home properly. We contacted Hendricks Real Estate multiple times; they sent out HVAC technicians on several occasions, but no permanent action was taken to actually solve the root problem. During our second year, they finally agreed to have a technician reinsulate a portion of the unit. While that was a minor, temporary patch, the underlying cooling failure continued. Fast forward to this summer, and the house is still severely struggling. During peak afternoon and evening hours, the indoor temperature sits trapped at 75 degrees and will not drop to a comfortable level until well after midnight. After raising our ongoing concerns again this summer, property management's response was essentially to tell us to deal with it, even suggesting we should sleep in a 78-degree home. I have three children, including a small infant, and 78 degrees is flat-out unsafe for an infant's sleep environment. We pay a premium rent of $3,000 every single month to Hendricks Real Estate. We should be able to live and sleep comfortably in our home! It has been a constant struggle for 3 years to get Hendricks Real Estate to listen to our concerns and make a genuine effort to fix the overall cooling issue. They choose to do the bare minimum, checking diagnostic boxes on a clipboard while ignoring the fact that the property itself cannot maintain basic livable temperatures. Paying top dollar for a home with failing AC functionality is unacceptable. Beware renting from this company. read more

My wife and I found a property in New Braunfels, Texas that is being managed by Hendricks Real Estate. The agent showed us the property via a virtual tour, and verbally confirmed that a 12 month lease was available, and to put in an application. We submitted our application (2 adults, 68 dollar fee per application) on Monday, September 1st and got confirmation on Wednesday September 3rd, 2025 that our application was approved, per two conditions: 1) a certain move-in date, and 2) a 16-MONTH lease. Immediately texted back and confirmed that we would not be moving forward, as this was a textbook bait-and-switch. The agent said she would reach out to the Broker, Tim Hendricks (Broker/Owner) of Hendricks Real Estate, and see if a 12-month lease was offered and if not, to give us a full refund as we VERBALLY CONFIRMED with the agent that a 12 month lease was doable before submitting the application and paying those fees. Tim Hendricks came back and said there was no refund. Awful, awful experience, and would warn others to get everything in writing when dealing with this business. My rental started with Austin Real Pros, who were fantastic -- communicative, kind, and always quick to help. Unfortunately, a few months after our lease started, they sold their business to Hendricks Real Estate... From there, it became extremely difficult to get responses by email or phone, and even straightforward requests like renewing our lease dragged on for weeks. Despite multiple emails and voicemails, no one followed up about the renewal, which ultimately forced us to make the decision to move out rather than risk being left without clarity. Once the property was being re-listed, Hendricks required me to coordinate directly with outside realtors for showings -- and those agents repeatedly told me they couldn't get anyone from Hendricks to respond to their questions either. It was confusing, disorganized, and frankly, unprofessional. Move-out was more of the same -- vague communication, nitpicking over small details, and no real effort to make the process smooth or the charges transparent. If you're considering renting through Hendricks, be prepared for delays, poor communication, and to handle most of the coordination yourself. Pros: I did love the home we rented. Very cute and nicely updated, clearly a lot of love was put into it by the Homeowner.... just wish the property management company could reflect a similar level of care and professionalism. read more

If I could give zero stars, I would. I leased a home managed by Hendricks for about eight months. When I had to move unexpectedly for work, I paid an early termination fee and signed an early termination agreement. I was told over the phone that everything was in order. However, on the very last day of my lease obligation, I received a notice stating that Hendricks was no longer managing the property and that I needed to contact the property owner directly to get my security deposit back. After a month and approximately 50 phone calls, I finally managed to reach the owner--who lives in Israel and had no idea why Hendricks would terminate their management before closing out my lease. He couldn't manage the property himself due to being overseas. Eventually, Hendricks resumed management of the property and informed me I would need to wait yet another month for my refund. When I finally received my security deposit, $700 had been withheld with no explanation or documentation. I had a professional cleaning and landscaping service come and restore the property to pristine condition. I had custom designed seat cushions that I had made for the kitchen sun room that I left and I had covered many windows with blinds/curtains that were completely uncovered when I moved in. If anything I had improved the home by living there. Despite multiple calls to their office and my property manager, Venessa, no one would return my calls. She outright refused to speak with me, seemingly hoping I would just give up. Do not rent from this company. Most of the property managers treat this as a side job to home sales and act inconvenienced when you contact them with legitimate concerns. Their go-to excuse is, "I'm in the car right now"--as if that absolves them of any responsibility. The entire experience was unprofessional and frustrating from start to finish. read more

My advice is to find another property to rent if it is managed by Hendrick's real estate. I had to email them multiple times in order to get a response. They did not confirm my 60 day move-out or my surrender when I emailed. They said they were going to send someone to put a lockbox and a sign in the yard for future potential renters and that never happened. Instead, they gave realtors my contact information and asked me to coordinate the tours. I have a full-time job so my only option was to leave a key under an outside object, leaving my belongings subject to possible theft. I had to remind them that contractually, my deposit should be paid 30 days after my surrender date. I was unfairly charged for: cleaning (I paid for professional cleaners and even attached my receipt), no lock on the bedroom door (I never messed with the lock on any of the doors), a crack in the ceiling (this was already there), lawn maintenance (I had my partner thoroughly mow and trim the bushes), etc.. Some of the items I was charged for I am pretty sure I wrote on my move-in sheet, but I mistakenly did not make a copy for myself. They also should have convinced the owner to replace the fridge when it broke. Although this is not their fault, it was very difficult to continue living there when I was 6 months pregnant. A careless owner is more likely to chose a careless property management company so I should not be surprised. Hope this helps others! read more

In June 2023, I rented a home from a couple in Round Rock, TX for 12-month term. About halfway through the term the homeowners switched agencies to Hendricks Real Estate. Around that same time, I began to shop around to purchase a home. I found a home that was suitable for my family but did not want to break my lease agreement. I called Hendricks Real Estate and explained my situation. I was informed I could choose to Relet the property. Subsequently, I had 100% intentions on fulling the agreement if we could not agree. It took me a while to decide on the home purchase. Eventually, I found a home and closed. I continued to communicate with Hendricks by asking questions via email and phone to ensure I was making the right choice. I decided to proceed, had a move-out cleaning conducted and had the carpets cleaned. After signing the Relet Agreement and paying the fee, things began to get misconstrued. 1) Originally, I was told I would have access to the home until new renters were approved. I would be responsible for all utilities and maintenance throughout that period. What happened was: I had to give up access to the home and Hendricks informed me they would charge me for yard maintenance. 2) The interior and garage of the home was left in better conditions than received. Even the showing agent at Hendricks complimented the state of the home when putting it on the market for showings. *I have owned a home twice prior to this lease and promised the owners I would take care of their property. What happened was: I was charged for cleaning and moving items out of garage. The only item we left behind was the trash cans (assigned to home) and sign from the previous agency. If any contents were added to the garage, it was not at the fault of my family. I have attempted to call Hendricks and email, with no response. They can resolve this issue by refunding me the $496.81 owed for incorrect charges. I would like to thank the Showing Agent for being kind to me and responding timely to my continued communications. I hope anyone dealing with Hendricks now or in the future as a better experience than my family. read more

Would give zero stars if I could. Has been a horrible experience since getting our keys to our rental. The home was in unacceptable condition- walls were dirty (holes, drawing in walls, dirt and grease) across 90% of walls. Dishes still in dishwasher, stickers and holes on the back of doors, both toilets not working, garage not working, yard overgrown and multiple dead animals in the backyard. While the lawn and garage were fixed, remaining issues have yet to be addressed. Just shocking to us that they would leave a home in this condition for tenants. Communication from the management team has been even more horrible- one response here and there after days, do not answer phone, do not respond to maintenance requests in a timely manner. Nearly impossible to get a hold of anyone as another person here indicated. Even the maintenance guy who did come (but did not fix the issues) indicated our experience was common for this business. read more

RENTERS BEWARE!!!!!!! If you're coming from another state and are looking to find a rental, AVOID HENDRICKS REAL ESTATE AT ALL COSTS! We moved into our rental home only to find the locks not properly working- the house was filthy- and our refrigerator broken. We made a request to have the refrigerator fixed on October 17th (same day we moved) in writing, via email, to Tim Hendricks- but we were told that we had to use the website portal to make requests only. We got internet in our house on the 22nd of October and made another formal request on the website right away. Much to our dismay the refrigerator didn't get fixed until the following Monday, October 29th. Almost two whole weeks without a refrigerator- we spent a lot of money we didn't have eating out and not being able to save anything. At no time were we offered a discount on our rent for the month. Not to mention our trash cans were completely filled with construction material from the house being painted, so we had to phase out all of their trash until we were able to finally toss ours from the move. (Tim did offer a 10$ refund for this) Here's the worst part: There has been a weird musty smell in our master bathroom since moving in- we tried to bleach/scrub/dryout the bathroom but the smell still won't quit. Made a request on November 1st to have someone come out and check for mold at the advice of family and friends. Today is Monday the 5th of November- and still no call. Both myself and my boyfriend have been sick since about 4 days of living in the house and finally went to the doctor this weekend. Doctor recommends having our house checked for mold... INTERESTING! Moral of the story, don't get a rental from Hendricks Real Estate. I wish I would of read the reviews BEFORE renting from them. In the photos you will see correspondence from one of Hendricks' "contractors" Even though we have stated that we see mold and smell mold they will not take responsibility and test for it. Hendricks Real Estate does not adhere to TX property code, will expand your maintenance responsibilities in your lease in order to avoid paying basic maintenance costs, and will act vindictively to mischaracterize your actions as a tenant when you seek their recommendation on future leases. Tim Hendricks refused to pay an electrician service charge at 2906 West Ave. This service charge was due to the electricity in our unit cutting out in the early morning of Saturday in February. That morning it was well of 80 degrees and in violation of TX property code for the health and safety of the residents for electricity to not be running. Two weeks after this issue was resolved, Tim charged us for $378.88 for the electrician's visit to the property. Tim argued that it is the tenants responsibility to be able to maintain the fuses and breakers in the unit according to our lease. However, Tim fails to mention that we made concerted efforts to reset all breakers on the property. When we couldn't switch the breakers back on, we began to call for assistance. For fear of losing our unit if we pursued further legal action, we decided to pay the entire fee. It is worth mentioning that Tim Hendricks offered us $100 discount on this fee if we did not mention his action in online reviews. We thought this was the end of it - unfortunately I couldn't be more incorrect. Tim allowed his vindictiveness to boil over when we requested two pieces of information from him in our New York apartment search. We requested the duration of our lease and the timeliness of our rent payments. Instead, Tim provided a measly one sentence to our broker stating: These tenants threatened legal action over a maintenance cost that was their own responsibility. Tim failed to provide context, Tim failed to note that we paid the entire fee on time, Tim failed to not that he offered us $100 for our silence. As a last ditch effort to exact what I can only assume is his sick version of revenge, Tim overcharged us for security deposit deductions despite having video proof to the contrary. Given that we moved out of Texas by the time we received what was left of our security deposit, we could not pursue any legal action or recourse to obtain what we believe was wrongfully withheld. Tim knows this and took advantage of it. Let it be clear that Tim, and by extension Hendricks Real Estate, will not act in your best interest. Not only will they actively work to avoid paying service fees - they will work to prevent your future leasing efforts out of pettiness and spite despite your ability to stand by your legal rights as a tenant in Texas and your otherwise excellent quality as a tenant. What you may save by leasing with Hendricks Real Estate, you will lose throughout your time in the lease through unnecessary fees and on the back end through security deposit deductions. Tim helped my girlfriend and I buy a house in Austin in the summer of 2016. We interviewed a lot of agents in Austin before settling on Tim. It was apparent after our first phone call that Tim knows Austin real estate like the back of his hand and wasn't trying to sell us on anything we didn't want. Tim is also a local real estate investor and property manager so he knows exactly what is a good deal, what isn't, and what could potentially be a good investment with the right amount of work. We decided to buy in a very hot market but Tim helped us navigate the complicated process of finding and buying a home. He put up with a lot of stupid questions and visited a lot of houses with us every weekend for about 2 months straight. Perhaps his best attribute was that he was always available by cell phone and would answers calls, texts or emails immediately which was huge for us to be able to make decisions quickly. We ultimately found a great home for a great price and Tim even sent us his list of contractors to get us started on the projects we wanted to do. Tim isn't the kind of agent who wears a suit and tries to get business by upselling houses and getting you to not notice negative attributes. He gives his honest, straightforward opinion which is essential when making a huge decision like buying a home. One word to describe my experience? Wow. To preface: my girlfriend and I had been looking for a place for around 4 months; we had walked through a few places; and were feeling a bit disappointed by the lack of good options/unknowledgeable realtors/landlords. Fast forward to our experience with Hendricks (more specifically, Kevin Dover): I put in to see the home late on a Thursday and received a call on Friday from Kevin. After a few minutes of a very pleasant with Kevin, he accommodated us with a same-day (later in the night) showing. We arrived at the home at around 6:30pm. As we were pulling up, we were greeted with a firm handshake and a really nice man (Kevin). He took us room by room, giving great detail as we did our walk-through. We were immediately impressed because prior walk-throughs at different homes with different purveyors were very disappointing in that they couldn't tell us much apart from what was on the description. Kevin set himself apart by being friendly, knowledgeable, and extremely responsive. That same night, based on the one walk-through and just speaking with Kevin, we knew the home was the right one for us. We put in an application that night and (with the help of Kevin and the friendly staff at Hendricks) signed lease documents later that weekend. As for the property, we have moved in and can confidently say that it's everything we hoped (and more). The property was clean when we moved in, and any repairs (for which there were very few), we have already had a repair person come out. All in all: what a great experience. Tim served as property manager for our Austin rental home for a little over 3 years. After relocating cross-country, we relied entirely upon Tim to ensure the property was marketed, rented, and maintained. Tim made the process of finding and keeping quality tenants seamless and stress-free for us. In terms of collecting rent/deposits, everything was handled electronically. We never encountered any problems with receiving rent/deposits! He was always professional and responsive to us as owners as well as in his dealings with our tenants and any necessary vendors that were required for repairs/updates to the property. When we encountered problems with a tenant who wanted to break their lease prematurely, Tim handled all aspects of negotiations with the tenants to resolve the dispute and get new tenants in place. We didn't miss a month of rental income in the process! Once we decided earlier this year to attempt to sell our property, Tim also served as our realtor. He was able to advise us on the status of the housing market in the area and what to reasonably expect from a potential sale. Again, Tim handled all of the marketing and negotiations. Based on his expert advice, we were able to sell the property in a timely manner and at a price we were very happy with (and with just a few emails/phone calls with Tim at key points along the way!). While he did all the legwork on our behalf, he always made sure we were up to speed on the status. He regularly updated us with the all the information we needed to make decisions and allowed us to let him know how we wanted to proceed at each point in the process. In dealing with the buyer's agents, title company, etc. we definitely saw that Tim always represented our best interests. Owning and selling a rental property from another state is a daunting situation. I don't think we could have been in better hands than we were with Tim and the Hendricks Real Estate team. read more
