We have been leasing a house with Haven Point Properties and there are the BEST landlords, Managers, and Maintenance of anywhere we have live, they get right on it with any problems we have the property and not give us a run around. I originally rented out an apartment on Dover ridge in San Antonio Tx with Leo Paez the owner who was very understanding and never charged me late fees and told me not to worry about them since I'll pay on the 3rd of every month but then he was bought out by haven point and now they are back charging me for the late fees . $1800.00 to be exact. Worst management company I've ever worked with. When we moved into the house it was TRASHED! And by trashed I mean literally trash everywhere. Carpets look like they had never been cleaned. And the rest of the house had very obviously not been cleaned at all. So many maintenance requests going ignored, or fixed in a very shotty way (after multiple work orders put in) we are currently having to vent our dryer via a tube running down the hallway and out the window because nothing is being done about it despite 5 work orders put in. I can't get a response from anyone for days. Very very frustrating and infuriating. I will not be renting with this company ever again. Ever. read more

If I could give this company 0 stars, I would. We struggled from the beginning with them because the property we wanted to rent was in Leander and their office is in Buda. No one wanted to drive that distance to show us the property, so we had to find a realtor outside of their company to help us. Their idea of providing us with information was sending me a link to a YouTube video that didn't address any of our questions. In order to see a copy of the lease, we had to provide them with the deposit , first months rent, and application fees first. After being approved through the application, we were granted a lease where we needed certain changes made to more align with the average leases we had seen before: specifically ensuring we were not financially responsible for any systems or appliances they provided... because the lease indicated those items were our responsibility... especially when the electricity was off in the home, so we were unable to do a walkthrough inspection and test everything to ensure its operational status. Nevermind seeing the fridge and freezer full of mold. Instead of negotiating the lease with us, we were met with verbal rhetoric of "oh, that stuff is always taken care of..." but no desire or willingness to make the changes we requested. We ended up cancelling the lease prior to signing the lease, and putting in writing that we needed a return of funds provided to them. By TEXAS STATE LAW they had 30 days to return our money... over $3,000. We contacted them several times by phone and were told the check was in the mail and don't worry about it. Then were told they'd email me with info about when it was sent. TWO MONTHS LATER we filed a dispute with our bank to receive our money back... and our bank agreed that a dispute was necessary, providing us with our funds. A week later, my husband receives a call from their office saying they already paid us and how we shouldn't have called our bank. He calls back to find out they "mistakenly" did not send the check at all. We ended up renting a house in the same neighborhood... and came to find out with our new landlord details about needing special parking decals and HOA requirements that Havenpoint Management failed to discuss. And were pleasantly surprised that our new "standard" lease included everything I had asked Havenpoint to change. Maybe they are better at managing properties closer to Buda... but our experience has left us not trusting them at all... and will be recommending people looking for rentals to avoid that company at all costs. I feel so blessed we backed out... starting a lease process in that manner... I can only imagine the headaches we would have had to endure had we continued with them. read more

We were transferred from Texas to California about 6 months after our home was built. It was a beautiful new home in pristine condition. We opted to rent it out as we were going to be gone for about 5 years. We contracted with Havenpoint Property management. One thing that helped us to make that decision was that Scott Ross assured us that they made inspections every 6 months to assure our home was being cared for. Because we had done a large amount of landscaping, we opted to pay the water bill to ensure that the irrigation system was indeed left on. As well we payed for a gardener so that the yard would be cared for. Havenpoint quickly found a renter that was acceptable with two adults and two children along with a dog. They paid the rent on time and we never heard of any problems with the house until about two years in when there was a water leak in the wall in the bedroom. We had someone sent out to fix it at our expense. We have now returned home after about 4 1/2 years and our home is in shambles. We were going to make a trip home about 3 weeks prior to our move to see if we needed to make any changes prior to coming home. Originally the management company let me know that things looked good but when they found out we were headed back the tune changed. I was sent pics of carpet that looked as though someone had changed the oil in a Harley on the carpet. They were filthy not just normal wear and tear. I was also told that we would probably want to paint and that they could give us a much better rate. I let them know that I would consider the paint when I looked at the condition. Later, I was told that they misunderstood and had already started the painting and that they were going to do that along with a heavy-duty carpet shampoo and deep clean throughout the house even though it exceeded the amount of the deposit. This was supposed to be a favor to us. Once we arrived in Kyle, we were horrified at the condition. The grass was gone and weeds were all that was to be seen. The ground was crunchy letting us know that the grass not only hadn't been watered but 5-6 of our bushes long side the house had been either dug up or mowed over. The carpet that was deep cleaned was already showing dirt and what seemed to be oil again and there were various holes in numerous places as well as something like wax throughout the house. The walls that they had kindly painted for me were already showing marker and crayon through the new paint and it was obvious that children much younger that those that were supposed to be living there had been allowed to freely express their creativity on our walls. Someone was obviously obsessed with a blue marker or blue paint as we are still finding it in the most bizarre places, on the baseboards in the bathroom, inside the refrigerator, on power outlets and just other bizarre places. Our front door was chewed by the dog and most of the stain was just gone. All of the kitchen appliances had obviously been kicked as well as the baseboards in the kitchen several of which were just missing. We finally understood how the water leak had occurred as someone had taken it on themselves to actually move a spigot from the side of the house to the back. Definitely not approved by us. The driveway has obviously been used to work on cars as the oil stains cover most of the drive as well as the inside of the garage. As well holes were knocked into the floor of the garage for what reason we cannot determine. After talking to neighbors, we found that in fact the family had moved in their two adult daughters and their spouses with their children and one of the original renters had moved their mother in as well. We were told that there were at least 10 people living in the house. So far it has cost us $11,000 to have the entire house painted including the back of the house which was damaged and so filthy that it couldn't be cleaned. $4500 for carpeting throughout the house. We are waiting to have the drive and garage cleaned, the tile floors and granite counters cleaned and resealed, the bathroom vanity where what seems to be super glue was spilled to be replaced, reseeding the lawn and replacing the lost bushes, and the dryer repaired where someone broke off the setting knob. There is no telling what this will cost us. And the shame is that Havenpoint did a little to try to cover up the damage and kept the security deposit leaving us to clean up not only the tenants mess but theirs as well. The only thing that we can guess that Havenpoint did in the way of managing was to pay a couple of bills, collect the rent, take their fees and go out of their way to NOT protect our home. I did ask about the promise to check the home every 6 months and got nothing other than confusion and them not knowing what I was talking about. read more

Nothing short of SLUMLORDS. From not dealing with numerous trash requests to displacing my family for 2 days without a shower for a repair that should have been made before we took possession. Then asking us to do it again until we made them aware of how illegal it was. Just a SLUM property with an amazing talent for mismanagement and a lack of professionalism. We use Havenpoint to manage our property in Kyle. They have done an amazing job! Our house was rented very quickly and we even got more than we were asking for. We had some remodeling done before the tenants moved in and Havenpoint handled everything for us. Having renters can be a real challenge, but when we made the choice to use a management company it was the best decision we could make! Rented a Havenpoint Property sight unseen, Betsy was friendly and accommodating. When Brian took over communication, all went horribly downhill. Brian made several distasteful moves, like entering the home without permission and changing the lock without notifying me as the renter. Now, I'm being charged $40 for taking out a trailer and parking it in our driveway overnight, Havenpoint/HOA issued a complaint of it being visible by Zac Leifeste who was lurking and taking photos of our rental. Brian marked the $40 fee as rent with a $10 daily charge. Very unethical practices. Without having a copy of HOA rules, I do not know how many hours are allowable to keep a trailer visible to use it. Brian should provide content, and serve as an advocate to for renters. This trailer was used then stored again. Beware of strangers taking photos and stay away of this management property if you want to stay free from nonsense. read more
