We had a very good experience in 1313 Sunset because - Jonathan is very informative. He has informed everything that affects tenants and the apartment. From a power outage or a potential noise from an office building next door to any kind of work in the building. - The apartment is well maintained. The garage has an EV charger for every unit, and an additional super-fast EV charger. The apartment gets cleaned often, including the garage. - Jonathan is objective and fair when it comes to tenant conflicts. When we had a noise issue with a tenant next door, he has informed us on our options. - The move-in and move-out was very smooth. The elevator has a lot of lift power and it is very wide. Inspection process was also very favorable on tenant side. We kept the apartment in moderately good condition and paid for cleaning only when we left. - During our stay, we did not have any issues with delivery. Jonathan keeps warning Amazon delivery drivers to leave boxes in front of the door, and sometimes carries the ones left in the lobby himself to the front of the doors. He also gives information on how to send feedback to Amazon so that they can improve deliveries. - The apartment is secure, compared to other places in the area. I asked her to give me until the end of January and she ignored me with no empathy or compassion. I paid my rent on time, kept the place clean and did my own maintenance.

When we moved in, we asked if we could get screens replaced - taken care of the next week. When one of the washers broke in the laundry room, they got it fixed within a few days. They gave us ample notice if any other inspections or maintenance had to be performed. We especially liked that they would drop off an envelope at your front door and then pick it up on rent day. If you missed it, you could go to their office to drop it off. When it was finally time to move, they were very reasonable with the security deposit (we got it all back! we are very clean and respectful people, but no one can prevent every ding or scrape). It was night and day comparing to our previous experience at a "luxury" apartment complex. I think some of the negative reviews forget that they are running a business. They don't have a ton of time to necessarily coddle every tenant, especially when they AREN'T charging an arm and a leg for everything. Just be nice and reasonable and that's what you'll get back.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing.
