There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.

We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

For several years I had been making use of Vantage Property Management's services while we were away from the area. Overall, they did a pretty good job of overseeing our home. However, as time went on and Vantage got larger, it seemed that they were constantly developing more and more rules and regulations concerning our responsibilities as owners and at the same time adding more requirements for the tenants. So two years ago when it was time to leave the area again, we made the decision to hire another local management company, who actually offered lower rates that Vantage. At first everything went pretty well. The new property manager found some tenants quickly and at our full asking price. However, problems started the first time the tenant reported some minor electrical and other issues at the property. The new manager seemed almost clueless as how to go about handling these issues. As this situation dragged on into several months, it became obvious that this management company did not have the background resources necessary to adequately handle the day to day situations that can arise when taking care of a property. The tenants advised that these repair deficiencies were becoming so annoying that they were no longer willing to continue paying the monthly rent. Eventually the tenants simply moved out, leaving us with six months remaining on their lease. As it turns out, the management company had also taken several "short cuts" when conducting the tenant's background and credit checking. We recently came back to Vantage Property Management to help us out with the above mess. I still don't like all the forms, information worksheets and written requirements, etc. that VPM requires from the property owners, and the tenants. However, after seeing first hand what can happen when strict rules are NOT adhered to, I guess VPM is the best way to go after all.

My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.

I hired them to assist me in converting it from a dwelling to a rental and manage the property. I am of the opinion that they are complete con artists. The property manager hired, in my opinion acquired a very close but unstable friend. According to Judiciary Case Search the tenant has a history as a defendent as a tenant. One case is still active, and in a separate one the tenant owes all or a portion of approximately $70K to Piney Orchard Community Association. I trusted this business as they verbally assured me they did meticulous background checks on tenants. The fine print indicates they can put anyone in there they want to. I was assured verbally that this tenant had a stable background. In reality I am of the opinion that the Property Manager was just covering for a train wreck of a friend as nothing else was available if you look at the background on Md Judiciary Case Search. I would avoid this business like the plague

Another agency reviewed the Pinnacle portal- vague, useless, and offers no meaningful information beyond payments and architectural request. This is a pattern of systemic disregard. They regularly keep us informed with property updates, arranging with the tenants and dropping by for the occasional inspection. And when the home needs a repair, we are informed quickly so arrangements can be made to fix or replace whatever needs it. This assures us that not only are we happy, but the tenants are as well. After introductions he took me around and pointed out what he had already seen and was a patient educator. Joining the inspection with me was my father and partner via a video call. Sean not only responded to my questions but theirs as well. Made sure that they were responded to and was patient with my very curious father who tried to keep rushing him along. Sean could have become flustered but he didn't and managed my father in a way that was respectful and professional. I. WAS. SO. IMPRESSED. I had no idea how through a home inspection was and honestly when I told others about my experience (because I am hollerin from the mountain tops) my friends [one of which just purchased a new home] were shocked as how in depth Sean was.
