This is a very very bad property management company. It makes fees without your notice. I set up auto payment since 2025. Later on they made some wired change for about $200(still don't know for what), then charges me late fee every month until now (1.5 years). If they did not send me the account balance today, I still believe that I'm paying the HOA fees by the autopay correctly. This is mismanagment and kind of scam. read more

I wish zero stars was an option! Jeremy's conduct is outright dismissive, evasive, and completely neglectful of homeowner concerns. He actively avoids accountability and represents neither the Winterset 1A nor the HOA board well. Under his management, the HOA board's effectiveness has declined. Sadly, Jeremy's leadership has weakened the HOA board and reflects the company's failing standards. My experience matches a wider pattern-- which is supported by other BBB, yelp and google reviews and Complaints. This company operates with deliberate non-responsiveness. I, and other homeowners have made ongoing, current requests for documents, responses and meetings--all ignored. Jeremy falsely called my records request 'historical.' Another agency reviewed the Pinnacle portal- vague, useless, and offers no meaningful information beyond payments and architectural request. This is a pattern of systemic disregard. Jeremy does not communicate and does not respect homeowners. Pinnacle Properties should be avoided entirely if you are seeking a property management company with integrity, honesty, transparency and professionalism. read more

A number of things concerned me and now that our community is being managed by a different company I feel safer to talk about it. I moved in approximately 8 years ago, and our HOA fees were around $200. In the time in which I have lived here, the fees have increased to approximately $260 with assets taken away from us. For approximately a year or two, we had lost the recycling option in our community due to 'cost.' At a Board Meeting, when the budget breakdown to explain the increase in prices, information was spotty and an itemized breakdown for things such as 'oversized trash removal' was not available or provided to the board member who asked. Personally, when I attempted to ask the management company how best to remove my mattresses, I was informed by the management company to dump the mattress by the dumpster. I was told by a board member this was against policy, showed the board member the logs from the Property Manager, and was informed that when the board member challenged pinnacle on this, I was blamed for misunderstanding his direction (I was explicitly informed to dispose of the mattress this way by the property manager, which would have cost the community extra money and apparently the management company was given a specific rule regarding addressing that). On top of this, during my residence, I transitioned. While the e-mails went to the correct place when I manually changed my e-mail in their system, multiple emails were sent to the company after my name was legally changed to update their information. Up until they discontinued service, I was deadnamed on my official documentation. This company was unpleasant to work with, removed assets from the community with little notice, charged late fees for changing the billing process without notice and removing our established autopays, and did not recognize a legal, court documented name change through their inaction. I would hesitate considerably before opting to request their management capabilities for your community. read more

This company is inadequate in everything I have experienced here in Cromwell Station. Where do I begin? A street sign missing for over a year, replaced by a sign that only has one of the streets on it. There is a car in our main parking area that has expired tags from 2020. We were told that nothing should be in the hallways; however, in this unit there is a wheel chair under the mailbox and one resident decorates outside their door with all kinds of stuff that is fairly large in size. Resident stickers in cars turned out to be a joke; hardly anyone has them in their cars. There have been numerous e-mails to Pinnacle and many unanswered phone calls outlining these complaints to which no response and no action taken. Why doesn't anyone from Pinnacle look into these issues? Why don't they perform spot inspections of the cars and hallways? Pinnacle is a joke! read more

I am a condo owner whose HOA is managed by Pinnacle. After a month of no response to emails inquiring about assessments ( the letter says to email questions ) we finally received a response from Charmaine, but only after adding her email specifically. She denied receiving the three emails in the last month and asked for proof even though she acknowledged receiving the original and would ignore any request for explanation why it went unanswered. Charmaine also selects which questions she addresses in your emails often giving explanations that not only fail to answer the question, but are also irrelevant. After several back/forth emails with many questions unanswered, she simply responded she had no more information and we should attend the next HOA meeting to ask questions. She refused to research the answers and didnt even explain when the next meeting would be held. When explaining to her we do not reside in the area to attend such a meeting, her solution was we should send someone in our place. Are you serious?! I cant get answers unless in person and wait for months? Why should I send emails to pinnacle if answers are only available by the HOA board in person during meetings? I hope to make arrangements to attend a meeting just so I can request an alternative management company be employed because clearly Charmaine doesn't take it seriously and is completely useless when she actually elects to reply. I don't know what they are paid but as they offer no service to owners, I consider it to be too much. For those that have a positive experience with her, consider yourself lucky! read more

From the very beginning this company was nothing but a nightmare!!! The approval process for getting into one of their units was lengthy and cumbersome. Once approved we found out rather quickly that any phone calls to Pinnacle fell on deaf ears and were NEVER returned. The preferred choice of communication is email. A request to have our washer fixed took 3 WEEKS with 2 different repairmen. After we had moved out Pinnacle refused to provide us with a detailed list of any deductions that would be taken out of our security deposit. The reply that we received from Pinnacle stated that they had 45 days to return our deposit. We eventually grew tired of exchanging emails about our security deposit and decided to report this problem to the BBB. This was the only way to get this problem resolved. If you enjoy doing business with an unprofessional, and unethical organization that constantly keeps you guessing, then this company is for you. Save yourself a lot of headaches and aggravation and look elsewhere!!! BUYER/RENTER BEWARE!!! read more

Severely disappointed with Pinnacle Property. Management was very dismissive of mold complaints and building has not been maintained properly. Submitted notification of mold and water damage on 9/11/17 and caulking was the only form of remediation provided to date of writing this (12/1/17). Building Notifications lacking. Shortcomings with overall buidling maintenance leads to problems to increased homeowner claims. When a recent building pipe burst, I had to inquire a month later as to what happened. Two months later, they have yet to provide detailed information as to what happened except that it burst and was fixed. They would not provide a date of the occurrence nor confirmation by receipt of what work was completed. Guess the adjusters will need to extract that information from them. Bottom line, they do not manage the maintenance of properties, they do not effectively communicate, and they find the cheapest solutions for building maintenance at the expense of the homeowners insurance policies! read more

They treat the homeowners as if they do not know anything about their properties or proper construction practices. If you make a report to them about something that requires their immediate attention, it is never taken care of . They are also very unorganized. The customer service they provide is awful. The wife works in the office; the husband-not quite sure what he does (he talks a good talk but sure doesn't follow through with anything); and the son, he just stands around and smokes and flicks cigarette butts on the ground. I know the situation you are talking about and all of our communications were via email and at no time was I rude, ill-mannered, impolite, discourteous, uncivil or lacking in manners. I will supply the email conversation to anyone who contacts me. You had a situation with your intercom. You had contacted the office via email on 8/19/2014 and the property manager did not respond to you. (Keep in mind while reading this that I am in the accounting department and I do not handle maintenance issues.) You contacted the office via email again on 11/12/2014 with the same situation and stated that no one had responded to your previous email. At this time, our property manager was out with a family emergency so I took it upon myself to help you with your situation. When you were told that if the problem originated with your interior units intercom you would be charged, you became belligerent. I then stated and supplied the rules of the associations bylaws, which you agreed to abide by when you purchased the property, showing how the interior unit would be your responsibility, but that didn't make you happy either and you continued to argue the matter. Luckily, the problem did originate with the exterior unit, so no money had to be paid out of your pocket. Now, I went above and beyond my duties at the office and got your situation taken care of in less than 12 hours when others in the office could not get it done within three months time. However, I am the one that you call out as being rude? This is why people generally do not go above and beyond their duties or help others when they do not have to. However, I will not let this stop me from helping others when I can, regardless of whether it falls within my job description. I want to point out that in the email, you claimed that Mary had contacted someone else (I will not mention their name, but it was not me) in the office on 3 occasions about the same situation and it was never taken care of. Again, I could not and cannot verify whether that is true or not because they were verbal conversations and not recorded via email as our conversation was. Outside of Mary and yourself, those were the only people (and one is just hearsay at this point) that contacted the office about this situation. I had received several emails from people in your building between June 2014 and 11/12/2014 and none of them had mentioned any problems with the intercom. Therefore, for you to state "everyone else has tried to contact them" is what we like to call a fish story. Now, lets get to "I have waited almost 9 months...). It was 3 months. Bit of an exaggeration, don't you think? The fact that we are in a residential community has no bearing on anything. We are located in a condominium complex. We are a condominium management company and we occupy one of the condominiums as an office. It is not as if anyone lives here. You contacted the office via email on 8/19/2014 and again on 11/12/2014 at which time I took care of and solved your problem. I have only spoken to the "owner" over the phone and she is VERY rude. They like to blame the home owner when there is a mistake which was caused by them in the first place. In looking for a new place of dwelling for myself and my 17 year old daughter, I came across an add on craigslist http://baltimore.craigslist.org/apa/3855624949.html. It seemed appealing to me so I sent an email of request. On the initial agreed upon meeting for a tour with Charmaine Shifflett, I set at the property for over an hour and she never showed, nor did she give a phone call. It wasn't until that Sunday in which she called me with laughter in her voice saying she had an emergency and apologized. She then offered to show me the property on 7/12/13 at 10:30am, this property showing would be with her assistance Jeremy due to her being out of town. Being as though the property is only 7-10 minutes from my place of work, I opted to take an early lunch break to view the property of 504 Longwood Street. I set in the rain for over an hour and no one showed. I called their office and Ms. Charmaine at the office and her personal cell phone, to no surprise no response. I then sent the following email " Good morning! Today i took an early lunch break to view the for rent property at 504 Longwood St. I left my job at 10:05am to ensure timely arrival for the 10:30am agreed upon meeting time. However, for the second time no one showed up. More importantly, there was no communication as to needing to reschedule this showing appointment. I contacted your office and left a voice message on your cell. The time is now 11:01am and still no one has shown up or offered an explanation. At this time I no longer have an interest in renting the property as it's bad business practice to lack effective and open communication e.g. follow up with perspective tenants. In addition i will be providing business feedback regarding this advertisement an my bad experience on the various review sites. I believe first impressions are lasting impressions. Therefore, it is my hope that no one else waste their time with this advertisement." Upon her receiving this email she contacted me via email stating the following "Nicole, Jeremy was on his way there and had a water leak call. When he spoke to you the other day it was on my phone. So he didn't have your number with him either. This morning I left the house and forgot my phone so I didn't have your number with me. I didn't even realize it until I was at work. Jeremy is at the property now and he didn't have a number to call you. We are a very small company pulled in different directions and I sincerely apologize for missing two appointments with you. Would you consider going back to the property now to meet with Jeremy? Please call me at 410-760-4203 which is the office number and my extension is 3#. I look forward to hearing from you. Again I sincerely apologize." First impressions are often time lasting impressions. This is not a realty company I recommend anyone uses. read more

Just over 2 years ago Pinnacle Property Mgmt took over management of my condominium association in Glen Burnie, MD. Our previous management company didn't manage the property the way a management company is supposed to. The property was starting to deteriorate and we were left with no reserves with which any emergency repairs could be made. Pinnacle has turned our condos around. The property is now well managed and well cared for. Not only that but with their fiscal management we've established a nice tidy little reserve fund to the point where we could pay cash to entirely replace one of the worst of the roofs. They pay attention to the concerns of the owners and respond in a timely fashion to emergencies. I couldn't ask for a better management company. read more

I am very sad and disappointed reading the reviews written about about Pinnacle Property Mgmt. I have personally known and worked with the owners of this company for over 30 years. During the time in which I have had the honor and pleasure to be on the inside and see how hard these people work and genuinely care about what they are doing. While everyone is home with there family, or on vacation , these people are at the pool making sure that the area is clean, or making pool passes working till 10 or 11 o'clock at night all the time. I have so many times said why are you doing this, cuz it sure is not the money, No Char is trying to make it better, while all she gets is trash comments like this. If everyone knew how hard this small company works for there clients they sure would have a different opinion, The grass always seems greener on the other side, but you will not find a harder working person to work for you than Charmaine, now she may get busy that's because she is working hard for some one else its not because she is not working and it goes for everyone else in the office, Did you ever think of that.??? Like other reviewers here, I signed up to Yelp just to post about Pinnacle Properties. Unlike them though, my experience with them has been very positive. I am on the HOA Board for my community (72 units), and have worked mostly with Charmaine and Jeremy at Pinnacle. Not to take anything away from the unfavorable reviews, but my observation about property managers (and being on a HOA Board), is that they are very much like a cable/internet provider; nobody calls just to say everything is fine. So if you are considering Pinnacle, or any other property management company, it is worth guaging how many owners are content, and not commenting. Further, I encourage everyone who reviews their property managers to get involved with their HOA. There is a tremendous amount that happens in those meetings and you learn a lot about what is happening to your home. It's also a very good way to accurately evaluate your property manager. Specifically regarding Pinnacle:we have not raised condo fees in the three years they started working for us. They assessed the existing contractors serving our community, established a competitive bidding system and in almost every case, they awarded contracts with better quality service for less expense. Some residents have had difficulty getting responses (not my experience), but I've seen overall response time to resident concerns dramatically improve compared to Pinnacle's predecessor. Our community is located downhill from some much larger developments. Most of these were built when the area experienced a boom in growth. Unfortunately many of the county's stormwater system were not designed to handle torrential rain with so many impervious surfaces. As a result, one of our buildings has experienced serious flooding multiple times. Probably concerned about being financilally connected to any damages, our local government initially refused to help increase the capacity the stormwater system could handle. With lots of persistence, we did find the right people in our county govt. and they made some minor corrections to the system, Most property managers probably would have stopped there, however Jeremy from Pinnacle deserves credit for going the extra mile. He took a course in stormwater runoff and earned a certificate to better understand the engineering and policies, he attended the County Council meeting in Annapolis and provided testimony about the issue, he had our County Delegate do a walk-through of the property to inspect the problem, and he has also secured multiple grants providing funding for major renovations in our stormwater system. I credit Pinnacle and Jeremy for taking a long term view of the problem. It would have been very easy to slap a bandaid on the issue and wait. I believe Pinnacle's thoroughness helps us avoid expense, repair, and misery. I think it's also fair to note, that I am sure very few people in our community have any idea how much time and effort Pinnacle has had to direct towards our community's flooding problem. Again, I don't mean to downplay any concerns by other reviewers, but they have prevented problems, improved service, and rescued our finances, in. In my assessment, Pinnacle has been an unsung hero for our community. read more

This has to be the worst property management company I have ever dealt with and I have lived all over the United States. From the beginning, Karen, one of the family worker bees, showed she lacked professionalism by delaying the processing of our application and approving us for the property by more than 2 weeks without a phone call or reasonable explanation. Once moved into the property, getting through to any real person at Pinnacle property is a nightmare. You have to leave several phone calls before you get a response and they NEVER answer the phone at all. Read your lease carefully! Everything will be incumbent upon the renter to fix anything that goes wrong maintenance wise within the dwelling. Once again, getting any help from the property management will never happen and only leave you frustrated. Remember this is a family run company and any complaints about how they handle business is disregarded and your concerns are basically laughed off. I worked at Pinnacle for a short while and have never seen such hard working people that really care about what they are doing. I have seen first-hand the improvements they made to properties that had been neglected. While I was there, it was my responsibility to take messages from the condo owners regarding problems they were having with their units and pass this on to the management. Then there were numerous calls daily with HOA questions, application requests/approvals, etc. These were also passed on to management. I also received calls to pass on thank yous to them for helping condo owners so quickly. They are located in a unit in Castle Harbor that is an office. I can honestly say that I never saw these people just sit on their butts and do nothing. They usually work 6 days a week and are on-call their day off. I won't say they don't get overwhelmed sometimes (that is why I gave them 4 stars). I will personally make sure they are aware of these reviews, take them to heart and do whatever it takes to make things right. These are good people. read more
