Based on a redaction due to a pending liable/defamation suit, I have had a change or heart and wish to repost to ensure I am meeting both my first amendment rights and not doing anything illegal. You the consumer need to really understand who is out there to help you and THIS COMPANY IS THE WAY TO GO! I was moving on a military move to a new location and I needed someone to take care of a property. I was so thankful to find VPM, because my secondary goal was to give someone lots of money. I hired them to put someone in the house and I was lucky that it took almost two months for the tenants to move in, which was by ingenious design by VPM. I was pleasantly allowed to continue to pay my mortgage while having an unoccupied house. After that, I got to pay my 80% fees to VPM for placing someone in my house. Unfortunately the company (VPM) didn't want me to give them any more money so Jim stated he wasn't going to manage the property. So, I was asked by the lawyer to make an apology. I now realize how fortunate I am to have to pay all that money to the mortgage company and I wish I could just find Jim and give him more money... I wish that relationship didn't go south. Sorry Jim about any name calling, I just didn't see the light until the lawyers helped me realize how wrong I was. My employment causes me and my family to be away from our Odenton area home for sometimes two or three years at a time. For several years I had been making use of Vantage Property Management's services while we were away from the area. Overall, they did a pretty good job of overseeing our home. However, as time went on and Vantage got larger, it seemed that they were constantly developing more and more rules and regulations concerning our responsibilities as owners and at the same time adding more requirements for the tenants. So two years ago when it was time to leave the area again, we made the decision to hire another local management company, who actually offered lower rates that Vantage. At first everything went pretty well. The new property manager found some tenants quickly and at our full asking price. However, problems started the first time the tenant reported some minor electrical and other issues at the property. The new manager seemed almost clueless as how to go about handling these issues. As this situation dragged on into several months, it became obvious that this management company did not have the background resources necessary to adequately handle the day to day situations that can arise when taking care of a property. The tenants advised that these repair deficiencies were becoming so annoying that they were no longer willing to continue paying the monthly rent. Eventually the tenants simply moved out, leaving us with six months remaining on their lease. As it turns out, the management company had also taken several "short cuts" when conducting the tenant's background and credit checking. We recently came back to Vantage Property Management to help us out with the above mess. I still don't like all the forms, information worksheets and written requirements, etc. that VPM requires from the property owners, and the tenants. However, after seeing first hand what can happen when strict rules are NOT adhered to, I guess VPM is the best way to go after all. read more

I would rate this zero stars if I could. I am unfortunately a renter with this company and it has been a complete nightmare. The staff is the most unprofessional individuals I have ever interacted with in my life. When I had a problem with the home I am renting the office would not respond in a timely manner, leaving me without multiple appliances (ie, microwave, refrigerator, stove, washer, dryer and air conditioning) for a week in heat advisory weather. They will also try to impose random fees on renters. If you want a professional property management that will treat you like a human find another company. I would rate this place no stars if I could the staff is horrid. The receptionist looks like a 17 year old thug, the realtors are rude and snotty. I just recently went in to fill out an application for a house only to be left there by myself for a good forty minutes even when I had questions they ignored me. They only checked up one me twice once to hand me the application and the second time to take the money for it. They just sat I the back and talked to each other about how they smelled smoke an just completely disrespected me. When they finally talked to me in the end they talked to me like I was 3, I'm an adult and deserve to be treated that way. I truly hope that this place gets the colossal karma back hand that it needs. I will never suggest this place to another living soul even if it was my worst enemy. read more

This is the worst landlord I have ever had in my life. The women in the office are straight up _itches. I was paying a deposit and rent on a place - totalling $5000+ and I asked if they had a bathroom I could use. They said it wasn't for the public. I said I'm not the public, I'm a paying customer with a $5500 check in my hand. That should have been my first warning. When I moved into the house it was filthy. I spend two to three days cleaning like a maid before I felt comfortable unpacking anything. I took pictures of the filth and emailed it to them asking what they were going to do about it. They said they checked the house and it was clean. I asked did they see the pictures and they said yes they saw the pictures. But they did nothing to remedy the situation. It was literally disgusting with wads of dog hair on the aseboards, windowsills, under the appliances, and in every corner. The floors were filthy and sticky. I almost didn't want to move in. A few months later, I was one day late on my rent one month - the last day for the rent to be paid was on a Sunday, and I paid it on Monday. By 8 am on the Monday, they had filed an "Failure to Pay Rent" eviction request with the County Court. They open their office at 9! This is the most ridiculous thing I have ever heard of! This has never happened to me before. They treat you like shit on the phone, and use scare tactics. They treat their tenants like crap, and have treated me like I'm some kind of deadbeat tenant. I can't wait to get out of my lease. I am a tenant who takes care of a home, and pays my rent. I am in the service, and I am going to tell Fort Meade and every other military post around here to warn their servicemembers NOT TO RENT FROM VANTAGE unless they want to be treated like crap. I have filed a complaint with the BBB. They have a terrible rating with the BBB and it is only going to get worse. BE WARNED DO NOT RENT FROM THIS DEADBEAT OF A COMPANY. **MILITARY BEWARE** I rented a property that was managed by Vantage Property Management back in 2013-2014. Do not rent through this Management company. I have been active duty for 13 years and have never ran into such a poorly ran company before. Do some research before renting through them. Look them up on the BBB site. I even filed a complaint with the BBB and my complaint is still on there and can be read publicly. They aren't even an accredited business with the BBB. Which means they don't want to put the customer first. Read reviews on Yelp, Facebook, etc.They are out to rip you off with your security deposit. Very unprofessional company. read more

From the standpoint of an Owner of a single family property that Vantage Property Management has taken care of for my wife and I over the past several years, I can only begin to list all the good reasons for using the services of this company. We are especially happy with the extensive advertising that Vantage conducts when it comes time to look for new tenants. Vantage's new tenant screening procedures seem to be fair, but tough. In all Vantage's years of managing our home, we have only had one experience where the tenant was late with their rent and in that case Vantage was immediately on top of things to assure that this situation was quickly resolved. We are also very pleased with the Company's regular 120 day property inspections (with written reports to us), as we do not currently reside in the State of Maryland. We have come to depend on these regular reports to keep up abreast of how things are going at the property, along with their recommendations on maintenance items as they become necessary. Of course, we are especially happy with Vantage's timely disbursement of our net rents to us on the 8th day of every month, along with their very easy to understand monthly financial statements. read more

I am a home owner and using VPM as my management company... I wish I read the comments before using this company. I cannot seem to get this company to respond to my emails or calls regarding my property. I must say they are highly unprofessional but will boast off of their 37 year history renting properties. Their hours are not traditional (8 to 5) and they do not work weekends. Please if you're thinking about using this company, please use someone else. This company is not who they claim they are. Property owners looking for a Property Management company look elsewhere!!! I have been trying to rent a property through the Millersville, MD office since last week, and they have been dreadful to deal with. They don't return calls, are always busy with other activities so can get your answers in a timely manner and have very unaccommodating schedules (not open weekends, can only schedule appts in the morning, etc). So I decided to rent a different property. The owners of the property I wanted loose out. Don't let this happen to you - find someone else to manage your property. read more

VPM, is a terrible management company. When we moved into the property the place was a reck!! Holes in all of the walls, broken fridge, broken AC, grease covered the kitchen, loose stair rails, and cobwebs in every corner. According to the lease, the home was to be clean with working appliances. It took them a week to get us a new fridge. The lease states that we have to pay for carpet cleaning upon moving out. We DID NOT have clean floors when we moved in. While moving in we had to shampoo them. The water was black and smelled of stale beer. The entire home needed to be cleaned as we moved in. I told them this and requested a receipt showing that the property was cleaned. They never provided it. Now we are moving out, and they are refusing to wave the carpet cleaning fee. We also had to repair the holes in the wall and painted the main rooms. This place has been improved since we lived here. VPM are horrific and take forever to fill a work order, their rude, inconsiderate, and dishonest. NEVER EVER rent from them, you will live to regret it. read more

RENTERS BEWARE.....This is by far the WORST rental experience I have ever had. I moved into a VPM "managed" property 3 days after having my first child. Immediately after moving into the home, I notice things that were shabby and unkept. There was a bowl underneath sinks catching leaking water, closets off hinges and paint haphazardly strewn about the walls etc. If I didn't have a newborn in tow, I would've terminated the lease then. I stuck it out and things got progressively worst. The office staff seemed to be allergic to responding to emails. The property was supplied with bottom of the line appliances, which cost me several dollars in deductibles and nothing was ever fixed. After the refrigerator caught on fire, singeing the kitchen and nearly burning the house down with my family inside, VPM was unresponsive to emails and phone calls. We went 21 days without a refrigerator, went without heat in the dead of winter, a working dryer and the list goes on....needless to say I dont recommend them, you would be better off living in cardboard box. This has to be one of the worst companies ever. The staff is a complete nightmare and never respond to phone calls or emails. Staff is very unprofessional and rude whenever you can talk to someone. Work orders could take months if at all to be fixed. Went two months without a fridge, 2 1/2 months without hot water. We have had some very sketchy repair men that have come to our house. Some repairs have even had to be done 2 or 3 times due to the lack of knowledge of our old house. But you can bet if you have a burnt out light bulb you will have someone immediately. When we tried to rent the house initially we basically had to call to the point of harassment before we could have someone who would show us the house. I do not recommend renting from this company unless you like dealing with non sense and constant headache. read more

I am a current tenant renting from this management company and its my first and last time. They do not return calls, are unfriendly, maintenance emergency service is no good and they are not professional. I am just disappointed and am not understanding how they are being rated a 5 star on the google site nor an A on BBB, there is no way! I have heard tenants while in the office call in complaining about maintenance and not happy with the employees attitudes. I definitely wouldn't recommend this management company to anyone and if you are an owner I wouldn't have them manage your property their are other companies that are out there to serve you professionally. I am in hope I can get the owners of my rental contact information so that I can inform them of the company not manning their property appropriately. If your a owner this of a home Vantage Property Management will work out to your advantage. If you are renting and have issues with appliances or anything of that nature this property management is definitely not the place for you. You are overcharged for things that need fixing. Nothing is fixed in a timely manner, I stayed with my front door opened for approximately two months. My dish washer hasn't been working since the day I have gotten here, it has been about two years they have been waiting for a part. I had to purchase the lock for the front door to be fixed and wasn't reimbursed. I was charge 100$ to replace a toilet seat. Which they decided on there own to replace. They enter in and out of your home without permission. I was told that I broke the shower head??? Still trying to figure out when does wear and tear come into play????? But ultimately charged 256.00$$$$ to fix it!!! If you have extra money to make others rich you have found your rental agency!!!! read more
