I forgot to mention at the very beginning. I spoke to a gentlemen named Victor, and after showing him another bid I had received. They not only met that bid at the same price they made special arrangements to start earlier like I needed. Couple things that happen caused us to retest, but there wasn't even any question complaint or argument that their company paid for the retest. They stand behind their work and that is such a rare quality in this day and age. Overall very polite, professional and wanting to do a good job to accommodate.

Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

I had an extremely stressful and disappointing experience with Quick-Dry Flood Services…read more After a water leak at my house, my plumber referred Quick-Dry for emergency mitigation. Quick-Dry contacted me and told me they could handle the mitigation and bill the insurance directly. Before signing, I was concerned about cost and called Quick-Dry. Their manager, Isaac, confirmed to me that the cost would be handled through insurance and would not come out of my pocket. Based on that assurance, and because it was an emergency, I signed their work authorization. I also asked multiple times for an estimate or cost range, but no estimate was ever provided. I was told, "Don't worry, we will take care of you." Looking back, I deeply regret trusting those verbal assurances. Quick-Dry later submitted an invoice for $18,185.73. My insurance adjuster performed a detailed review and determined that only $7,561.88 was supported. The adjuster questioned multiple items, including excessive equipment days, custom pricing above standard regional pricing, overhead and profit for single-trade mitigation, and other charges such as fuel, dispatch, materials, and bio-wash. Quick-Dry later removed certain items and reduced the invoice to $14,529.77, but the insurance company completed a secondary review and again confirmed that $7,561.88 was the supported amount and sent the $7,561.88 to Quick-Dry. Despite this, Quick-Dry continued pursuing us for the remaining balance. At different times, they sent invoices and letters showing different amounts, including the higher original balance, which made the billing very confusing and stressful. Instead of reasonably resolving the dispute, they threatened to restore the invoice back to $18,185.73, add interest and fees, and eventually filed a mechanic's lien against my property for $11,133.21, including administrative fees and interest. I tried to resolve the matter by offering $3,000 just to end the dispute, but Quick-Dry refused. In the end, in order to get the lien removed from my property, I felt forced to pay $6,967.89 plus interest and a $350 administrative fee, totaling $7,500. Throughout the process, David's communication was rude and dismissive. The company showed very little willingness to acknowledge the insurance adjuster's detailed concerns or the stress this caused my family. This entire experience created months of anxiety, pressure, and frustration. This company not only overcharges customers but also completely scams them!

We recently discovered we had a leaky roof! As you can imagine, that instantly brings on a wave of stress. We called in Joe, and he arrived promptly to check out the situation. Unfortunately, it wasn't a quick fix; we ended up needing to remove some cabinets and drywall, along with significant mitigation work to tackle the water damage. It felt like a pretty daunting task at first. But honestly, Joe and his entire team were absolutely awesome from start to finish. They were incredibly mindful of our time and our home, treating our space with respect. We even have a curious dog, and they were fantastic about working around her and without any fuss - which was a huge relief! Their follow-through and communication were exceptional; they kept us in the loop every step of the way, and their attention to detail was top-notch. They genuinely went above and beyond to make sure everything was handled perfectly. Now, here's the kicker - and it's a bit unfortunate for us - this isn't our first time dealing with a mitigation company for various properties. We've unfortunately had to call them out a few times over the years. And after all those experiences, I can confidently say that Joe and his team are, without a doubt, the absolute best we've ever encountered. They truly set the bar for professionalism and service.
