Way better than trying to deal with vasca who now has a monopoly in this area.

This was well over a decade ago. Fast forward, my boyfriend rented an apartment from this group in Berlin and I've had nothing but poor interactions with them. These past 6 months alone, I wouldn't recommend Hileman real estate to anyone in good conscience. No one will call you back when you have an issue, the foreman can't fix anything - if you can even get the guy to come look at your broken sink, toilet, shower, whatever. Communication is poor and they do not treat their renting tenants well at all. The latest debockle is how they left their renting tenants out to dry when another opportunity presented itself. Sending letters stating no further action is needed, let the new rental company contact you, then turn around to evict everyone. Nice job Hileman. DO NOT RENT FROM THESE PEOPLE! Update (11/25/2020): My significant other got a letter at the end of August stating the apartment complex he was renting from was being sold. The letter stated he had to be up to date on his current rent and to contact the new management company for further instructions (I.e. income limit restrictions- basically to see if he qualified to live there) as they were taking over November 1st. He tried contacting the management company several times. Phone calls, emails, all went unanswered. Fast forward, Hileman summoned all tenants to court today. When my significant other reached out to Hileman about this, they admitted the deal with the new rental company fell through and that the tenants should have 1-2 months to figure things out but they needed to go to court to speak with the judge to be sure. So long story short, my significant other has 2 weeks to figure out where he is going and what he is doing IN THE MIDDLE OF A FUCKING PANDEMIC DURING THE HOLIDAYS. Icing on top of the cake? The judge had never even heard of the new rental company. Hileman should've spoken with each tenant individually to either pay rent or work out a payment plan. Instead they acted extremely unprofessional throughout this whole situation. As stated above, I will not EVER recommend Debbie Hileman or her associates due to this latest development.

We've rented from Sandcastle for many years, always taking pride in leaving every home spotless and following every checkout instruction. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. To anyone thinking of renting from this company: beware. The home might look lovely online, but the peace of mind and trust that make a vacation special are long gone. What a sad way to end so many years of family tradition.

Despite taking pride in how we leave the properties in accordance with the check-out instructions and leaving it in immaculate condition we have experienced difficulty getting our security deposit back the last few years. Too many delays and lies on why the security deposit was not refunded has resulted in our conclusion that the owner Doug is running a scam operation taking tenants security deposit based on false allegations and in violation of Delaware law. To those reading this review and considering renting a house from this business ... BEWARE! The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

    I bought a condo four years ago in an association that managed by these people. From the beginning…read morethey were absolutely horrible, poor communication with residents and very rude and extremely unorganized. I recently went to sell my condo and I asked for resale docs I was given two different prices. I also have not paid my condo dues in six months and was planning on paying everything at closing, which is three weeks from now but they threaten to put a lien on my condo and wouldn't accept to get paid at closing. The lien would have been filed Aug.1st and closing is Sept.13th. These people are really unreasonable and I would steer clear of using them to manage you home let alone your dog house. Also look at the reviews posted. One is by the owner which you can figure out which one is him and a couple of people they know including a window contractor that probably isn't licensed like the guy they had sent to look at my floors 3 years ago. Steer clear!!! Rude and unreasonable especially with everyone dealing with a pandemic, but when their family member died they needed time to cope and put condo owners on the back burner. What a joke! In my opinion I would never have them manage my trash can in front of my building. My 3 year old would do a better job. See pics attached.

I was very hesitant to trust Mike Cullen with almost anything. After some issues arose in which I was helpless to handle from a distance, Mike went above and beyond to handle them, while making sure to look out for my best interests in the process. He and Lisa have shown that it doesn't require a huge company to handle things. What it requires is an honest team that cares about their clients. I would highly recommend them to anyone looking to have their property managed on the Eastern Shore. There fees are way more reasonable then other property managers and their polices and procedures are much better. I plan to utilize them as long as I still own my rental.
