However, the noise from the other units (above and beside us) is ruining what would otherwise be a delightful beach home. The unit above us is a rental and my husband and I hear constant thumping all day and all evening. It sounds like someone is running back and forth. The plumbing noise is terrible. I can hear toilets flush, showers running, and the TV playing in the units connected to us. I can only assume they were built cheaply with little or no soundproofing between units. Otherwise, the community is lovely, parking is plentiful even in the summer. Beware that most of these units were built in 2004, so since I purchased the condo in 2014 I have had to replace the entire HVAC system, and the water heater, leaving little money for upgrades that need done. If you are thinking of buying, find out when the water heater and HVAC was updated. Also, the routine maintenance leaves something to be desired. I think they trim the bushes about once a year. It gets so bad that my husband has gone outside and trimmed them himself a few times so we can see out our windows. I love the pool and being able to have a community that offers dining, a grocery store and pharmacy all within the community. The walking paths are very nice as well.

Due to work I have been here since Feb 2015 and the…read morefirst Condo I was in on North Village Loop gets 5+ stars, great screened in porch overlooking a pond, the year round residents very nice and friendly, felt very safe and the outside area very clean and well kept. Due to the summer season I had to be moved to another Condo on Chesapeake St over the store fronts and even though the Unit was nice the surrounding area was not. I would love to add a picture of what $2200.00 a month gets you when it comes to the outside area. Due to the business below the dumpster was always over flowing with trash behind and around the dumpster and a horrid yeast smell from the left over dough laying on thr ground around the dumpster. This business does not recycle (please note dumpsters available throughout the complex) nor do they break the boxes down and throw full pallets in the dumpsters. I can say that I did not see any Rats but I am sure that was due to the Crows, Sea gulls and Turkey Buzzards making daily dumpster dives (the lids where not closed on top due to the bulk of the trash). Not only did I worry about my health and safety but also of my dog, not to mention the children that attend the pre-school(the dumpster is on the back side where their back door is located--and yes the children would come and go by that door for outside activities). I have walked the complex behind the other business and never saw such a disaster from any of the other business, what I did notice boxes were broken down and tied, tops of the dumpsters closed and not overflowing and no trash laying around the dumpster or on the ground. Safety was an issue and that is strictly due to people coming and going from the businesses and no security cameras or frequent patrols by the security company, you would see them at least once maybe twice making patrols but not very helpful if a problem did arise. Now lets get to the parking issue, for the renters above the store fronts you are told you have assigned parking but that is a JOKE, well at least for this area. The bakery employees park not only their personal vehicles but also the company delivery trucks in the assigned spots for the renters(signs are posted but good luck on getting the number to call to have them towed), most will say that's not such a big deal but it can be at the peak of the season when parking is at a prime and if like me I worked different shifts and after a 12hr shift you want to know that you have a place to park and not to mention it is stated in the rental agreement that you have a designated parking spot and that spot is included in the rental fee. Overall the complex as a whole is beautiful and well kept. I would recommend this Complex for a vacation rental but try and get one of the Condo's on North Village Loop you will not be disappointed.

We've rented from Sandcastle for many years, always taking pride in leaving every home spotless and following every checkout instruction. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. To anyone thinking of renting from this company: beware. The home might look lovely online, but the peace of mind and trust that make a vacation special are long gone. What a sad way to end so many years of family tradition.

Despite taking pride in how we leave the properties in accordance with the check-out instructions and leaving it in immaculate condition we have experienced difficulty getting our security deposit back the last few years. Too many delays and lies on why the security deposit was not refunded has resulted in our conclusion that the owner Doug is running a scam operation taking tenants security deposit based on false allegations and in violation of Delaware law. To those reading this review and considering renting a house from this business ... BEWARE! The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

Over a period of several years, we made at least 3 trips to The Peninsula, which was a strong contender for our final home. Even though we weren't close to being ready to buy, Sandi spent a lot of time with us, showing us numerous houses and condos. When we were back in WA she responded to our numerous questions quickly and comprehensively. She was never pushy, but always informative. Although we ultimately bought in FL because the location was a better fit for us, we really appreciated all the work Sandi did for us in helping us come to our decision. Unfortunately, she couldn't do much about the DE weather.
