In 30 days they have visited our development many times, are working with the developer (we have not yet fully transitioned to an HOA) to get our ponds filled, they have advised on vendors, and are cleaning up a messy mailing list that they inherited. They have been proactive and from the seat of the HOA Secretary, they have been a great team/partner for the last 30 days. From our experience: Our community has had ongoing issues with Seascape Property Management, recurring at least once annually, and the pattern has not improved despite giving them multiple chances. We pay approximately $500 per month per homeowner, yet basic services are consistently mishandled. Snow removal is a recurring problem, even though it is a paid and essential service. Work is often delayed, incomplete, or poorly coordinated. The most serious issue has been unfinished and deteriorating roads/alley infrastructure. These conditions persisted for years, creating daily inconvenience and potential safety concerns. Although the issue stemmed from the developer, there was no meaningful escalation, urgency, or resolution effort from Seascape during this time. A recurring theme is that Seascape appears to defend vendors and/or developers rather than advocate for homeowners. Vendor performance issues are routinely minimized, and accountability is lacking. Problems are explained away instead of resolved. This behavior is suspicious to say the least. Our community is not simple, and it requires experienced, proactive management. Unfortunately, Seascape has repeatedly demonstrated that they are not equipped to manage a complex community effectively. Notably, I previously posted a negative review and was personally asked by Seascape to remove it, which I did in good faith to give them another opportunity to improve. Since then, another significant issue has occurred, reinforcing that the problems are systemic rather than isolated. At this point, we are actively asking our board whether there are plans to replace the management company, as continued inaction exposes the HOA and homeowners to real legal and financial risk. I would not recommend Seascape Property Management to communities that expect accountability, strong vendor oversight, or timely resolution of serious infrastructure issues.

I was given the personalized meeting, filled with promises of how they would be more attentive than the next company, but I have not found that to be the case. The photographer didn't bother to show after being told repeatedly by L &F that they were on their way (due to mishandling by L&F) when I took a day off and drove 2 hours to meet them. Then, the listing did not reflect our agreed upon terms and pricing when it posted, a change that took weeks to fix. I have also been reaching out for weeks about my listing being left out of the map guided search on their site and vrbo, an issue that other listings also faced. I have gotten zero responses beyond "we're working on it". I also pointed out that my listing doesn't have a map on it. No response. People will move on to the next listing when they can't see the location. I was told they would put a "vacation rental" sign with their contact info on my lawn. That hasn't happened. I was told to leave keys at the Rehoboth and Lewes office, so guests could check in at either office. I left them in the after-hours box for both. I still don't know if they received them. When I stopped at the Lewes office a week later, they said the keys were probably sent to the Rehoboth office, but they weren't sure. They added that guests DO NOT check in at the Lewes office. I have gotten zero bookings after being told it would rent well. Now I am trying to get in contact with them (no response) about canceling the contract. I have zero faith in leaving my property in their hands at this point, and now I am at risk of an entire summer with no rental income. I

Life in Courseys Point has improved greatly since Sylaunda McKnight has become our Community Manager. She has demonstrated a high level of professionalism and dedication in managing our community. Her proactive approach to problem solving, timely communication, and genuine care for the well-being of the residents has significantly contributed to the efficient running of our HOA. The community emails originate from "donotreply@infohoa.com" with no company name in the email, no phone number. If you do receive a reply, it may contain an employee's first name but no last name, and no telephone number. "Your message has been received by our Customer Service Team.     I bought a condo four years ago in an association that managed by these people. From the beginning…read morethey were absolutely horrible, poor communication with residents and very rude and extremely unorganized. I recently went to sell my condo and I asked for resale docs I was given two different prices. I also have not paid my condo dues in six months and was planning on paying everything at closing, which is three weeks from now but they threaten to put a lien on my condo and wouldn't accept to get paid at closing. The lien would have been filed Aug.1st and closing is Sept.13th. These people are really unreasonable and I would steer clear of using them to manage you home let alone your dog house. Also look at the reviews posted. One is by the owner which you can figure out which one is him and a couple of people they know including a window contractor that probably isn't licensed like the guy they had sent to look at my floors 3 years ago. Steer clear!!! Rude and unreasonable especially with everyone dealing with a pandemic, but when their family member died they needed time to cope and put condo owners on the back burner. What a joke! In my opinion I would never have them manage my trash can in front of my building. My 3 year old would do a better job. See pics attached.

I was very hesitant to trust Mike Cullen with almost anything. After some issues arose in which I was helpless to handle from a distance, Mike went above and beyond to handle them, while making sure to look out for my best interests in the process. He and Lisa have shown that it doesn't require a huge company to handle things. What it requires is an honest team that cares about their clients. I would highly recommend them to anyone looking to have their property managed on the Eastern Shore. There fees are way more reasonable then other property managers and their polices and procedures are much better. I plan to utilize them as long as I still own my rental.
