It's funny - my parents used Hileman Real Estate when they moved to the pines and we never had an issue. They were extremely helpful and professional and Ms. Terri was great! This was well over a decade ago. Fast forward, my boyfriend rented an apartment from this group in Berlin and I've had nothing but poor interactions with them. These past 6 months alone, I wouldn't recommend Hileman real estate to anyone in good conscience. No one will call you back when you have an issue, the foreman can't fix anything - if you can even get the guy to come look at your broken sink, toilet, shower, whatever. Communication is poor and they do not treat their renting tenants well at all. The latest debockle is how they left their renting tenants out to dry when another opportunity presented itself. Sending letters stating no further action is needed, let the new rental company contact you, then turn around to evict everyone. Nice job Hileman. DO NOT RENT FROM THESE PEOPLE! Update (11/25/2020): My significant other got a letter at the end of August stating the apartment complex he was renting from was being sold. The letter stated he had to be up to date on his current rent and to contact the new management company for further instructions (I.e. income limit restrictions- basically to see if he qualified to live there) as they were taking over November 1st. He tried contacting the management company several times. Phone calls, emails, all went unanswered. Fast forward, Hileman summoned all tenants to court today. When my significant other reached out to Hileman about this, they admitted the deal with the new rental company fell through and that the tenants should have 1-2 months to figure things out but they needed to go to court to speak with the judge to be sure. So long story short, my significant other has 2 weeks to figure out where he is going and what he is doing IN THE MIDDLE OF A FUCKING PANDEMIC DURING THE HOLIDAYS. Icing on top of the cake? The judge had never even heard of the new rental company. Hileman should've spoken with each tenant individually to either pay rent or work out a payment plan. We just received notification that the rental we had reserved for Labor Day weekend is unavailable due to mold issues and needs to be renovated. Nine days prior to our reservation date. More importantly they were unable to find another rental close to our original price. As with anyone reading this review would be, I am extremely disappointed. I can't say enough good things about Hileman Real Estate. They were so easy to deal with, very polite and friendly and most importantly, delivered on everything they said they would. I have dealt with many different real estate agencies to rent condos in Ocean City MD and Hileman Real Estate stands over and above all these other agencies. The condo we rented from was extremely clean, decorated nicely, spacious and well furnished. Hileman Real Estate provided a personal touch by including linens and towels, personalized coupons to area businesses, and inquiring to make sure we were satisfied with everything. They were also extremely nice when I called them after hours when I thought I had a problem. It ended up that I was mistaken, and everything was good. They were great about the whole mix-up, which as I stated before was by fault. For all these reasons and more, I will never rent a condo from anyone else but Hileman Real Estate. read more

I made a reservation on may11 at 10pm and try to cancel it on may 12th at 9am because we were unable to take vacation on that date. I was told that I will get back my deposit within a few days. If I could give them NO STARS I would, initially the house I thought I was going to rent was a 4br 3ba, turned out it was a 3br 2ba n after i paid my rental deposits for the place, it was not available. They tried to convince me to go into a place that was $700 more n I refused. So I wound up doing some HW and calling the person that supposedly owned the home and it turns out they were never renting the place!!! There is no follow-up with owners, slow to react to situations, semi-annual inspections on annual lease properties are incomplete and do not reflect the obvious condition of the rental unit. DO NOT rent from this establishment. There is no option for reviews or leaving reviews so you may be renting a dump, just like I did. The 4 bedroom listing clearly said "2 king beds" but upon arrival, there were only queens and twins- strike one. Later in our stay, I happened to look up and the ceilings had large areas of peeling and sagging plaster. A few pieces fell on the floor in hallway...yuck. There were rotting wood trim pieces all around the first floor and moisture damaged paneling that buckled with moldy contents in the living room (I have plenty of pictures)- strike 2. So at the end of our week we pack up and realize we are missing a key. My husband had accidentally left it in our beach bag but he had already left the day before. No big deal, I'll just return it by mail. I continue with our check out and inform the front desk of the missing key and that we will return asap, she said that's fine. Upon our return home, I took key to usps and sent key certified mail with required signature. Ten days later I get an email from Hileman that my security deposit is being withheld and to call for more details. So I call and receptionist says they have not received the key ($3 to make a copy, just saying) and that is why theyi are holding up my deposit. I informed them that I have a tracking number, which they did not care to look up, but just told me they would have to ask everyone in the building if they'd seen the key (yes, she truly said that). I then proceeded to tell (her) that they did indeed receive the key, gave her the date, time and the person's name who signed for key as it can all be found on the usps website if they cared to take the tracking number. She told me she would call back when they found the key (???) At this point, this is typical nonsense and a scam to keep your security deposit. Totally unprofessional and totally incompetent they are! At the end of the day, I got a very snotty voicemail saying that they would return my deposit but only after one month of my departure. Not a single apology...strike 3. I only rented from this company because it was a last minute vacation, my fault, never again. Save yourself the headache and go elsewhere. NEVER WILL I EVER rent from a rental agency again. We rented Heron's Wateredge in Ocean Pines. We have been to Ocean Pines the past three years and have thoroughly enjoyed our stay. This time - not so much. One week before we were scheduled to arrive, we received an email notifying us that there was construction next door and we would hear noise between the hours of 8-4. They claimed construction was to have been completed by spring but when we saw the project, there is now way they would have been close to being completed in Spring! Ok.. back to the beginning. We arrived to Ocean City and at our anticipated 3PM check in time, went to Hileman and was told the house is not ready and it would be ready between 3-5. The fine (small) print in the contract says that check in is 3 pm BUT only if your property is ready. They have until 5 pm - that is ridiculous. We finally arrived to the house at about 4:15 and found that the house was in no way what we expected. The house was filthy! WE SPENT THE FIRST TWO HOURS CLEANING THE PLACE! Beer bottles left outside, caps all over the yard, broken front door, broken sliding door upstairs, the gazebo area was trashed, plants overturned, rusted out and broken crab traps, dog hair throughout the property (after we were told the owner's wife was allergic to dogs!), trash left in trash cans in the bathroom, empty cigarette pack in master bedroom trash and much more. We documented the issues with Hileman by sending numerous emails and pictures. They did send a person out to fix the front door and was also told they would "do something about the cleaning issue" however, we never heard from them after checkout. The construction noise and the delivery trucks happened before 8 and on most days between 7-8. Just when you want to sit and relax and enjoy the view.. NOPE! Banging, air guns etc. Not the ideal vacation at all. We felt lied to and frankly discarded. We left information for them upon checkout and our review of the place even after we were told they would follow up with us on the cleaning issue which never happened. Of course, you can't leave a review on their website so I have resorted to this. If you are interested in renting, be aware. read more

Refusal to return security & pet deposit: After submission and acceptance of my application for a pet-friendly rental property on March 21, 2016, Hileman Real Estate demanded both a security and pet deposit be sent immediately, without giving me an opportunity to review the lease. A check for 2,900.00 was sent on March 25,2016. After repeated requests, I finally received a lease with misspellings, grammatical errors, and ridiculous, onerous terms by fax on April 27,2016. Because the lease didn't include the addendums, I asked my husband to call the broker, Deborah Hileman, and ask that the addendums be sent immediately, which Ms. Hileman agreed would then be sent. Ms. Hileman never sent the addendums. I called Ms. Hileman twice the next day, left messages on her voicemail and with her staff; I never received a call back. Because of the lease that Ms. Hileman sent, her failure to return my calls and her failure to do what she said she was going to do, I then drove to the beach from my home in Virginia to tell her that I no longer wanted to deal with a company that wouldn't return calls, or do what they said they were going to do. When I asked for the return of my deposits she said she would not be returning them. Its clear to me that they are running some sort of scam. The act alone of not providing me with an opportunity to review the lease in a timely manner, but requesting to have the deposit ASAP, and then failing to and refusing to send a competent and entire lease for a month, which was just a few days before I was to take occupancy. This way, if someone really was in the position that they had to move,( which I do not because this property was to be used as a weekend getaway), they would be trapped into signing an onerous lease like the one that was given to me. I received a call from Ms. Hileman, the broker, on the evening of May 12th, informing me she would be returning my funds by mail. I told her I would come get them on Saturday May 14th. The following morning, Friday May 13th I called the office and spoke with Ms. Hileman's staff (a woman who I had been dealing with, since the start of this real estate property ) and also left a voicemail for Ms. Hileman stating that I wanted a cashiers' check because that's what they had asked of me. The next day, about 10:00 AM in the middle of the three hour road trip to retrieve my funds, I received a call from Hileman Realty's office that they wouldn't have a cashier' check available, and unapologetically informing me that I could just turn around and go home, and that they would mail me a check on Monday. Presently it is late Wednesday evening and and the check has not arrived. It is fairly obvious to the casual observer, they are incompetent at best, scammers at worst. read more

Never ever My husband is in the military and we are being station from Cali to MD. My family is from md. To help me my mom is looking at houses for me and I trust her judgment. We are not moving for 2 more months but we only will have 9 days to do our move from Cali to md. We need our address when the movers come to pack our house out because part of our moving contract is they have to pack and unpack everything. We also have to have our address in our orders ASAP Someone there told my mom that I couldn't put a contract on a rental unless I saw the house. They couldn't have told me this in the emails that I exchanged with them telling them that because I just had my tonslis out I wont be able to come but my mom was going to drive 3 hr to see a house for me. They didn't seem to have a problem and before my mom drove down she had called a few time and told them that she was coming to look at the house for me. No other real estate company I have been talking to has had a problem with this. In fact they say they do it all the time. They are also rude in emails. I will never use them.
