    I live in Plantation Lakes in Millsboro, DE which is an extremely large community. There are…read moreapproximately 1500 occupied homes and construction of new homes is ongoing. Many households have a dog or two as pets and walk them regularly at least 2-4 times daily. Most dog owners are allowing their dogs via the guidance of the HOA to urinate and defecate on the grass strips and trees in front of resident's homes. They may not know or care about the damage they are causing to our environment and ultimately our health. My husband and I have tried to reason with residents about the dangers of this bad habit, but they only get offended. Before we moved to this community, we noticed how beautifully maintained the lawns and grass strips were and it was one of the main reasons we chose to move here. Now most of the lawns and especially the grass strips have been damaged and destroyed with brown burn spots from all the dog urine. The foul odor, especially in the summer is very offensive and at times overwhelming. I am constantly washing down the urine every day, two and three times a day to avoid a buildup of the odor, otherwise outside my home will smell like a back alley. I have reached out to the HOA and asked them to stop telling the residents this is ok to do, but they refuse. We are replacing the topsoil every year due to the damage the urine and feces is doing to it. There are hundreds of dogs in this community that are damaging the soil, trees and grass. This huge amount of urine is not being contained or maintained responsibly by dog owners but rather is permeating our community as if it is normal and safe to do. We have offered suggestions to the HOA which are simple no cost solutions that would ensure the safety and health of all the residents and the environment, but we have been met with threats, bullying, retaliation, stalking and harassment for our efforts. We live in a society where sadly people only care about themselves and not others or the environment until it is too late and ruined. I am aware of all the health hazards this much dog urine and feces can cause, and I do not wish to be a victim of a dog urine and or feces related cancer. This may seem like a trivial matter, but it is a major health risk in a community this size with such an overwhelming number of dogs, children, and elderly. We are all tracking these pathogens into our homes, no matter how careful we are to remove our shoes. I would not recommend moving to this community if you value your curb appeal and health.

We didn't have an appointment but were greeted warmly and immediately accommodated. The fact that we were dealing directly with the home designer, sans a middleman, and one of the partners greatly influenced our decision. To see our ideas being brought to fruition; guided by their expertise in design & construction further convinced us we found the perfect builder. They offered a higher standard while staying within our requested budget. Once under contract, they handled everything. They let us know what stages were being executed and when our input was needed. Choosing options (exterior/interior colors, fixtures etc.) wasn't overwhelming because they guided us through the process. Their patience and expertise kept us on track. We marveled at the Amish worker's precise craftsmanship and skill, and were greatly impressed on how the Project Supervisor orchestrated all of the different companies & workers. The Home was delivered to us in a timely fashion, despite the current global situation. We were promised the "wow" factor and they delivered. Erik took our rough concept and designed the perfect home for us - and on a very narrow lot with plenty of restrictions. Lisa was a very patient and calm guide as we faced the daunting task of design selections. And the project management team led by Morgan and his skilled colleages, Jason and Mike, are true professionals who care about the details and the product they turn out. The entire Turnstone team is extremely knowledgeable, very responsive, professional, courteous and friendly. They were excellent at managing costs and completed our home on time (maybe even a little early) and under budget. We're almost sorry that the construction is finished because we miss them!     We built two homes with Turnstone starting in 2020, until we fired them for breach of contract…read more We've been in the midst of an extensive redo of both houses (with a new contractor) with great financial burden, so I have decided to share my experience with others in hope others will do some due diligence before engaging with them. The issues are almost too egregious and numerous to note. That said, the main issues were contracting for a custom kitchen/built-in closets and getting boxed cabinets which were installed with untenable damage, color variations throughout, and missing components. Our custom wood siding was installed outside the manufacturer's installation guidelines, resulting in one entire house needing to be resided with extensive modifications to the installation, necessitating the addition of 2" wood firing to attach the vertical siding. The wood refiring has changed the envelope of the house, which required removing windows, changing the internal window sills, retiling the bathroom sills, pulling out the external electrical panels and outlets to meet the new envelope, etc. They installed four custom metal panel windows and doors, also with considerable damage; they leaked, the metal rusted from all the installation damage, wouldn't close, etc. Most of the windows in one house weren't flashed and our largest (and most expensive windows) were installed incorrectly. Between the siding debacle and the leaking windows, we've had to remove or reinstall or replace almost all the windows. (One window came in white and they actually painted it black instead of replacing it with the correct window--no kidding. ) The HVAC was installed below grade and created extensive leaking in both basements. Finally, the patio drain required per the plans was not installed. We had to remove the patio, install/dig a large drain, and replace the patio to move the water away from the house. I have another long list of items, but these are the main issues. Each validated by both an experienced and reputable engineer and our current contractor. To date, we have spent over $525,000 correcting the issues. This does not include things that were unfinished, only done incorrectly. We have estimated it will take another $150,000 to finish the project. I'm in the midst of arbitration with Turnstone, so you might be asking why I am voicing this concern before things are resolved. Just today I have talked to three people who had similar experiences with Turnstone. It's not just the workmanship that's of concern, but the consistent way they've not stood their work, gas-light people who had valid concerns, and left clients with sub-par solutions. They want to blame their issues on their clients, or COVID, or vendors, but it's become so obvious that Turnstone is shaking and jiving in hopes of avoiding the enviable responsibly that comes with living up to their promises. My only hope is that my review offers other clients a moment ask more questions and Turnstone to reconsider their business practices.
