Absolutely love calling Halcyon House our home!! My partner and I have lived here going on two years now, and have consistently had nothing but good experiences. From moving in and Genesis + Josh being such great help to us, the concierge team always being so helpful (especially Jessica, Dominique, and Felice, who I believe no longer works here) to the maintenance team always going above and beyond!!! TWICE I have dropped a diamond earring down the drain in our master bath, and maintenance was there within minutes disassembling the pipes and they were able to retrieve my earring both times!!! Safe to say I have learned my lesson. Recently, my partner was taking out the trash and accidentally threw away a shopping bag of some valuable items. I didn't notice until 4 or 5 hours later, which by then was past 10 pm. I immediately went down to the front desk to see if the concierge could help me retrieve the items. Dominique got in touch with the maintenance team and let me know they would check for me first thing in the morning! The next morning, they had found 2/3 of my missing items, but I was still missing a boxed up Oura ring that I was supposed to gift to a friend. I inquired again with the concierge, and they let me know that maintenance would go back and check again. By this point, I figured it was long gone and the likelihood of it being returned was low, but wanted to give it a shot anyway. A day or two later, it was hand delivered to my door by the manager! I was shocked as I definitely didn't expect them to find it! Thank you soooo much to Alfonso and the maintenance team for going above and beyond to retrieve my items. As far as day to day living - yes there is street noise if you live on the Anton Blvd side, and there are the exceptionally loud sports cars that you will hear racing down the street every so often, but there will be noise from the street if you live anywhere near a Main Street. It was an adjustment at first, but we've gotten used to it and it doesn't bother us much. With living so close to the action, you also have the added benefit of walkability. There is so much so easily accessible close by! Philz, Moongoat, Starbucks, South Coast, Mastros, Vaca, the list goes on!! We love to have a Mastros or Water Grill date night and just be able to walk to dinner and get some steps in afterward. We also have electric vehicles, and almost NEVER have an issue finding a charging spot! The spots do get full in the evening, but if you park earlier in the day there are always open spots, and there's usually some available downstairs or in the other building if we can't find one in building A! In a year and a half, I think I've only rain into a situation once or twice where I couldn't find a charging spot when I needed one. All in all, Halcyon House has been my dream property in OC. It doesn't get much better than this! read more

This is a very sad review for me to make. I lived at halcyon house for 2 years and 8 months. The first 2 years were great. Somewhere around the beginning of the 3rd year the managers changed and things went downhill fast. I wont go into the Thanksgiving day debacle, I will just say that it is supposed to be a smoke free campus. Both my wife and I had allergies. During my first year there we had some smoke issues, management solved the problem right away. When the weed smell became so prevalent this year that my wife and I had to effectively be constructively evicted, management did nothing. They were impossible to contact (always in a meeting, never returning calls or emails). When we finally got someone to get back at us they told us they couldn't "identify the source of the weed" and that my doctors note (for my allergic reaction) would be "saved in the file." No idea what that means...but anyway, management there has since been completely negligent of ALL responsibilities towards out move out. They have been unresponsive to all communications again. Lied about the legal amount of time they have to get our security deposit back...and...have not gotten us a dime of the security deposit (it has been a month). Furthermore, their nickel and diming tactics of acting like we weren't forced to move because of DOCUMENTED HEALTH ISSUES THEY DIDNT ADDRESS, they acted like they were doing us a favor by only taking 2 weeks of rent from our security deposit despite the fact we were out the 1st of August and they had new tenants in the apt the 14th...that means we were not only charged despite being constructively evicted, but they charged us for the normal turnover time of the apartment. Their indifference, and bad faith (beyond bad faith...seems like spite) have soured what was a great memory. I still love many of the employees there, but management acts more like alum lords (always in meetings? No, she just wants to keep her head in the sand, we are not dumb). You would expect this kind of behavior from an actual slum lord...not from a luxury apartment complex adjacent to the avenue of the arts (how is that 2023 restaurant coming along btw? Haha...they still have the coming soon sign up). Anyway, I would say to avoid this place until they fix their management issue. No one deserves to be treated like we have been...oh!! Still not a dime of our "shaved down" security deposit. Kind of a trashy move for the management a "3200 dollar a month 700 square foot" apartment complex. So, not smoke free, no actual manager because she is apparently in "meetings" 24/7, and has no access to a phone. Smh I want to make sure I don't just harp on the negative. Some of the coolest people ive known, who are like family to me still work there. Shout out to Jessica, Abel, Jesse, Mario, Genesis, Feliz, all of security, maintenance and concierge, as well as the OGs who are missed like Luis, Isaiah, Jose, Bryan, and Josh. Those are my people. THEY ARE WHAT MAKES HALCYON A HOME. Not whatever disaster has happened to management. read more

I am really saddened to write this review. I have lived at HH for 3 years, since they first opened. Things were great in the beginning, but that went downhill quickly. Management went through a big shift the past year or so and is now practically non existent. Issues are never addressed and 10% rent increases for select residents are completely illogical and unfair. The only one who was ever able to help me was Bryan F, and I really do appreciate him, but sadly even he is not able to help me at this point. When it comes time to renew your lease, be prepared to possibly pay $300-$400 or more per month for a 740 sq foot one bedroom apartment. Some residents are offered the same rate to renew, while others are targeted unfairly and charged hundreds of dollars more per month at the exact same time of renewal. They basically pick and choose who will get a good deal and who won't, and if you happen to be one of the unlucky ones, they will take advantage of you. And then ghost you when you ask questions. It's extremely disheartening and unprofessional. They clearly do not value residents once you sign the lease. Paying 4k with utilities for a small one bedroom apartment AND not feeling valued in the least bit doesn't sit well with me. I want to say that Jessica, Abel, ALL the maintenence staff, and security are lovely people and always willing to help. They deserve 5+ stars and are what has made this place positive. Management on the other hand, zero stars. I highly advise not moving into this complex if you are a hard working professional who values being treated fairly or enjoys living in a peaceful and quiet environment (you can hear everyone, all the time, everywhere). Also, the smoking has gotten out of hand and hallways are filled with the smell of weed everyday. This place desperately needs some real management. I really loved this community when I first moved in and wish the circumstances were different. read more

I've lived here nearly four years, and the experience has gone from bad to worse. My one-bedroom, one-bath started at $3,000 and has now skyrocketed to $4,000. That's absurd price-gouging for a basic apartment with minimal amenities. To make matters worse, the building is filthy. People throw their dog waste into the trash can right outside the first-floor elevator in a closed area, creating a horrific smell every time you exit. On top of that, dog owners let their pets urinate all over the building, and management does nothing. It's nasty, unhygienic, and completely unacceptable. Do yourself a favor, look anywhere else. Halcyon House is overpriced, poorly managed, and downright disgusting. read more

I've been a resident here for a little over a month now and I can honestly say that my experience has been wonderful. The complex is always clean throughout and the amenities are a great plus. Everyone I've interacted with has been so kind and helpful. The concierge crew, Jessica, Danny and Dominique are phenomenal, always going above and beyond with any questions I may have, greeting me with a warm smile and a "welcome home". Kudos to Adrian and the management team for having wonderful events for residents to partake in and to get to know one another, giving a real community fee. Also my dog Beezely loves everyone and everything here :) read more

I use to live across the street at the Enclave, moved out of state after that for a couple years and then moved into Halcyon around 4 months ago. Wow, just wow! This has been the best apartment I've ever lived in. I've had zero complaints. I will write a follow up once my lease is up but literally blown away from how amazing the staff and facility is. Highly recommend, worth the price. read more

Terrible place to live. Concierge / office staff is full of bad mannered completely incompetent people. With few exception like Isaiah and the maintenance team this community is awful, uncomfortable and a total miserable experience. Only Good thing about it is location. read more

Excellent apartments. Staff is responsive and quick to issues. Things just keep getting better every month.

I've lived at Halcyon House for nearly 18 months, and as my time here comes to a close, I'm genuinely sad to leave. This place has been nothing short of exceptional--truly one of the best living experiences I've ever had. The property is always clean, safe, and beautifully maintained, making it feel more like a luxury retreat than an apartment complex. The amenities are incredible--from the high-end golf simulator to not one, but two resort-style pools that are perfect for unwinding. The gym is a standout: it honestly feels like a boutique Equinox--sleek, spacious, and fully equipped, yet it's rarely crowded, so it's easy to get a great workout in whenever you want. What really sets Halcyon House apart, though, is the people. The staff is incredibly friendly and attentive, always going above and beyond to make residents feel at home. Any maintenance requests are handled quickly and efficiently, with a level of care that's hard to come by elsewhere. Living here has genuinely felt like living in a luxury hotel--peaceful, comfortable, and elevated in every way. If you're lucky enough to find a place here, take it--you'll feel relaxed the moment you move in, and you just might never want to leave. read more

If you're considering moving into Halcyon House, I strongly recommend you reconsider. My partner and I signed a lease for a specific unit with a set move-in date back in February. After signing, the management team allowed the current tenant to extend their lease--even after we had a signed agreement. They collected an extension fee from that tenant and tried to reassign us to another unit that we didn't agreed on (Bait and switch), completely violating our contract before we even moved in. When we chose to walk away due to this breach, we were told (in writing) that our deposit would be refunded within 30 days. It's now been over two months (64 days to be exact), and we still haven't received our refund. This last-minute scramble to find alternate housing caused us immense stress. We wasted time, money, and energy--all due to mismanagement and a lack of integrity. I'm writing this review not only because it is about a delayed deposit--it's about a pattern of prioritizing profit over professionalism, and showing a total disregard for tenants' time and well-being. If you value clear communication, fairness, or even just basic follow-through, do yourself a favor and look elsewhere. We ended up moving across the street at 580 Anton blvd. Views are so much nicer and the management team there are so much better. read more

I had an appointment scheduled with a leasing consultant at 2:00 PM and arrived five minutes early, expecting to be seen on time. After waiting, I had to ask the front desk how much longer it would take. They came back and told me the person I was supposed to meet with was busy and that I'd need to wait another 5-10 minutes for someone else to help me. This was disappointing. If appointments are required, they should be honored. There was no communication or apology for the delay, and it felt like my time wasn't valued. First impressions matter especially when you're considering signing a lease and this experience left me questioning how responsive or professional management would be if I were actually living here. I waited for 25 min. read more

I've been living at Halcyon for almost two years. Overall, management has been great and responsive on many things, but unfortunately, this ongoing issue with constant dog barking has been ignored despite multiple reports. Since June, I've sent several emails, called security, and even provided video recordings of the noise. I was told over a month ago that a door notice would be sent to pet owners, but the barking continues daily and has been affecting my sleep and overall quality of life. Honestly, some days I hear dogs more than I hear people. This place has many great things to offer, but if quiet is a top priority for you, be aware of ongoing pet noise issues. read more

Halcyon House - CARS STOLEN AT HALYCON HOUSE - Apartments Near Me - Costa Mesa, California

My spouse is ill and I was having issues getting a permit from the city of Costa Mesa. I was hit with increased costs on my own medications and needed to find extra work to cover the costs to cover our extra medical expenses. I signed up to drive ride share on the side, but am required to get a license from the city of Costa Mesa to operate. Long story short, initially this turned into a headache and a negative experience. I engaged the leasing office on this request and was not followed up with in a timely manner and did not receive white glove service I pay for. I escalated to Ericka (who was empathetic and helpful) to get my request taken care of, thus I am editing my 1 star review. More importantly she took this as a feedback to ensure my experience does not occur for anyone else. That being said, this is a great place to live. Amenities are nice, staff does their best to ensure they stay maintained. This building has by far the best yoga studio out of any complex I've lived in. Pools are maintained as best they can. You can hear your neighbors but this is a wood building, so pro-tip: If you don't want to hear neighbors, live in a concrete building. The dog park is typically clean and by far one of the best kept out of any complex I've lived in. Though a resident did bring a sick dog to the park and ruined it for everyone, they cleaned the park pronto once this was brought to their attention. The community wifi is kind of dreadful, most times I cannot stream music in the yoga studio or watch an episode of the daily show from the hot tub. The staff always greets everyone with courtesy and respect. Specific callouts to Able, Jessica and Ericka for always going above and beyond. Entire maintenance staff gucci too. Like any corporate complex, you are going to be a number to the owning organization (Quarterra in this case), and nothing more. Quarterra assists themselves and their competitors by making sure market rates are artificially inflated by doing these x weeks free, so they can report on "market rates" and their competitors can then use those prices to justify insane rent on their end too. It's all a racket to squeeze every last dollar out of tenants by these corporate complexes. This practice occurs in all markets across the US. It's an epidemic, so pay-up plebes! In the age where income inequality has never been higher and the spending power of the dollar has never been lower and there is a housing shortage, what else would you expect? The staff does a stellar job considering this fact. Overall I am surrounded by stellar neighbors too. Everyone looks out for each other, so there is a sense of community. I'd give this review 5 stars, but like everywhere else rent is excessive, this is not a fault of the working staff here, they are just doing what they are directed to do by their corporate overlords. read more

Halcyon House is the best! Jessica, Janice, Erika, and the entire management team truly make a difference. They are always attentive, kind, and quick to respond to any request. Had a very disappointing experience here. A mistake on their end created a stressful situation for me while I was traveling, and rather than taking responsibility, they placed the burden entirely on me to resolve it. I called several times with no answer, and when I finally got a response, no real help was offered for an urgent situation. The Australian woman who answered the phone was especially dismissive and rude -- she made it clear she didn't care and offered no solutions, just "too bad." Amanda was also involved but made no effort to correct the issue. I asked for a simple favor that would've taken two minutes and was told it wasn't possible, only to later see multiple employees hanging around -- so the excuse wasn't honest. They caused the problem, refused to fix it, and made me pay for it--literally. Based on this experience, I wouldn't feel comfortable trusting management with more serious issues. read more

I moved into Halcyon House November of 2022. My unit was in building A on the 6th floor garden facing. The zen garden is full of trees and has a single walking way with a small seating area. Due to it being a low traffic area, it has been extremely peaceful and quiet. The only noise I've ever heard is loud music from my downstairs neighbors, even then it ends promptly at 10pm and only happens once in a blue moon. Because I am on the top floor I also have slightly higher ceiling and no noise from above. However, the top floor balconies do not have roof covering. I debated whether or not this would bother me but considering the lack of rain in Socal I decided I would rather deal with the occasional rain than the noise. Building A seems a little more put together than building B, not sure if this is because the leasing office and concierge are located in building A. Halcyon House feels more like a boutique hotel than an apartment. The decor is upscale and different from your average apartment. There are two swimming pools and jacuzzi in each building. A gym that is huge but lacks variety of machine, imo. A yoga studio, virtual golf, gaming area and whiskey lounge are all beautiful presented. Unfortunately if you wish to use most of these amenities with a group you'll most likely have to pay for it. They often host community parties and you can meet many of the friendly neighbors this way. Halcyon House is the only place I've lived where it actually feels like a community. Mostly 20-40 year old business professionals, HH residents have created instagram and whatsapp community groups with only residents where everyone really helps each other out. It's kind of the cool kids spot where everyone has a dog or two lol. Everyone I've come across has been super friendly and kind. I was the first to live in my unit so there wasn't any major issues in terms of interior and I've only had to request maintenance on minor issues with nailing and such. However, there was a horrible stench coming from the bathroom toilet since day one. I just knew it wasn't normal and had to request maintenance 3-4 times until they finally resealed my toilet and the smell went away. One time while I was asleep, I heard a loud bang. Turns out, the closet hanging rod has collapsed. Maintenace quickly resolved this issue and provided excellent service. Huge shout out to the maintenace team at Halcyon House, everyone has been extremely friendly and helpful. While Maintenance and concierge have always been helpful, I've noticed it is extremely difficult to reach anyone in the leasing office. Almost every single email went unanswered. Not sure why, because when you go in person to speak with them they're always super nice... but the lack of direct communication via email or any sort of app they request you to use seems to be pointless. The only time I've heard from them was when it was time for me to renew my lease and to get my feedback on my stay here. There are no cameras anywhere in the garage, it didn't bother me as much but i know other residents that have had issues. There used to be free printing but now I guess there's a charge. There's a charge for electric vehicles in the garage. Guest parking can get crazy when the same luxury cars are always parked infront and displayed for days and weeks on end. Sometimes I feel as if I'm coming home to a car meet with the variety of high end exotic cars that are on rotation daily. Overall, my stay here has been pleasant and although I didn't fully utilize the amenities I thoroughly enjoyed my stay here. I've rented in many places around Irvine and Tustin and have enjoyed my stay here more so than any other place. Rent is outrageous lol but you pay for the convenience and comfort of being in such a beautiful space. Pick and choose what's worthy of your paycheck. Will be waiting to see how HH handle my move out process as I'm counting down the days of leaving my bachelorette pad for the past year and a half. I will genuinely miss my oasis. read more

I have been living at Halcyon House for 2 years and I've only submitted one other review for an amazing employee who is no longer working here.... very unfortunate because he was an asset to this organization. This is one of the SAFEST, CLEANEST, and NICEST apartment complexes in the area. From the very beginning the staff has been top notch. Josh effortlessly walked me through leasing process explaining everything and answered all of my questions. Jesse came in and helped direct my movers on my move-in day and helped settle my nerves. Very positive and professional. Jessica is an absolute joy! She's always friendly, courteous, and willing to help. I always feel well taken care of when she's helping me. Felice was able to get me tickets to a local concert and even checked in to see how it went. I AM SO HAPPY I chose to move here. The safety was a big factor. I've lived in a lot of complexes where anyone can enter despite there being gates. BUT HALCYON HOUSE is NOT one of those complexes. Absolutely save your money and your sanity and don't live here. For a luxury apartment that charges 4k for a one bedroom, it falls short on nearly everything. The noise is unbearable. You can hear everything your neighbors are doing, can hear anyone in the hallway from your living room and vice versa. They definitely went super cheap with the insulation and window installments, because if you are in a unit facing the street you will barely sleep night after night. Sports cars stall and rev their engines repeatedly on the street from around 7 pm to 3 or 4 am. I'm routinely woken up between 5 - 7 times per night to what sounds like a nascar event just outside my bedroom. They put the building together in a hurry, appliances don't work properly and routinely break. My dishwasher has broken with a foul odor coming oozing from it whenever it's opened. Anytime the weather got windy, my microwave made loud whooshing sounds all night. Packages often don't arrive due to lack of enough lockers and you have to track down concierge to try to find them. The package app, Luxer, also often doesn't notify you of a package and by the time you figure out where it is, it automatically charges your credit card for going over the two-day limit. The apartments and amenities are nicely decorated and aesthetically pleasing, just not worth the money for the noisy location and lack of insulation and soundproofing. The concierge team is really great; however, management does a very poor job with the building and customer service. read more

The facilities here are beautiful. But heed the other reviews that say the walls are thin. We have been living here for almost a year and have been awakened at least four nights a week by our gamer neighbor's droning low bass subwoofer as she plays video games all night long. The building staff is extremely nice, but unfortunately totally ineffectual. They promise to address the issue but nothing ever happens. We've called building security dozens of times, and they are also nice but useless. Believe me, you hear everything from every neighboring unit - upstairs and to the sides. Clunking, footsteps, pets, doors opening and closing, people speaking at normal levels, everything. Paper thin walls. We're going to move when our lease is up ... we can't sleep so we have no choice. read more

Let me start off by saying, no apartment community is perfect. But Halcyon House has been one of our favorite places to live so far! We love our apartment...we chose a townhome layout, first floor, street facing. We have an attached garage, 3 bathrooms, and over 1400sq ft of luxurious interior. Literally one of the prettiest apartments we've ever seen. Staff has always been super friendly, professional, and have great customer service. We've been here 4-5 months and have yet to need maintenance for really anything. Amenities are nice, we use the massive hot tub weekly and go to the dog park literally three times a day lol. The location is ideal for us, close to Starbucks, Philz, Mastros, and of course South Coast. With all that being said, you have to know what you're getting into if you choose to live in any apartment, especially one in an area like this! Apartments have shared walls, you're probably gonna hear your neighbors. Apartments are built to host a merry-go-round of tenants, so the "quality" will not be the same as your million dollar home. Luxury apartments attract the most entitled, laziest tenants you can imagine, and Management can't control the actions of 600+ people at all times. South Coasts brings in rich people...rich people have super cars, super cars are loud. Is it annoying? Yes. Is it a deal breaker? Not for me. Those people complaining about the above items, would probably be better suited renting a home ‍ and these over the top "complaints" are probably coming from these entitled people who think they deserve the world because they "pay a lot of rent to live here". All in all, Halcyon House is gorgeous, has great staff, beautiful amenities, and is in a walkable city feeling location. The apartments feel super luxurious and we feel is worth the rent we pay. 9/10 would recommend!! read more

Wouldn't recommend! Community rooms are overpriced, with no effort from Erica to negotiate or assist residents. When I raised concerns about the noise from the top-floor neighbors, Erica told me that the materials used during COVID were probably cheap, which is why I can hear everything, even conversations. That's not a solution -- especially when prices are too high for such poor noise insulation and quality. The lack of genuine effort to address resident concerns and enhance community life is truly disappointing. read more

Residents should anticipate higher-than-average costs. Moreover, addressing issues with Halcyon House management proved to be an arduous process. The credibility of online reviews is questionable as I am aware of multiple reviews written by individuals who have not lived in the building and are friends/family of HH staff. POSITIVE EXPERIENCE Felice is exceptional and Claudia always organizes amazing events. NEGATIVE EXPERIENCE Utility charges were excessive (~$200/month) and without clear explanation (at some point residents who had renewed got some of that money back which shows there was a clear billing mistake, I did not renew). Promised rental income from a sublet parking space was never received despite the space being occupied by another resident for several months (management backtracked on their promise after the space was utilized for months). A labeling issue resulting in overpayment (~$800) for electricity was confirmed by the utility company (SCE). The same deals are not offered fairly to all residents - I heard from residents that some residents were offered a month free while others two weeks, eventually when residents complained they were offered the same deal (doesn't seem fair for residents that may not be aware of this). Halcyon House is fine as long as you have no requests/issues during your time there. As soon as you have an issue or any requests expect to be completely ghosted. Doesn't matter how many times you call, go down to the office and/or discuss. Management says they will help and then months later still no resolution. This pattern of neglect has been reported by multiple residents who eventually give up with frustration. Feel free to reach out if you need additional details. read more

Another thing that's odd to me is that when security is on break or tending to other issues and not in the tower, they leave the gate up for anyone to come through. Which seems to me like the opposite of what should be done, totally understand if there are staffing issues so maybe it's because of that.
