I purchased a house with a workshop containing a concrete slab that had become significantly uneven and unstable. I called 20 concrete companies to help figure out how to repair the slab and surrounding foundation. Only a few contacted me back, several said the project would be too complicated, and a few offered only partial solutions that didn't make sense. I live on a very steep grade and had about 5 inches between high and low points. My hallway door would only open freely during the rainy season and then become semi-stuck when the soil dried out and contracted. We had a crack in the foundation, so we got estimates from a couple of companies that use the carbon fiber process. We were so impressed with the knowledge, efficiency and fair price for the estimate from Bay Area Underpinning, that we asked for another estimate for concrete and drainage work in our yard. For comparison, we also got an estimate from one of the popular paver companies for the drainage and patio/step work in our yard and found that once again Bay Area Underpinning had a very fair estimate, were knowledgeable about the tasks to be done and of the permitting process in our area, and had great suggestions for process improvements. We had Bay Area Underpinning fix our foundation, pour new concrete patios and new steps, replace all of our retaining walls and few other smaller tasks. This was a major project for us that took 5-6 weeks. They also coordinated the work with the drainage company who put in new French drains. Every person we dealt with starting with the Estimator, Rick, was knowledgeable, helpful and responsive, including Hannah, the office manager, Andy, Freddy and Renee the foremen, and the numerous other BAU personnel, like Sergio and Michael who worked on our project. The work crews showed up on time every day and worked tirelessly. They cleaned up the work area at the end of every step of the project. They went the extra mile to make sure we had a safe entry to the house during the various phases of the project. They were a pleasure to work with. We couldn't be more pleased with the results. We haven't had any water in our basement all winter, which is one of the wettest winters in recent years. The concrete work is a huge improvement over the old concrete and very attractive, too. We don't expect to have to do another project like this again due to the high quality of workmanship, but it we have any additional foundation or concrete needs, we will certainly call this company again. My wife and I had a problem with our brick fireplace settling and pulling away from our house about 5 inches at the 2nd story roofline. Big problem! Bay Area Underpinning came out and gave us a solution to save it from demolition. They dug down under our fireplace and installed 2 lifting plates and then proceeded to hydraulically implant two steel rods that would allow them to lift our fireplace back into the correct position. Well, after repairing the same drywall crack several times and seeing new ones forming I figured there was something else going on with our home. After doing some research I found that the most likely cause was that the foundation was sinking. I contacted three companies to come out and take a look with Bay Area Underpinning being one of them. So, they sent Darren Breen out to do the initial inspection. He was very thorough and took several measurements in every room. The conclusion was that one side of our house had sunk over 1" at the front corner and 2-5/8" at the back corner. He said he would send me an estimate along with a proposal of what was needed to be done. The proposal was very detailed and spelled out the number of piers they would need and their locations. As well as the number of screw jacks and their locations. I thought the estimate was a bit pricy but after seeing the amount of work that had to be done, it was well worth it. Kevin Gaeden the Project Foreman and his crew came on Monday and told me that it would take about a week and a half to do the work. They were all very professional and kept me informed as to what they were doing at all time. They did a tremendous amount of work, including having to lift up some of the floor to be able to get to the foundation on the inside. Any time I had a question they would be happy to answer it. After all the piers were installed it came time to do the lift and re-level the house. It was amazing watching my home and a large fireplace start to move upward. You could actually see and hear the movement every time they increased the hydraulic pressure. Some of the newer cracks even closed up and are barely visible. While other ones formed on the outside stucco and inside around windows and doors, which is normal and they let me know ahead of time that we would be seeing new cracks. After everything was done they cleaned up so well that you couldn't tell that there were once huge holes around my home. After the home was lifted and leveled some of the walkways around the house were also lifted and moved because they got snagged up on the foundation. Kevin told me that since they used one less pier than originally quoted that they would break up the remainder of the lifted walkway and have a new one put in without any extra charge. So, after a week and a half they were done just as promised and I even got a new walkway around the area of the house that was lifted. My home is now stable and I won't have to worry about continuously having to repair new cracks or deal with any structural damage. They did a phenomenal job and I recommend them very strongly. I've even given a couple of my neighbors their information, as they are having some of the issues we had. read more

David kept me informed every day of the progress and what the plan was for the next day. I reviewed Bay Area Underpinnings when they came to my house to help me because I live on a hill, and began getting many cracks in the ceilings, walls, over windows and doors. They did a wonderful job lifting the front of my house, as it turned out it was cracking because it was uneven. Aaron and his crew did a wonderful job, and let me know what they were doing every step of the way, leaving the house neat and clean outside. He told me not to fix any cracks for several months in case something shifted during that time. Now, 3 months later, some of the cracks got bigger, and I made an appointment for someone to come over to see the problem. I was fortunate that Esteban came out the next day. He examined everything, and measured to be sure everything was as it should be. He went under the house, where the original crew had installed huge screws to fix the problem. Esteban explained that sometimes the screws need to be tightened if the ground shifts, and when he went under the house, he indeed found a screw that needed to be tightened. He also retightened the other screws to be sure they were tight enough, and there was no charge. Esteban is as highly trained, and I highly recommend him as well. I was very impressed with my entire experience with Bay Area Underpinning. It started with Darren and the quoting process. He came out to the house at the time we had scheduled. He was extremely responsive and flexible throughout the process and we determined the exact approach for how to solve the foundation problem. I had a few concerns about the contract and he made changes to the language to make it work for both of us. When it came time to start the work, the crew was just as good. They showed up when they said they would, and they worked hard and fast. Great communication from the foreman all along the way. We happened to have some terrible rain storms the week they were excavating, but it didn't slow them down at all. They created a makeshift tent to keep the water out of the foundation and they kept on working. Overall I was extremely impressed with their professionalism and communication, and the work they did seems to be of excellent quality. This is a costly and scary undertaking so we got 4 bids from what we believed were reputable and experienced companies. We chose Bay Area underpinning due to their professional presentation, their guarantee and the courteousness of the way they worked with our tenants. They weren't the highest or the lowest of the bids but we felt comfortable with their process. The job took over 2 weeks in which they worked closely with us and the tenants to keep up informed of the process and what to expect next. FANTASTIC PERFORMANCE AND SERVICE!!!!! BAU recently completed work to our residence, stabilizing our foundation - installing multiple piers and screw jacks under the house. This was a daunting task for us and a very big job with significant cost. We met with and got estimates from 3 contractors, and BAU stood out heads shoulders above the rest. From start to finish BAU excelled at everything. The Sales Manager, Todd Egloff, was very knowledgeable and engaged in good discussion, answering all of our questions, and very accepting of some of our suggestions.
