I hired BAU last spring because a corner of my house had been settling a alot for years and I could not find anyone willing to address that area. Finally their team ended up lifting and securing the area to bedrock so now finally I don't have to worry about it anymore. Unfortunately, because I waited so long this one bedroom is still dips towards that corner an inch or so although they did there best to even out the space. I was warned ahead of time but hoped my office floor would feel easier to walk on. Also, I was told that the pilers would hide in the dirt - that didn't happen either supposedly because I live on a hill. I was told all kinds of "things" can happen but I am happy to say that the stucco was damaged and repaired, only a few minor hairline cracks in the walls were repaired, and my marble bathroom above where the area that was lifted was spared from any major damage. One door easily closes now and one door, clear across the other side of the house leading out to the balcony still has to be adjusted because the door is stuck. I have a contractor coming out to fix that door. Also am also glad to say that my French doors close to where the work was done had to be professionally adjusted and now work well. The support under the cantilever had to be reassessed and altered about 6 months after the initial work was done and was quickly redone by BAU The few times I had to call for issues and Will always return calls the next day. All the knowledgable, hard workers remained ready to hear my concerns. I would definitely recommend this company again but mostly I would suggest if you are having settling issues get the work done as soon as possible. Also I was told to install a French drain to divert the water that flows down from a hill behind our house. Just be ready with contractors on hand to fix any damage the lift dose because houses respond differently and you never know what is going to shift. My only regret is that I didn't find this company years ago. read more

I contacted Bay Area Underpinning to check the foundation of our house, as there were a few items in the inspection report. Daniel showed up on time, and took measurements of both outside and inside the house. He drew a diagram to show the settling in different sections, and checked our crawlspace as we have a few piers out of plumb. During his investigation, he gave me a ton of useful information and advice, which I appreciate a lot. It turned out that the settling wasn't major, so I didn't end up using their service at this time, but I am very pleased by their professionalism and information that they provided. read more

We had two firms come out to measure the level of the house and both independently confirmed it was generally level with no major perimeter foundation issues. Our single story rancher had 40+ year old steel jacks for the interior foundation (pier/post) that were rusting and several had failed. We decided to use Bay Area Underpinning to replace the rusting jacks to minimize future problems and address one area where a jack failure had resulted in slight settlement in the interior of the house. Bay Area was responsive to our request to inspect and provide a bid, their pricing was fair, and they were able to schedule us on a convenient date. Ron did an excellent job in supervising the work and interfacing with us. The work crews showed up on time, had the proper amount of staffing, were easy to communicate with, and left a clean job site. When cracks around our doors and windows first showed up, we called up Bay Area Underpinning. They came out and checked the level of our floors across our house. There was visible movement, but nothing that warranted any repair. Fast forward 2 years and now doors were sticking and the floor was obviously not level. Todd from Bay Area Underpinning came out again and re-checked the level of the floor across the house. This time the drop was significant enough to warrant repair. Todd even crawled around under our house to count how many screw jacks we would need and checked out some questionable area's we had around the house. We had another firm out to assess what we needed and their bid was astronomically high. Their sales guy didn't even go under the house to see what it looked like. That seemed strange. We shared the notes that they wanted to do with Todd and he said half the items that they had recommended were unnecessary. The bid from Bay Area Underpinning was in line with what we thought a job like this would cost, we signed a contract and 3 business days later our house was re-leveled by an awesome crew of 3 guys. The initial work conducted by Bay Area Underpinnings was good. We expect no immediate problems with the actual foundation work under our home. However, part of our project included replacing the garage floor, as it was also affected by the movement in the foundation. When it was initially completed, it looked great. However within 4 weeks after completion, we started noticing hairline cracks. We immediately reported this problem in August, 2015. These cracks have continued to spread. We have repeatedly contacted Bay Area Underpinnings regarding this problem, and it is now late January and nothing has been done. While we have received one or two call backs from the company, and even a visit from one of the contractors, no one from the company has taken any responsibility for repairing this problem. UPDATE: We were finally contacted by Bay Area Underpinnings on February 18th about the problem. On February 19th Kevin's crew of three came over to the house, and in three hours they had the entire problem rectified. He explained the entire project and answered all my questions. If I could give zero stars for my initial meeting (if you want to call it that) for Jonathan, the estimator, I would. What a poor representation of your company. I just bought a house and was told the foundation needs work. We have a huge crack the length of the driveway and through the garage. We were also told the crawl space has some repairs that need to be done too. When I arrived to meet him, he was on the phone and I was waiting for him to get off. Then when he was off he walked toward me and said "what do you need," no hello, no handshake, nothing. I showed him the crack and he immediately said, we don't do this (not even looking at me in the eyes, he seemed rushed), then I proceeded to tell him about the crawl space, he said ok, show me and I'll peek in. I told him the potential problem is IN the crawl space, not a "peek in" and he had no interest in going down there to investigate. I then realized this was a waste of my time (took off work to meet him at my house) so told him we'll be in touch. He turned around and just left. No goodbye...nothing. He was the most arrogant person and what a terrible first impression of your company. There was no time explaining what you do, what could potentially be done with my property, nothing. He was extremely professional - clearly explained what he needed to properly survey the home and then quickly mapped the foundation and took his measurements. Timeline 11/5/2020 Contacted and made appointment for an estimate. 12/21/2020 The estimator came 12/28/2020 Signed contract and paid a $1,000 deposit. 12/29/2020 The office manager acknowledged the contract and the deposit and estimated job start date 5/10/2021. 5/8/2021 A worker (Jim) came to mark out job site 5/10/2021 Job started. 5/12/2021 Paid second installment. 5/13/2021 Signed a change order deleting some work that the foreman said was not necessary. This saved us $900. 5/14/2021 Pier work complete and the foundation slab raised. Paid third installment. 5/18/2021 Foam injection complete 5/21/2021 Repaired the hole that was cut in foundation slab to install a pier 5/21/2021 Job finished. Paid last installment. 5/25/2021 Honey Bucket hauled away their portable toilet Comments · The company has about 100 employees. They are divided into teams of specialists. We dealt with three teams: pier team, foam injection team, and concrete repair team. All teams were fully booked. · They brought their own power generator and portable toilet. · Our project involved putting in seven piers, jacking up the foundation slab, and injecting foam. · The workers did a neat job. They removed our hardwood floor and saved the tiles before cutting up the foundation slab to put in a pier. They also removed our carpet before drilling holes to inject the foam. · The pier work involved lots of heavy work. · Many heavy metal pipes were pushed into the ground against the beams of the foundation slab. These are called piers. The foundation beams were then jacked up against the piers until the floor was level. · According to the foreman, the piers went down 60 feet before they found sufficient resistance. · The foam had no function in raising the slab. It was injected several days later. According to the foreman, the foam simply filled the void under the slab. It did not support the slab. (An episode in "This Old House" used foam injection alone to raise the floor slab.) · Our foundation slab was about two inches thick. I was surprised it could support weight with nothing underneath. Long wait time but they kept their appointments. The job costed as much as a new Camry but worth it. Lots of skills, equipment, material, and labor went into the job. He gave us a detailed and thorough analysis of the state of our foundation and, even though there is settling, in his professional opinion, it wasn't enough for work at this time. I can't say enough good things about this company. Foundation issues are anxiety provoking and costly and not something anyone looks forward to--but these guys make it as smooth and comfortable as possible. We bought a house this summer and as part of the inspections found out there were leveling issues in one corner of the house that needed to be dealt with. We received quotes from BAU and one other company-- Underpinning was very responsible and very thorough in their quote and information sharing on what they had found. I called for clarifications on a few things and John was great in walking us through it all. The job wasn't a simple one but they were diligent and honest in dealing with it. We recently had our home's foundation repaired by Bay Area Underpinning after living with a 2 inch sinking foundation that was getting worse over time. Bay Area Underpinning did an excellent job! From the quote/consult to the work performed, all of the guys were very responsive, professional and careful to ensure the work was done correctly with the least amount of collateral damage. Alejandro and his crew promptly arrived every day of the two week repair. Since the crawl space hole was inside our home in one of the bedrooms, his team would lay down plastic runners to keep the dirt to a minimum in the house and would clean this up daily. Our house sits on steep slope; the back of the house had been sinking last 7 years, causing wall cracks, door jammed. It took us long time to search for reputable companies to undertake foundation lift and stabilize the entire house. We finally chose Bay Area Underpinning for 3 main reasons: 1) thorough details of how the fixes to be carried out. From engineering points of view, the techniques done by BAU make sense. 2) clear communications provided by BAU by the main office and the sale team on process, schedule, and pricing. Considering this is one of biggest investments to our property, we feel assured to work with good company. 3) BAU promised to take care of permit dealing with inspection. From prior experiences, we know it could be unpleasant to work with county or city inspector. Pricing wise, BAU is not the cheapest, among the higher end; however, we consider it was fair price for the amount of work done and guaranteed. The work was done at our properties during coldest and wettest time of the year; however, the crew worked non-stop and tried their best to avoid disturbing us, and cleaned up before leaving everyday. I had the pleasure of working with the crew at Bay Area Underpinning at the end of 2020 and early part of 2021. Right from the start they presented themselves as helpful and caring. Daniel came out to take a look at my property when I noticed the foundation had sunk and was separating from the base of the walls. This was the first home I had ever owned. And not coming from a "handy" family, I knew nothing about what had happened or how to go about repairing the issue. Daniel took the time to explain everything to me and answer all of my questions. He educated me on the type of soil in my neighborhood, how the soil shifts, the impacts of various weather conditions, and how all of it can play into the movement of a home's foundation. He also described his proposed solution to the problem and what each piece of the process would do for my home. Daniel furthermore encouraged me to get quotes from other companies, which I found to be an honorable and trust-instilling thing to do. And when a bidder came in at a lower price, Daniel took the time to elaborate on the materials the other company wanted to use and how they compared to what he proposed, and the effectiveness of each. Never did he push his agenda on me, and he was willing to alter his proposal if I thought a different route would be better for me. Ultimately I placed my trust in what he thought was best and I don't regret it. Will was the foreman for the actual job when it came time to do the work. I unfortunately did not catch the name of the gentleman who was on his team, but both of them were very polite and respectful when they showed up. Will made sure to call me every time they arrived for the day, to let me know they were about to begin the work. He also notified me every time they left the premises for the day and provided me with an update on their progress. Never did I have to wonder how things were going, and not once did I feel out of the loop. Halfway through the job they ran into an unexpected issue that required an adjustment to the work being performed. Will took the time to educate me on my options, what each one meant, and what the pros and cons would be. Again I felt no pressure to decide either way. I felt he was genuinely looking out for me and was wanting to be helpful. Will and his team finished the job MUCH faster than I anticipated, even with the extra work they unexpectedly found themselves having to do. And both he and Daniel checked up on me towards the end to make sure everything was to my satisfaction. I think it is also worth noting that the crew did not leave any sort of trash or debris behind in my yard, everything was cleaned up nicely. They hit the mark for me. They did what they said they would do when they said they would do it. We live in a 50 year old house with a perimeter foundation. Our floor was sagging in the kitchen/island area, we had cabinets dropping below the ceiling, there were cracks in the walls and a couple of doors wouldn't close properly. The sales rep from BAU, Jonathan, came out and inspected the house. He checked the level of the floors and had a look underneath. He told me what I needed for our specific problem (install jackscrews and some additional support) and gave me an estimate on the spot. He was very friendly, professional and knowledgeable. When Tyler and Alejandro came out, Tyler explained each step of the process and kept me updated while work progressed. It was obvious they were experienced and knew what they were doing. The work was done quickly and when the job was finished the floor was solid, the cabinets were back where they belong, the cracks were gone, and the doors closed properly.
