We recently had our home's foundation repaired by Bay Area Underpinning after living with a 2 inch sinking foundation that was getting worse over time. Bay Area Underpinning did an excellent job! From the quote/consult to the work performed, all of the guys were very responsive, professional and careful to ensure the work was done correctly with the least amount of collateral damage. Alejandro and his crew promptly arrived every day of the two week repair. Since the crawl space hole was inside our home in one of the bedrooms, his team would lay down plastic runners to keep the dirt to a minimum in the house and would clean this up daily. Due to COVID, Alejandro and his team wore masks for safety and did their work in stages outside and inside to provide the least disruption to us in the house....of course, this is during COVID with remote learning for our kids and us working from home. The initial work conducted by Bay Area Underpinnings was good. We expect no immediate problems with the actual foundation work under our home. However, part of our project included replacing the garage floor, as it was also affected by the movement in the foundation. When it was initially completed, it looked great. However within 4 weeks after completion, we started noticing hairline cracks. We immediately reported this problem in August, 2015. These cracks have continued to spread. We have repeatedly contacted Bay Area Underpinnings regarding this problem, and it is now late January and nothing has been done. While we have received one or two call backs from the company, and even a visit from one of the contractors, no one from the company has taken any responsibility for repairing this problem. UPDATE: We were finally contacted by Bay Area Underpinnings on February 18th about the problem. On February 19th Kevin's crew of three came over to the house, and in three hours they had the entire problem rectified. I purchased a house with a workshop containing a concrete slab that had become significantly uneven and unstable. I called 20 concrete companies to help figure out how to repair the slab and surrounding foundation. Only a few contacted me back, several said the project would be too complicated, and a few offered only partial solutions that didn't make sense. Bay Area Underpinning was the only company that offered a complete set of foundation and slab solutions addressing all the issues. I had the pleasure of working with the crew at Bay Area Underpinning at the end of 2020 and early part of 2021. Right from the start they presented themselves as helpful and caring. Daniel came out to take a look at my property when I noticed the foundation had sunk and was separating from the base of the walls. This was the first home I had ever owned. And not coming from a "handy" family, I knew nothing about what had happened or how to go about repairing the issue. Daniel took the time to explain everything to me and answer all of my questions. He educated me on the type of soil in my neighborhood, how the soil shifts, the impacts of various weather conditions, and how all of it can play into the movement of a home's foundation. He also described his proposed solution to the problem and what each piece of the process would do for my home. Daniel furthermore encouraged me to get quotes from other companies, which I found to be an honorable and trust-instilling thing to do. And when a bidder came in at a lower price, Daniel took the time to elaborate on the materials the other company wanted to use and how they compared to what he proposed, and the effectiveness of each. Never did he push his agenda on me, and he was willing to alter his proposal if I thought a different route would be better for me. Ultimately I placed my trust in what he thought was best and I don't regret it. Will was the foreman for the actual job when it came time to do the work. I unfortunately did not catch the name of the gentleman who was on his team, but both of them were very polite and respectful when they showed up. Will made sure to call me every time they arrived for the day, to let me know they were about to begin the work. He also notified me every time they left the premises for the day and provided me with an update on their progress. Never did I have to wonder how things were going, and not once did I feel out of the loop. Halfway through the job they ran into an unexpected issue that required an adjustment to the work being performed. Will took the time to educate me on my options, what each one meant, and what the pros and cons would be. Again I felt no pressure to decide either way. I felt he was genuinely looking out for me and was wanting to be helpful. Will and his team finished the job MUCH faster than I anticipated, even with the extra work they unexpectedly found themselves having to do. And both he and Daniel checked up on me towards the end to make sure everything was to my satisfaction. I think it is also worth noting that the crew did not leave any sort of trash or debris behind in my yard, everything was cleaned up nicely. All in all I found the personnel at Bay Area Underpinning to be caring, helpful, and respectful. We live in a 50 year old house with a perimeter foundation. Our floor was sagging in the kitchen/island area, we had cabinets dropping below the ceiling, there were cracks in the walls and a couple of doors wouldn't close properly. The sales rep from BAU, Jonathan, came out and inspected the house. He checked the level of the floors and had a look underneath. He told me what I needed for our specific problem (install jackscrews and some additional support) and gave me an estimate on the spot. He was very friendly, professional and knowledgeable. When Tyler and Alejandro came out, Tyler explained each step of the process and kept me updated while work progressed. It was obvious they were experienced and knew what they were doing. The work was done quickly and when the job was finished the floor was solid, the cabinets were back where they belong, the cracks were gone, and the doors closed properly. I live on a very steep grade and had about 5 inches between high and low points. My hallway door would only open freely during the rainy season and then become semi-stuck when the soil dried out and contracted. I reviewed Bay Area Underpinnings when they came to my house to help me because I live on a hill, and began getting many cracks in the ceilings, walls, over windows and doors. They did a wonderful job lifting the front of my house, as it turned out it was cracking because it was uneven. Aaron and his crew did a wonderful job, and let me know what they were doing every step of the way, leaving the house neat and clean outside. He told me not to fix any cracks for several months in case something shifted during that time. Now, 3 months later, some of the cracks got bigger, and I made an appointment for someone to come over to see the problem. I was fortunate that Esteban came out the next day. He examined everything, and measured to be sure everything was as it should be. He went under the house, where the original crew had installed huge screws to fix the problem. Esteban explained that sometimes the screws need to be tightened if the ground shifts, and when he went under the house, he indeed found a screw that needed to be tightened. He also retightened the other screws to be sure they were tight enough, and there was no charge. Esteban is as highly trained, and I highly recommend him as well. My wife and I had a problem with our brick fireplace settling and pulling away from our house about 5 inches at the 2nd story roofline. Big problem! Bay Area Underpinning came out and gave us a solution to save it from demolition. On the day scheduled for repair, Noe, Tyler, and another friendly employee talked us through their process and started in. They dug down under our fireplace and installed 2 lifting plates and then proceeded to hydraulically implant two steel rods that would allow them to lift our fireplace back into the correct position. Todd visited us for an estimate and was incredible. We were in a tough situation because we inherited our house from my mother, and it had clearly undergone noticeable settling. Further, from the paperwork it looked as though she'd had foundation work done that she wasn't happy with. Todd patiently looked through the files with us to give us his opinion. Although he could have easily recommended an expensive fix to his own benefit, instead he helped us find the original floor leveling survey and performed a new one ON THE SPOT to prove to us that the house has not settled further in the past 7 years. Well, after repairing the same drywall crack several times and seeing new ones forming I figured there was something else going on with our home. After doing some research I found that the most likely cause was that the foundation was sinking. I contacted three companies to come out and take a look with Bay Area Underpinning being one of them. So, they sent Darren Breen out to do the initial inspection. He was very thorough and took several measurements in every room. The conclusion was that one side of our house had sunk over 1" at the front corner and 2-5/8" at the back corner. He said he would send me an estimate along with a proposal of what was needed to be done. The proposal was very detailed and spelled out the number of piers they would need and their locations. As well as the number of screw jacks and their locations. I thought the estimate was a bit pricy but after seeing the amount of work that had to be done, it was well worth it. Kevin Gaeden the Project Foreman and his crew came on Monday and told me that it would take about a week and a half to do the work. They were all very professional and kept me informed as to what they were doing at all time. They did a tremendous amount of work, including having to lift up some of the floor to be able to get to the foundation on the inside. Any time I had a question they would be happy to answer it. After all the piers were installed it came time to do the lift and re-level the house. It was amazing watching my home and a large fireplace start to move upward. You could actually see and hear the movement every time they increased the hydraulic pressure. Some of the newer cracks even closed up and are barely visible. While other ones formed on the outside stucco and inside around windows and doors, which is normal and they let me know ahead of time that we would be seeing new cracks. After everything was done they cleaned up so well that you couldn't tell that there were once huge holes around my home. After the home was lifted and leveled some of the walkways around the house were also lifted and moved because they got snagged up on the foundation. Kevin told me that since they used one less pier than originally quoted that they would break up the remainder of the lifted walkway and have a new one put in without any extra charge. So, after a week and a half they were done just as promised and I even got a new walkway around the area of the house that was lifted. My home is now stable and I won't have to worry about continuously having to repair new cracks or deal with any structural damage. They did a phenomenal job and I recommend them very strongly. I've even given a couple of my neighbors their information, as they are having some of the issues we had. read more
