BA Underpinning recently lifted the front corner and side of our house, using a total of nine piers. The work was completed as per the contract. Estaban and his team were efficient, organized and cleaned-up after themselves daily. Estaban was a superior communicator, answering my questions and concerns with ease and confidence. The follow-on team led by David--which was responsible for replacing the concrete--was also efficient, organized and cleaned-up after themselves daily. Overall the execution was excellent. I'd like to say that this was a fantastic experience, but I can't. While BA Underpinning did exactly what was outlined in the contract, they did only that, and anything else that I specifically pointed out along the way. We paid for a crack in our concrete to be repaired as part of the contract, yet when other cracks were exposed as part of the lifting, BA Underpinning felt no responsibility to communicate about them or address them (even though they knew cracks were a concern to us). We would have paid extra to have those cracks repaired, but after speaking with multiple BAU workers about them, and Jim (a project superintendent?) , we only got a run around. I was actually told that I would have to contact a sales person to start a new job. They stick to their schedule and that's that. The moral of this story is that you better get everything clearly outlined and discussed with the sales person who does your estimate (who will be out of the picture once the project starts). Make sure they do a thorough review of you foundation! If you do that, you should be very satisfied with their execution. But don't expect BAU to care much beyond that---there are too many people involved with too little accountability to address random issues that might pop up. We're now searching for foundation repair contractors to fix the cracks left behind from the underpinning. read more

Our house had a 6.5-inch difference between the highest and lowest points. There were places where you could physically feel gravity dragging you down. After speaking with way too many "experts", fretting over the issue, and getting two bids from Bay Area Underpinning, we decided to finally bite the bullet. They started at the tale-end of the Napa fires, so things didn't go exactly as planned. Then, as with any construction project, unexpected issues came up that slowed things down. Natural disasters and unexpected difficulties are a fact of life. The question is, how well do your contractors adapt and keep you informed? Bay Area Underpinning was great on both accounts. They worked incredibly hard, pulled people from different crews to try to make up lost time, kept us informed and ultimately pulled off an amazing job. The house is now level and has a completely different feel to it. Without exception, everyone was courteous and professional. But I have point out Estaban as someone who truly went above and beyond. He gave daily and realistic (rather than overly optimistic) updates, was always available to answer questions (even while dealing with personal issues), made sure to explain everything, and worked his butt off. We could not have been luckier with him as our crew chief. Todd (who gave the initial estimate and dealt with high-level issues) and Antonio (who did the actual lift) were also incredibly great to work with. It is completely unacceptable to have to wait 2-3 months just for an initial visit to assess the problem and scope and start thinking about how to pull together a repair plan and estimate. I understand companies get backed up, but a 2-3 month wait is far beyond unreasonable. Hire more estimators! read more

Let me start by saying this: if you suspect that your house is sinking or if you notice new cracks showing up on the walls, tiles, etc., call Bay Area Underpinning first! I made the mistake of having a local engineering firm inspect my house and despite their reputable reviews, they charged me $500 for an incomplete report even though they were late for the inspection, did not inspect the entire foundation, and recommended repairs that were in excess of $50,000. Needless to say I was terrified that Bay Area Underpinning would also confirm that same price range when they inspected our home. Enter Darren Breen, Project Estimator Extraordinaire with Bay Area Underpinning, who handled our concerns with dignity, respect, and most importantly, honesty. He did a thorough inspection of the house, presented us with different options for repair, and was very patient with us as we asked different (and numerous) question. AND, the most expensive option for repair given to us was still less than half of what the previous engineering firm quoted us. We decided to go with the less expensive option of having the front corner of the house raised and 5 piers plus 5 screwjacks installed under. Darren never pressured us into going with the more expensive option, and he laid out exactly how the process would occur. Fast-forward about a month and the crew arrived promptly on a Tuesday morning to begin work. Their foreman, Alex, was courteous, informative, and flexible enough to keep my and my wife's schedule in mind as they needed access inside the home during different points of the construction. By Thursday of that same week, the construction was done, as were the required permits to finalize everything. Alex also saved us $300 as he told us we did not need one of the screwjacks listed on the layout plan. Hannah, the Office Manager, was equally vital to this entire process as she helped us coordinate the finances, scheduling, and ultimately, the completion of this project, which had kept me up many nights. Darren emailed me the following week just to check on us to see how the house felt and he offered to come out any time and take new measurements in the future if we requested. I know this is a long review, but having your house lifted, piers plus screwjacks installed, and the costs that come with it are scary, and definitely a burden. Every single person at Bay Area Underpinning took our concerns seriously, and made us feel at ease, even with what felt like a huge project looming over our heads. With the recent merger of Groundworks and Bay Area Underpinning, there were definitely a LOT of communication hiccups that I hope by now have been ironed out. That said, when I did finally speak to some of the OG BAU employees they were MORE than responsive and helpful. From Will taking the initial call and following up frequently with updates. reviewing original paperwork to sending the amazing Richard out to verify we needed the work the original (and recently merged, MIA) engineer told us what we needed. Richard came out & personally and crawled the space, listened to us and answered our questions and made recommendations and suggestions that ultimately SAVED us money. He was more than easy to work with. Then Erick came out to supervise the job and he too was more than responsive and polite and worked with his crew to install and adjust the screw jacks to MY satisfaction. I live in Pleasanton,CA and got my house's foundation fixes done last year in the Jan-March time frame. The project was initially reviewed by Todd and all the proposed engineering work was done to the house. About the project: The house had a few cracks in the wall only in the family room,whereas the rest of the house had no crack problem whatsoever. We approached the couple of leading foundation companies, compared their engineering proposal and finally proceeded with BAU as Todd was able to provide a more optimal solution with a competitive quote. I was glad to give this project to BAU. Todd assured that the initial issue of cracks would not occur after the foundation fix is done. We were only warned about the kitchen countertop cracks while the foundation was being elevated. After Project Completion and Concerns: After the last day of the work, BAU reconnected garden pipeline and asked me to turn on the water after a week. We opened the garden water line, the next day morning my entire crawl space was flooded with water. This happened due to the plumbing negligence by BAU with the garden pipe where the coupling joins (The pipe was hot glued). BAU handled the situation to pump out the water from crawl space (which took 2 hours). The crawl space was completely wet, had to keep the blower fan running continuously for two weeks to dry out. After this BAU assured us that it will take 6 months for foundation to settle, and that we would not see any further cracks. They said that we could proceed with the plastering of the walls after this time period. We began seeing cracks all over the house in just as little as 3 months and strongly believe that the flooding has caused this issue. I have contacted BAU including Hannha, Todd Egloff, Kevin Gaeden, Jim Busch, John Mahoney and still haven't been able to solve the problem with BAU. The last communication from Hannah stated that we shouldn't be calling or emailing them often to check on the status as their President is looking into it. It's basically asking the customer not to call them until they get back to me. I waited patiently for more than 1 1/2 years without a solution to our problem. These pictures were forwarded to Brian. We were dealing with these issues the entire year of 2019. We have texted him and followed up with multiple phone calls. No response. They show how our tiles, pavers and concrete look after having you placed the piers under our driveway, side yard and backyard. The most egregious issue is the pavers, they were not properly leveled and most importantly your contractors came back and they did not make the effort to fix or even place the pavers the way they were before, they even put the wrong sand under and around them. The concrete that was laid down by you when it had to be broken to place a pier, cracks started to appear right away. Not to mention, my window got broken and we had to wait a while after multiple phone calls to get it replaced. We have spent over $60,000 to get our foundation repaired and our home outdoor ground now is messed up. If we knew the quality of work and service you provide before hand and the nightmare we went thru after the foundation was done, we wouldn't hire you. We paid in full trusting you to fulfill your commitment and you never did. Customers need to be aware that your company does foundation but makes a huge mess and does not clean or even make the effort to repair or keep the grounds the same way your contractors find it. We were concerned about some hairline cracks appearing in the walls of our home and were able to schedule a free foundation inspection with Bay Area Underpinning. They provided a super thorough explanation of what was going on. They found we had no structural issues and they explained what was causing the cracking (expansion and contraction of the soil as temperatures change). We had some foundation concerns several years ago so I called Bay Area Underpinning to help us stabilize it. Our house is a typical square box, built in 1948, with a perimeter foundation and pier blocks supporting all the joists in the crawl space. Upon inspection, we didn't have enough support for this old girl and one corner of the foundation was sagging. The team installed additional screw jacks, girder piers in the crawl space and push piers to support the sagging part of the foundation. They communicated throughout the entire project. I always felt like I was in good hands. They did a great job! Occasionally, I need them to come out and tighten up some of the jacks as they loosen and they are always quick to come out and take care of my needs. Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Bay Area Underpinning estimator, Jim Rivera visited our home in Walnut Creek, CA, yesterday. We have some cracks above our doorways on the ground and second floor. He very politely and patiently explained what they do. Basically, he did a measurement of the house exterior, measured the height of the structure at ground level, and looked at the area under the house. We now have nice level floors and peace of mind that the foundation is nice and stable. Update: It has been 2.5 weeks since my foundation was lifted and we finally got a call from the person who is supposed to do the poly fill to fill in the new gaps under the foundation and slab. We just learned that they need to drill 6 holes through our kitchen floor to inject the fill. The problem is that we are in the process of a full kitchen remodel and the contractor has already laid down the new flooring and is now installing new cabinets. We told our foreman we had this work planned and I called a week ago to find out when they were coming and a week later they finally called me back. Poor communication. Another problem is we have now discovered a big crack in our chimney. Very disappointing as now we may not be able to use our fireplace anymore. read more

We had some signs of potential settlement in our ~30 year old house in Vacaville and called for Bay Area Underpinning for an assessment/quote. Since we're planning to move soon, we asked for an appointment as soon as possible. They scheduled a visit from their estimator Daniel Stamos within a few days and the communication with him and their dispatch during coordination were very pleasant and proactive!. Daniel was very efficient and professional in performing a thorough assessment and walking us through his evaluation and observations. His conclusion in our case was that signs of settlements were within what is normally expected and no foundation issues were found that need their service. That was really good news for us and we really appreciate their honesty in providing the effort to perform a free assessment for a quote, even if it results in no work for them. BAU's work was called out during an inspection I had done on a home I was purchasing. The seller stated she had a ten year warranty on the recent work she had done on the foundation so BAU was going to repair their fault work and complete work that needed to still be done. BAU "completed" those request prior to our close of escrow. We unfortunately had to sell the house 8months later, but had multiple offers right away. Unfortunately, we fell out of contract several times because once those house would get inspected the foundation work was red flagged as poor work, sloppy work, unfinished work, and needing a new foundation all together. Several inspections later by all different inspectors yet all coming to the same conclusion... poor workmanship! Their poor workmanship, unfinished work, sloppy work, failed work (some of the replaced piers were already failing months after replacement) left my house unsellable at fair market value. I have plenty of pictures showing their poor or non work, several inspections w/same conclusion, real estate contracts showing offers at market price and counter offers after inspections w/massive decrease in offer price, and over $100,000 in damages from losses in value to my home. read more
