Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Andrew was extremely professional, knowledgeable about every aspect of the job and managed the entire project class and skill. He communicates very effectively and is transparent to assuage any concerns that we had on the project. He also shows up earlier than anyone, and works the entire day, rain or shine, in the mud and trenches with his team. This leadership was impressive. Since the completion of our project, he has remained available and came out to make some minor adjustments promptly and free of charge. I live in Pleasanton,CA and got my house's foundation fixes done last year in the Jan-March time frame. The project was initially reviewed by Todd and all the proposed engineering work was done to the house. About the project: The house had a few cracks in the wall only in the family room,whereas the rest of the house had no crack problem whatsoever. We approached the couple of leading foundation companies, compared their engineering proposal and finally proceeded with BAU as Todd was able to provide a more optimal solution with a competitive quote. I was glad to give this project to BAU. Todd assured that the initial issue of cracks would not occur after the foundation fix is done. We were only warned about the kitchen countertop cracks while the foundation was being elevated. After Project Completion and Concerns: After the last day of the work, BAU reconnected garden pipeline and asked me to turn on the water after a week. We opened the garden water line, the next day morning my entire crawl space was flooded with water. This happened due to the plumbing negligence by BAU with the garden pipe where the coupling joins (The pipe was hot glued). BAU handled the situation to pump out the water from crawl space (which took 2 hours). The crawl space was completely wet, had to keep the blower fan running continuously for two weeks to dry out. After this BAU assured us that it will take 6 months for foundation to settle, and that we would not see any further cracks. They said that we could proceed with the plastering of the walls after this time period. We began seeing cracks all over the house in just as little as 3 months and strongly believe that the flooding has caused this issue. I have contacted BAU including Hannha, Todd Egloff, Kevin Gaeden, Jim Busch, John Mahoney and still haven't been able to solve the problem with BAU. The last communication from Hannah stated that we shouldn't be calling or emailing them often to check on the status as their President is looking into it. It's basically asking the customer not to call them until they get back to me. I waited patiently for more than 1 1/2 years without a solution to our problem. These pictures were forwarded to Brian. We were dealing with these issues the entire year of 2019. We have texted him and followed up with multiple phone calls. No response. They show how our tiles, pavers and concrete look after having you placed the piers under our driveway, side yard and backyard. The most egregious issue is the pavers, they were not properly leveled and most importantly your contractors came back and they did not make the effort to fix or even place the pavers the way they were before, they even put the wrong sand under and around them. The concrete that was laid down by you when it had to be broken to place a pier, cracks started to appear right away. Not to mention, my window got broken and we had to wait a while after multiple phone calls to get it replaced. We have spent over $60,000 to get our foundation repaired and our home outdoor ground now is messed up. If we knew the quality of work and service you provide before hand and the nightmare we went thru after the foundation was done, we wouldn't hire you. We paid in full trusting you to fulfill your commitment and you never did. Customers need to be aware that your company does foundation but makes a huge mess and does not clean or even make the effort to repair or keep the grounds the same way your contractors find it. We were concerned about some hairline cracks appearing in the walls of our home and were able to schedule a free foundation inspection with Bay Area Underpinning. They provided a super thorough explanation of what was going on. They found we had no structural issues and they explained what was causing the cracking (expansion and contraction of the soil as temperatures change). BAU's work was called out during an inspection I had done on a home I was purchasing. The seller stated she had a ten year warranty on the recent work she had done on the foundation so BAU was going to repair their fault work and complete work that needed to still be done. BAU "completed" those request prior to our close of escrow. We unfortunately had to sell the house 8months later, but had multiple offers right away. Unfortunately, we fell out of contract several times because once those house would get inspected the foundation work was red flagged as poor work, sloppy work, unfinished work, and needing a new foundation all together. Several inspections later by all different inspectors yet all coming to the same conclusion... poor workmanship! Their poor workmanship, unfinished work, sloppy work, failed work (some of the replaced piers were already failing months after replacement) left my house unsellable at fair market value. I have plenty of pictures showing their poor or non work, several inspections w/same conclusion, real estate contracts showing offers at market price and counter offers after inspections w/massive decrease in offer price, and over $100,000 in damages from losses in value to my home. read more

Bay Area Underpinning did a foundation lift back in February of 2023 with excellent results. Due to work from a previous contractor we asked them to visit our home to investigate our concerns. Mr Gomez, a superintendent of the firm, arrived and addressed the issue going into the crawl space to locate the problem and perform a temporary fix. There was no charge for the inspection and work although additional service is needed to correct the previous contractor work. Bay Area Underpinning estimator, Jim Rivera visited our home in Walnut Creek, CA, yesterday. We have some cracks above our doorways on the ground and second floor. He very politely and patiently explained what they do. Basically, he did a measurement of the house exterior, measured the height of the structure at ground level, and looked at the area under the house. With that information he was mathematically (trig) able to devermine that our house is within the established acceptable tolerance ratios. We are very happy with the results. After watching them work for 2 weeks on placing 17 supports (50-70ft underground till it hit bedrock!) and 7 jacks I feel like it was money well spent. Juan and his guys were very professional making sure that he explained the process along the way and took a lot of care to make sure that we were happy with the work and the finished product. We now have nice level floors and peace of mind that the foundation is nice and stable. Update: It has been 2.5 weeks since my foundation was lifted and we finally got a call from the person who is supposed to do the poly fill to fill in the new gaps under the foundation and slab. We just learned that they need to drill 6 holes through our kitchen floor to inject the fill. The problem is that we are in the process of a full kitchen remodel and the contractor has already laid down the new flooring and is now installing new cabinets. We told our foreman we had this work planned and I called a week ago to find out when they were coming and a week later they finally called me back. Poor communication. Another problem is we have now discovered a big crack in our chimney. Very disappointing as now we may not be able to use our fireplace anymore. read more

We met with Jonathan Bruce, who performed the inspection, answered all of our questions, and provided us with a proposal to permanently stabilize and lift the front corner of our garage (as well as dowel a new garage slab into the existing foundation). The work was performed in two primary stages: 1) add 2 piers to the front corner of the garage and then 2) add a new garage slab. While the work was being performed, Esteban Ibarra kept me up to date with each step of the process and answered any questions I had. Bay Area Underpinning worked with the engineer's report and the city for the permit to replace and repair a great deal of my foundation. Had a great experience with Bay Area Underpinning. They were strongly recommended by our structural engineer and some nearby friends who had the same problem we did -- concrete slab foundation that was sinking as the soil underneath it shifted over time. Bay Area Underpinning designed a solution consistent with our independent engineer's recommendation -- sinking steel piers around the perimeter to support the foundation, then raising the piers so the foundation is now level and injecting polyurethane foam to close the resulting gaps. This was a large and complicated job, and Bay Area Underpinning handled it extremely well. Work completed on time and on budget. No extra charge even though it turned out they had to sink the piers over 50 feet before they hit bedrock! read more

I've had work done under my house by these guys. And a couple times after I've had them back out to check any issues or concerns I've had. This last time I had an odd sound coming from my floor. They came out quickly. This time it was Will and Juan. It turns out the issue was not with anything they had installed, but from my new ductwork under the house. They were able to help me fix my issue since they were already out and under my house. I appreciate their hard work. Well I used their service and paid about 4,000 bucks give or take. They informed me after they got there they could have someone clear out underneath the house and dig down and make it look nice and add space and that guy normally charges 1k. I would have chosen to do that but I didnt know ahead of time and didn't want to wait another 2 months for a reschedule so I just said no thanks. Then they chop out all the wood support and put these metal supports under the house and start jacking. Their measuring instrument is way off. I can tell just walking one point it was higher than the rest. My dry wall cracked everywhere, not that I really care but beware that'll probably happen. Why I'm giving them only 3 stars is because I feel I wasted my money. The house is still not level and the adjustments broke one of the main support beams under the house you can see a massive crack by one of their jacks they installed. Crappy product that doesnt really fix anything. I think some self leveling poor would be a better fix. I would not use their service again if I had to make the choice all over knowing what I know now. read more

I thought I had a foundation issue and got 4 quotes since the first quote was so expensive (about $100K to do the entire house). The second quote was for $70K and the third quote was for $50K. Jonathan Bruce from Bay Area Underpinning came to my duplex and after taking measurements said that I don't really need to underpin my foundation since the measurements he took that showed parts of the duplex went down is within tolerance. I was absolutely stunned he suggested I don't do anything. Yes my duplex is settling but not enough that it requires underpinning.
