I recommend Bay Area Underpinning for anyone who needs foundation related repairs. Michael and James arrived on time at 7:30AM to begin the repairs for our tile floor living room area. They prepped the area with plastic sheets to contain dust movement, carefully removed the tiles so that as many of them can be reinstalled in the future, and installed the crack locks (carbon stitches) in the slab. The tiles were removed with such skill and precision that they remained whole and in tact. They also cleaned any excess dust and debris from the area along the way and provided a neatly repaired finished result. Excellent customer service. Another company had proposed $50k in improvements needed on my property. I had noticed some erosion of concrete and dirt on one side of the house. Bay Area Underpinning arrived early, measured the backyard and did measurements inside when I arrived. The young man toe that no work needed to be done. There's been some shifting but every house shifts. He told me I can give you a quote too, but it wouldn't be morally right. So thankful that there are still business good people around. We used Bay Area Underpinning for repairs to some small cracks in the foundation. The gentleman that came out for estimate (Darren?) was great communicating the issues along with the proposed remedy. Seemed to do a thorough look at the overall settling for our house as well. Once we agreed to do the work the scheduling was easy though it took a bit of time to get the materials (no fault to BAU). The repairs were completed by Jordan who arrived on time and ready to go. He again walked through the repairs and explained the general activities and how long it would take, etc. He was easy to work with and completed everything on time and left the crawl space all cleaned up . He sent a ton of pictures to show the work once he was done. The overall value seemed reasonable as we had several quotes from other companies. Couldn't be happier with the decision to higher BAU. I found them on Yelp after some HVAC contractors said we should look at our screw jacks in our crawl space. Scheduling took a bit due to how busy they were, but once Trevor (the inspector) came out things moved quickly. The price was very reasonable and nice to have some piece of mind given I was concerned we had some major repair ahead of us. Scheduling with Hannah was easy and Alec and team came out to do the work. Alec was awesome. Very friendly, a great communicator etc and he and his crew did a great job. Overall I couldn't be happier. To top it off, the scope ended up being a bit smaller than anticipated, so a change order to the contract was done reducing my costs 20% or so (a welcome surprise to be sure). We (desperately) needed help on our garage studio that seemed to be falling down hill. The entire process was so smooth. Alejandro V. was the project foreman for our project, and with his team, Aaron and Alexander, they were on time every morning, courteous, and incredibly friendly! They got the job done in less than a quarter of what we thought it would take, which was a huge relief. They kept their workspace very clean and safe for all who lived on property (even for the furry family members) and were mindful about gates, doors, and walkways being safe and clean of debris. With the current pandemic, this team was courteous to give us a good amount of space as we walked by and wore facial coverings while working on the job. Rick was on time, professional, and honest. Other companies had tried to sell us on piers/underpinning for what Rick determined go be merely cosmetic (stucco) damage and not a foundational issue. He did, however, recommended we install proper drainage to protect our home. l Note that we will still be having a structural/civil engineer come to our residence to confirm or disagree with Rick's findings. My humble advice to property owners; be careful with certain companies that just want your money, and also realize that people sometimes make honest mistakes. To help mitigate this, have multiple (free) estimates/ inspections and also pay for one or two reputable and unbiased structural engineers before having any actual work done. BA Underpinning recently lifted the front corner and side of our house, using a total of nine piers. The work was completed as per the contract. Estaban and his team were efficient, organized and cleaned-up after themselves daily. Estaban was a superior communicator, answering my questions and concerns with ease and confidence. The follow-on team led by David--which was responsible for replacing the concrete--was also efficient, organized and cleaned-up after themselves daily. Overall the execution was excellent. I'd like to say that this was a fantastic experience, but I can't. While BA Underpinning did exactly what was outlined in the contract, they did only that, and anything else that I specifically pointed out along the way. We paid for a crack in our concrete to be repaired as part of the contract, yet when other cracks were exposed as part of the lifting, BA Underpinning felt no responsibility to communicate about them or address them (even though they knew cracks were a concern to us). We would have paid extra to have those cracks repaired, but after speaking with multiple BAU workers about them, and Jim (a project superintendent?) , we only got a run around. I was actually told that I would have to contact a sales person to start a new job. They stick to their schedule and that's that. The moral of this story is that you better get everything clearly outlined and discussed with the sales person who does your estimate (who will be out of the picture once the project starts). Make sure they do a thorough review of you foundation! If you do that, you should be very satisfied with their execution. But don't expect BAU to care much beyond that---there are too many people involved with too little accountability to address random issues that might pop up. We're now searching for foundation repair contractors to fix the cracks left behind from the underpinning. read more

(Shannon was also very reasonable). Overall, i do think Bay Area Underpinning did a fantastic job of fixing my foundation and their pricing was affordable. My wife looked up businesses who evaluate home foundations to see if ours was level. Our home is a tri-level design, crawl space under kitchen approx 4 feet then cement slab. It appeared our kitchen floor was not level and might not have been supported correctly. We also did not know if our home that was built in 1978 was earthquake retrofited. We made an appointment and Daniel Stamos arrived on time to our residence. Since this was a "FREE Estimate", I was anticipating all sorts of issues along with one heck of a estimate to fix the foundation. Well, he used his equipment, crawled under the house, took photos, drew out floor plan and explained his results. Drum roll .....no issues were found! The measurements were within acceptable range. He showed me photos of the supports and explained the house had already been earthquake retrofited by previous owners. He provided his notes and results so I could take a photo of it for my records. No work needed! I can rest assured my foundation is ok and I do not have to spend $$$$. Thank you for having an honest company, great employee who wasn't rushed and explained what can or does occur to a foundation over time. We had some foundation concerns several years ago so I called Bay Area Underpinning to help us stabilize it. Our house is a typical square box, built in 1948, with a perimeter foundation and pier blocks supporting all the joists in the crawl space. Upon inspection, we didn't have enough support for this old girl and one corner of the foundation was sagging. The team installed additional screw jacks, girder piers in the crawl space and push piers to support the sagging part of the foundation. They communicated throughout the entire project. I always felt like I was in good hands. They did a great job! Occasionally, I need them to come out and tighten up some of the jacks as they loosen and they are always quick to come out and take care of my needs. Our house had a 6.5-inch difference between the highest and lowest points. There were places where you could physically feel gravity dragging you down. After speaking with way too many "experts", fretting over the issue, and getting two bids from Bay Area Underpinning, we decided to finally bite the bullet. They started at the tale-end of the Napa fires, so things didn't go exactly as planned. Then, as with any construction project, unexpected issues came up that slowed things down. Natural disasters and unexpected difficulties are a fact of life. The question is, how well do your contractors adapt and keep you informed? Bay Area Underpinning was great on both accounts. They worked incredibly hard, pulled people from different crews to try to make up lost time, kept us informed and ultimately pulled off an amazing job. The house is now level and has a completely different feel to it. Without exception, everyone was courteous and professional. But I have point out Estaban as someone who truly went above and beyond. He gave daily and realistic (rather than overly optimistic) updates, was always available to answer questions (even while dealing with personal issues), made sure to explain everything, and worked his butt off. We could not have been luckier with him as our crew chief. Todd (who gave the initial estimate and dealt with high-level issues) and Antonio (who did the actual lift) were also incredibly great to work with. Let me start by saying this: if you suspect that your house is sinking or if you notice new cracks showing up on the walls, tiles, etc., call Bay Area Underpinning first! I made the mistake of having a local engineering firm inspect my house and despite their reputable reviews, they charged me $500 for an incomplete report even though they were late for the inspection, did not inspect the entire foundation, and recommended repairs that were in excess of $50,000. Needless to say I was terrified that Bay Area Underpinning would also confirm that same price range when they inspected our home. Enter Darren Breen, Project Estimator Extraordinaire with Bay Area Underpinning, who handled our concerns with dignity, respect, and most importantly, honesty. He did a thorough inspection of the house, presented us with different options for repair, and was very patient with us as we asked different (and numerous) question. AND, the most expensive option for repair given to us was still less than half of what the previous engineering firm quoted us. We decided to go with the less expensive option of having the front corner of the house raised and 5 piers plus 5 screwjacks installed under. Darren never pressured us into going with the more expensive option, and he laid out exactly how the process would occur. Fast-forward about a month and the crew arrived promptly on a Tuesday morning to begin work. Their foreman, Alex, was courteous, informative, and flexible enough to keep my and my wife's schedule in mind as they needed access inside the home during different points of the construction. By Thursday of that same week, the construction was done, as were the required permits to finalize everything. Alex also saved us $300 as he told us we did not need one of the screwjacks listed on the layout plan. Hannah, the Office Manager, was equally vital to this entire process as she helped us coordinate the finances, scheduling, and ultimately, the completion of this project, which had kept me up many nights. Darren emailed me the following week just to check on us to see how the house felt and he offered to come out any time and take new measurements in the future if we requested. I know this is a long review, but having your house lifted, piers plus screwjacks installed, and the costs that come with it are scary, and definitely a burden. Every single person at Bay Area Underpinning took our concerns seriously, and made us feel at ease, even with what felt like a huge project looming over our heads.
