    In May/June 2022 we hired Mark Sumner from Timeless Masonry and Water Feature LLC to fix a leak in…read moreour stone wall where water was making it in through the top of a window. He came up with the hypothesis that the leak was because either flashing above the window was not being done correctly or there was cracking in the mortar. He gave us a quote for 6K to redo the entire wall if there was a need. A number much higher than other contractors. We agreed because he also assured us that regardless of the issue, he will take care of us and will stand behind his work for years to come. If we had any problems, he would address those. When Mark Sumner opened the stone wall just above the leakage window their hypothesis was correct. The flashing was straight up missing. Mark Sumner flashed the window by just 1 small piece of flash tape and closed the wall back up. A repair that would not cost more than 1500$. (Even in 2025 dollars, yes we have quotes!). We paid him 6K as originally quoted. We did not renege on our promise, despite him doing so much less work than we had anticipated. In March 2024 the window started to leak again, his work did not survive even 2 years. We have had other contractors come and take a look and they all concurred that Mark and the Timeless Masonry and Water Feature LLC crew did not know what they were doing. Specifically 1.      He did not do the flashing correctly. He used the flash tape, but the tape must be tucked underneath the existing Tyvek not just over it the way he did, a super rookie mistake. Also he decided to not install a 10$ drip edge/cap, despite taking 6000$ of our money. 2.      The weep holes cannot be above the window. Driving rain will get in from there, particularly if there is no drip edge/cap. 3.     The mortar did not have the additives to seal against cracking due to heat/cold or settling of the foundation. There was no sealer used to seal the mason hence the grout cracked within few months. 4.      There are areas where the mortar between the stones is over an inch thick, 2 different masons have seen it and said that the stones must be real snug and the joint cannot be more than half an inch wide.  Those joints are too big particularly if you did not use an absorbent sealer. Extra stone should have been used to keep it all snug. He didn't bring any extra stone.  5.      There was no absorbent sealer used such as Drylok or Siloxane sealer. This is a must in Texas with all our heat and cold events. Most importantly he did not honor his commitment to stand behind his work. We have been trying to call him since March 2024 to revisit his work(this is Aug 2025), but he has been ignoring us. Attaching the picture of his work. If he is the only mason left in Austin, still I will not hire him.
