Great experience with Gray Home Inspections. Matthew was thorough, knowledgeable, and very detail-oriented throughout the inspection. He found multiple issues I'm glad were caught while my home is still under warranty and provided a clear report with helpful photos and explanations. I would definitely use Gray again and highly recommend them. read more

10/10 would recommend. I am closing quickly on a home and I called Gray Home Inspections. Jeff was able to accommodate the seller's limited availability, because of renters. Jeff was thorough, he explained it in a way I could easily follow along, and the report was detailed and organized. I was not overwhelmed looking through it. read more

Please Avoid!!!! We want a refund for our inspection. you missed critical things that we would have never purchased our brand new build. We would not recommend them. we have mold, appliance failure, gutter and soffit issues, leaks. Hvac issues with humidity and moisture due to but not limited to an attic access panel which has been broken since day one. We have many defects to list. We are now living in a hotel for almost two months due to the home being ripped apart!! bought in July and had to find somewhere else to go in Late August!! read more

Absolutely brilliant service from start to finish. The inspector was punctual, thorough, and wonderfully easy to deal with, and the report was clear, detailed, and sent through promptly. A proper five-star experience, highly recommended this local company. read more

The initial inspection went well, but the re‑inspection process was a major failure. Before the visit, I clearly outlined the specific items that needed to be reviewed -- not once, but multiple times. I even received confirmation from the office that they understood what was to be inspected. Despite that, the obvious deficiencies in the seller's repair work were not identified, and those oversights have now resulted in significant financial consequences for a first‑time homebuyer. What has been most disappointing is the complete lack of accountability. Management has refused to acknowledge any errors, and attempts to reach a fair resolution have stalled. The contractor who performed the original repairs will not be allowed back on the property due to the extremely poor quality of their work, which only reinforces how critical a thorough re‑inspection should have been. I'm sharing this experience to caution others: do not assume a re‑inspection service will evaluate the quality or safety of repairs unless that is explicitly stated and consistently delivered. If the process only confirms that "repairs were completed," homeowners may be left with costly and preventable problems. I don't post negative reviews lightly. I value professionalism, transparency, and responsibility, and I expected those same standards here. The unwillingness to acknowledge clear missteps has been deeply disappointing. My hope is that future customers ask detailed questions about what a re‑inspection includes -- and hold companies accountable for the commitments they make. read more

I have used quite a few home inspections companies in Jacksonville over the past few years and the thing that separates them from any other company was as soon as Kevin was done with my inspection, he sent me a text message shortly after he was done and asked if I wanted to have a call to review the findings or wait for the report. The fact that he took his time to have a call with me before he even worked on the report made a world of difference. I really appreciated that! As an investor, I'm eager to know what the findings were! The report was also detailed and easy to understand. Overall, extremely satisfied with Gray Home Inspections! read more

Grays home inspection was recommended by our realtor, Maria Miller of Caldwell Banker to provide an inspection for our new Lennar home. So glad we did. Jeff was thorough, provided us with a timely report, and was affable. He exudes confidence about his findings and is willing to go the distance to ensure you have a great experience and know what's up with your house. He found elements I would never have thought of looking for and issues I would not be able to actually examine without a ladder and expertise about the variety of systems. In the end, I was happier than happy to know the issues with the new construction home. Jeff is a great guy and I highly recommend him for all your inspections. read more

I've lived in Florida for 2 1/2 years now and this was the most professional company I've dealt with in that time. The field representative they sent was very thorough and efficient. I cannot recommend them enough if you are in need of a thorough complete comprehensive inspection. Report was received in less than 24 hours. This is unheard of in todays market. They are also extremely competitive with their pricing and frankly worth every penny that you'll pay. Thanks for the inspection, I'm sure you will be around for a long time based on service and efficiency. read more

Be forewarned that this company does not check water shutoff valves for functionality. I learned this the hard way when a pipe bursted in my new home. It was then that I discovered that the valve that they photographed did not work, it was glued open by the contractor when it was installed. If their inspector has actually checked the valve to ascertain if it was operational, I could have avoided further water damage to my home. As i told the owner, Im not blaming them for the leak, but their incomplete report made a bad situation much worse. His explanation that they take photos of the valve to let the homeowner know its location is asinine. An analogy: The fire department comes out to inspect a fire alarm. They don't check to see if its working, but they take a photo to let you know its location. So, what happens when fire breaks out and you pull that alarm only to find out it doesn't work? I contacted the owner and asked him for a refund. He accused me of trying to blackmail him. Evidently, he's not aware that blackmail is a criminal offense and that by making such accusations hee is engaging in slander. I offered to sign a liability waiver freeing him from any responsibility for the water damage that occurred at my home if he would simply refund my money for an incomplete report. His response? He called me a liar and that the photograph they took showed no damage to the valve THAT WAS GLUE OPEN, INSIDE THE VALVE. Evidently he possess x-ray vision. I asked him to contact the plumber who had to come out and repair this valve to verify my claim, he refused. If you're looking for a company that stands by their work and is willing to make good for their lack of thoroughness , avoid this outfit. The owner has no character and is a demonstrable liar. Great, thorough detail of your report provided in a timely manner. Mr. Russell knows exactly what to look for when inspecting a new home construction (pre-drywall stage). Drone was used for photos that otherwise be impossible to see with our own eyes. Pressure for plumbing was checked correctly to making sure of any leakage. I hired them after reading recommendations from others in my new neighborhood to do a pre close inspection. I also opted for the sewer line inspection. They found things that I can address with the builder before closing. These are things I wouldn't have known about till months into the new house and would have had to deal with the warranty department and likely fight about it. Example, crushed sewer pipe from house to main line by sidewalk and leak in valley of roof above garage. Well worth the investment! read more

I cannot express how deeply grateful we are to have found Gray Home Inspections. Jeff came out and inspected a new build home for us and we opted to pay extra for the sewer line check. Boy, are we glad we did! Jeff found a couple of major issues and rushed the report for us so we could have it in hand for our walkthrough. Jeff saved thousands of dollars in repairs! He was so thorough and meticulous when is came to inspecting our home. We plan to book another home inspection soon to make sure all the issues were repaired, and of course, an 11-month home inspection as well! read more

I hired Gray Home Inspections to do a wind mitigation inspection and 4 points for insurance need. Their office always answered phone promptly (yes, a real person, not voice box).
