She was quick to make updates to our 4 point inspection report after some additional requests from our insurance underwriting department. Chris did an excellent job on the inspection. He not only brings years of expertise, but also a contagious positive attitude that gets you pumped about the home buying process. He takes the time to make sure the home buyer understands everything going on the report, and during the re-inspection for repairs he went above and beyond helping us troubleshoot some new findings. I hired them for a home inspection in North Jacksonville, Chuck Nash was AWESOME! He looked at everything you would expect and then some. He was thorough in checking the quality of the home and finding things that you could never see with the naked eye. Michael Munn, the owner, was recommended to me by my realtor to inspect the house we are buying. Having been very impressed with the inspector I used in my previous home I decided to roll the dice and go with Mr. Munn. He meticulously went through the house noting discrepancies and explained what he was looking for along the way. He finished in a very timely manner where he didn't rush through but didn't let the inspection drag on forever. Afterwards he explained what he found and explained simple remedies that I could do to fix some things. Being that he is a contractor as well I snuck in a few questions that he was more than happy to answer. Once finished, he sent a detailed report pinpointing what needed to be fixed other than just a generic 'doesn't work'. There are definitely a lot of good inspectors around Jacksonville but if you want one of the better ones, give BiltRite a call! read more

We used Biltrite to inspect 2 homes. So glad we did! Michael found a significant problem in one house which initially he smelled with his nose (yes his nose!) And that led him to uncovering a costly mold problem inside the exterior wall. There was zero outside sign of moisture and he applied a moisture sensor where he suspected something and bingo found big problem. Wall was later remediated by another company but mold persisted and we decided not to buy. Michael's reports are thorough and include photos he took. I would not use anyone else for a house inspection. read more

Mr. Munn refused to call me back and answer my questions about what type of residential inspection he was going to do in my condo unless I first signed a contract promising to pay him hundreds of dollars for a home inspection and scheduled an appointment on his website. All other professionals, engineers, architects etc. will all answer your questions and explain what they intend to do first before you hire them but not Mr. Munn who doesn't want to waste his time doing that unless you promise him bucks first. read more

Used Biltright when we purchased our home as well. I cannot agree with the previous post that this inspector had our back, which he obviously did not. Inspector Michael Munn was also recommended to us by our realtor at Watson. Mr. Munn went through the motions of checking everything, pointing out a few flaws here and there. Even brought out his drone to check the roof which clearly showed signs of wear obvious to the naked eye. Two years later, we are still battling leaks in our windows and walls. Unfortunately for us when he showed up his moisture detector was not functioning. I called his construction company several times to have some work performed and no one got back to us. Would I use him again? Absolutely not, smoke and mirrors. read more

We used BiltRite for our home inspection prior to buying, what a poor job they did. From the day we moved in we had issues with the kitchen sink we could not use the kitchen for over a week. When contacting the company they said the inspector ran the water for 15 minutes. If they had done so like they said they are required to there would have been a puddle under the sink. I had to pay to have someone come multiple times to fix it. Less than a month later the entire electrical box had to be replaced (fire hazard and appliances stopped working). Still within that month we had to do $1000 worth of plumbing work in the bathroom, that was not covered by the home warranty. And now a year and a half later the entire septic system has to be replaced, including the drain field, which I have received a quote for $6000 to fix. The septic company says that it would have never passed inspection, but again there was no indication that a septic inspection needed to be completed. They did not catch any of these issues in the inspection. What a terrible job I would never recommend this company to any of my friends or family nor will I ever use them again. read more
