This was our first time buying in Florida and we wanted a detailed inspection. We requested to add a 4 point inspection and wind mitigation along with the standard inspection to help us with our insurance quotes. The team was very communicative. We received a call the day prior to go over the ordered inspections and confirm the time. We also received a text message the day of. Joe Galison greeted us and explained his process. He had high tech equipment and tested everything. After the inspection was completed he verbally shared his high level findings with us. Later that evening we received a detailed report along with the wind mitigation and 4 point inspection. The thoroughness of the report gave us peace of mind on the home we purchased and the quick turnaround of the report kept us moving along with escrow. Their back office sucks. We had paid for several items online, in advance, then got these cursory emails saying that things were not paid for, therefore may not appear on the report despite being paid. Even the day before the inspection there were outstanding items. The inspector/inspection was not bad quality, they highlighted some very minor issues that the home warranty company policy they provide (RWS) used in anger against us in not covering or spending $$$ before they would honor a claim. Fast forward, 1 month later, none of the claimed items have been reviewed by a RWS contractor, nor will they honor another non-network contractor's estimate as they require a fully itemized (including parts and part numbers) estimate before they even chew that out. Despite having a triple digit heat index last month, we lost one of the AC units due to a fault that I ultimately hired my own contractor and spent $300 to fix (deductible was $75). No contractor was willing to provide an autopsy report for an estimate. Pool issue was fixed by youtube video (saving $75 deductible) and buying an aftermarket part from a specialist store. Despite escalating several times, RWS do not email you back, or send written correspondence. Highly recommended to tape your conversations with them. Even better, avoid like the plague and buy a competitor's product. Do not recommend, trying to get a refund. Wish me luck. read more

We had 24 hours to have a home inspection done on 100 year old house which we were considering purchasing. We had tried multiple home inspection agencies and none were able to accommodate our needs. Oh did I mention it was the weekend? To our delight home Pro was able to accommodate us the next day, Sunday. Ryan came out and inspected the home over the course of the entire morning with us peering over his shoulder. He took the time to explain what what he was doing . We are very pleased with the service and especially the response time we received .Ryan thanks so much you allowed us to work with such a tight schedule and and also educated us. We intend to use you if we ever need another home inspection! read more

Buyer beware. This would be a one-star review if it weren't for the fact that the first home that they inspected for me was good- which is why I hired them a second time. Note: I am a first-time home buyer. I had limited knowledge of how home inspections work, but trusted Home Pro to make sure the home was sound. I hired Home Pro for a house I was on contract in in St. Johns, Florida. I didn't purchase the first home as a result of the inspector's report which was thorough, lengthy and extensive, and indicated basic neglect. The inspector was professional and thorough and explained everything to me in detail. I moved on to another home in the same neighborhood and hired Home Pro again for the house that I ultimately purchased because the inspection indicated only minor issues. The inspector was late, stated that he had driven all night, and despite the fact that the home was large and had two floors, it was a much quicker inspection. The result of the inspection indicated only minor issues and I proceeded with the home purchase because I trusted Home Pro. Unfortunately as a result of the inspection, the home has many issues that the home inspector overlooked or missed due to his carelessness. -Drywall installed incorrectly throughout the home resulting in expensive cosmetic issues -Leaky faucets in three rooms -Broken oven door hinge -Non operable HVAC zone on second floor(they only mentioned a temperature differential) -Rotten exterior garage door -Faulty irrigation(not checked) -Non-functioning back door knob -other minor issues that have required repair such as caulking, sloppy paint job, uneven walls The manager of the local branch, Ryan Wagner, offered me a standard customer response letter and a total of 100 dollars to cover my losses, which will not begin to cover the issues in the home. I did not accept this empty gesture. Attached is a photo of just one of the issues; a rotted garage door that two contractors have told me cannot be repaired. I've spent several thousand dollars already in repairs to bring the home up to normal function. Further, when a customer engages Home Pro, they must first pay for the entire inspection and sign a waiver releasing Home Pro from any liability if damages were to be incurred as a result of proceeding with the home purchase. Again, buyer beware. Home Pro is standing behind the inspector instead of the customer and I would recommend caution in dealing with this company. read more

Moving in to FL and not knowing who to use for an inspection can be a scary thing. Asking around, several people referred us to HomePro. Now I know why! Having bought multiple homes I had a reasonable expectation of what our report should look like. I can honestly say I have never had a more thorough inspection performed. Then my inspector Shannon took 2 hours to walk me through the issues at 1am!!!! If you want to know what your new house is hiding, then call HomePro! Keith Davis - Minister read more

Our HomePro Inspections inspector was competent and thorough. I've been renovating homes as a side job for many years. I'm no master craftsman but I'm comfortable in my knowledge and skills. I accompanied our home inspector as he inspected our 1963 home. He was methodical, moving about in a solid pattern testing each aspect of the house as he moved. He would explain each test he was doing and voice the results if there were any concerns. He also took pictures of everything, noting his findings. His report was well documented with explanations of his findings and appropriate recommendations. As an experienced renovator, I appreciate and like what I saw, for my wife, who is not experienced, his report was clear and understandable for her with my interpretation. Well worth the time and expense. read more

Office staff incompetent and unprofessional. Promised call backs ASAP, hours pass with no response. Staff overcharged our credit card, then we had to spend nearly an hour on the phone with them to correct their mistake. Inspector was nice but shared inspection with other individuals without our permission. ***update*** HomePro gave out our cell phone numbers to another company who has called us six times trying to sell us products for a home that we did not even purchase. read more

10/10 would NOT recommend this company. we chose them because our realitor told us they were highly recommended and cost a bit extra, but were well worth it. flash forward to "Forrest" apparently severely missing obvious signs of AC issues. Were moved in, and it's summer time, July to be exact. super hot. AC doesn't cool the house, after months and months of dealing with several different AC companies all telling us the obvious signs that the air wasn't pushing theough the house well enough.. ducting lines were entirely too small.. no installation in the attic space, needed an added return line. etc... we are now almost two years later dealing with a mess of issues to avoid having to ultimately probably replace the entire unit, and more. granted it isn't there fault if the AC isn't proper for the house, however I can't over look the fact we paid mych more for their expertise inspection just for 4. separate companies to inform us of their total ignorance and tell us we should have persued legally against them. We contacted them immediately upon discovering the obvious problems, and they were very unprofessional and offered no help at all with warranty or anything. I hate this company. I will warn everyone about them. horrible people who do not care for their clients. DO NOT USE THEM!! Zero stars read more

We are i. The process of buying a home in Jacksonville, while we live in California! It's a bit stressful and I'm pretty sure we have PTSD from a past real estate experience in Phoenix but Home Pro has been awesome during the process. Report was thorough and completed quickly. Great communication with the office staff and our inspector Jeff S. Would definitely recommend read more

Absolutely awful. They came to inspect the place and left all the lights on for hours in the house, pool, and any and all lights we had. They broke the filter sometime during examining. They used our ladder and didn't even put it back, they just left it there. We didn't even see most of it till hours later. It seems as if they had no regard for the place. It does not seem very professional at all to me. read more

Was finally called and apologized to over our inspection issuand offered a refund, they requested I remove my negative review in light of my refund. I told HomePro I would think about it. I never received a refund. Buyer beware. UPDATE: Saw comments posted. Unfortunately, HomePro's actions do not match the rhetoric and marketing. I stand by my buyer beware. All marketing, little substance and no action. This company messed up our pre-slab pour inspection and refused to take responsibility or resolve the issue. Period. read more

This my third home using HomePro and there is no other home inspection service I would recommend. I was referred to this company from my realtor and I am glad I was. They were very professional, very thorough and made the buying experience easy and less stressful. Let's face it, when buying a home you, the buyer, know almost nothing and the seller knows everything. This is s recipe for disaster. However, when the inspector came out it was clear he was "leveling the playing field". We had Doug for the inspection and Doug was fantastic. Clearly he knows his business and he took a very complicated topic and made it easy to understand for us. Also, buying a home is stressful because the home buyer really knows nothing about what they are buying. Doug, put us at ease, explained everything to us and made the entire process simple. I bought the bigger package so I will have them come back before I do my one year review with the builder - which, by the way, don't assume since the house is new it does not need an inspection. This is a very worthwhile thing to do. read more

I used Home Pro Inspections for a pre purchase inspection of a mobile home that our not for profit was considering. The inspection report came back with only minor issues that needed to be addressed. These photos give just a glimpse of what we found after purchase. The smell of mold was obvious, but never noted by the inspector. There was rotted wood under the kitchen sink and on the front door jamb not noted by the inspector. We spent thousands of dollars on the repairs excluding labor. When I contacted Home Pro they simple said my warranty had expired, but offered to make a $500 donation to the ministry. I declined their donation and asked that they refund the cost of the inspection - $345. I received their check with a long disclaimer on the back of it that basically said if I accepted their check I could not complain or offer any grievances from this point forward about them. I decided to tear up the check. They have no regard for their reputation or the quality of their work. I will never use them again for a home inspection. read more

Thomas Degrove and Cristina Santiago were our inspectors on April 13th on Holmesdale Rd in Jacksonville, FL. They were prompt and courteous, very professional. Very knowledgeable about all aspects of the home inspection. Would recommend these inspectors to anyone. Very respectful of the homeowners, who both were present for most of the inspection. The final report was thorough and contained pictures that captured perfectly the issues that they found. We are more than likely not going to purchase this house and would like to thank Thomas and Cristina for being so thorough and possibly saving us from costly headaches down the road. 10 of 10 stars! read more

My husband and I are purchasing our first home. We both were not present at time of inspection. I was expecting a few notes scribbled with the inspector's findings. Later that evening the inspector emailed me the report (59 ) pages. The report had photos and description of each item with its condition. I couldn't believe how detailed it was. I particularly like the breakdown of "MINOR and MAJOR" issues. It helps put things into perspective. Also we gave the 4 point insurance letter and wind mitigation to our insurance company our premium dropped $220 a month. Which helps because the inspection although expensive the savings from the insurance makes up for the cost . read more

Larry Newland did a great job inspecting our potential new house. He was recommended by our realtor and after comparing what HomePro offered as far as upgraded packages with warranties, we were confident in selecting HomePro. Making the appointment was painless and Tonya was very responsive and friendly. We requested Larry as our inspector at the recommendation of our realtor, Cole Slate. Larry was very thorough, supplying us with extensive reports the same day he completed the inspection. The reports were easy to understand and complete with photos. Would definitely recommend HomePro to anyone who needs home inspection services and will absolutely use them again in the future! read more

This is the 2nd time we used their services. We missed the preconstruction, slab pouring inspection but hired them for the predrywall and the preclosing inspections. I would strongly advise following (quietly) your inspector to learn a lot about your home. He found numerous items that we would never have found. they were easy to work with, scheduled quickly, helped work with the builder to ensure all was ready, and provided a written report with pictures, drone shots, and items listed by urgency ratings. Thank you Austin. We will see you again just before the 12 month home warranty expires. Worth every penny. read more

Professional, thorough and excellent inspection reports. This is clearly a well managed and run company. I would strongly recommend them.

We used Homepro for both selling as a pre-inspection and then the inspection on the new home we just purchased. The inspector who came to the house we were selling spent hours going over our home with a fine tooth comb. The inspector who came out to inspect the home we purchased missed several items including two fire hazards. Customer service was very polite and we went over the pictures I sent and said they would get back with me. Upon finding more items I sent another email with zero feedback. No follow through. Which leaves me writing this review especially after spending almost $1400 on home inspections in the span of two months. read more

Avoid this company at all costs. They provided me a home inspection. They completely missed a massive carpenter ant infestation saying the evidence was "nothing to worry about. It will cost me $25,000 to repair the damage caused. They refused to engage. Refused to come out and inspect again. When confronted they threaten legal action if you provide. negative review. Terrible company. read more

Update to my previous review- Again DO NOT USE THIS COMPANY!!!! Found exposed electrical wires in the attic in plain view after calling an A/C service tech out. Complete violation of code and a huge fire hazard. Also found several breakers that had 'welded' themselves to the fuse box due to over heating. There were already several spots in the panel that had been burned out. Obviously a sign of some hazardous condition causing an overload. Result was we had to have the entire service panel replaced. Funny thing is the HOME PRO inspector put his inspection sticker on the panel and told us he had removed the cover and everything was fine. Finally the outside A/C unit had no disconnect and there were improperly connected wires that were accessible thru holes in the junction box. Holes large enough that a child could have easily stuck in a finger and been electrocuted. The inspectors are obviously incompetent and poorly trained. They must just hire anyone that says they used to be a contractor. Even worse the ownership is horrible and unresponsive. Hopefully we don't find any more problems with our house...these issues were all very apparent and readily pointed out by competent servicemen. If they missed such obvious problems I have very concerned about what they didn't see. read more

Used the inspection company a few years ago and for the most part they did a good job. However, as a caveat, I asked the inspector how the roof looks and he said he's not able to get on roof because of the slight dew on shingles. I would think as one of the most expensive areas of a house you would get on the roof and thoroughly check. He also only went half way through the attic and used a flashlight to see the other half side of house. FYI just make sure you follow your inspector so you get a quality inspection and thank you for you quick response and follow up read more

When it comes to home inspections, Florida HomePro is as good as it gets. As a Realtor, I used HomePro myself and referred them to others many times because I trusted them to always be thorough, professional, clean, and detailed in their reporting. The process was easy from start to finish - I emailed for details on a quote and they were prompt in replying by email. The inspector was early and started on the outside before I even arrived. Michael was amazing. He was so thorough and patient during the inspection of our 1916 home. He answered all of our questions and touched on every nook and cranny of the house, attic and crawl space. He walked us through a few issues he found and we were able to effectively communicate those to the seller. Michael also offered to come back for a re-inspection once the seller completed the work. We had the full inspection report that evening and even records of all permits pulled for the property. I am so happy we decided to use HomePro for our inspections. I feel like they gave us peace of mind about the condition of the home we're buying. We will definitely use them for our next home purchase. read more

We utilized home pros when purchasing our home a few months ago. Since we have moved in and gotten a follow up 4 point which was requested later by our insurance we have found multiple missed issues. Customer service was great but I don't feel like a thorough job was done for me as a home buyer. read more

The first reason I chose this particular home inspection company was because they advertise that they were open 24 hours 7 days a week. The second reason was because they had a lot of 4 star reviews on Yelp. My first phone call to this company was extremely unpleasant. The first person who took my call hand a attitude and hung up on me while I was talking. I called back immediately to get her name, of course they couldn't pull up where she entered any of my information. The 2nd young lady was helpful but they need to get better weekend phone service. Because of this experience, I will not be using this company, nor will I recommend this company to anyone... read more
