Dom and his team did an excellent job; very detail oriented and explained everything to us so we understood well. We highly recommend them!

I hired Housescan Inspections when my new home insurance company required a 4 point inspection. They were on time, friendly and got the report out ASAP. I felt the price was very reasonable. read more

I have used HouseScan twice, and both times I was satisfied with their work. Great prices, punctual, and professional. I highly recommend them for home inspections and a roof inspections. The first time we used them was when we bought our house and the second was when we refinanced and the mortgage company needed our roof to be inspected. read more

This is the second time I use this company and they have always been very responsive, courteous and prompt. Tyler Jones who has inspected both times is very detailed and has answer all our questions. read more

Went well. No stone left unturned. Very thorough. Check everything. Friendly service.

HouseScan did an amazingly thorough inspection of the home I am looking to purchase. Areas of concern were ranked and prioritized appropriately, so that I could focus on the most concerning items first and determine which of the lesser issues identified, if any, I wanted investigated further or remedied. I have the highest regard for the experience, professionalism and customer service of this team. read more

EXCELLENT inspection company and team! Tyler was so incredibly helpful, knowledgeable and informative! Will work with this company again.

We hired House Scans to inspect our new home, our inspector was Tyler Jones. The experience was outstanding from start to finish. Tyler was extremely thorough, professional, and knowledgeable throughout the entire inspection process. He clearly explained every detail and provided a comprehensive, well-organized report with helpful photos that made everything easy to understand. He also took the time to answer additional questions we had, which we truly appreciated. Because of his careful attention to detail, we felt confident moving forward with our home purchase and had real peace of mind. I would highly recommend House Scans--and especially Tyler Jones--to anyone buying a home. read more

Great service! Timely, easy to understand, thorough. Coordinated with other inspectors.

We had an 11 month inspection with HouseScan in March of this year. We had an issue on the side of our house where sand kept coming up from the foundation and washing away all of the grass. We were told by housescan that it was a gutter issue. It is now August and we still have sand pouring out of our foundation and have since discovered that HouseScan missed a crucial defect in code on our house. The Florida 2020 building code requires a main shutoff valve near teh water service entrance for each dwelling. The builder did not put one in and HouseScan missed this in it's inspection. We are now getting one fitted to try to determine why we have mounds of sand pouring out of our foundation and why the foundation is waterlogged. If HouseScan had picked up that our house was not to code we would not be in this terrible situation. read more

Inspection was easy, quick, and the inspector was really informative about what he found!

Had an outstanding experience with HouseScan and more specifically Mike Lohan. He was very thorough and explained everything. I was present for the entire inspection and he did not slow down. For three plus hours he covered every inch inside and out. I felt extremely confident in him and his feedback. read more

We had an inspection done for our condo in Jacksonville. Denny did an amazing job very accurate precise. Thank God for him or I would've lost hundreds thousands of dollars. The office staff was amazing and helped me all through the process. Thank you so much. read more

We had such a great experience with House Scan. I'm a first time home buyer so I had a ton of questions and they never made me feel dumb for asking them. They answered their phone every time I called -- This is so unheard of to me because I called at weird time too and expected to leave a voicemail, on weekends, after 6pm, Memorial Day, they were ready for me. They also made it such a relational experience and I feel like I now know Josh, Gabby, and Sarah because they helped me so much and didn't treat me like just some customer. They did a very thorough inspection and kept in communication with us via text so we knew how everything was going. We will be recommending them to everyone we know moving forward! read more

We were referred to Housescan by my sister-in-law who had recently purchased an older home like we were in the process of doing. They were able to get us scheduled and made the process so easy to do online. Mike L. was the inspector that was sent and he was great. He thoroughly explained what he found, let us know we could ask questions at any time during the process. He really took his time to look at everything. The pictures were clear in the report so we knew exactly what we read in the report matched the pictures he provided. Mike took his time, I didn't feel like he was just rushing through it. He did a fantastic job! Thank you Mike! read more

We monitored our home while it was for sale, we had our sprinkler system on schedule for two days per week. After the inspection we went back before the closing and the inspector had left the sprinklers set to EVERYDAY and racked up a 300. water bill on our behalf which never happened to the history of us owning the home. No one was living there and no one else had access to the home when it happened. JEA even confirmed the date that it was indeed the day he did the inspection that it started using 600 gallons of water A DAY just from the sprinklers. They said they can see it was from the sprinklers in their system! Mike Lohan was the inspector and he should be fined for this! Maybe a small claims court suit would teach him not to do that again! read more

The Housescan team were wonderful. They were able to accommodate our need to schedule an inspection in a short time period, we're so personable yet professional. I was so impressed with how thoroughly them performed their inspection and the report was so detailed and was sent in a very timely manner. It was even color coded differentiating minor to major issues. Would hire again in a heartbeat. read more

Very professional and outstanding service. They were on time and explained the report clearly. Highly recommend!

UPDATE: We closed on the home with the second inspection based on their report (we were relocating from out of state and not able to make the inspection). The inspector missed 10 failed windows, 7 electric outlets that were wired incorrectly or missing safety covers, a crack so large in the granite countertop, behind the faucet, that water flows into the cabinet below where we found black mold, in the cabinet, and standing water under the cabinet. Oh, the best part? The guest room (adjacent to the kitchen and where the water line to the refrigerator is located in wall) has been leaking (estimated by the plumber hired to fix the leak) for about 3 years. We had to rip out all of the flooring, drywall, everything. We will also have to replace the kitchen cabinetry because of all of the black mold and standing water. How any of this was missed is beyond me. I don't have the sophisticated instruments they have yet I was able to find all of this within 30 minutes of entering the home. When I contacted them, Jared Kazimar, "Quality Control" started with "I'd like to ensure that you've read and familiarized yourself with our Inspection Agreementt, (sp) which is the legally binding contract that you agreed to at the time of inspection ..." Long story short, FU we got your payment and oops. Can't win em all! My 16-year-old son, who was to move into that room, is living on a mattress in our dining room until we can have it gutted, sanitized and rebuilt so it is safe to inhabit once again. We hope we will be able to finish before he starts school this fall but we weren't prepared for a $35,000 bedroom and kitchen rebuild after moving from out of state with 5 children. We are waiting to see what the bill will be for all of the windows that need repair as well as the broken granite. All in all, this company went from hero to zero for us and we want to keep others moving to Florida from being victims to these uncaring jerks. Maybe Mr. Kazimar will find himself sleeping on a floor or mattress because of somebody else's carelessness. read more

I can't rave enough about the home inspection I received from Daven our inspector with HouseScan! He covered every detail, took lots of pictures, and mentioned things I wouldn't have even considered. The report was returned in less than 24 hours and the report even included helpful links for things that could be addressed DIY. We loved our experience with HouseScan and will use them again for any home inspection needed! Thank you! read more

I am in the process of purchasing a home and needed a home inspection. I logged on to Yelp and used the tool to receive estimates from three home inspection companies. Housescan was not the cheapest nor the most expensive. But based on the quote, reviews and years of experience I decided to hire them. I scheduled the home inspection on their website and was able to secure an appointment in less than a week. Jared, a Housescan inspector, was prompt and professional. He turned on every appliance to verify the working condition. He spent roughly 1.5 hours inspecting my soon to be two bedroom 2.5 bath townhome. He even inspected outside in the front and back of the house. Jared offered me a few items verbally before he left to bring to the seller's attention and his report was thorough. I would absolutely recommend Housescan for your home inspection needs! read more

They did a very thorough job in inspecting our property. The inspector was very helpful with looking into specific concern areas and giving us valuable feedback. I would definitely use them again. read more

I couldn't have asked for a better experience!! I scheduled a home inspection with HouseScan and from the moment I confirmed the time and day they stayed in contact throughout the entire process. I wasn't able to attend the inspection in person regrettably but the inspector kept me informed from the moment he started all the till the end. During the inspection he would explain any concerns or thoughts about anything he noticed and provided pictures and outstanding details within his report, I received the report the next day with even more detail than I expected. For the price of the inspection the quality provided goes beyond the scope of any I have worked with before in the past, I highly recommend for anyone looking to have an inspection done. read more

HouseScan came recommended to us by our fantastic realtor (M. Starling). We just finished our second house inspection done by HouseScan. Shaun and the entire team at HouseScan is great. This being a new construction home and the first time around being a 1993 home, we were able to see how detailed and careful the staff is in scheduling, securing approvals, and performing the inspection. Thanks to Shaun's findings we are able to head into our closing with a lot more peace of mind. And a solid list of items we will be asking to address ahead of the 10 Day walkthrough post closing. read more

Excellent company with great grasp on technical details! My husband and I are buying a fairly new home in Nocatee and Kurt performed the inspection. He was very thorough during our walk-through and his detailed report included who should perform the repairs and detailed pictures with markup. He even included DIY videos on how to repair very minor issues that he found. The inspection report was emailed promptly on the same evening and he let us know that he would be available for a re-inspect if necessary. Thank you, Kurt for your professional and courteous nature as we had a great experience! read more

The inspector from HouseScan missed a major electrical issue on the house my wife and I purchased. The previous owner had added a 200amp main breaker but didn't update the wiring from the street to the main box. The plumber who added a dishwasher was the one who brought it to my attention. When I called HouseScan I was directed to a complaint form and in two weeks I have heard nothing back from them. Would not recommend. read more

We wanted a four-point inspection and a wind mitigation, in the hopes it will lower our absurdly high insurance rates on our 1925 home. We appreciated that House Scan Inspections gave a package for both items for the price of $110. We were very happy with their service. We dealt mostly with Shawn, who was friendly, efficient, and answered all our questions patiently. The entire process did not last long, and we are so happy that we passed both inspections. Hopefully lower insurance rates will result! read more

Efficient scheduling, on-time for inspections and the report, super helpful inspector. Thanks!

I am on the seller side of one of their inspections. I am a commercial general contractor for 20 years. Have dealt with a lot of inspectors in the construction business around JACKSONVILLE area and believe me I know they have a job to do and respect them. A few positives: - found some loose aluminum electrical connections that I thought had been fixed and were not. - found some WDO I had missed on fascia. Negatives ( or learning opportunity): These guys are very young without a sense of reasonable expectations and very little construction experience. Especially in older homes. I feel like they made my buyer more stressed. Buyers thought this was a professional inspection company mainly by website appearance, but definently not reputation or experience. I had to step in and show my knowledge and expertise of home remodeling to verify the issues were minor and easily fixed. Maybe they are good with new homes that we're built to new codes, I don't know. However, when it comes to dealing with older homes built over 30 years ago, they over focus on aesthetics. And I mean pointing out dings and bumps in drywall with the buyer present. Minor aesthetics like spackling or paint shouldn't be part of the inspection conversation in relation to overall value of home. We had moved items into garage so they could perform inspection as a courtesy. This company made it a point to write in report that any area below or behind storage should be inspected before closing as we may be hiding something. (My wife explained we were moving out as we were leaving the home, so I don't understand the intent of this being called out when you knew the reason behind it). I will wrap it up with this. These guys have a lot to learn about inspecting within reasonable levels of concern based on the project age. Not everything can or will be perfect and that's ok. All homes get dings just from normal operation on first day as furniture is moved in or walk pictures are hung. As a homeowner, I enjoy keeping up with daily maintenance of my home and there have been more than enough drywall dings and loose tiles that have had to be fixed. By the end of my sale, buyer and realtor wished I had been the inspector, because they also felt the problems presented were way smaller and manageable than presented. NEW HOME. YOUR GOOD. OLD HOME. BEWARE. You better love the location and charm before they show up. They will convince you right out of a likely great home that is selling under market value. read more

I do not recommend this company to anyone. I hired HouseScans to complete a full inspection of my home prior to closing to ensure there were no major issues, but they failed to point major problems with the duct work system and I had to replace it within the first year of moving in, costing me close to $4,000. Details have been communicated to the BBB, but the business has not responded. *** Update September 2020: My review was recently challenged, so I would like to add that per an independent engineering report, "water damage in the attic was attributed to condensate formation on deteriorated and insulation-deficient flexible Heating Ventilation and Air Conditioning (HVAC) ducts, and there was evidence to support historical leakage from water supply pipe assemblies." The report also indicates that there was "evidence of attempted repair in the form of altered or removed duct material and liberal application of mastic." In my opinion, the poor condition of the duct work was a ticking bomb and this should NOT have been omitted from the pre-purchase inspection conducted by Housescan Inspections - see attached pictures. For the record, the house was built in 1986. read more

Daven was extremely thorough, and his report was a complete photo-documentation of every nook and cranny. The online report, which was delivered in less than 24 hours, was easy to browse, very organized and just plain impressive. We booked online and there was virtually no effort on our part -- easy process and great inspector. Thank you! read more
