I knew that home inspection was a required part of the home buying process. I have been in the construction industry for over thirty years. To say I was skeptical of how beneficial the inspection would be is an understatement. I took recommendations from our realtor and others I knew in the industry, vetted several home inspectors, and settled on HouseScan Inspections as the best value. Dom Arizzi and HouseScan exceeded my expectations. They found items that I would have overlooked. They were incredibly thorough. The attention to detail on the exterior of the house was exceptional. They checked every caulk joint, piece of flashing, siding and the roof. Several of the items they identified and addressed would have allowed for water intrusion and shortened the life span of systems such as the siding and roof. This isn't to say they didn't give the same attention to the interior. They thoroughly checked every door for fit and proper hardware function. The millwork was given the same care. All the electrical, plumbing, irrigation and appliances were thoroughly checked to ensure they were functioning as designed. The inspection report was extremely thorough and included pictures of every area inspected. The pictures were highlighted to show deficiencies and left no doubt as to what needed to be addressed. The report became the backbone of our punch list for our new build. I was so impressed I paid to have them come back out and reinspect before closing to make sure that I happily paid to have them reinspect prior to closing to ensure there were no issues once we took ownership. I will be calling them in again prior to the one-year warranty to identify any issues that need to be addressed before the warranty period runs out. This was my first home inspection, and I was admittedly a bit nervous about choosing the right home inspector, as I had heard stories of less-than-thorough inspectors before, with the home buyer being left with a much less desirable property that needed more work than originally thought. However, Kurt was outstanding. When I arrived at the house at the scheduled time, he was already on the roof. He offered to let me walk around with him as he inspected, and I don't think there was an inch of the house he did not inspect. We did a final walk-through, where Kurt showed me some of the more pressing issues, and I appreciated his thorough explanations. Aside from the in-person inspections, the report provided by HouseScan was absolutely incredible. Every issue was listed in a very clean, easy-to-read format and color coded to easily identify the priority of each issue. I sent a note to the office on Dec 23 after I submitted my offer and Sarah Spahn contacted me to let me know they were closed until December 27th but someone would contact me. We were pressed for time and their schedule was completely full. Gabby put us on standby and called us back in a couple hours with Kurt who was willing to book an extra weekend inspection. We also needed a pool inspection, and they were able to pull that off on a Saturday. The house was built in 1985 and about 2000sf. Kurt was able to check permits and determine the age of the roof, windows, doors, AC and hot water heaters. He easily answered my water drainage issues/ concerns. Both inspections were thorough and they fully briefed what they found along with recommendations. The pool inspector pointed out issues with the pool tiles and made useful recommendations about the pumps and filter. Total time just under 4 hours. Our Home inspector Josh was extremely professional and intensely thorough. He found a number of items not exactly visible to the untrained eye, and even went to the extreme corners of the attic space where some easy to overlook issues were uncovered. Needed a Wind Mitigation and 4-Point Inspections for homeowner insurance quotes. Agent recommend HouseScan Inspections because of its reliability and quality. Make arrangements via its website for the inspection at 2 pm the next day. Within a few hours a confirming email was received for the next day's appointment. The inspector, Dom, was punctual, so not sitting around all day waiting for him to arrive. Dom is very professional and personable; great interpersonal skills. Kurt and Devin were amazing! I'm a realtor who had an out of town seller that wanted a preliminary inspection done before listing their property. He took a few hours and methodically went over the entire house from the roof to the basement and identified all areas and put them into categories.
