He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

I can't say enough about their work, their expertise, and attention to detail. I needed an inspection for a mobile home that I had been renting. I set up an appt. with Kathleen. Bruce came on time (actually a little early), ready to go. He had a well maintained vehicle and all the necessary equipment to inspect the place. You may not think mobile homes need much of an inspection, but there are nuances to these that an inspector needs to pay attention to, especially the underside. Bruce crawled under my mobile home, checked the frame and then moved on to all other aspects of the inspection. Bruce took time to do a thorough inspection but didn't waste time. He spent several hours walking through the MH and even took extra time to help me fix a bathroom fan (it was a little noisy and he walked me through the fix - an easy but needed fix). He didn't have to do that. He then moved on to all other aspects of the inspection, electrical, HVAC, pipes, roof, water (he has an infrared camera that identifies wet spots in your ceiling and walls), etc. After the inspection, I received a professional report in a binder and he left his card for any questions. I then called Kathleen to get some additional info, and she even provided some insight about what to do next and how to navigate the process of presenting the inspection in a way that assisted me in the purchase process. I can't say enough about these two individuals. They care about their customers, they do a professional job, and are two of the most humble individuals I've met. After calling and speaking with his wife Kathleen I was blown away by the time she spent giving advice and explaining of the process of getting a home inspection. She never once made me feel pressured to choose them but simply explained the common do's and dont's, best practices and specific things to ask for whether you choose to go with Pro-Tec or another company when getting your home inspection. One thing I appreciated as well is Bruce works independently. He does not have a team of multiple inspectors and personally inspects every home scheduled with his company. He only does 2 a day, one in the morning and one in the afternoon. That way he is able to provide his 100% focus and attention to your future home. He also has many many years of experience not only in home inspections but in the HVAC and electrical field as well so you can feel good that he knows exactly what he's looking for. Fast forward to the day of the inspection. I met Bruce at the house after giving him some time to complete the inspection. I absolutely love the 3-ring binder he puts together covered with a picture of your home. It's very organized with color photos, attention to every detail and the added benefit of some useful tips, guides and knowledge to help you take care of your home for years to come. He takes the time after his inspection to go over every report he completed, to go over any issues in detail and even give some insight and recommendations for repairing those issues.
