Matt bypassed the thermal switch with a paper clip and then refused to replace the switch

Grade A Plumbing was assigned by AHS warranty company because of a water heater pilot problem. It needed a new thermal switch but Matt lied and said the switch wasn't approved by AHS (turns out it was) but that he'd fix it "as a courtesy" if I paid him $545 to modify the venting. Before he came out I asked Johanna if someone could explain the venting/cost and she said I'd get a call before they came out, but no one ever called me as promised. Mind you, I wasn't having the water heater replaced. It just needed a new $20 thermal switch. In the meantime he bypassed the switch with a paperclip and left it that way as he raised his voice and stormed out of the house, repairing nothing, not even what the warranty company covered. He disconnected the thermal switch and bypassed it with a paperclip and left it that way which is presumedly unsafe. I would steer clear of Grade A Plumbing and request a different plumbing company if they were to be assigned to me by AHS. I feel like they didn't want to discuss anything because it's part of their upcharging scam. $545 for 24 inches of venting is a scam.

Modification isn't braced and is installed in the wrong spot. The pipe on the top right has wires exposed and they shouldn't be exposed.

*UPDATE* HSA sent out another plumber to check the work Grade A Plumbing did. It wasn't good news. Apparently the modification tank wasn't braced and is put in on the wrong spot. The wiring should have a protective piece on it but they didn't put it on. The release valve should be 6" off the ground but Grade A Plumbing has it almost 3 FEET off the ground. Basically what Grade A Plumbing did is NOT up to code! Again the bad reviews definitely reflect the poor job this company does. It's horrible!!

Don't let them on your property.

DO NOT TRUST THIS COMPANY! I had a warranty replacement approved for my disposal but the Grade A Plumbing tech, and the company owner, would not do the work unless I agreed to pay them $595 to replace a simple S-Trap (see picture). Basically this is EXTORTION so I had to kick them off my property. He said it was a two hour job! Are you kidding me!? Look at the picture. This means Grade A Plumbing hires INCOMPETENT plumbers, or they are incredibly dishonest. Considering the plumber got permission from the owner to present this price to me...I assume both. I bought the necessary Copper DWV Cup x Slip-Joint Trap Adapter Fitting for $18 and the piping for about $10. I expect the job will take me (not a plumber) about 20 minutes. TWO HOURS...$595...what a joke! I wouldn't believe the positive reviews and I certainly wouldn't let them in my home every again. One start is one too many.

This is an update in Response to Mr. Roman's response to my last update…read more Thank you for mentioning that one of your customers actually took you to court. I will let the readers of yelp decide on their own what that means. Also thank you for posting the link to access the courthouse record. That was brave and helpful. In my opinion, the person who took you to court must have been very upset to take you to court. People don't go through that kind of trouble and expense or no reason, in my opinion. Because you so kindly provided the court information. I did review the public court records, however, there are no details that you mentioned listed in the court records. The full court record I accessed simply states the the complainants reasons and the conclusion of the case. There were no details at all included in the record. No comments such as the ones you mention were documented in the record, only the outcome. BTW: Losing a court case can happen for lots of reasons. It doesn't mean the complaint was not valid. It can simply mean the small claims court complainant had a lousy lawyer. Or, since it was lower court, some people don't hire an attorney and if the person suing is not a lawyer perhaps they could not prepare their case properly. But that court case, that you so kindly linked to, can help another consumer win their case, if their complaint about you is similar. It shows a pattern. As for defamation and libel and slander, perhaps you need to school yourself on what they actually mean, lest you yourself end up in court for libel.

Our only regret in hiring John Brady with Brady Property Services is that we didn't find and hire…read morehim sooner. John gave us a competitive estimate in mid-2022 to renovate a hallway and half bath - a project delayed by budgets and the pandemic for about 4+ years. We set a start date of early January 2023 and John began his work. We found John and his colleague to be extremely professional, prompt and thoughtful in their work. What's more - John asked questions and verified details with us as he went. There was no assuming what we might want, and he offered helpful ideas and recommendations. Working in a fairly tight space, John and his colleague were respectful of the fact that I work from home and, although construction noise is unavoidable when tearing down walls and what have you, they were not intrusive or blasting loud music as they worked. I sincerely appreciated their professional manner and dress because my mother lives with us and I am keenly aware of how strangers in the house might make her feel uncomfortable. They were so polite and respectful of her and my family. That cannot be said of all contractors. Now, the work quality: I'd rate it excellent or better. John took great care to ensure the quality of the work and materials would meet or exceed our expectations. He even found a better solution for some cabinets for us that matched the style we wanted without impacting the budget. The drywall work was excellent. He managed to match and/or mirror some intricate moldings to exactly what we hoped for. John also stayed late once or twice because he wanted to make sure the quality of the work was also up to his high standards. Prior to hiring John, we had another company work on a basement renovation. The comparison was like night and day. The company handling the basement took too long, cost too much and the quality of both the work and the workers was not good. Brady Property Services was a study in contrasts with John's work completed in a timely manner, staying within a reasonable budget and producing outstanding quality in the work itself. We have more projects to complete, and John will now be our first call for all of them. I highly recommend him.
