I was doing some shopping around looking for price quotes from different home inspectors in the area. Dimas with So Cal Property Inspections was the first to respond and provided the most reasonable quote. So Cal Property Inspections was great! They were able to accommodate a next day 6PM appointment so I didn't have to take time off work. I thought since it was later in the day that it would be a rush job but it was anything but. My wife and I were looking for a new home and were referred to So Cal Property Inspection Company. In this recovering housing market two houses we were interested in got snatched up before we had time to make an offer. There was a third property, in Echo Park on Baxter Street that caught our eye. It had a gorgeous view of the San Gabriel Mountain, 4 bedrooms, an expansive balcony deck. We loved it. We made a quick offer as we heard there were two other offers. We called So Cal Property Inspections for an inspection and they came the very next day. They were thorough, professional, explained what we should be looking at, what to care for. Unfortunately this home had a foundation problem and no rain gutter. They explained to me that on a hillside property you want to be very careful about the foundation and the absence of a rain gutter can further exacerbate damage to a foundation. They explained to be safe we ought invest in a retaining wall, to secure against possible earth movements. So as much as we wanted the house - we pulled out. We then found another house in SIlverlake. We were so pleased that the inspector really talked us through all the different areas we should be concerned in a house. We felt very empowered and educated by the walk through with the inspector. Luckily this house was in great condition. So after some jittery moments thinking back that our impulse might have put us in a hillside home with a faulty foundation, we felt extremely secure thanks to So Cal Property Inspection.that the new house in Silverlake was safe. My wife and I recently had Dimas inspect a property that we are in escrow with. Dimas was on time and gave a professional first impression. He is extremely thorough and walks you through the entire inspection while explaining everything he is doing and everything he is looking for. From us walking the roof to him crawling through the crawl space he definitely knows what he is talking about. If I'm not mistaken, I believe he is a construction engineer. I will say that his inspection report is very basic. No pictures and not too much written. But, the details come with you walking the property, paying attention and if you really need pictures, take them yourself with your phone. Not a big deal. I would recommend bringing a note pad to take some notes for your personal record of minor details. He'll make sure to jot down the major issues. If your looking for an inspector to make sure your property's 'bones' are sound and not someone who's going to take a picture of a faulty light. He gave me a great inspection and was interactive and detailed. He told me to add vents in roof and protect my foundation by removing a tree close to the house and get rain gutters. A year later he came to my house after an earthquake to reinspect. He remembered about the gutters and roof and told me again about the rain gutters and vents in roof. He remembered! A year later. He stresses the 4 components of a home... foundation, roof, plumbing and electrical, remeber this folks this is a good home owner mantra. Fast forwatd to 2016. My second home and I used the best again. He's very detailed again and personable, he remembers me and quizzed me on 4 components again lol. I have worked with Mr. Dimas Avila on a few investment properties for the past few years. He is a great guy to work with! It seem rare these days to find someone who actually takes pride in their work. I don't spend time with many home inspectors, but I've dealt with many contractors who rush their work in order to get to "the next one". I'd have to imagine that would often be the case with many home inspectors too. Though it's certainly not the case with Dimas and So Cal PI. Dimas was extremely thorough when it came to the main aspects of the home. That's not to say he didn't note the small things too, but as a home buyer I'm much more worried about the things that could cause big problems down the road, and that's where Dimas spent most of his time and effort. If you are looking for a great home inspector...search no more! I was referred to Dimas by my real estate agent, and what a great decision it was for me. I did a bunch of Yelp searches for Home Inspectors in the local area and I did not feel a connection to the other inspectors. The other inspectors that I called sounded a little arrogant(or never even called me back) and was charging more for their services than the average home inspection rate(In my Opinion). When I called Dimas, he called me back in a very timely manner. Something about about his cool nature made me trust him. It's probably the fact that he's been doing inspections for over 10 years and he knows about home building. That's what sold me on choosing Dimas. That leads me to this question...does your home inspector know how to build homes. If he or she does, then I think they would make a better home inspector because they know the true "ins and outs" of a home. On the day of the inspection, he was punctual! He actually beat me to the location by 5 minutes and called me to see if I was on my way. I tagged along throughout the whole inspection and asked a bunch of questions. Dimas answered all my questions and made me feel at ease. We started with the roof... and I had a great opportunity to see the roof in person! The roof really needed to be replaced and thank goodness for Dimas pointing that out to me, I was alble to take some pictures on the roof, forward the pictures to my agent and had the purchase price lowered to conspensate for the roof repairs. Even though the sellers was selling "as is", we were still able to negotiate a better price. He went over the 4 basics of a home...roof, foundation, electrical, and plumbing. Ofcourse, I did a bunch of homework so I can ask Dimas a million questions:) I also have to mention that when there are any issues with the home, he gave me an idea of much it would cost to replace. He also gave me advice on things that needs to be replace immediately and what things can last a little bit longer. I also had questions about remodeling the kitchen and floor and he gave me a ball park estimate of how much it would cost to updgrade. When asked about breaking down a load bearing wall, he gave me ideas of doing it while keeping maintaining the structural integrity. The property also had an issue with a backyard retaining wall, he gave me cost efficient ways of fixing it....the expensive way and the economical way. I was like a human sponge learning alot of new information from Dimas. Bottom line, I felt as though I made a great decision on choosing him. I will be calling Dimas in the future and will be recommending friends and family to him. My word of advice...choose someone that you can connect with. An inspector must be trustworthy and knowledgeable and Dimas definitely fits this description. For me, it was very scary being a first time home buyer and this is one of the largest purchases you will be making in your life.
