Dimas is amazing! I've had experiences with several inspectors but he is by far the best. The walkthrough is very interactive so you can see and experience firsthand what he sees. He explains what he is checking that way you also know what to look for and keep your eye on in the future. Not only is he a great inspector but he is an overall nice guy who is friendly and easy to talk to. He encourages questions so ask away! He is very thorough and found a lot of things I would have never even noticed on my own. He noticed an air supply leak in attic, corroded burner for the fireplace, moisture in crawl space which meant not enough ventilation, leaking pool equipment, and an improper location for A/C condensate. My husband and I are first time homebuyers, literally no idea how this whole process works. Dimas is a great residential inspector with many years of experience under his belt. Not to mention he is also a constructor with a contracting license for ADUs. I was referred to him by my real estate agent to inspect the home I was in contract to purchase. Dimas was very helpful with our home inspection. He did a great job of walking us through the entire home and the FREP's as he calls them. All of our systems Foundation, Roof, Electrical and Plumbing, checked out to be fine. He explained to us the importance of these individual systems and even allowed me to get on the roof with him during the inspection! I was hesitant at first but the interactive inspection is the best way to go in my opinion. I definitely learned a lot on the day of our inspection and most importantly learned where everything was located in my house and how they should be functioning. IF YOU KNOW YOU WILL BUY REGARDLESS AND AN INSPECTION IS JUST FORMALITY, whatever, just have Dimas sign you that checklist he used, that was probably made by an 8th grader, he'd probably just sign it. i wasn't there for the inspection (out of town), but from the report with NO pictures, and only took 1.5 hr for a 1500 sqft home--i was skeptical. after moving in (days not weeks, not months...DAYS), i found out: the gas line was illegal (shaky, ran near the ground, very unsafe). HAD TO REROUTE GAS LINE. ac stopped working REPLACED BLOWER MOTOR water heater ignition doesn't work. REPLACED ENTIRE WATER HEATER, POURED CEMENT AS BASE AND BUILT HOUSING. water meter is flooded CALLED CITY, STILL WAITING ON STATUS only one outlet has proper ground...one! HOUSE NOT GROUNDED, WILL NEED REWIRE really? gas, water, heating, cooling, and electrical? TBH, if I had known about the rewire i think i would've pulled out of the buy. please take your business elsewhere. or do research on things to look out for, because these inspectors aren't going to do their jobs. read more

We made our offer on a house knowing that there was some deferred maintenance and potential issues that could be there. The important thing was the location and that the four main systems of the house were in working condition. Dimas with Go Inspect (So Cal Property) is my go-to resource for all real-estate knowledge, so of course I had to dial him up to "Go Inspect" this property. One thing to note is that during the inspection, the seller and family were onsite, so it was very important to maintain a professional, courteous and compassionate demeanor throughout, and Dimas did that. He is very systematic in going through the checklist and noting things, and very efficient with everyone's time. We did not have to double-back at all, he walked me through every step and every system of the house step-by-step. After the primary inspection, we did move on to accessory systems like the garage and pool and he checked all those at no additional cost. Fortunately, all four systems (roof, plumbing, foundation, electrical) checked out with only minor issues. He does not concern himself with the cosmetic, which is all too often the "surface inspection" that many home inspectors provide. I have done two home inspections with Dimas and both times I had a great experience. He showed up on time, is extremely thorough and took the time to walk me through every step and answer all the questions I had. I learned a great deal from him in the process too! During my first inspection in a large condo building, he insisted that building maintenance allow us to go on the roof (usually locked and not accessible) to inspect the waterproofing. Dimas was referred to me by my "agent". He arrived on time and completed his "inspection" in about an hour. I used his poor excuse of a report, which was a checklist, as a reference in asking for repairs from the seller. Dimas seemed to be in a rush and skipped many things...such as: Failed to report the gas meter had no required earthquake auto shutoff valve installed failed to note two sub-panels in property or that they needed updating failed to see birds nest with birds and bird shit all over attic. Water damage in attic did not check garage door. failed to notice broken windows didn't test water pressure because was unable to remove water hose with his 99 cent pliers failed to report chips in paint/ cracks on walls and porch failed to note fence is falling down No pictures in his report failed to note broken door to rear of home failed to note bathroom exhaust stops in attic instead of leading to vent thru roof. failed to note home had no pressure regulator I mean the list goes on and on...I had the home re-inspected by IAN Douglas and their report was 10 times more professional, more detailed with pictures and every inch of the home seemed to be inspected. We walked the roof of my new home, checked if there were any leaks (and showed me how via meter and under the raised foundation), he showed me my circuit breaker and the unused panels.
