We had a great experience with Dean! We bought our home in 2020 when the market was hot, and as a result, decided to forego the home inspection in order to close on the house. Fast forward three years later and we figured we should probably do the inspection, better late than never right? His rates were comparable or lower than other 5-star businesses that I researched. Not only was he timely with his responses (even during the week of Thanksgiving), but he also showed up when he said he would. He was very kind and patiently explained the process to me, a first-time homeowner. He was efficient and very thorough and was able to go through our 1600 sq ft single-family home in 1.5-2 hours. At the end of the inspection, he summarized his findings and gave his recommendations on the repairs that should take priority. He sent over a detailed report a few days later that included pictures and descriptions of the things to watch out for and what should be repaired sooner than later. Did a great job inspecting a condo I was purchasing. They did miss two things that I had to point out: Cracked window (hidden by film) Crack in granite/cabinet After I pointed that out they included them in the report. This review is for customer service and response time. Due to Dean being so busy, I was unable to use him for my home inspection as I wanted one NOW!.... But I appreciate his super quick response time and professional courtesy. I messaged him via Yelp and made an appointment within 30 minutes on a Sunday. It was for 5 days later. I found another excellent inspector that could fit me in earlier, so I cancelled my appointment. However, I would have felt comfortable with Dean. Titus Inspection = Excellence. 1. Respect and honor through out the whole process to the client, the tenant and the property. (...and the tenant's dog) 2. Time efficient. We were told the inspection could take 2 to 3 hours. Mr. Nielson did a lot of preparations to minimize the amount of time of disruption to the occupants. Dean really takes his time explaining to his customers, and is also great at responding to follow up emails and phone calls if they come up later. You often hear "Call us if you have any more questions", but Dean really means it which is so appreciated. Home Inspection time is stressful, especially if it's part of an escrow situation, and having a responsive vendor who gets back to you quickly is literally relieving some of the anxiety. As to accuracy of the inspection itself, I know NOTHING about this stuff so I am trusting that he is right. Based on the thorough explanations and lengthy conversation we had during the inspection, I have every faith in his work. Our inspection went longer than scheduled because my husband and I knew so little and had so many questions, but Dean was patient and determined to answer everything and put us as ease with the process. BTW Here's a little tip when checking out Yelp reviews. Don't just look at the average star rating, look at who is writing the reviews. If the reviews are coming only from Yelpers with no profile pic, no "friends" and no other reviews, they are likely "fake" meaning the profile was created just to write the review, as a favor to or even by the company itself making a bunch of fake profiles. Titus has a very high yelp rating, which is awesome, but even more awesome as that their reviews are written by real people-- even some Elite yelpers. Dean was outstanding. He was super flexible to our schedule. He came out on a Saturday so I can be present for the inspection. While some inspectors might try to fit an inspection in a certain block of time, he took his time and meticulously went over every aspect of the house. From the roof, in the attic, to crawling in the dirt under the house. Not only was he on time but was early to walk the property line. He even talked with the sellers before they left and got some background info on work they have done. He let me tail him around the house as he looked it over and explained what particular things he was looking for. He gives it to you straight and tells you the good and bad of it all.
